Would not recommend to rent from them even on my worst enemy. Sandy is the most unprofessional manager I've ever met. Gave my month notice and Did a walk through with her and she told me I'd be charged $200 for detail cleaning and that includes the dirt on my patio. That's after I allready paid for a professional to clean my apartment. I gave her two separate numbers because my ex and I were parting ways and moving separate places and didn't have a secure address to provide them with. Therefor there would be no forwarding address for us to back pay for any damages or for us to receive our deposit back. Not only did she send it to our very first apartment address which she knew we weren't living in she called me a year after I moved out telling me I owed $640 and would be put in collections if I didn't pay. I drove to the RMS building downtown that day and it took me a week for them to get all of our paperwork and details of what we owed money on. $1240 (that's including our $600 deposit that we first paid before moving in) onto a house we lived in and nothing in there was damaged. We were in that apartment for 2 years and when we put in our notice sandy said she'd knock the rent down. Named her price of $20 less. That was a slap In both of our faces. Thankful I'm out of there and never have to deal with sandy and her unprofessional mannerism. read more

This place can't be serious. Completely unprofessional, and the actual manager seemed like such a pervert. They never give deposits back, they don't return calls, and they never fix anything. If you do rent from them, I would suggest taking pictures of your place before you actually moved in. They'll try to charge you for problems that were there when you move in. I just have to express how disappointed I am in RMS and how they have managed my rental. I was really hopeful to build trust and a great rapport with RMS. The disorganization I have experienced in the recent months is unacceptable. I have had to thoroughly look at my statements only to find errors that were not authorized such as service charges for pest control and re seed from the gardener. I have had another owners tax statement mailed to me instead of my own. I could not access the mailbox for a few weeks since RMS staff had misplaced the keys. I was charged for a legal document, to evict the renters, when in fact the renters had paid rent on time. This is just another example of how RMS runs such a disorganized company. To close my account with RMS I had to walk in a check for approximately $800.00, some for repairs that were not actually authorized and/or actually repaired, such as the toilet which my husband ended up fixing himself. The final straw was being asked to bring in another $500.00 after the account was confirmed as closed, due to an "accounting error" by RMS. I hired RMS to alleviate the stress of dealing with renters. Half hearted apologies from RMS, who take no true responsibility is just not enough. The response given is "I understand your frustration" but no actual attempt to build or maintain relationship between business and customer/owner is established. In hindsight, I would have preferred to deal with renters directly. At this point the experience of having to work with RMS has become a topic of anxiety. I simply cannot justify using or recommending RMS for business. A very stressed, displeased and disappointed home owner. read more

RMS wasn't good. When we got our deposit back it was low. We expected the full deposit back because we cleaned up everywhere and break our backs so we can get full deposit back. We even painted the insides only thing that we didn't get to was the tiny ass backyard. Only because the Gardner isn't provided with the apartment. They charged a 10$ traveling fee off of our deposit! I thought that was bullshit. It should be taken out of RMS and not us. read more

Second, the lady who answers is so rude for no reason and absolutely no help at all. I have been in contact with many rental offices, all of which are professional and will call me to reference any available unit that may meet my needs. This lady didn't bother to answer any of my questions regarding pricing or amenities. i'm sure no one is competing for their property given that it had been posted for over 40 days, wouldn't you want to be helpful and get that property rented. This company sucks. My wife.and I have only been renting with them for almost four months now. We have asked for a recycling bin twice over their work order process and they've never called us back letting us know what the status on that was. I finally went into the office to ask about it and they said we needed to call and find out the status because they normally don't call back about such things which is ridiculous because they ask for a callback number indicating they'll let us know the status of such things. Also in our lease contract it states that we would be notified 24-48 prior if someone were to show up regarding any maintenance and 3-4 times now ppl have showed up unannounced and we had to change or cancel our plans because of this unexpected arrival. Third, though they have our cell phone numbers as our primary on our lease, my mother in Los Angeles was receiving phone calls from maintenance ppl trying to get a hold of us. Also sandy is supposedly the person in charge and every time I call to talk to her she's never in her office. They say she'll be back at a certain time and I call they say she just left. She always "just left" is what I keep getting told. I've left her several voice messages and not one has ever been returned. Overall their customer service sucks. read more

I rented a house in 2014 for a year from this company and then I had to move out of the state. The approval process was a bit long due to miscommunication between my work and them. Other than that, I had no complains. They charged about $150 for cleaning and repairs after I moved out and deducted those charges from my deposit, which was fair. When I received my deposit in the mail, I also found a thank you note for being a great tenant. In oct 2015, I moved back to Bakersfield and needed a rental again. I applied for 2 houses: one managed by RMS and another house by e homes of B. Their approval took longer again, thus I rented the house managed by ehomes, decision I still regret. Based on my experience, I recommend RMS. They are professional and ethical. read more

I was recently married. We needed a bigger home. I broke the lease on an RMS property after living there 14 months. It has been three months, and they still have not repaired it and rerented the property. I believe they are waiting for the lease to be up only to bill me for the remainder of the lease, which will amount to thousands of dollars. I believe it is wrong to financially harm my family this way, especially after having been such a great renter. The owner is a family law attorney in town who I know to be very professional and a nice person. I can't believe she would be so careless as to expect a family to pay rent on a place they don't live in when the property has a property management company who is perfectly capable of finding renters and renting properties out. That is their job. I left the property in pristine shape. I had paid to have the hardwood floors cleaned regularly, and they went from dull to bright and beautiful. I had all of the mildew from the bathroom ceiling removed. I kept the home spotless. The home needed many repairs, especially the fences. They were old and falling over. RMS only responded to two requests for maintenance, one for a leaky water heater and one for a new air conditioner, but only after one whole very hot summer because the windows in the home are painted/nailed shut, and we all know how hot it gets in Bakersfield. I made repairs on my own as best I could despite their inattention to the property. The day I walked in to rent the property, the male at the desk was clearly under the influence, and the place smelled like marijuana. Also, the one time the maintenance man responded to the property to fix the water heater, he complained the whole time about how renters expect RMS to replace light bulbs, etc. The irony of his visit is when he walked in the gate from the side yard, the gate fell of its hinges because it was so old and dilapidated. After my fiancé, who was there, began to fix it, he responded, "I wish all renters were like you." This is only one example of the lackadaisical attitude this company has towards its tenants. This company is definitely an owner-friendly company, NOT RENTER-FRIENDLY. The final straw was the day I was all moved out and the property was clean and ready to go, which was Christmas Eve, the home was burglarized and the burglars tried to uproot the fireplace's mantle, and the burglars stole the antique light fixtures in the living room. I was sickened by this. I notified RMS right away, and the property management spoke to me with an accusatory tone, and I was told I would be responsible for the stolen items. This whole experience has been one of the worst in my life. I am a respectful person, and this company has been nothing but a nightmare from the moment I moved in. If I could give them zero stars, I would. I called about my shower door getting fixed and it took them over a week and a half to come out. I called them complaining that someone had a spare key to my storage (found it open 3 times) asking them to change the locks. It wasn't until the 3rd time I asked for names and ETA and all to get this done (2 months). The staff in the office is unprofessional. Customer service training is in dire need here. Our fridge broke I had it out on the patio for a week waiting for the recycle people to pick it up. I got a letter stating that it looked bad and I needed to get it removed. I agree, didnt look right. But it was out of my control. After a couple days it got taken. 2 weeks later I get another letter complaining of the fridge, plant, BBQ pit and sandals I had on the porch. Are you kidding me? Fridge was gone, BBQ grill cant be in the patio? Freakin idiots. read more

If you are going through a hard time in life and are just looking for a place to give you a chance, don't waste your time or energy on this company. I made 4 times the rent of the property I was looking at, and had great rental history, but because I had some financial difficulty in the past with my credit and a bankruptcy, they would not even allow me to do a cosigner or a double deposit. I talk to the manager, Sandy, and explained everything I could and offered to do anything I could to help set their mind at ease so I can find a place for my wife and two children. I had two weeks before I had to go back out of town for work to find a home for them, but apparently they care more about numbers on a piece of paper than people. Kind of glad they denied me, I don't want to be associated with people like this anyways. Will not rent from rms realty again. This is the worst realty company I've ever dealt with. We were model tentants never late on rent never had any issues. Before we moved into this rental we had to have it cleaned because it was filthy. The company never did a walk thru so there where things that we missed and ended up being charged for them when we moved out. Before moving out we had the house and carpet professionally cleaned but was still charged almost $200 for their workers to come in and clean it. I have worked with this company for 1year. There is nothing professional about this company. We moved in to an Appartments that had been empty for nearly a year, they never told us why. It seems that the previous renters had been broken in to over five times. I was broken in to with the first 4 days that I lived here. I had witnesses say and report that the only people they had seen here were rms employees. I did contact the police. I went in to the office to talk with the manager. The manager didn't have time to see me and till this day I still have not revived a phone call. They don't repair anything, I had to report that a door had fallen from the hinges her response was " well why dint you just fix it". Its been 3 weeks and i had to pay some other company to come Fix the door. The girl in the office is unbelievably rude, she try's to belittle people. I've seen her do it. And I have felt that she does it to me every time I go into the office. She has no customer skills. She always looks and talks like she's being forced to be there. I have never been able to catch her name but its the girl that changes her hair color all the time. I have tried moving out but it's not as easy to just pack and move a complete family. I'm just very disappointed. I expected much more from this company. I'm having to pay an alarm company to at least feel a little safe . If your planning to rent with this company beware. Horrible people to rent from. I had a gas leak and had the gas company come out and identify where it was coming from and turn it off. Then when rms sent out a guy to fix it he told me to turn the gas back on and let the leak get stronger for a few days so he could tell exactly where the smell was coming from cause he doesn't understand what the gas company was talking about!! While my two babies were there he wanted to let the leak get stronger!!! Then when I called everyday to get it fixed rms had an excuse it took them over a week and a half to come back out to fix it so I had to have my gas off for that long unable to cook or anything!! read more

We were model tentants always paid our rent on time, kept our place clean, gave our 30day notice, and left the place extra clean, they even wanted the knobs on bathtub sparkling? so be it, we did it all, even cleaned the grout on the kitchen floor, when Sandy did the walk-thu she put on the paper that everything was good, but that it smelled like the carpet was wet, and smelled like wet dog? Duh, I just had the carpets professionaly cleaned the day before, and my dog died 8 months ago, so i no longer have a dog to have a dog smell! i told her, no ur mistaken. she left mad, and there u have it, a bill for $2,800 saying my dead dog damaged the carpet in the whole house that had to be replaced? Lies, so now we are damaged goods, no longer able to rent from ANY realty companies because of the judgement they put against us! They lie to keep your deposit, ours was $1,400. I wasn't impressed with this company at all, and I'm one to give pretty fair reviews. Before I explain, if you decide to rent with this company make sure you document in writing and with pictures the condition of the house. Of course you should do this with any rental, but be especially diligent when working with this company. I recently moved out of one of their properties because of a job relocation to Arizona, and we had numerous issues with the company. First, they are extremely hard to talk to. If you call the office you can report a maintenance issue with the office staff, but anything else has to be left on the office manager's voicemail and you might get a call back in a few days if you're lucky. They were quick to address an issue with the heater in mid-July (the gas company demanded it though, so I think that is the explanation) but it took 3 months for them to talk to the gardener about mowing and weeding the back yard, which was included in our lease agreement. The house had plumbing issues and slow drains, RMS sent plumbers out numerous occasions and they never addressed the actual issues. I feel bad for the property owner, who was probably charged for each plumbing "service" even after we complained that the work had not been completed. At one point, a plumber was able to get a sink unclogged and commented that there was a small amount of hair in the pipe, but that it shouldn't have been enough to clog anything and that he suspects there is a bigger issue. This plumber left without checking the laundry overflow pipe, which was our main complaint as it was overflowing often enough that we had to wash all our laundry at my mother in-law's house. A week later they sent another plumbing service, who determined that there was an issue with the pipe fittings themselves. Still never checked the laundry plumbing, and said it wasn't on their work order (though that was my main complaint!). We still got a bill for $80 for "minor hair removal". Additionally, I frequently got calls from the homeowner, who was very friendly, and from our conversations I gathered that RMS never really communicated anything to her. As far as I know she was never even aware of the plumbing issues until bills came in months later, nor was she aware about the gardener issue. I'm pretty forgiving and I figured a couple things are bound to go wrong with rentals. But my real surprise was the way they handle deposits. We had a $750 deposit. They had 21 days by law to get an itemized list to us. Our itemized list is estimated to be the exact amount of the deposit, delivered exactly 21 days from turning in the keys. Now granted, I realize this is just a legal way to say "Hey, we're holding your deposit longer because we haven't gotten around to getting the house ready for the next tenant yet" but really this is B.S. The most I have ever had taken out of a deposit was $100. We made an extra trip from Arizona to ensure the house was sparkling clean, even though we noted in our lease that it was dirty on move-in. Our house was all tile, with the exception of two of the bedrooms that had old industrial-grade stained carpet (also noted on move-in walk-through) and we have an estimate for $250 for carpet cleaning plus $200 house cleaning. $200 yard clean-up, because the lawn had to be manually watered and by the time they got around to inspecting it after we moved out the grass was browning. We had another interesting charge, $100 for "pest control - fleas" even though the dog always had Advantix monthly. Apparently they were found in our yard, which is surrounded by other yards with other dogs. Anyway, it has been super frustrating. read more

This company is very unprofessional. My son attempted to rent a property from this company. They called him and said he was approved, however, he had a credit account that was showing delinquent so he needed to make a payment arrangement and bring proof that an arrangement was made. He made a payment and brought proof that an arrangement was made on the remaining balance. They approved him for the property and we made an appointment to sign the lease and pay the rent and deposit. When we arrived for the appointment, they had us sit in the office for over an hour while they went in an out of an office as if they were having a top secret meeting and then Michelle called us back to another office with her supervisor Rita to tell us Michelle made a mistake and didn't have her supervisor look at the application before she approved it. They claimed there was no rental history (which we told them he rented from a family member at the time of the application) and he didn't have any credit history with the exception of the negative credit account so they had to deny his application. The denial didn't make me as upset as the fact that he had been in contact with the company over the course of three days. His credit was ran on the first day, they were aware of his credit because they had him show proof he was rectifying his credit, yet they still had us get money orders, take time off work, and come down to their office and sit for over an hour. After this experience and reading the other Yelp reviews, I wouldn't suggest anyone else do business with this company. read more

I have been renting from RMS almost 2 1/2 years. I like my apartment despite having someone break In (during the day) they also broke into my garage and tried braking in again! I really enjoyed living there..until recently when the neighbors started playing music really loud music at 6:30 in the morning! I decided to move for a while now and although I like my apartment I can't deal with sharing walls any longer. Rms do keep up the properties but I bought a security door and it wasn't installed right, I called to let them know and no one ever came to fix it. If they did, I wouldn't have know since maintenance guys don't leave any kind of card letting tenants know they came out. When my window was being replaced I showed the maintenance guy and he said he'd come fix it, never came. May 2,2015 I wrote/dropped off my 30 day notice in the drop box ( in the morning 8:45). Well, I received a letter stating that they were going to charge me for 33 days (extra 3 days) because they "received it on May 4th" I told them No! I'm not paying for 3 extra days when I clearly put vacating 30 days from today's date! The supervisor told me they were closed on May 2 nd and the date on my letter meant nothing because they received it on May 4th. That's BS! And not my fault their office was supposedly closed. I will never rent from this company and I will always give them a bad review. I was so angry I told them to keep the deposit I'm not cleaning anything!! I can't wait to move out and not deal with them anymore! Another thing if you decide to rent Please write down names when you call for anything, they have so many girls that work there. read more

Worst property management company ever! They stalked the heck out of us the entire time we lived there. Made false complaints, that I had to prove wrong in court. I lived in an HOA and they took full advantage of that. Even citing me $1000 for "having my garage door up too long." That was my second warning. Accused me of having loud parties all night. Hello I am a 60 year-old married woman that works full-time. Had to have my neighbors sign a petition proving it was the neighbors that lived behind me. The forced me to let them come into my house after I gave my 30-day notice and before I moved out. Apparently, if they give you a 72-hour written notice by law they can do that. I have lived in over 20 places in my life and no one has ever forced me to let them come in while I still lived there. No one has even asked to for that matter. They charged me over $2000 stating that had to replace all the brand new carpet in the house and paint it. I am a professional cleaner and I have been doing this for over 30 years with the school district and I cleaned the house until it was practically sparkling. So the only thing that could hold up in court was the fact that they said it had a smell so they had to replace the carpet. I even went before the judge with over 50 pictures that I took of the place so I could prove that it was cleaned and looked brand new. Well...at the last minute they changed their story and said it had a smell and that's why they had too replace the carpet. Their word against mine and pictures can't prove that it didn't smell. I don't even have any animals....soooo needless to say the judge sided with them and I lost out on all that money. They are the worst company I have ever dealt with in my entire life.
