(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

Renting and investment ownership are often challenging, for sure! I have owned rentals for almost 50 years here, in Idaho, in California and in Detroit. I have had many companies manage my personal properties and, I've even taught management classes. Honestly, without any compensation or 'kick-backs'....I have to say that this company has ALWAYS done a superior job of communicating; watching maintenance issues and costs; acting professionally yet personally too! I always say to investors....communication is the key - it's a team effort! Tenants, too, have to communicate and sometimes have some patience. I've always had great conversations and find the entire team solution minded. It's been over 10 years with Johnson Property Management and I'm hoping for another 10, at least! Robin M Nampa, Idaho

I'm only leaving 1 start because i cant leave a 0 star…read more I would STRONGLY encourage AGAINST considering Johnson Property Management and to HIGHLY RECONSIDER. Their lease agreement is riddled with UNAVOIDABLE FEES and CHARGES you for nearly EVERYTHING you could and couldn't possibly imagine. My move-out experience has been THE WORST experience I have ever had in my nearly 20 years of renting. After moving out, I was CHARGED for professional carpet cleaning despite personally renting carpet-cleaning equipment and cleaning the carpets myself before vacating the unit. When I requested the photos showing the carpets were dirty enough to require additional cleaning, Johnson Property Management DID NOT provide any photos showing the condition of the carpets that allegedly justified the charge. Instead, they provided invoices showing that work was performed. An invoice proves someone was paid. It DOES NOT PROVE the work was necessary. Their lease explicitly states that (quoted directly from their rental agreement) "Cost of professionally cleaning carpets will be charged to the Tenant's Rental Account when Tenant vacates." In other words, TENANTS ARE CHARGED for professional carpet cleaning upon move-out REGUARDLESS of whether they cleaned the carpets prior to moveout. They further state that they do not conduct move-out inspections with outgoing tenants, meaning tenants are not present when these determinations are made. They do this purposefully so there is no way for you to dispute their ALLIGATIONS and CHARGES. The lease contains numerous TENANT-UNFRIENDLY provisions that should put you on HIGH ALERT. It includes a clause claiming tenants owe $1,000 in liquidated damages for making PUBLIC STATEMENTS or POSTING REVIEWS the company doesn't like. However, according to the court of law, consumers have a legal right to leave honest reviews of their experiences. But they do this in an attempt to discourage criticism through financial penalties, and that's HIGHLY ILLEGAL. The lease also includes broad violation fees, PERMANENT RENT INCREASES (yes you heard that right) for repeated late payments, collection fees up to 50 PERCENT, and numerous provisions that SHIFT COSTS and LIABILITY onto tenants. DO NOT choose to rent from Johnson Property Management, UNLESS you want to throw away your money! Even if you take extensive photos and videos at move-in and move-out, keep records of everything, YOU WILL NOT be receiving a large chunk of your deposit back because cleaning or repairing something yourself WILL NOT prevent you from being charged for it later.

Cornerstone Property Management

Review: In my…read moreopinion, Cornerstone Property Management has been the single worst company I've ever dealt with. I wouldn't recommend them to owners or tenants -- tenants are never heard, and owners are left footing inflated bills. This company feels all about the money, not the people. * Zero communication: At times, I waited over a month for responses. Tenants told me they were also ignored, leaving urgent issues unresolved. * Dishonest maintenance claims: They would say sprinklers were "on" or "checked" when they weren't. In reality, sprinklers were left spraying directly under the house for entire seasons, causing structural damage from neglect. * Questionable billing & conflicts of interest: In my experience, Cornerstone inflates repair charges. They funnel everything through Genesis -- the repair company they own -- while claiming work is "subcontracted out." In reality, it's subcontracted to themselves, with markups far above industry standard. * Fraudulent-feeling charges: I was billed for sod that was never installed, yet still hit with an $800 charge when tenants took the matter to court. I was told a bathtub repair would be split with the tenant, only to be charged the full amount until I fought it for months. * Unqualified labor: They bill top dollar but send out the cheapest, least-experienced workers to do the jobs, creating more problems than they solve. * Tenant dissatisfaction: Multiple tenants directly complained to me about the lack of follow-through and unaddressed maintenance issues. When I formally terminated my contract for cause and laid out these issues in writing, the owners didn't even have the professionalism to respond. I had multiple rentals managed by Cornerstone, and based on that experience, I would strongly caution both owners and tenants to look elsewhere. Update - over a year later! I'm still dealing with issues from this company. After my original review, I've now discovered an even more serious issue. While Cornerstone was managing my property, Caldwell Irrigation District confirmed that multiple billing notices were sent directly to them. I was never notified of these notices, and they were not returned to sender. As a result, I only became aware of the issue after liens were placed on my property. Regardless of whether irrigation is ultimately an owner responsibility, a property manager has a basic duty to communicate bills and notices received during management. That did not happen here. Based on my experience, there were consistent communication failures that led to financial consequences.

DO NOT DEAL WITH THIS COMPANY! They put a nasty letter on…read morethe front door that we were renting from them, telling us that we had to be out at the end of the month. . Later in the letter they said we could stay until the 17th of the following month, but we would have to pay for the entire month. We chose to get out at the end of the month so we wouldn't be stuck paying the full amount for two weeks. We were also told that we better leave it in as good of shape when we moved in if not better. We had texts from different people asking where the keys were. We had put the keys where they told us to. We've had continuous texts coming from different people. They do not communicate with one another. They're still insisting we have to pay even though we no longer live there. This company really sucks! Good luck on getting any information or answers out of them. These people's proctologist called, they found their heads.
