After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Again, great communication. Love the financial summary (and receipt) at end of year for our tax accountant. Documents are nicely arranged on the owner web portal. Love it. And...always like Steve's informative emails and YT videos on regulations and tips.

I lived here for less than 20 minutes... and yes not even an hour and I saw a large group of roaches. Easily 5-10 roaches just in the fridge. There has to be more that we cannot find. I did over a 45 minute inspection of the apartment and found none on my first tour. On the day of signing our lease we wanted to check it out before just incase and we found one. We were so happy I bought a new mattress and a bed frame. I was excited and could not wait to move in! I got my keys signed my lease and then walked in to my new apartment for the first time as a new owner . I opened the fridge after bringing a few boxes in and saw a massive cockroach. I freaked out and started to look for more. I saw atleast 5-10 roaches of all different sizes in the fridge. I have immune system problems and am not allowed to be in dirty places. This immediately was a huge issue. My girlfriend called the leasing office and we told them about our issue. They told us we would send a maintenance crew out to replace it. I said this place is unsafe and unsanitary to egregious levels. We told the leasing office to wait for us while we repacked up our belongings that we just moved in. Within less that 20 minutes of having this apartment we broke the lease. This was absolutely disgusting, unsafe and unacceptable conditions to be paying to live in. I feel grimy and gross. I was scared of the reviews and didn't believe them but after getting a "new" fridge with a ton of roaches this place should not have anyone living here let alone family's and kids. The roaches should not be in the place where we store our food end of story. Luckily we didn't pay and simply walked out. Management was understanding of our issues and said "we should not be penalized" by breaking our lease. To make a story short this place needs to be fixed immediately and cleaned and made suitable for living. Please do not rent from them until they fix this place. 1/19/26

I would never recommend The Avenue at San Marcos (Wonder Dog Communities) to anyone. My two weeks…read moreliving there were a nightmare. I moved into Unit #211 on September 12, 2025, and within days discovered a severe German cockroach infestation. Despite pest control being scheduled, treatments were either missed or performed without proper notice, and the roaches persisted. I was forced to spend hundreds of dollars out of pocket on pest remedies, plastic bins, and storage just to keep my belongings safe. My daughter, who has asthma and eczema, couldn't even stay in the unit because the environment was unsafe for her health. On September 26, I hired a private environmental inspector, and the lab results confirmed what I already knew: the unit was not habitable. The inspection found: * Chaetomium mold (3+ with hyphae) a water-damage mold with serious health risks. * Penicillium/Aspergillus (2+) known asthma and allergy triggers. * Insect fragments, mite fragments, and hyphae proving the unit was biologically contaminated and unsafe. * Cladosporium also present in the bathroom and kitchen cabinets. In short, this was not a clean or livable unit as advertised -- it was an unhealthy, unsanitary, and unsafe environment. I was misled into signing a lease under the impression that this was a suitable place for me and my daughter, when in reality it was not. I was left with no choice but to vacate less than two weeks after moving in. Management has refused to refund my money, despite knowing the unit was not safe. I feel completely taken advantage of and misled by false representation. If you are considering moving here, please think twice. No one should have to go through what I did.
