We never gave them any major issues, we always paid on time and left the home in excellent condition. Upon moving out, we gave the notice required, removed all our belongings and made sure the place was clean. For the final walk through the agent was late, but i made sure I she had plenty of time to review the property and take pictures of everything. I made sure I understood what items would need to be done and what items we were responsible for. We also left a number of items we had put into the home, ceiling fans, ring doorbell, Schlage digital front door lock, gate fobs (that weren't supplied) and our leftover air filters and extra light bulbs (which they charged me $25 and $10 a piece for). After the all the pictures and discussion I was told everything was better than normal and I would only need to cover cost of some light painting and carpet cleaning. (No idea they would charge me for paint, $600 for 2 gallons) Then when I received the description of charges with the check, Most of my deposit was taken and a large number of items were added. They even charged me for landscaping which I had just done (even stating the backyard which was 100% rock) and the attic crawlspace door which had never been touched or accessed. The agent even kept saying how great it looked and it needed almost no work. She said their handyman would would be able to knock it out easily. As i was leaving I asked if there was anything for me to sign or if I could get a copy of the notes and I was told not to worry we would get our deposit back with in 30 days. At the end of the day, this is typical landlord profiteering, as all they did was find was to pocket my deposit! I will be filing a BBB complaint

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.
