If I could give them a zero I would. I live in Burnside Community, and our pool has been covered we no longer have that amenity. I have called multiple times to ask them why our HOA fees are still the same without having that amenity. I have been transferred to management and hung up on. Ive called multiple times trying to get answers before paying the fee because we have been without a pool for 3 years and nothing has been changed. I still have not received a response. I've a water leak in my kitchen caused by the pipes in our building. Some problems were remedied, but I've been left for 3 plus weeks with a leak that has resulted in standing water under my sink. The work order issued by this management company calls for the repair to be done by May 22, a full 5 weeks of being unable to use my sink. I called for emergency service. As of May 9, no one has addressed this issue. I've called them, sent a photo, emailed, and texted! Still this company has not dealt with this as the emergency it is! read more

Red Rock has been the property management/HOA enforcer for our community the past 8+ years. We have no Community Manager and when we do they leave within 60 days with no notification to the community. So emails and voice messages are going unattended. ZERO outside maintenance has been done in our community since we inherited Red Rock. Requests for outside repairs are ignored or we are told it is "under" review. What's to review when one has a leak and sent pictures? A HUGE tree fell during a storm about 8 weeks ago. Tree is still down in common area and under "review!" Landscapers cannot cut the grass there. The branches of this tree are weapons now and someone will eventually get injured. The phone system is horrible. Our community isn't even one listed so trying to get to speak to a live person is almost next to impossible. Reported DCCR violations continue without resolve. Not sure what Red Rock is doing with the reports. They aren't resolving them!! Unfortunately, until our builder releases the community to the owners so we can act as our own Board and HOA, our community continues to deteriorate and is starting to resemble a forgotten and abandoned community like the pictures of inner cities in America that we have all seen . You never hear from them or the HOA board. Don't respond quickly. They disregard the covenant and the CCR's. They were months late, sending out the bills for HOA dues for last year when it comes to HOA board elections, they follow no rules specified in the covenant, they set deadlines for the election, if they don't care for who has been chosen by the homeowners, they extend the deadline, hoping that others will replace one or two of the people that's supposedly won. Red rock and the HOA have not followed the covenant in CCR's that each homeowner signed has a copy of and that red rock has and is supposed to enforce. They are worthless and the board and red rock representative have stated in meetings. We are the cheapest management company around they're not worth having in my opinion read more

I have many properties and this is by far the worst HOA management company I have ever dealt with. They took over for Hawthorne Management and allegedly sent notices to homeowners via mail. Never did I once receive an email until one day I got a claims notice from a collection agency. I had my HOA dues on auto pay for a decade, and wanted to talk to a human being to discuss the issue. Of the half dozen times I called, I never got a human that answered. They have an AI chatbot. When I finally got an email response from a Kurt M - I have no idea how Frann A. above gave a good review; perhaps they are relatives - I literally have to pay what I believe is an overestimated claim prior to even getting a) an explanation of the balance owed, b) an account number and payment instructions for future payments. Red Rock either does not care about customer service or is sorely understaffed. I have tried to speak with someone for over a month concerning two repairs at my home. Though the work orders say they have been completed, I can't get any receipts or evidence of the work that was done. I have emailed and called and emailed and called and all I get are automated responses or a response from Kurt who promises to connect me with my community manager. After over a month I have not heard from her. when I call the phone line, they are always "experiencing a high call volume" and I have to leave a voicemail. My professional opinion is this is the worst HOA management company in the Triad area. Stay away from this company. I know from personal experience!!! Chris, the owner, will try to hook you with a low price and say their managers have a low amount of communities to manage. The truth is they are running on fumes and they don't list their managers because of the high turnover and low amount of staff. Don't worry, that low price they hooked you with will quickly go up. Red Rock Management does not value the members of the community they manage. The staff is poorly trained to work with our volunteer Board of Directors of the HOA. The community managers have little actual hands-on knowledge of the property. They have not walked the property, met with owners, nor attended board meetings in person. As an owner of one of the properties managed by Red Red Management Agency, I pay a lot for their services. I am not getting back the value of what I pay each month. If I could leave 0 stars I definitely would. They expect us to know these guidelines like we read it for fun. As one of the few homeowners in my community you would think they would speak to you as a human instead of reciting what is in their guideline books. Not once did they tell me that they were cracking down on violations until I had called them. Their customer service is subpar, they have no human emotions. We spend "x" amount of money on yearly fees but have not seen any updates to our community. They cite violations that are not in the bylaws, the harass you about very minor issues. I think part of the problem is also busy body neighbors, but they allow this company to continue their power trip. I am considering moving just so we can be left alone. They are a flat rate agency and they do a shit job. The quarterly dues are supposed to cover landscaping and common area maintenance which is nonexistent and the landscaping is inconsistent and poorly done most of the time. We have lots of issues with our current HOA board and Windsor Trace in Indian land, SC and when we forced the board (96 signature petition) to switch companies was hoping things would be better. our board does not communicate, cancelled our 2023 Financial meeting and raised rates with no ratifying the budget, delayed our annual June meeting (required every June in our bylaws) by 3 months because of a pending lawsuit they will not talk about even though they say they are only volunteers. When we finally had the meeting then went remote because we found out they lied over the years about paying to use Del Webb library and could only stay an hour. We have been trying for years to see details of our finances but road blocks. We had police at the meeting to keep things safe but red rock and the board would not show up. they controlled the meeting and muted us when they did not want to listen to us. Very one sided and Red rock was complicit with our board even though over half of us are mad and trying to vote them out. During this time John the HOA president has been a bully online and has harassed several homeowners at 4-5AM begging for their proxies. Also 4 days before the meeting is when they changed to online and you could vote online (violates another bylaw that says you have to give 15 notice of PLACE, date ,and time). if you voted online it cancelled your proxy you gave earlier. We had more proxies which we had to turn in and we gave to Catherine at the office who verified the proxies we turned in but yet the original 3 won. Have tried to talk to Meg Thompson at Red Rock about this but will not give a straight answer. Only get her famous line (like a dozen of us have heard now) We consider the matter closed. I am not sure why Red rock is supporting our HOA so much in this when they are so bad. If we were only a few could maybe understand but half the neighborhood hates our HOA now. John only get like the same 9 thumbs up for over 100 people online on the social media site. We even have several house that have leaked for 3 years now and still not fixed. Mold in them and one homeowners kids have been hospitalized twice now. I'm afraid if something does not change soon this neighborhood is going to fall own. Working with Lancaster sheriff's office, AG, State senators, and an Antoney now to force the issue. Also working with house of reps to have more Strick legislation on what HOA's can do, hold them accountable (individual volunteers held accountable for their actions, not hiding behind the HOA and only Sueing your HOA), Transparency on all financials (if you read the news several HOA charged for embezzlement of funds, fraudulent reimbursements, etc), and restrictions on how much they can approve to spend without homeowners approval. I was always nice and respectful with trying to work Red rock and even spoke to Chris the owner once who told me he would look into this but they have sided with our horrible HOA and will not answer the phone now when I call and will only responded by email. read more

For three weeks, we didn't have trash pick up. Our lawn has not been mowed at all this summer / this year even though they are receiving their HOA fees. One of the owners has tried to keep the lawn mowed because it looked so bad. He is tired of it and shouldn't have to do so. The city just posted a sign yesterday for a violation that the grass is over 12 inches. That is RIDICULOUS!! They allowed an abandon car to sit for over two years and only after the city got involved did it get moved. The city had to fine them and they still don't care. The people that work there have the worst customer service. If you pay HOA fees, where is the money going? There is no yard maintenace and we had to raise hell to get a garbage dumpster that is now just sitting in the parking lot and should have been moved weeks ago. If they won't pay for trash pick up and lawn care, there is no way they are going to pay for an area to be paved for the dumpster to be moved to... That's just commone sense.. When I see all the other reviews , it is pretty much the same feeling that RED ROCK is the absolute worse. How do they even stay in business?! They won't return a phone call and send out the same crappy response. Maybe their email volume wouldn't be so dam high if they actually took care of what they were supposed to. My HOA for the Farmington Ridge community switched management companies and I'm going to work OVERTIME to make sure they do not renew their contract with Red Rock. Admittedly I became delinquent with my dues (we all fall on hard times right?) Well I called to pay the balance in full and was told an attorney's office had my file. I was provide incorrect information numerous times before I finally got the right office ONLY to find out they didn't even have the file. No one seems to know where it is lol It's taking (because they're STILL working to resolve-- or better yet correct their mistake retroactively) over a week to simply get some kind of answer so I can simply pay my bill. Aside from that, service requests take months to resolve, if at all. The CSRs are rude and I'm just over them. read more

Clearly I'm not the only person who finds this company to be terrible. My community development hired them and it's been a disaster. They charge an arm and a leg and offer the opposite of customer support. If you want anything done like arrange the trimming of your hedges (which were skipped by the landscapers in the first place), or the removal of leaves, or even a birds nest, it takes them 2 to 3 months to get around to it. Red Rock Management Company partnered with the HOA committee board for Beach Club Townehomes in Tega Cay, SC during the months of March and April 2020, and refused to adhere to the safety guidelines for the Corona Virus Pandemic set by SC Governor and President Donald Trump. Red Rock HOA Management Co violated the government guidelines in numerous ways, I will list 2 of them. 1-They sent violation for my blinds, I responded that I could not replace the blinds until the Corona Virus Pandemic was over because I couldn't allow a hired help into my home to install them under the quarantine guidelines. The company decided to fined me. 2nd- Red Rock HOA Management Co sent violation for my front yard garden having mulch instead of pine straw, requested I restore it to the way it looked before I changed the garden to mulch and stones. I expressed to them that I received permission to change the bed app 4 years ago and nothing had ever been complained. The original bed contained dead overgrown bushes, red mud and no pine straw. It had obviously been neglected by the HOA for a long time before I purchased the home. They proceeded to send 2 people to my home in attempt to forcefully change the flower garden to the style they desired. The 2 people came to my front door ordered me to come outside less than 6ft from each other and the garden, they were blocking my front entrance attempting to remove my personal items from the garden, then 1 of them grabbed my arm app 3 times, when I demanded that she stop touching me and leave my property, she refused until I notified the police. The company Red Rock Management then billed me for a violation. Within a few days I began to show symptoms of the virus Covid 19. The company preceeded to ride by my home again today and issue my account another fine. I haven't worked or collected any salary or government money since March 17th. They continue to collect HOA fees and threaten home owners if not paid. A couple of days ago the company sent out an option to sign up for relief of HOA fees, however the site only allows you to make payments and states that our fellow community suffers and has to make up for people who don't pay their HOA fees. There are many other incidents that have taken place by Red Rock and Beachclub HOA board members. They do not complete maintenance issues that are submitted and refuse to repair issues they are responsible for. They recently completed 2 of the 25+ issues submitted and marked the unfinished issues as completed. Some of these issues have been requested numerous times over 4 year span. Red Rock refuses to contact members by mail and demand in our bylaws that everything must be done electronically. Some people do not have access or ability for electronic option. I do not recommend this company and believe they should not be in business. App 9 homes are now empty because of our HOA fees doubling to $300 a month. We have absolutely NO amenities. I do not understand how an HOA committee can have so much authority. Our bylaws are obsurd. They dictate what type of blinds we an have in our home, how many animals we can have and what type. We are not allowed to feed the deers rabbits or birds outside of our 10 ft back patio. We have no parking for our guests, we cannot place realtor or home for sale signs in our yards or community, visitors cannot park on the side of the street of someone's home, we have to remove and dispose of our animals feces from our own yards immediately, we cannot place nice expensive mulch, stones, papers or exotic plants only holly bushes, pine straw, fir trees, hedge bushes. We cannot have windchimes, flag poles attached to the home unless approved and only American flag can be hung. Trash cans must be kept inside garage, and cannot be placed at roadside before 6pm night before trash pickup day and must be removed before midnight. This is obviously cowardly and a lie since a phone call doesn't transmit COVID here or in China. Red Rock Management HOA fails to maintain communications, decent level of customer service, and transparency of information. The neighborhood is in disrepair with no information provided. Several neighbors think the HOA management company "is a joke" based on my conversation with them. Their agency is unresponsive and unprofessional to say the least.
