I am on the condo association board of a building GSBM manages and they have been great to work with throughout the four years I have lived here. They are responsive and do great work. I would recommend them to any association/landlord looking for a building management company. I'm also writing in response to a review posted by Armando M. I now feel as though I'm in a childish fighting match, but his review of GSBM is absolutely without merit. He was hired by an owner to perform pest control for a rat problem and due to his negligent repairs, led to over $10k in property damage. We have reached out to him on multiple formats and have not heard any response from him except for this snide review on GSBM's business profile. Please disregard his review. read more

Honestly, I think it's ridiculous that I even have to give them one star to give the world a fair warning of how incompetent this company is. I would avoid them at all cost, especially if you are a renter as it is evident that they do not see the importance of maintaining people's housing, a basic human right. I called GSBM more than a week ago to let them know that we were having draining issues in kitchen, specifically the kitchen sink not draining and the dishwasher draining into the kitchen sink. CLEARLY NOT CORRECT. Upon calling they informed me as a renter, it is their policy to not communicate with renters, even though we are the ones experiencing and dealing with the problem. I don't know in what world that makes sense but clearly GSBM is not operating here on Earth!! Thankfully the owner of our unit is very responsive and immediately called to report the problem officially (using the exact same steps that I had just taken, but that is besides the point). On Monday this week, after more than 5 days with no response, we called a plumber on our own. After paying $1300 for the plumber to snake the drains and say the problem is beyond our unit, we called GSBM back. Alas, they still do nothing a fail to return calls for days. At the advice of our plumber, we are not using the kitchen sink or dishwasher, yet each day it fills with dirty water from the units above and GSBM does nothing. They won't even help us contact the units above so that the water will quit coming in until the water is fixed. I've spent probably an hour to an hour and a half of the past 11 days draining water from our kitchen sink and dishwasher with a measuring cup while they continue to drag their feet and show their inability to be even 1% helpful. If you are doing anything with GSBM I would seriously reconsider unless you want to be treated like complete trash and reminded that you actually don't matter one bit. Amid rising assessments at the property you thought things would maybe improve, but it seems they are just funneling that money straight into the pockets of whoever can be the least helpful, biggest jackass of the month. -5 stars read more

This management group is great. I have lived in condo buildings for 40 years. More recently, my current building went thru two companies in two years. I had never heard of GSBM before and I am so happy and pleased to say these folks are fabulous, responsive, great portal system and they actually answer the phone and personally respond to emails. Darren and his team are responsive to our concerns, knowledgable about building management issues, and are professional. If you are looking for a building management company, I would recommend them. I see that they have received several negative reviews below. These appear to largely be fake accounts created by the owner of Pest Control Chicagoland, Armando Martinez. Darren has been professionally working with us to try to contact Armando about his negligent work that resulted in thousands of dollars of damage, however, instead of acting like a professional businessman Armando has tried to ghost us and is now lashing out at GSBM. The fact that GSBM is attempting to help their association should be viewed as a positive and does not warrant the negative reviews below. read more

Since my last review, I have seen GREAT improvement in regards to communication and being proactive from GSBM. I can say at this time GSBM HAS shown a great concern to my issues and continue to do so. I hope that this continues in the future as I am more than happy to give them another chance and continue our business relationship. I'm on the condo board of one of the complexes Good Steward manages, and I couldn't be more pleased. They are responsive when any one of our owners needs them. They excel in customer service, and the attention to the maintenance of our complex is outstanding. Snow removal is completed within hours of the last snowflake hitting the ground. Our foyers are always clean and our courtyard looks spectacular. Their good service only increases the value of our properties. Recently our boiler went out, and I feel we got the best price; and, the immense job was completed as quickly as possible. I've lived here for 13 years, and we've had our share of property managers. They are by far the best we've ever had. Good Steward has maintained our building for several years now, and the owners are pleased. We will be using their services for many years to come. read more

If I could give Good Steward Building Management (GSBM) a rating of 10 stars I would. I've had the pleasure to work with GSBM since 2014 as a renter and most recently as an owner in the same building I currently live in. Their Customer Service is exceptional, have a handy website you can make your monthly assessments on, as well as, retrieve any Association documents or minutes you may need. You can also email the management company via the website and in most cases you receive a response the same day. Additionally, any voice mail I have left for them requesting a call back, all of my calls were returned within 24 hours, in most cases the same day. Just recently, there was a Garden Unit in my building that was listed for sale. The terms were so attractive, I opted to purchase the unit and just like everyone else had the pleasure of working with the lender, Real Estate Agent, Attorney, and Management Company. Each and every time my lender or attorney needed a document, Mariah & Darren were on top of it and supplied the necessary documents. Not once did I get upset because of non-responsiveness or lack of effort. I should also mention that at my closing on 11/2/15, my lender asked my attorney for a last minute final document pertaining to a special assessment the Seller had to pay at closing, as well as, assessment history statement showing a zero balance to me, at 3pm mind you. My attorney contacted Mariah at GSBM and within 15 minutes we had everything we needed to satisfy the lender and complete the closing. I've worked with several Building Management firms in Chicago since moving here in 1999 and have to admit GSBM has been the easiest and most receptive one to work with. I am very pleased. read more

I was President of my condo Board for two years and worked very closely with the GSBM team. Our 4-yr old building was really struggling due to a bad developer and before we found GSBM, we had a horrible property manager that was all talk and did not help us to manage our budget. In the last two years, GSBM has helped our Condo Association get back into the green and build up a reserve, coordinate a roof replacement ($100k job), repaint our hallways, fix up the appearance of our home both inside and out. Good Steward Building Management helped us see the bigger picture and helped communicate with us during some difficult transitions that were needed to help us to become a properly functioning association. Our 32 unit building would still not feel like a home without the help of Good Steward Building Management. I would highly recommend them! read more

As a real estate professional, we have many dealings with property management companies when it comes to helping clients buy and sell condo units. It is a rare occurrence (unfortunately) to get someone on the phone that is not only helpful, but pleasant and happy to help! Nick answered the phone when I called today and he did his best to answer our questions as well as put us in touch with a gal in their office that has more intimate knowledge about the unit that our buyer client was interested in. I've had GSBM manage my property for over 5 years, and they have provided great attentiveness. Efficient, and prompt. Can't say enough.

I'm currently an owner who has their property managed by GSBM. And I'm not quick to offer the 5 star treatment but this company goes above and beyond. They offer constant communication, responses in timely manner, responses to urgent matters (pipes bursting (!) not a dog barking) and provide great guidance on issues facing the association (including budget, reserve allocation and construction issues).They also help us regularly get qualified low bids on everything from snow removal to extensive façade & structural repairs. And a note to one of the previous entries (you might want to talk to your landlord). A management company is responsible for the management of the property at the discretion of the Board and property owners. read more

I lived in my condo building for 12 years and Good Steward has been the property manager for nearly 10 years now (I think? Time flies!) and I couldn't be more pleased. Our previous building management company was inept and never returned phone calls and couldn't keep an accurate P&L. Our Association chose to move our business to Good Steward based on positive referrals from other neighborhood Associations and I couldn't be more pleased. During my time in this building, we encountered a lot of obstacles and Darren and his team were there every step of the way. They know how to be very proactive with regards to budgeting and maintenance so that your Association can plan ahead for things that need to be done to help maintain the value and integrity of your property. The one time that stands out the most is when our 28-unit building's boiler decided to die the week between Christmas and New Years. Needless to say, this was incredibly stressful, but GSBM was able to quickly quote out the project with several reputable companies, select a more energy-efficient unit that would save our Association money in the long run, communicate the project status with all unit owners and ensure that the the building stayed adequately heated to prevent our pipes from freezing during the cold winter months. It was a bad situation, but GSBM handled everything right and we had a new boiler in record time. We recently sold our condo and GSBM was absolutely great during this entire process. Both my attorney and real estate agent commented on how thorough and quick Kellie was to respond to all questions and inquiries so we could keep our closing on schedule. They work with tons of Associations and management companies and they said Kellie and GSBM was one of the best they had ever worked with. This feedback came out at our closing and I was so pleased to hear it. If only I could hire them to manage my new house's budget and projects! read more

My experience with Good Steward Property Management has been 90% negative. They currently manage the building that I have lived in for 10 years, and their efforts are nothing more than mediocre. In the years that I've been here, their service is even worse. They all but ignore questions and comments via email. Their communications about anything relevant concerning my building are either nonexistent or last minute. Who wants to be told that the building's water is going to be shut off only day before when it's a non-emergency situation? And then not be told that work will be extended for several hours past the communicated turn on time? I could go on and on with examples. Pretty much, unless you're on the building board, they treat you like a nuisance. A better name for this company should be Meh Steward Property Management. read more

I worked with Good Steward for seven years. They are fantastic. They help manage the budget, attend and helpfully participate in board meetings, and coordinate repairs successfully - from changing lightbulbs to landscaping to tuckpointing to a complete deck tear down and rebuild. When I moved to another building, I recommended Good Steward and the residents of the building are finally happy with their management company. What makes Good Steward stand out is their commitment to property management (it's all they do - not a side business for them) and the quality of the team Nick has built. After having a crazy building manager who really made our building a difficult one to live in, Good Steward Building Management came on board and basically fixed everything that went wrong previously. I used to be on the board and Nick's professionalism and level headed advice have really changed this building around! Our building was managed by Good Steward for years, I served on our Board from two of them. Nick and his team were a huge help to managing the building and tracking and managing our finances. We have a very old building with it's fair share of problems and it was nice to have Good Steward there to stay on top of all the maintenance projects (and react quickly to unplanned repairs). There were times when communication/timeliness wasn't what we hoped for, but in general my experience with them was excellent. Our Board has since switched to a new management company (Connected Management) and they are a total and complete nightmare by comparison. Stay far away... Our water went out at 10pm (a pipe exploded during the Polar Vortex) and it was fixed by the time we woke up in the morning thanks to great building management and a good plumber. It's nice to know that our building manager can move that quickly under rough circumstances. read more

Recently bought a unit and GSBM is our property management company. In the short amount of time that we have owned, this management company has been very very very great. Before we sold our old place we were management by Kass Management and it was the worse experience that we as owner ever had. It took Kass almost every time 4-5 days to return our emails, phone calls etc. Kass was a complete nightmare and i am glad that we personally do not have to deal with them ever again. Our building is well maintained, the friendly office girl is very attentive and their responding time is literally in minutes. We've owned a few condos in our lifetime and by far this is one of the better management companies in Chicago. read more

Nick is honest, genuine, and hard working. Our previous management company lead the board astray. Nick and his company cleaned up a very large mess in a building which had multiple problems. Our former management companied looked the other direction while a previous board member spent down our reserve and operating funds without consulting unit owners. We were, in essence, "fired" by that management company because we were left without funds to pay them. That board left office and a new board self-managed the building and built back a reserve. Six months ago, our 12-unit condo building joined the GSBM family. Nick's professionalism has helped the new board handle some difficult owners and some rough situations. His positive attitude and know-how (with everything from finances to maintenance and beyond) have been a calming influence in our rocky association history. His friendly office staff responds quickly and efficiently to requests and is willing to go above and beyond when necessary. I wish we had found GSBM sooner - it would have saved us from a lot of problems. read more
