HOSTILE AND A NEGLIGENT COMPANY STAY AWAY!!! The Clark street property has a generational old cockroach infestation issue that they have been dealing with long before I moved in. when I moved in (August 2020) within the first six hours I had noticed and have picture of roach droppings along the windowsills in (September 2022) the tenants next-door to me in unit six I've been living there for over five years and had gotten a pest treatment done prior to getting their treatment done. Their pest control. Technician had informed them that if a treatment was to be done on six, it should be done on all the surrounding units, including mine, and prior to doing business with Payne pest control during the bid for Clark street property they were informed of what would need to be done to get rid of this pest infestation which meant getting the property tented mind you this was before I had moved in I was old told that Bryan and Samantha had just gone with the cheapest option which they also knew would not take care of this issue. A couple months into moving in I had informed them of the pest issue and needing treatment in which they responded by sending an inspection out rather than a treatment which only allowed the infestation to move and grow worse in my unit. By the time any treatment had been done all of my property, my kitchen appliances. Everything was infested, no matter how much we cleaned how much we threw out they constantly kept coming through the same places that the water would come through for the flooding pictures emails of it all during confronting them on their negligence they choose to divert from laws and ordinance codes that I present to them that they're violating in which I've had to move units because of this issue and the infestation has spread to my appliances I was no longer able to move anything from my old unit (5) into my new unit (4) I had to buy completely new furniture and knew everything but the same old infested appliances from number (5) had to come with me I am not the only tenant who I have witnesses and current tenants that are willing to testify against this as well as it being an issue long-standing before I had even moved in, not only have I had to personally take losses from their negligence, but Bryan has also been calling other tenants making them uncomfortable with personal questions about me and he is also insinuated nefarious things about me to other tenants he has also told new tenants moving in he has told them that I am the cause to their generational old roach infestation problem. if there was an option for zero stars, I would select that Bryan and Sam and the entire company are a bunch of slumlords looking to steal your money. These people should be disgusted by their negligent practices from pest infestation to defective appliances to a hostile landlord. these people should be ashamed of themselves and the business they represent, I've been staying in one of their units for a couple years now I and have lost thousands of dollars in property damages due to their negligence of the maintenance and upkeep of the property man their maintenance man "Jeff" is literally the worst contractor I've ever seen do work the work this man does in their units and properties has a lifespan of 3 to 6 months and when that happens, Bryan and Sam like to point the finger at the tenants a complete scam read more

I have never had a worse experience with a property management company. Owner beware, they do not manage anything, just collect checks. Tenant beware, they will ignore your maintenance requests then they will screw you our of your security deposit. Samantha is particularly horrible. AVOID AT ALL COSTS! - Here's an example how they nickle'd and dimed us upon move out: They charged us $90 to replace a remote that I had texted one of their property managers about that we never had in 2020. Plus to replace the combo smoke alarm that has a hard wired battery (owners responsibility) which we brought up with them months ago. Total for that erroneous charge: $290. As the owner of one of the properties mentioned in the negative reviews, I believe Blue Diamond does a thorough, professional and timely job in responding to tenant requests. We have pest control maintenance regularly and when a tenant calls in for a special visit we comply. Normally, when there is a roach infestation it is caused by the lack of cleanliness in the unit. Roach problem in every unit & plumbing issues. They're trying to blame the current tenants. But the building was here since the 1950s roaches weren't an issue until the adjacent unit got sprayed and they failed to get a similar treatment to ours and we have since succumbed to the roach issue getting blamed for the problem when our unit is clean. Not only have we replaced every single piece of furniture & they moved us units but still the issue persists. No compensation for the stuff we lost. We have we talked to other tenants and also the pest company about their response to the roach problem and their failure to spray the entire complex & it essentially caused the other tenants to suffer. Spraying one unit does not solve the whole buildings problem! Not only that there has been multiple cases of flooding at the Clark street apartments & issues issues issues. Most recently a flood happened to one unit (we've experienced 3 personally since being here). But the unit in question reached out and the "property management" ghosted them after sending a plumber and provided no remediation. They sent plumbers but the environment was uninhabitable and unsanitary and they got no response from them for hours forced to sleep in filth. Blue Diamond did not put them in a hotel as their comments say, their child had to sleep on two chairs and they are blaming the tenants for pouring grease down the drains. Which in fact is not true we speak to every vendor that comes out and each time they resort to the cheapest form of "fixing". they're failing to acknowledge the age of the plumbing & the whole building is needing a complete update. Tenants are consistently blamed for plumbing and roaches despite she building we rent from being built in the 1950s and these issues have been longstanding since then. Their remediation is to blame current tenants. They prey on individuals who cannot keep up with the current rent environment. I wish to move but cannot so we wait. Also just look at how they respond to reviews very manipulative no accountability they're very awful!! Terrible company read more

Over the past 2.5 years we have been very pleased with her and her colleagues attentiveness and care when dealing with our repairs, renos and general maintenance on the property. My boyfriend and I moved from the San Joaquin Valley a little over a year ago for our jobs. We had a very small time frame to find a place and move in. I saw one of Samantha's listings, got in touch with her immediately and within 48 hours the rental was ours. She was wonderful coordinating necessary paperwork, keys, etc. despite my boyfriend and I being in different cities. When it came time to renew our lease Samantha was prompt and even worked hard to help us avoid a rent increase. I have never had a property manager that worked so hard for me as a tenant. Shortly after signing the lease we had serious structural issues with our balcony. Immediately after reporting the issue to Samantha she was at our place with contractors getting bids and contacting the HOA and Home Owner. Ultimately it ended up being a huge battle with the HOA. Samantha, the home owner, my boyfriend and I banded together to fight the HOA. However it was really Samantha that made it happen.
