PROPERTY LOCATED IN HANOVER PARK ILLINOIS: This company doesn't even deserve one star.. where do I begin... after it took over 6 years to get my deck fixed properly so water would not pool into my garage and cause mold and my garage wall to cave, I was really hopeful to never have to deal with them again. Nope, our roofs and siding were replaced this past summer by the cheapest most awful company they could find. Due to this awful work I discovered standing water along the outside wall in my basement destroying the carpet and becoming moldy. I hired a professional to come see what the issue was, and after examine my home determined it had to be coming from the outside. He felt it was a gutter issue, with the brick and concrete also being wet which should not happen. I called the management company several times, as well as sent emails and photos. Do you think I received a response? Nope!! I was told they initiated a high priority work order. After using a shop vac to suck all the water out of my home and run fans all night, what do you think happened as soon as the sun came out today? You guessed it, soaked my carpet once again. The worst part - NOBODY HAS SHOWN UP TO EVEN LOOK AT THIS ISSUE.. one full day later. Completely unacceptable. No care in the world that I have standing water in my basement but rest assured they tried to fine me for not filling out my property profile ( which by the way I did and had record of it ). Couldn't be more disgusted by this management company. If you are considering living in an area that is managed by this company I would strongly advise against it. There is a new property manager almost every six months. I know - I've lived here for 16 years. Horrible high turnover which speaks volumes about this company. read more

I have owned my unit over 13 years now and we've had a few different management companies over this time. ACM is by far the absolute worst management company our Board of Directors has ever hired. Like several people stated in their review, if I could give them zero stars I absolutely would. I specifically remember homeowners who had past experiences with ACM warning our Board of Directors not to hire them. Their employees are either incompetent or flat out rude. I recently e-mailed them regarding an issue, followed up with them a second time after not hearing back and they still have not acknowledged either e-mail. I did quite a bit of remodeling in my unit a couple of years ago and needless to say, communicating with them and trying to coordinate approval for things was a nightmare. While these experiences may have been frustrating, nothing compares to how I was treated by one of their property managers in a hearing my presence was requested at not that long ago. This is what really pushed me over the edge. I do not want to provide details, but let's just say I felt like a child being reprimanded by her school teacher. She completely humiliated me in front of the entire board as well as the other party involved in the hearing. She was extremely rude, unprofessional, unfair and went way too far with her words. On their Facebook page, it states their mission is to consistently treat their clients with the utmost respect and integrity. The way I was treated in this hearing does not reflect this mission whatsoever. It's no wonder they have such horrible reviews. I truly hope they are replaced and that this happens sooner rather than later. read more

Buyers Beware ! Our Association began using this mgmt. co about 6 months ago and this has been my experience. The first payment coupons they sent to all condo owners had to be discarded because they all had the wrong payment amounts. The ones for this new year were late. Next, I signed up for automatic debit payments and thought my payments were being made until I got a letter saying that my withdraw was denied due to "Invalid Routing Number". But this letter came about 6 weeks after they first received notice from the bank and I was charged two $35 "Returned Check Fees". I called and emailed them to ask why they didn't notify me via text, call, or email and why it took 6 weeks to get a letter. Everyone I spoke with basically said "that's the way it is and there nothing I can do about it". Their front line people have no authority to help so I asked if they could have my property manager, Peter Moore, contact me. They said they would send him an email. At least 5 weeks have passed and I still have heard from him. We also recently got an email at 1:13pm saying that they would be closing the office at 2:30pm for a company wide meeting. That is a 1 hour and 17 minute notice. In my opinion, this is the most unprofessional management company I have ever dealt with. read more

I am not very pleased with this company. I called to report an issue and was told the property manager would call me back , she was in a meeting. She never called back. I called again and same response. She never called backed! I went online to register the issue in writing and then got a response. There is now a "work order" but with the email they told me it could take a while before the repair is complete. I started this process in March and the repairs have yet to be made- it's the May. If I didn't keep calling every other day I wouldn't have even got this far. Never will I recommend this company. read more

Terrible service. Terrible vetting process because I have some not so pleasant neighbors as well. Family upstairs are loud late into the night. Neighbor across the hall may be a hoarder because the hallway always stinks of old kitty litter. The neighborhood kids steal from my garden and kick down the planters. The communal laundry room is always "busy" because there doesn't seem to be any etiquette or manners. People leave their soaking wet laundry in the washer for hours before moving it into the dryer and having it sit there for hours. There's usually someone stealing my parking spot if I'm not home at my usual time, and if i try to report it, the rep tells me that she can't do anything about it because it's not an emergency. I doubt she even files a report or anything. This has caused me to get a parking ticket because there were no other places for me to park legally. I'm leaving once my lease is up with my landlord. read more

Absolutely horrible service and management. ACM fines owners for even the slightest perceived tenant violation. The communications from ACM generally consist of a fine first then an explanation later. They aren't working with you but against you. There is no upside to working with ACM and plenty of headaches and costs. If you're looking for a management company, look elsewhere. read more

This is quite honestly the worst property management company or HOA I have ever dealt with. You always hear stories about the absolute nightmare associations but you hope you'll never have to deal with one. If you're reading this, run away as fast as you can from this company. They are not only incompetent they are abusive. I was concerned when they fined me $50 because I "stored baggies of pet waste incorrectly" in a pot outside my patio door instead of stinking up the shared garage before garbage day. I became more concerned when they fined me again for an "unauthorized patio expansion" for a couple bricks used to stabilize my grill. I became enraged when they had my car towed from a regular parking spot in front of my building because my license plate tags just expired - with no warning or notice. They are so inefficient that the association is constantly running out of money for regular repairs. The front door of our building has a broken lock that hasn't been fixed in months despite repeated requests. You have to get in through the garage or by leaving you patio door unlocked. The front lamps have been out for months leading to a dark, unsafe environment. The biggest issue however is that they have absolutely no concern for the residents. They use obscure rules as a weapon to harass the people who live here and are completely intractable. They are absolutely, without a doubt, the worst HOA or management company I've ever had the misfortune of dealing with. Stay far, far away. As far as I know they are a property management company in Schaumburg, Streamwood and Downers Grove. Terrible association. Employees are very uninformed about policies and procedures, the property managers simply ignore homeowners requests, and the association doesn't take care of the property: the hallways and windows in the common areas are dirty, pavement by the entrance doors is cracked (I twisted my ankle because of that) and the floor mats at the entrance are dirty and ripped. Also, it take about 3 weeks before someone answers your v-mail, if they ever do. read more

I have owned a single unit in one of ACM's communities for 7 years now. Every bit of the last 7 years has been a hassle. No one ever responds to phone calls, or emails. If they do happen to respond or answer, they are rude and unknowledgable. I cannot tell you how many property managers have come and gone. What they say they allocate money towards rarely gets done. Snow removal happens 24 hours after snowfall, if we are lucky. Grass is always dead, and common areas are always FILTHY. We recently had electricians come in to install new lights. They finished half of the job and never returned. That was over two months ago. Recently we were encouraged to leave comments and concerns on their Facebook page, however, they do not even allow you to post before it being reviewed. No wonder there are no customer comments on their page! read more

ACM rightfully deserves all the criticism they receive. They are completely unresponsive when it comes to requests from homeowners. I own a condo (so studs in) and there was an issue with the slab leaking rainwater into my dining room, took them 6+ weeks to respond to a maintenance request. Their staff is rude and condescending with no ability to answer questions or complete tasks. Their fees are ridiculously high for the few poorly done maintenance/landscaping services they actually do provide. read more

This company recently took over the management of our community. They sent us all kinds of information letting us know how great they are, how responsive to problems, etc. Recently I found a water spot on my ceiling from an obvious roof leak. I began calling them on August 11 and left a message for the person who handles our community to send someone out to take a look. BTW, their automated message states that all calls will be returned within one business day. Since August 11 I have called five times. I have left messages, been placed on hold forever, been disconnected, been told no one is available, on and on. Oh, and the managers there do not have voice mail so you can't leave a real message. As of today, August 21, I still have not received a return call. As far as I can tell, this is a terrible company. Unfortunately, most people who have to deal with them probably have no choice in the matter since they manage entire communities. I'm giving them one star because at least a receptionist picks up the phone when you call, but that's as far as it goes. read more

There are more than a few occasions where I would say this company had not performed up to standards. We were a new client of theirs. As a board we were promised the moon, and it turns out they are worst than our previous management company. Sometimes it takes days to get a response to simple questions. I am an owner of a condo for which ACM is the Mgmt Co. There was an issue with the new decks being put on which caused leaking in my and other unit ceilings. They immediately wanted to blame plumbing and tell me it was my problem. Soon it was figured out to be poor workmanship by who they hired to install the new decks. Fast forward a month or so and they said the leak was fixed, came and fixed the damage. Fast forward another 4 more months, and dampness is back and the lack of urgency and response is ridiculous. I get these generic email responses to my emails which by the way I have asked for a manager to call me. Nope. They just type 1 sentence responses and say it is being taken care of. NEVER would I recommend this company to manage any of my other properties. read more

Poor management, systems and operations. If you are an association, look for another property management company! Incorrectly entered my mailing address in their system which led to me not getting any property related communications and resulted in thousands of dollars of erroneously assessed fines and fees about the issues I wasn't informed about. Now I have to waste time and resources on getting these charges cleared. read more

Our 252 unit condo association switched from another company after the first of the year. I understand all experiences can be different, but I feel ours has been very good. The turn around for violations and work orders is much quicker. One thing I'd like to point out in our situation is that we are NOT using ACM's maintenance division as our first out contractor. We have another general contracting firm handling this. I'm not knocking the maintenance division, but I think it's important to understand they have a property management division and a maintenance division. Anyway, our property manager, Michelle, responds in a business day or two (often times faster). She conducts property walks as advertised, where the previous company did not. (Which, I don't understand how you can be a property manager and never walk the property...? How does that work?) Customer Care generally responds same or next day. I can't speak for the board, but I get the feeling they are generally pleased, too. I'm optimistic we'll continue to have a great relationship with ACM. read more

I have been dealing with this poor management company for about 6 years now. The recent complaint I have with this horrible company is with the storage units at Collen Court. Everyone received an email about sending in what storage locker belonged to which unit back on Oct 2nd. We all had until October 22nd to turn in information. I know my information was sent in Oct 11th. When I went down to my storage last Saturday, I find all my belongings have been removed and no notification of where my stuff is. At this time, only 2 lockers have been cleaned out. When I spoke to ACM, I was told yes they had my paperwork and would leave a message for Pat the manager. Have heard back from Pat and Paul CEO, both stating no one has been in my building. Yesterday 11/16, I have found 7 more storage units completely cleaned out and no word about where our personal items are. 4 police reports have been filed and ACM is still trying to say they did nothing. They are liars and thieves!! I know they will have a huge lawsuit against them once more people realize their memories, clothes, and expensive items were just tossed in the garbage or stolen by ACM. read more

**fyi: the original post re: acm was made in feb. after repeated attempts to remedy multiple harmful/disgusting/hazardous building and unit issues, with the same acm mngr for 10 long grueling months. nothing has changed, and almost a year later......same issues remain unresolved or poorly/partially handled. mgr issues have only gotten worse. this acm mngr has sucked the life out of me,too exhausted and upset to even update. she's the only reason i even joined yelp. and per yelp rules; no rants are allowed nor commenting on business practices. so just know that a certain mgr is not a very good or decent person. lots of details and specifics. and end. this person "is the face of acm", this is losing great businesses as clients if she really is tossing companies when she messes up (that's what she says!), this is losing any shred of respect acm may or may not have....one employee at a time. and i will be letting board pres know he probably shouldn't tell people to notify acm when something bad happens due to a hired co.'s tech destroying personal property while alone in someones unit during pesticide treatments :/ read more

I would like to support the other negative reviews listed below while trying to keep my emotions out after such a bad experience. This company is terrible and I too was unfortunate enough to have dealt with Hillcrest as well, ACM maybe worse. ACM has no concern for the people in the communities they "serve" and lie to homeowners, board members and their own vendors. I recommend anyone who is managed by this company to have your insurance agent reread your coverage because I will guarantee you are not covered properly on the outside of your home. This has to be the worst management company Ever. ACM never return calls, never return emails, avoid handling emergency calls for the building. We had a leaking roof over our unit in December 2015 and were still waiting for Miriam to respond or send someone out and It's almost August 2016. The building roof is leaking ,There is water streaming down the walls in the lobby from Skylights for 3years +, The building is literally falling apart the bricks is falling , tuck point is way over due,Lobby doors are deteriorated, molded walls in lobby, stones falling off the walls, chipped paint, busted walls, water damage ,rusted gates etc... They collect your money and must pocket it, because it obviously doesn't go to repairing the building. There was an issue of burst pipes and it ran water down in an empty unit for months and Miriam never came out, I called, my tenant called..There was so much water that you could see the water in the parking lot...Months and Months ...I'm sure that was an Extremely high ass water bill from the owners of the building pocket.... ACM don't give a f**k..they collect your money, but you have to make your own repairs if you don't want your unit ruined waiting on ACM to do something. I think it's time to have them investigated. ACM is more like American Greed! Time to get BBB involved.... We're paying money to a company that doesn't manage our homes or investment. I can't wait until the next Board Meeting..It's time ,All the owners come out at 36 - 50 N Menard ,Chicago ,Il 60644 and make the Change on who we want to manage our home and investment. Time to move forward on a new company that take calls, answer emails, fix the issues before this building is destroyed by lack of management. Carolina is amazing!! I just had the best experience with ACM when calling to follow up on an order of association documents for a closing on a property that ACM manages. I had been frustrated with the turnaround time provided by the third party site that handles the ordering of association documents and was not looking forward to the call about the change in closing date and needing the documents sooner than expected. Then I called ACM and was immediately greeted and helped by the nicest employee named Carolina. Not only was she very friendly and professional but she also went out of her way to accommodate my request. She also offered a follow up to make sure everything went well. I cannot say even great things about her service!! read more

Not a good sign when you call with a simple question and response you get is that they will get back to you in 48 hours (Downers Grove Office). If you have a follow up question for the answer it will take another 48 hours to get an answer. Week will go by to have two answers from those guys (no matter how small the question is). Excuse for slow response is that Paul manager of the property is not always at his office. I would be fired from my job if it took me 48 hours to respond to every question. Stay away from this guys, unless you are ok to call with a question on monday and have an answer no earlier than wednesday and thats if you don't have any follow up questions. read more

In my condo development we've had a turnover in management companies in the past few years. This one is the best. They seem to be earnestly trying to fix things up and respond to unit owners suggestions and complaints. In my building, they have repaired several things that have needed attention for many months. They also fixed all the lights in the parking lots and on buildings that the roofing company had disconnected, leaving us in the (very) dark at night. There is a regular maintenance man I see around almost daily...something we haven't had for years. Keep up the good work! read more

They're greedy, they try to enforce ridiculous, overbearing rules and speaking for my building (Scarsdale Condos), they don't maintain them well at all. ACM, through its third party provider HomewiseDocs, charges exorbitant fees to condo owners selling their units and splits those fees with HomewiseDocs without disclosing what that split % is. Clients have no choice but to pay these fees if they want to sell their units so ACM has them over a barrel. Hard to imagine how this practice is in the best interests of its resident clients. Not sure why HOA Associations choose to do business with an entity that conducts business this way. read more

If you are thinking of renting or owning a property run by ACM, run far away. These people DO NOT know anything about property management. They "manage" a property in Woodridge where my parents live. ACM signed a contract to get the roofing redone at this property, and the roofing company started a fire that destroyed one building at the property: http://www.chicagotribune.com/suburbs/downers-grove/news/ct-woodridge-fire-0629-20160628-story.html. Now, given that situation, you'd think that ACM would break that contract, but no, the roofers were back out working on my parents' building and one of them fell through the roof into my parents' living room, creating a hole that took up almost the entire ceiling. More than a week later, ACM has done nothing to get the work repaired. My family and I have had to get in touch with the roofers ourselves to try to get any work done at all, which is not much. When we contact ACM, from what we can tell, all they are is a customer service call center. They have never once put us through to a person in charge who can actually make decisions. They "take notes" when we call and report issues, but nothing gets escalated to a property manager. Not one single person from ACM came out to see the mess created by the roofers. And this was a week after we tried to get ACM to take steps to get my parents' air conditioning fixed when it went out just in time for the heat wave a couple of weeks ago. More than a week after the roofing incident and still no word from property management. They keep telling us that the property manager in charge of my parents' building is on vacation, but where is the interim property manager? When they have people's lives in their hands, is ACM really telling me that residents- homeowners and renters- have to sit and wait? I'm not sure what this company is, but what it looks like to me is that they are taking money from the condo assessments that unit owners are paying and then doing nothing. They are just collecting paychecks. It's really irresponsible to say that they are taking on the management of a property and then put the lives of the residents in danger with their inactivity. read more

They do not even deserve one star. By far the worst management company imaginable. First, they charge the highest price of any. You'd think with such a high price they'd back it up. Nope. All their assets are dated. The dial panel at the front door for guests to get in required a phone with a local area. What year is it? Can't pay bills over the phone. Think they'd be professional. Nope. Their representative was literally bickering with the board members at the only board meeting I went to. Never went again because I could tell it was useless. Think they'd be fair. Nope. We were required to have parking stickers to park in certain places - however their representatives could park wherever they wanted without a permit. Had a $1000 charge on my bill while I was on auto pay. I asked what it was for and they said I don't know. Asked why I was being charged for it. They again didn't know. Was charged for a late fee on a different bill because they took my off auto pay and never told me in advance about it. Was never refunded for it. Think they'd be helpful. Nope. They just get in the way. It took three months for me to receive approval to put up a satellite dish that I was paying for and being installed by professionals while all others in the building already had a satellite. I have read the one decent review and the other two not so good. This is a company who is owned by Karl who has no skills or knowledge in this industry thus the employees suffer which makes homeowners suffer. Prop. managers are busy and I can understand this but it is hard to get help from them or get them to take phone calls or return them. Employees are chained to their desk and monitored if they are in bathroom too long or on a call too long etc. If payday is the 15th we get paid 3 days later... they hold everything and the employees suffer. It sucks being yelled at all day for 10.00 an hr after taxes and insurance there. Be kind to the people there when you call if you have to use this company, I was stuck there for 3 long months and it was awful. If you can get your association to use another company, please do so. Again, Owner and everyone else have no clue what they are doing. read more

This company is by far one of the worst company's I have ever dealt with. There is little to no service and they have the unmitigated gall to hike your monthly fees. The staff in their office is so uninterested in your questions or concerns. Since I have lived in my condo I have lodged complaints about the uneven sidewalk outside my front door. In the winter it turns in to a sheet of ice that covers the driveway and all they do is provide a bag of salt. I have a ruptured Achilles' tendon and I am afraid to walk out my front door when the weather is icy but they have no qualms about threatening with a lien on my home when I am a month late with my $225.00 association fees. There are so many homes in this development that are under water, who can afford to pay that. I say buyers beware of any property that has this company managing them. They are so bad I don't even want to give them a star. read more

This is the worse management company I have ever had to deal with. This company has made several decisions without our condo association's approval. This company is horrible with returning calls. The staff is very unprofessional and you will never get a returned phone call from them. They promise to call you back but never do. Staff there tell you one thing, then a totally different thing the next day. I have had the displeasure of dealing with Edina Hustic and Mirian Medina. The management company charged me for water damage from a pipe that bursed in-between my unit and the vacant foreclosed unit above it. The area between is clearly a common area and is the responsibility of the association. Our association has been in the negative the entire time ACM has been managing. My unit has since deteriorated from excessive water damage from the vacant unit above it. I was forced to allow the tenants who were residing there to break their lease. Edina and Mirian refused to answer my calls regarding the excessive plumber fees for the water damage. Staff there would always screen my calls. I left messages with Edina and Mirian and never got a call back. It was later discovered that they only reply to emails (how cowardly and unprofessional). After several emails back and fourth, Edina told me to direct any other questions to their lawyer. When I contacted their lawyer, the lawyer told me that this matter needs to be discussed with ACM. When I emailed Edina back with their lawyer's response, I never got a reply back. I have been trying to sell the unit since January 2014. ACM will not allow my realtor to show the unit because they have a order of possession. In the mean time I am still getting assessment bills and no cooperation from ACM. I had a few potential investors who were willing to purchase the property for cash and pay off the back assessments to the Association. I don't understand why a management company will prevent our Association from receiving money. The unit now needs over $20k in rehab work. The association don't have the money to rehab and make the unit livable in order to earn rental income. ACM is not the management company to trust. read more

I would put a ZERO if I could! If you are looking to by a townhome/condo and ACM is the management company.....DO NOT BUY IT! Our whole entire neighborhood is infuriated by the bullshit we have been dealing with. I am personally looking into where our money is going and I will FILE A LAWSUIT if I find something shady. They have to be stealing money because what we are paying and what we get is NOT ADDING UP! We have a tiny community....no pool, clubhouse or anything and we pay $190 PER MONTH, PER UNIT (which they raised from $165 in a YEAR)!!!! My friends that live by only pay $125 and their neighborhood is impeccable AND they have a POOL, beautiful clubhouse with a workout room, jogging paths and beautiful landscaping and upkeep of their ponds. SO, for $190 a month want to know what WE GET?! 1. Idiots to shittily mow the lawn, totally neglect our front entrance and the 2 ponds we have and make our neighborhood look ABANDONED (we have no landscaping and them make us take care of the front entrance- wtf?!) 2. they never answer calls or e-mails and are super rude when we do get a hold of them 3. hire incompetent idiots to do repairs that end up doing jobs incorrectly 4. claiming to have insufficient funds and making us pay $155 special assessment fees for "brick" work that was done to only a few houses and was done terrible 5. I could go on and on and on. BOTTOM LINE....DO NOT BUY A HOME THAT HAS ACM COMMUNITY MANAGEMENT!!!!!!!! read more
