If I could give a 0 review I would. This is by far the worst property management company I have ever went with. They are very inconsiderate and and they only care about the owner. The owner has needed to replace my fridge twice because he wanted to keep sending the warranty people to "fix" it. Them, nor the owner offered to reimburse me for food or anything. Everything will also be your responsibility even though you are not the owner of this house. Dealing with TM Kenny was very frustrating from the start until I fired him. He lied about tenants qualifications, failed to supervise repairs that resulted in more damage, never provided invoices for work done, used unlicensed workers who did poor work, refused to turn my property back to me after he was fired, and ultimately ended up keeping my current tenants security deposit which is against the law. I have checked the reviews of Benchmark Property Management during google search. There was one negative review which the manage responded to explain the reason. I thought that the manage might be responsible. I decided to try the company for leasing my property first to see the result whether or not I should use it for future rental house management. (I checked the reviews again today, I could not find the negative review anymore. All of the reviews are 5 stars now in Google.) The house was put on the market on 5/11 by a setup fee $450.00. The initial price of the house rental fee was set up high, no one come to see the house. We reduced the price, the second week, there were 9 showing. They have sent me the showing case review on 5/24, we still did not have any applications. From 5/26 to following the long weekend, then today 5/30, any phone calls to the company and the person who I usually contacted before, were answer machine voice mail. I've worked with Tom and his TMKenny Prop Services through various office mgrs and various services people, and have never had a problem. Tom has continuously over 6 years has kept his organization at a high level of excellence. Repairs and renovations have been organized and attended to quickly. Problems get attention and a response and resolution. Further over this period our tenant vetting and selection has been first class. All through covid we have not had vacancies. I used this service for the last 2 years. Everything went well until the day I terminated the service. They emailed me asking whether to renew the contract with the tenant. I could have done it myself if I had their contact information. However they said they would help with that process until my contract with them was over. So I left it for them to take care and thought they would provide me instructions on how to end with them. They didn't. When our contract was over, I still didn't receive any communication regarding the key, security deposit or monthly rent payment. I called them and they said to make it easier, they would let the tenant aware that I took over this month and would refund in full the amount the tenant sent to them. Come to find out, they didn't transfer whole amount. They deducted their fees and said because they helped me with the contract renewal. And they needed to charge the fee 8% simply to move the money from their accounts to mine. I have never heard such a thing. I hope everyone else would be careful who you are dealing with if you decide to go with this company. The manager I dealt with this company was Christina if you wanted to know. TMKenny Property Services has allowed me to live on the west coast and never know/think/deal with anything related to my property (except the rent I receive) for over 4 years. I have not had to make one trip back east, and besides normal maintenance issues (which I believe were handled fairly and efficiently, without any effort on my part but a notification to me) I have never had a single problem. I had made an initial investment before renting (new carpets, paint, updated some other things) that paid off in a quick and continued occupancy that has lasted until now. Tom Kenny has always been responsive to my needs as the property owner.

This company refused to provide us with receipts or invoices (or even the names of the companies they hired) for repair work done on our house. We asked for this repeatedly and they refused saying we were not entitled to it. I simply asked for receipts and invoices. They claim to have provided access to an online portal which has "documentation," but this was literally a one line on a statement that says something like "bathroom/toilet repair $387," for example. We asked not to renew our contract so they terminated it one month early. After our first set of tenants moved out, they took photos of the property but did not note several damaged items that the second set of tenants noted upon move in. There were no inspection reports at move in or move out -ask them how they handle that. They take photos. That's it. I asked whether the previous tenants had cleaned the carpets (they had three pets) and the gutters - both of which were explicitly required as per the lease. TMK didn't even check to see if this was done until I brought it to their attention. After our second tenants moved in, they asked us to take care of repairs that should have been noted. For example, the first tenant had taken apart the screen door (removed the hinge) and not put it back together so second tenants asked about this. TMK refused to give the first tenants (as well as us) an accounting of their security deposit - telling our first tenant to contact his lawyer if he wanted it. To top it all, they sent me multiple emails threatening to sue me because they thought I had posted some bad review of them online (this was before I had posted anything). Hire at your own risk. He lied about repairs being done, he lied about repair charges and even lied about tenants qualifications. he overcharged me on a consistent basis and I only found out after the tenants hired a lawyer and told me how he was overcharging me. He would make up repairs that didn't ever happen and charge me. He regularly did not provide invoices for work done but would send an email stating the costs and that his "own" labor force was doing the work. I was informed that inactuality he used unlicensed workers who did poor work, and refused to pay for his mismanagement and costs to repair the items with proper contractors. I've used Thomas as my property manager for 5.5 years. I'm remote and do not live in Virginia. He's been amazing at ensuring that everything is taken care of. That means I never have to worry about gaps in tenancy or having to deal with any repairs. He's great at getting competitive rates for my condo and makes reasonable suggestions. I've been happy with every tenant that we've had mainly because I've never had to deal with them. It's been very comforting to know that i don't have to worry about my place while I'm so far away. Plus Thomas is so responsive and great at communicating. I highly recommend these folks. read more

This is a review for homeowners considering TMK. We noticed that most of the reviews are from tenants, so we wanted to share our experience from the other side. After two years of being with them, our home was vacant more than it was occupied. To our frustration, almost all communication was initiated by us, especially when searching for occupants. Also, when working with tenants, we felt that TMK was generally not on our side, though we were the ones paying them for management. We also think there may be something about how they advertise/list properties - after switching to a new company we had applications within two days, after months of vacancy with TMK. Perhaps it was an overnight change in the market, but probably not. Also, be aware of their checkout process once tenants leave - the carpets had pet stains, multiple kitchen appliances were broken, garage door not working, toilet broken. If you go with them, we hope that your experience is different from ours. read more

Overall I was disappointed with TMKenny. I have another property with a different manager and by comparison TMKenny's service was very much sub-par. The other manager will make visits to my property for various reasons, even without me asking, and when I asked Tom to make just one visit in the 3 years I had him to allow a contractor access he demanded a fee. Luckily the tenant was able to accommodate. When problems arose with a contractor hired by a home warranty company he wouldn't offer any assistance, he just said since it wasn't his contractor he wouldn't help. The other property manager has handled issues with the home warranty multiple times so it was frustrating to hear his response. I wanted to part ways with him but if you read the contract you'll owe him 3 months fee so it made sense just to live it out to the end of the lease. Only good things I can point to is that he typically responds quickly and he provided the minimum service without issue. I regret using TMKenny and would not recommend. read more

Tom manages 2 rental properties for me and has for 1 year. Prior to that we used a different management company. No comparison. Tom is the ultimate professional, is always on top of our properties, and keeps my tenants happy. He responds quickly to repair requests and is judicious with his contractors. Our prior manager was not which created unhappy tenants and regular turnover. I don't worry about these 2 properties anymore. Tom found a quality tenant for one and was masterful at de-escalating a bad situation at the other. Oh by the way his listing and tenant acquisition rate is a fraction of what the big boys charge and he does a better job. I, personally, have had a terrible experience with TMKenny Property Services. It takes months to fix major appliances such as dishwashers, washing machines and dryers. Repairs on the home, including major foundation issues also take far more than a reasonable amount of time, rendering one of our bathrooms useless for the past 2 months. Our home was advertised as being a 4 bed 3.5 bath home, and we have been living in a 2.5 bath home for 2 months and our requests for compensation are either denied or ignored. When visiting our home before signing a lease, the real estate agent showing the home advertised the basement room as being a bedroom in the home. Once problems arose in the basement, property management accused us of living in the basement illegally and threatened to issue a lease violation even though the room was explicitly advertised on Zillow and by the real estate agent as a bedroom. Living in a home managed by TMKenny Property Services has been extremely unpleasant for me and I would not reccomend to any considering signing a lease with TMKenny Property Services. read more

Tom was a lifesaver to us. My parents' home in Virginia had a significant flooding problem while they were out of the country which left me to deal with it from across the country. I called Tom on a Friday evening (after hours) to see if he was available to take on property management for their home and help us to deal with the flooding issue. By Monday evening his partner had seen the property and they began helping us to deal with the flooding issue. They wrote detailed emails outlining their observations and sent over pictures. When a water damage company seemed to have questionable tactics, he raise concerns around it right away. Tom also worked with a contractor to put in short term fixes to drain out as much water as possible. He was very hands on, which gave me peace of mind. They are trustworthy, have good judgment and are reliable. I highly recommend their property management services and feel lucky to have found them. read more
