    One note: The signs out front identify this place as the Ashburn Inn as well as the Budget Inn, so…read moreif you're looking for it, you may want to look out for "Ashburn Inn" as those signs seem to be more prominent. If you are looking for the Hilton, this place isn't it. However, if you are looking for an inexpensive but good-quality place to stay, you'll find it here. We rented two rooms at the Ashburn Inn for our party of six travelers. One adult and three kids in one room, and two adults in the other room. We didn't pre-reserve the rooms, but the manager was still able to find us two adjacent rooms with a connecting door. The pool is very well maintained and clean, with nice pool furniture. (Honestly, we usually joke that places in this price range are "dead body in the pool" places, based on the quality of pool we usually see -- murky, gross, schmutz floating on top -- but this pool was kind of amazing considering the cost of the rooms.) I have seen other reviews mentioning that there is no wifi. There actually is free wifi here, so that may have changed recently. It's not super fast, but it is reasonably reliable and should be more than sufficient to check your email, upload a few trip photos, etc. The rooms are on the small side, but they are clean and they include a microwave and a fridge. I've stayed at much more expensive hotels in larger cities that didn't have a fridge, so I was very pleasantly surprised to find these things here. The bathrooms were clean and reasonably spacious. I also have to mention the friendly staff. At breakfast, my 6-year-old son, who is autistic, wanted a different breakfast cereal than the first one he'd got, but the cereal he wanted was almost gone from the dispenser. One of the staff members overheard and not only got more cereal for him, but poured it into his bowl for him and asked him a few questions about his trip, etc. She was not fazed by his communication problems in the slightest. I was truly impressed. My single complaint is that of our two non-smoking rooms, one of them had a faint odor of smoke, as though it had once been used as a smoking room in the past. The other room smelled clean and pleasant. Also, be aware that you will only get the price advertised on the sign ($29.95, I think) if you are a single traveler. We paid $35 for our two-person room, and $40 for the room with one adult/three kids. Still, a very good value and I'm really happy we found this place. Highly recommended.

And the place had a 4.5 star rating on Yelp! It seemed like a reasonable bet. The room was two doubles, not queens. The room was hot, in the mid-eighties and super humid when we got there, and the a/c had to be set down to 60 degrees to stay on. The bathroom door wouldn't close because the bed was in the way. It was a non-smoking room, but I think people must smoke right outside, because the room smelled of smoke. The carpet was slightly sticky. One of the blankets was...rubbery? Unusable. The wooden furniture was slightly sticky. If you're a solo traveler with a strong constitution, this might be a reasonable option. It was $25 less than the Quality Inn down the road-- where we would have stayed, except we were lured away by the false promise of larger beds and the 4.5 star rating. I haven't ever written a Yelp review before, but I had to correct the record for travelers following after us: this is NOT a 4.5 star place. At all!

I did not do a very good job researching because it turns out that this place is more expensive than other options nearby, but just as dumpy. It was about $60/night when for the quality, I would put it in the $35-40/night range. The good: the check-in woman was nice, and they served breakfast. There weren't many options for breakfast but they did have coffee, some cereal and a waffle machine! Honestly, the waffle mix tasted very, very cheap - but it wasn't terrible. They had syrup out, and also had milk and cinnamon. I put milk and cinnamon in my coffee and actually chugged down a lot. Not bad. Though I did look longingly out the window at Waffle House. The bad: -the air conditioning was extremely loud and rattling, so much so that it was nearly impossible to sleep. Turn the air conditioning off, and it got muggy fast - making it nearly impossible to sleep. A catch-22. We got up several times in the night to turn it on and off. -the bathtub was really gross and had brown stains all over it. I didn't even want to put my feet in there. -whole room was just run down and old looking. If the price had been $20-30 cheaper, I wouldn't have cared about this, but for $60 out here I would expect something nicer. This place is in the middle of nowhere! We saw billboards for places offering $25.99/night nearby and were kicking ourselves for making reservations here. If you are traveling down 95 I recommend just picking something cheap off of the billboard and going there.
