I call it serendipitous luck that Jason came across my path in July 2011. I randomly found his property listing, contacted him the same day and he was quick to accommodate my schedule to view the property. Upon that first meeting, it was a go for me to continue working with him on this short sale. I recall telling him it was a no-brainer decision. It's now the end of Oct 2011 and I just moved into my new home this past weekend. The short sale process was not easy. As we all know they never are. Many uncontrollable huge mind-boggling "surprises" occurred, but one constant in the whole serendipitous trip was Jason's tireless commitment and dedication to my needs as his client. I'm the type of person who prefers to be in control however I was completely comfortable knowing Jason was in charge as my agent and didn't need to have my hands in every single thing because he had it under control. I'm sure there's much work he did behind the scenes that I don't even know about just to make it as easy for me as possible in a difficult red tape short sale. He is a task master and problem solver extraordinaire with many industry connections to handle whatever your needs may be. He's proactive in letting you know what to anticipate, follows through on his actions AND continues to follow up once the deal has closed. I suspect he has bartered with Father Time to have more than 24 hours in his day as he is relentless in handling any and all tasks at hand. I will not lend my name or recommendation unless I fully believe in someone or something. I would 100% recommend Jason and send all my friends and loved ones his way. No doubt.

The property had been rented and so she did her job in trying to change my thought process to purchase. It made sense and I told her I would look. From the initial showing it was a feeling of desperation. I never felt like she was a "buyers agent". She pushed on everything we looked at. I wrote a contract but she couldn't get the sellers to agree to the price. We went and looked at another and though I voiced my concerns she continuously pushed me to write a contract. Never a consideration for what was right. I was fairly new to the area and therefore interested in looking at multiple areas. I had been asking about La Jolla and she had run listings. We were out looking in Carmel Valley and I asked if we were going to go look at La Jolla. She told me that if I drove, she would take me, but she didn't want to spend her gas. Another time, she asked me if I was paying her by the hour to show me homes. REALLY??? wow.. I felt sorry for her and I knew that I was running out of time on finding a home to move into so she offered me a vacation rental that she was doing on the side. She wouldn't meet me at the office to sign the paperwork and when we rented it, she made me do two separate cashiers checks. I don't think I should've done this, as someone told me its illegal. One to her because she needed the commission to pay her bills and one to the owner. I was getting tired of the comments and her asking me to drive to look at properties and she was showing signs of frustration with me because i didn't write a contract on everything she showed me so I changed realtors. This made her extremely upset when she found out I wrote a contract with another realtor. She called and asked me about it and I told her I didn't feel comfortable with her pressure and lack of desire to listen to what I am wanting or looking at. Nothing was said and the rental ended. NOW this is where it gets worse. We did a walk through on the property in Seaside Sur and she made no notes about the condition. I personally swept, vacuumed, cleaned sinks, shower, and washed all the sheets that were in the property even though I paid $125 up front for a cleaning fee. The only thing that she said was that there were water stains on the coffee table. I made reference to the owner's book that they said to use coasters please and we had done so. She made no reference to anything else. After we left, she then said the coffee table was ruined, the place was filthy dirty. I asked what was dirty and she said the microwave and the stove. Two weeks later she said that there were two rugs and towels that were ruined. Again, never noted on departure. I have not gotten any part of my deposit back and its 3 weeks later. I am suppose to have the money back before three weeks in the state of california according to her. Do NOT deal with this person. I will be moving forward with litigation against all parties involved to get my security deposit back.

He secured the necessary permits and arranged for water and electricity to be connected, significantly increasing the land's value. We then listed the property for sale again through Saeed. A buyer expressed interest, placed a contingency deposit, and we signed the agreement. A few days later, the buyer requested the plans and blueprints, which we provided. After some time, we learned from Saeed himself that the buyer hadn't signed the required contingency documents a crucial detail that Saeed had failed to inform us about. This omission left us feeling betrayed, as we had placed our trust in him. Instead of representing our interests, Saeed seemed more aligned with the buyer, particularly when he withheld this important information for several days. Upon discovering this, we decided to cancel the deal and requested the return of our plans. The day after the cancellation, my husband went to Saeed's office to collect them. To our surprise, Saeed greeted him at the door with an extremely unprofessional and rude demeanor. Despite the fact that we were the wronged party, Saeed acted as though we were the ones at fault. He failed to follow the proper legal procedures, neglected to keep us informed, and then had the audacity to treat us poorly. We renewed a contract for an office that belonged to my 40-year-old son, who sadly passed away last year. Emmett drafted an amendment that included a clause allowing the tenant to make changes to the office without notifying us.He knew we had prior issues with the tenant who removed my late son's valuable furniture, without notifying us and we were unable to recover which was very sad for us. We had to ask him to change that clause after it was already signed. Additionally, he made inappropriate comments about his own client--my tenant--calling him "very difficult" and stating that he, Emmett, was "more like us" (like my husband and me) and that he was on our side. How disloyal to his client. On another occasion, he was extremely rude over the phone and later apologized via email: "I wanted to apologize for the call earlier. I was in the middle of something prior, but I should not have spoken to you that way." This behavior is unacceptable. I rarely write reviews, but I felt it was important to share this experience.

I was respectful of their choice, but he also said that he would not refund my money. He kept saying they have a strict cancellation policy. I kept saying, he is cancelling on me. That he can't refuse to allow me to stay there AND refused to refund my money. How could you possibly tell someone I am not allowing you to stay at my rental, yet I am charging you for it. I was not cancelling, he was cancelling on me and kept telling me about his cancellation policy. Can people really be that dumb?? I would look at other places to rent and completely avoid this company. Also reading the other review, I feel so bad for the poor guys that lost 8K at Josh's Mission Bay rental unit..... They are an unethical money hungry bunch.

My deposit from our previous apartment, which we left very clean, went toward the second, two story apartment. Sadly, Bonnie, the sweet little old lady manager died. Then the owners, who supposedly had over a thousand units, altogether, hired Hunter Property Management. They were TERRIBLE. They wanted a key. I said no. They wanted to go in when I wasn't present. When I gave notice I was leaving, they wanted to show the place. That wasn't in my lease! I don't think they had a copy of my lease. Someone literally tried to break in while I was at work. I was commuting an hour each way, to and from work, in Fallbrook, back then! Before we left, my (young adult) daughter had actually hired a maid, but that was after I cleaned thoroughly. Instead of getting my deposit back (I was in that apartment for over 5 years!) I got less than half back. Hunter Property had a bad reputation of raising everyone's rents, and not giving back deserved deposits. The woman at Hunter Property Management lied and said she hired a maid service! A receipt WITHOUT AN ADDRESS was provided to me for the maid and a window washer. We could not wash the outside upstairs windows. The "townhouse" was over a garage, so I had to walk up a flight of stairs to get to my front door. An interior flight of stairs led to our bedrooms. The inside of the windows was clean. Also, although I cleaned the carpet, it had one small red stain. Again, it was barely visible, and would have been considered normal wear and tear, after over 5 years! Hunter Property Management again lied. After I moved out, when I got the bogus letter lying about alleged damages, I went back to the apartment, before it was rented. I still had a key, although we turned in the original. The key worked, so I entered. Hunter Property Management lied and had said they had "patched the rug" with a piece of rug from a downstairs closet. They did no such thing! Although the carpet was in decent shape, after so many years,they could and should have replaced the entire carpet! It wasn't new when I moved in! i was younger; I foolishly hadn't taken photos. I trusted Bonnie, and didn't think she'd die! Moreover, I thought I couldn't afford to miss work. I considered taking Hunter Property Management to small claims court. I wish I had. In all the years I rented, I was a few days late paying only one rent check. So a late fee was also deducted. But $250 meant a great deal to me back then. I was disgusted with the lies. I was there from the later 80's until 91. The dollar was worth a lot more back then! Thankfully, now I own my home. Anyone renting, especially from Hunter Properties should take photos, do a walk through, if possible. In closing, I notice this company changed its name from Hunter Property Management to Hunter Properties. I suspect this is so all the previous bad reviews, including mine, don't show up!

Most often same day someone will come out to fix things, or at least same day reaching out to get something scheduled. I also noticed that when I received the application they gave me a mold pamphlet that shows what to be aware of. This was really nice to see given coastal SD is at risk for mold. None of the other places I applied for provided that. 10/10 experience with them
