PLEASE listen to the poor reviews that others have left below. The positive reviews are so far from the truth and may even be people who work for the office. I rented a property whose owner uses the Haymarket office. I have *never* dealt with such rude, unprofessional, and downright condescending people in my life. Chuck Adcox is absolutely horrible to deal with. I am absolutely positive that the information he relayed to the owner of the house I am renting is FALSE and inaccurate simply because I questioned his professionalism. He has sent me horribly rude e-mails, questioned my truthfulness, and is absolutely terrible at communicating. It has been this way since I picked up the keys the day that I moved in, and even the realtor I used to help find the house said so. The realtor warned me to rent somewhere else based on Chuck's initial rudeness, lateness in response time, and unprofessional responses, but I really liked the house and it was the perfect location for me for work so I went against my better judgement. What a mistake! If I could go back, I absolutely would. If this company truly cares about their reputation and good business relationships, Chuck is the first person they need to look into. I waited two months for a response to an e-mail about my lease and when I finally asked again, I was told "all of your questions have been answered. What more do you want?" (Literally, this was sent in an e-mail!) When I asked to please speak to the owner myself, Chuck responded with "You can go through me, this is what property managers are for." I have NEVER heard of a company not fulfilling a tenants request to communicate with the owner. My guess is Chuck understood I would tell the owner exactly how poor and unprofessional he is, and he worried about that, and therefore refused to pass my communication request along. Then, the very next day, I received an e-mail stating that he spoke with her and she is deciding not to renew my lease. Sounds funny, right? When I asked him why, considering I have paid rent every single month on time, no complaints from neighbors, kept the house in IMMACULATE shape including having someone professionally remove leaves in the fall, clean the carpets after winter, etc, he responded with "you seem unhappy so I told her you want to move out." NOT WHAT I SAID! I have requested the name of his direct supervisor since I have no way of contacting the owner myself, and he has refused to provide me with a name or contact. Amazing. Short of going into the office myself, which I am half tempted to do, I doubt I'll get the information at all. What a fraud!!!! And, the whole while, I am sure the owner knows NOTHING of what is going on or the real truth. Only whatever crap he is feeding her. I will post pictures of his rude e-mails in a separate post. It is unfortunate that there is no lower rating than 1. The single most important message we can convey is "buyer beware". We chose Real Property Management to handle renting our townhouse when we moved out of state after being sold on promises that the property would be maintained, routine inspections would take place, any late rent would be handled up to eviction if necessary. They did find a renter fairly quickly, which is probably the only positive that we can account for. To keep a 2 year long nightmare fairly short, the company did not hesitate at all to file a claim with our home warranty company ($100 fee each time a service company is sent out); this happened at least 6 times during 2 years without notification. Multiple damages were caused to the home, a kitchen cabinet drawer was ripped off its track, holes in multiple walls, the door stoppers had been removed from several rooms resulting in holes.The microwave door was ripped completely off. One inspection was done during the 2 years, and the house was filthy, with some of those damages noted. The entire point of using a management company is to help protect the investment, which did not happen at all. On top of that, the company actually recommended giving back most of the security deposit. Bottom line: don't use them, there is a reason their management fee is lower than other companies in the area. read more

It's unfortunate I'm having to warn consumers I'm suspecting this business for fraud. After more than a week & multiple email attempts that met with silence by company's president Marc Blackwood regarding management issues, I finally informed them I am terminating their service & requested to have my rent deposit & maintenance reserve back. Again, more than a week & no words they are sending me my money. More than 2 months & they haven't attempted to get the spare key, conducted walk through or met with tenant as they advertised. This business is holding landlord's money without cause, $2700+$360+$25 I'm still waiting on. I WISH I COULD PUT ZERO STARS. It is disgusting how horrible they are. They are liars and lazy workers. They are completely unprofessional as they just forward each other emails and do not come up with resolutions. My husband and I have had a squirrel issue since the week we moved in and it has been more than 6 months and they are still all in the house. One of the squirrels managed to come into the house and poop and pee everywhere overnight and all they did was TEXT my husband and I the animal control number. HOW RIDICULOUS IS THAT? They didn't apologize, they didn't follow up and once critter control came the next NIGHT, we had to pay for it. We are still waiting for a refund and call Giselle every day since she does the invoices. She is nice....when she finally calls you back. RPM has managed my property for nearly three years. I have been very impressed with their professionalism and responsiveness. They have been extremely responsive to both tenant and landlord needs. Mary W. from the Maintenance Dept has been particularly helpful during the past several maintenance requirements. Mary W. ensured outstanding constant communications with tenant, vendor, and me throughout the process of each of the most recent maintenance needs. One example included working with everyone to have trees and stumps removed on the property. Another involved attempts to repair and eventual replacement of a refrigerator. She did an outstanding job doing her best for me, the landlord, (reasonable cost and quality of work), while being highly responsive to the tenant needs. read more

They took over for our private landlord when she realized she couldn't handle managing the property we lived in. Unfortunately, neither can Property Management Pros. I truly do not understand the level of incompetence we experienced. Real Property Management Pros: 1. Asked us, the tenants, for a copy of our lease and move-in checklist when they took over. Surely they should be getting this from the landlord. 2. Responded to approximately zero communications. 4. Broke approximately every law related to the move-out inspection. For example, they refused to provide a time until an hour before. Because I have a job and can't spend an entire day standing on the sidewalk outside a house I don't live in anymore waiting for an inspector to show up, I wasn't there. 5. Tried to evict us after we had given (more than the) legally required notice, moved out, returned the keys, and they had performed the move-out inspection. Really. I can't make this stuff up. Yeah, we didn't pay our rent because we didn't live there anymore, which they obviously knew, and the landlord had re-rented the place to someone else. 6. I sent a reminder that we were expecting the security deposit to be returned by (date that is 45 days after move out). They said they had other accounts to do first so they wouldn't meet my deadline but they'd return it within the required 45 days. I pointed out that the date I named WAS 45 after the end of our tenancy and they said they'd "do their best." 7. Continued sending me move-out checklist emails for...well it's been two months since we moved out and they're still coming. I don't know. I can't explain this. They are completely inept. They have no idea what they are doing. They keep no records. Nobody talks to anybody else. And it didn't affect us, because we didn't have a lease with them, but their standard lease is genuinely insane. They did eventually get it together just enough to return my security deposit on time presumably because they knew how small claims court would have gone for them. read more

I would not recommend this management company to anyone regardless of if you are renting your place out or renting a property from them. They are a terrible in communicating and also the worst in solving problems in terms of resolving issues relating to your property. I had moved in back in Aug 2014 and moved out just recently Aug 2015. When i moved in, the place was filthy and the carpet stunk so bad throughout the house with stain all over it. The walls had many dents and holes. The Screen doors and blinds were awefully in bad shape. The kitchen was very dirty and the entire house including the kitchen was infested with big nasty cockroaches. the kitchen sink were leaking and kitchen floor tiles were cracked. The bathroom had very strong nasty odor that barely went away like 2 or 3 months after we moved in because we constantly had to clean the place and perfume the house to keep it livable. We had to clean the carpet every couple months to keep the house from smelling. When we moved in, we cleaned the house for 2 days straight because it was very unclean, dusty and dead cockroaches everywhere. I had to replace so many of light bulbs and also install a shower curtain pipe and vacuum the house almost everyday. Anyway, the house was in awful shape. When i moved out, they charged me with a cleaning fee plus for light bulbs. I literally cleaned the entire house with my pregnant wife the whole day and returned it in a better shape then when we moved in. They kept my deposit close to 45th day after i move out and they dodge every phone call you make. And when you finally do connect, they have the worst attitude when you try to dispute about anything. They had me return the key to their office, and their office is like 45 min drive from where i rented the property. Terrible customer service once you pass the front end representative. Just for the sake, i contacted the tenant that rented the place before i did. And he said they had the 2 worst years of their life and they were so glad that they had left the place because of the management company. Anyway, just avoid doing any transactions with them. I've never experienced such incompetence from my account representative being antagonistic / shifting blame, to office staff misplacing keys to the maintenance office's lack of communication and using contractors that make the problem worse. There was also this blame shifting that RPM representatives do whenever they made a mistake, which only made the situation worse. My tenants were furious over several situations and even threatened to sue RPM for negligence. They would blame everyone else (tenants, landlord and vendors) instead of taking responsibility. This was the most frustrating experience I've ever had and would strongly encourage to avoid them at all cost. read more

I would give zero start if possible. As an owner using Real Property Management Pros, I am totally dissatisfied and disgusted with their service. I have extended their contract after they made numerous promises to improve, but they still do not deliver. They refuse to hold the tenant responsible or accountable to the terms of the contract, and pass ALL (and very unreasonable) costs for repairs, even those caused by the tenant, to the owners. They also have total disregard for our property. They have promised to inspect the property on an annual basis, but have yet to initiate an inspection without me demanding. Their repair/maintenance charges are outrageous. Recently they allowed the tenant to reduce their rent by $700 for "fall landscaping and mulching" without proof that the work was completed, yet charged me the monthly fee against the full rent amount, vice the reduced rent they accepted. As others have said, I do not know how Marc is still in business ... he promises a lot to get you to sign a contract, but delivers little once you sign. DO NOT TRUST THEM They are impossible to get in touch with: it has taken me several days of calls and emails to get in touch with someone on multiple occasions over the last three years. They never get back to you: I have waited up to 4 weeks for responses at times. They are rude: when I don't get responses I get upset, they finally respond with rude remarks. They schedule inspections and never show up, with no excuse or word. We had water damage due to structural issues and had concerns about mold. They said they didn't think there was mold, and that was the end of that. I have even left messages with their "supervision" and she can't even get back to me. On several occasions when they send maintenance people they haven't spoken a word of English, no translator. The list goes on and on. Don't make the mistake! read more

I have to echo the other one star reviews. I repeatedly asked in writing when the move out walkthrough would be and they failed to provide me a time and the walkthough, if there even was one, was done in my absence...which is illegal. The house was not professionally cleaned when we moved in and at move out we had the house and carpets professionally cleaned with the service the owner chose and we were re-billed for both at move out. We kept up the yard using a biweekly yard maintenance service and at move out we were billed $1100 for yard maintenance. When a sensor on our dishwasher failed, they called a plumber who installed another shutoff valve and reported a clog even though we didn't have any drainage issues, he did not remove a clog (I watched him the entire time) and we were billed for this visit, despite the fact that I never reported a clog or requested a plumber. Since the problem wasn't addressed the first time, the dishwasher failed again and they tried to call a plumber again, and finally caved and called appliance repair who found it to be faulty sensors. At move out they billed me almost $1000 for water damage to the floors even though it was because they didn't repair the dishwasher the first time. We lived without air conditioning in the Virginia heat for 1.5 months when they failed to call a repair service and claimed that because we had a downstairs unit, we technically had air conditioning (the upstairs unit failed), so they were not obligated to make repairs. A false front on a kitchen drawer was off the cabinet when we moved in and we reported it...they never fixed it and billed us $95 for the repair upon move out. We were billed nearly $1000 for drywall repairs that were not necessary. They basically present you with an itemized statement at move out that magically adds up to your security deposit PLUS $50. They do NOT provide receipts for any of the "repairs" they claim are necessary. To make matters worse, they are incredibly rude and claimed they had the right to enter the property without notice and when I was not present. Do NOT rent any property managed by these unethical people or use them as property managers. It simply isn't worth it. I've been a homeowner since 2005 and would never treat my tenants this badly because it is a) unethical and b) causes excessive tenant turnover. read more

My toilet was broken from June 9 - 29, 2018. The company Property Meld that Real Management Pros contracted to their maintenance work was hired to fix the issue. I waited between 2 - 12 days for plumbers to fix the issue three times. During this time I had to use the bathroom at restaurants and at work because the toilet would overflow every time I flushed it potentially causing water damage. The issue was finally handled on June 29, 20 days after I made the first complaint. To make matters worse, they charged me $265 for my trouble. I tried contacting Jim Bartoszczyk and also the owner Real Property Management with proof and couldn't get in contact with them. I called their phone number 703-424-7767 and no one answered for two days. I also emailed them and no reply. I am seeking to resolve this issue professionally and at this time no one is responding. This company wants your money but does not produce good customer service. Your tenant will be unhappy if Real Property Management rents from you. read more

Take the reviews to heart, they have not received a positive review in several years and the overall trends in the reviews of slow customer service, overly high maintenance fees, and poor upper management services are true. I found the email of the President of the company, Marc, and wrote him an email explaining my issues. Got an email saying things would be better and have experienced the same lack of response. I would strongly suggest staying away from this company since I have a feeling that they are experiencing a downward spiral that will eventually lead to their collapse, I'm just hoping they either turn things around or that when they do collapse the tenants and owners are not left hanging. Look elsewhere. After having this company manage my property for the last two years, we're thankfully moving on. There has been nothing professional about the level of service we've received. They attempted to lease my condo using photos they found on MRIS which were taken years prior to a full house renovation, the listing had multiple errors, and then they demanded that I lower the rent I was asking when no one was responding to their terrible listings. Communication has been unbearably slow (or non-existent), regular check-ups haven't been done, repairs have been expensive and poorly managed (we paid an electrician to check the same electrical outlets twice). She walked me through a process that others probably would have hesitated to do given the circumstances, stayed with me on the phone without ever giving a feeling that she had something more important to do, and overall gave me a VERY favorable impression of an organization that I initially feared was too large and impersonal to help me with what I needed. Do not use Real terrible non pros. As a renter they do not react on time, send poor quality repair people and never respond to an email. They send a non trained appliance handyman to fix our dishwasher. He dismantled the engine and ordered another one. Six weeks later after phone calls and emails he shows up, installs and leaves. We turn in on and no water. We try agin only to have a flood to the floor below with our ceiling caving in and furniture ruined. They are still dragging their feet to repair and still no dishwasher. Real Property Management Pros is without a doubt, the WORST property management company I have ever experienced. Not only do their contracts include clauses that are outside of the norm (like that they can start showing your property anytime they want, ours was put back on the rent market when we had nearly three months left of a one year lease), but they are COMPLETELY unresponsive to their tenants. Their property manager (Chuck) was an absolute joke of a property manager. We would email him and we'd be lucky if we saw a response three days later and it was usually a one word response that didn't address the issue. The property we rented was still being renovated nearly two months into our stay with NO compensation of any kind for the inconvenience. We reported the master bath drain was draining slower than it should. After nearly a week, they sent out an incompetent repair plumber that attempted to snake the drain but indicated there was something blocking the drain. They sent out the contractor who remodeled the bathroom who ended up removing the sheetrock from the ceiling to get to the pipes only to reveal that the first plumber was just hitting a 90 degree turn in the plumbing and there was only a minor block caused by years and years of gunk built up, not hair or anything else. When it came time to get our deposit back, they charged US for the plumbing repair calling it "maintenance"!!! They charged us nearly $700 for this fiasco and all through it we got no or little response from the property management company. My wife is in the real estate business and works with thousands of clients, and real estate agents in the DMV area. She tells every one of them to avoid this horrible company like the plague and you should too! My air has been not working for several days and NO ONE has taken the responsibility to get it fixed...I have advised them that my next step will be legal action but they don't care about that...So now I will be taking them along with the owners to landlord tenant court and going about it that way... Please be cautioned before hiring or renting from this company... DO YOUR RESEARCH...You can find several complaints on the ripoff report as well as complaints with BBB... I tried scheduling viewing of a property as a potential client 5 times by following the link they sent. After every scheduling attempt I received an email 2 days later (not within 24hrs as they promise) that they can't show at times selected. There is no guidance or agent availability listed on the page. After first two attempts to schedule viewing of the property I called the office to ask what are the available showing times. Following the advise on each rejection email: please feel free to reach out to me if you have any questions. I explained the situation and asked to provide day/time viewing options. But the lady on the phone did not know anything at all, could not provide me with any answers or information and said the agent will call me back shortly. No one ever called. I only received another e-mail informing me about not being able to show the property at selected times and asking to change it again. I made my attempts guessing their convenient time. Fruitless. A lot of wasted time. If they can't show the property in a professional manner can only imagine how they run other processes. read more

OWNERS - Do you really want your tenants to be treated poorly? You will eventually have a high turnover rate with your property. Tenants should not be abused and should be treated with respect, especially if they pay their rent on time EVERY month. We are grateful that our owner decided to sell his property and we have 2 weeks left before moving into our own home, which if we decide to lease out sometime in the future, it will not be with this abusive company! No more Real Property Management Pros for us! However, we soon have to deal with receiving our security deposit back...I wouldn't be suprised if they gave us a hard time with that as well....especially if they read this post! This was by the worst racist discrimination I have faced in recent years. Negative stars would be more appropriate. I was already unsettled when I saw that the rental application required my husband & I to submit photos of ourselves. Given that we have never met anyone at Management Pros, these photos certainly aren't being used for verification purposes. My husband & I submitted an application for our dream rental after searching around with our realtor for 2 months. Because our daughter has allergies, only homes of a certain age & with a certain type of flooring can work for her, so we were especially excited to find "the one". I am a Princeton University Alumni & business owner & my husband has a successful company as well. Needless to say, our application was extremely strong with impeccable references & rental history (commercial & residential). Upon submitting our application, I noticed that there was a glitch in their payment system. It allowed us to submit our application & the security deposit but the prompts for paying the $65 application fee were not working. I immediately started to try to contact the company about how to resolve the issue because they had 6 different addresses listed on their website so mailing out a payment without communicating with someone didn't seem wise. When my efforts repeatedly failed, I even set up a dummy account on ZIllow to try to communicate with them through that system. No luck. For 5 consecutive days my phone calls, messages, voicemails & emails were ignored. (This message was truncated here in order to make space for my reply to the owner below). The preferential treatment obviously boils down to the photos we all had to submit. Unfortunately, racism is alive & well in America & it thrives here in the office of the Management Pros. But let the games begin. Thanks to Princeton, I have friends in high-places & I look forward to making sure that minorities steer clear of this establishment in addition to everyone of every color in my reputable network. If you see their name associated with a listing, find a creative way to contact the landlord yourself (that info is public information) & broker a deal that way instead of dealing with these half-baked folks. At least that way, you'll have a home & your dignity when you are done. My response to the owner's below comment: That is a very cleverly crafted "safety blanket" rebuttal but let's not be facetious here. You mention my response time but you don't address your own. The entire point of my contention is the fact that you all waited five whole days to respond to my numerous attempts to correct the issue. You all purposefully created a pocket of time between my submission & your initial response that enabled us to lose the home. One would think that when a business's payment portal is malfunctioning they would be more responsive than ever, so your excuses don't hold water unless your financial goals are to not earn money. The truth is that you serendipitously waited until after the second applicant's application had been processed & delivered to the owners before starting to address my concerns. I think it's also safe to assume that the other applicants were encouraged to expedite their application while you all continued to stall mine. I'm sure that if I contact them I'll be able to verify that, & now that I am equipped with their new address that will be very easy to do. Furthermore, my response time (Tues PM thru Thurs AM) had everything to do with the fact that I was patiently awaiting an answer from one of your staff members about how to proceed because of the glitch on your end. Two other staffers said the same. Another stall attempt. People who live or work out of state rely on the functionality of your website to make payments & we shouldn't be penalized when your site malfunctions. Most importantly, you talk about being non-discriminatory but currently with your website not working you have now adopted a policy of "hand delivering" application fees giving preference only to those who can drive to you the fastest, therein creating a self-selecting criteria that is nothing more than discriminatory & a legal conundrum for you. The location of your office is positioned in an area that is 90.0% White according to the census, so by not leveling the playing field & addressing the glitch on your website, you are in turn giving preferential treatment to the mostly white demographic who live in that radius & who are able to easily commute to your office. This becomes a mute point, however, when you take into account how my application was handled. You all deliberately crafted a situation so that the second applicant would have a 5 day head start over my family & I. If you were truly reflective & honest with yourself you would admit that. At any rate, I know that this is the part of the game where you try to make the black girl look bad, stupid, crazy or all three, but unfortunately you picked the wrong one. read more

I rented an apartment managed by them in November 2015. Nothing was as agreed upon or as described in the contract. It took them almost 4 months to make the apartment liveable. Meanwhile, I couldn't use neither the KITCHEN nor one of the bathrooms I was paying for. Also had to take numerous vacation days to be there for the parade of people coming to fix this and that, mainly never on a weekend because their contractors simply don't do weekends. I had sanitary issues, pest and rodent issues, not to mention that absolutely nothing was functioning properly. I wanted out very early on, but they kept promising to fix everything quickly and promised a compensation once everything was fixed. Almost 4 months later, after I had exhausted my days off, my time, money and energy on fixing a place that isn't even my property, the pointless email back and forth concerning the compensation started. I keep getting denied a compensation I was promised, and for which I stayed patient enough to go through this entire joke. read more

I hate that I have to give any stars at all. If you are looking for a company to manage your rental STAY AWAY FROM THESE PEOPLE, unless you want your renters to be completely miserable and end their lease. My roomate and I had our new lease taken over by this company after they were hired by our landlord and it went downhill very fast. They never did an intital inspection of our place and never responded to maintenance requests. We had filed an early request to replace the broken balcony screen door (which was a part of the rental when we signed, but was damaged in a storm - so one would think they would replace it) prior to the lease renewal along with a notice that our front door handle was constantly breaking off (yes, completely off - aka locked in AND out). We didn't receive a response on the balcony until months later and after countless calls and emails only to be told that they decided not to replace it (even though they were going to force us to pay for it ourselves had we not put in the request prior to the lease renewal - the new lease required us to pay for any repairs less than $150 - wtf right?). Our front door was a serious fire hazard and FINALLY got fixed after 7 months and 3 broken handles. When I called to complain about it they told me that they had done their best and told me to calm down. They are lucky we didnt have any children involved otherwise I would have taken them to court for negligence. Also, SO RUDE! Every interaction we had with these people they treated us like we were not just their employees, but their inferiors.There is soooooo many more bad things I could say, but to make this short, when we moved out, they required us to hire cleaning services AND professionally clean the carpets instead of just taking $50 from our deposit like normal business. SO we ended up paying about $200 each in move out expenses based off their requirements (even though we left the apartment in better condition then we entered and remember i mentioned they never did an initial inspection?) Also, we requested to be present for the move out inspection that they said had to be done within 72 hours and was not done until almost two weeks later! How did I find out? Almost 6 emails later inquiring about the inspection, all I got was a response saying that they found 3 things wrong (one being a "dirty" freezer and the other a missing lightbulb). They had the inspection without me!! I responded that the freezer charge was ridiculous considering that I paid a professional to clean it and provided receipts to them to prove it and had I been present for the inspection like I requested I could have told them that the freezer was not brand new when we moved in. They ended up charging us $130 from our deposit (by the way they didnt tell us that until another 10 emails and 2 weeks later in me trying to find out wtf the status was) for a broken toilet seat (which again could have been discussed about the state of the seat when we first moved in)....it has now been a month since we moved out and our deposit check was JUST mailed out two days ago.....these people are the worst and that is really an understatement. Chuck is terrible to work with and should be fired for his unprofessionalism, rudeness, and generally just sucking at any human interaction.... STAY AWAY!! If I had more patience in my life right now I would take this all the way to the Better Business Bureau - which by the way was the ONLY thing that I said that finally got them to respond to me..... I have really enjoyed my experience with Chuck and Claire at Real Property Management! Chuck was very thorough when he came to the house and presented the proposal from Real Property Management, to manage my home. Chuck gave me excellent advice and ideas to make the house more appealing. We had a qualified tenant in three days, this happened over the Easter weekend, too! Claire is great about getting in contact and keeping me up-to-date on things. They are very responsive and I have really enjoyed working with the team! Terrible! Worst management company I have ever dealt with. I have been a landlord and tenant during 21 moves in the last 32 years, so I know what is good and bad. I also am a senior leader in the customer service industry. They don't communicate with the tenant, don't follow the VA landlord tenant act, and don't respond to requests. Did not follow the law when withholding part of my security deposit. Had to threaten legal action. Centralized maintenance organization does not track maintenance--had to call me to find out what was going on with repairs. They sent out "auto response" emails indicating maintenance resolved when obviously not. They have a high turnover of personnel--probably because they do such a poor job. Never knew who was our point of contact. Their only concern was getting our rent check every month, which was not an issue because I set up an automatic deposit from day one. If you are a landlord, paying them is a waste of money. If you are considering renting, I would avoid a place you love if they are the management agency dealing with you. Run away as fast as possible. I endured two plus years of miserable disappointment. Doesn't get any worse. read more
