I am in a condominium connected by one wall to anther unit which was also getting a new roof. There were numerous problems from the beginning with coordination of products, timing of installation, etc. I would attribute them mainly to a lack of ongoing communication with the owner of Shaw Roofing, who seemed to want to blame all of this on me. His crew left some components of the job unfinished, when the owner could have easily contacted me by phone to determine how I wished to proceed. I have now contracted with someone I else I trust to complete the job. I paid the original down payment and final original estimate in full before being billed an additional 10% of the project cost for "unforeseen expenses." The original estimate was very high but I trusted them to do it professionally. I'm sure the roof itself is fine but it's the other things that I expected in order to be a satisfied customer. I am definitely not.

As an absentee landlord, I was concerned that it would be easy for a contractor to find excuses to pad the initial quote or add in unforeseen expenses along the way. The project was completed ahead of schedule and with no significant breaks from the contracted amount (despite some unanticipated complications due to long-term leaking and decay). I had offered to put my tenants up in a hotel for the duration, but they reported that Shaw's crew was quick, courteous, unobtrusive, and left no mess behind, so that saved me a few bucks too. The price he quoted was as good as the roof & gutters cost. Again the crews did beautiful work putting up the hardy board siding to cover the patch - painting and installing beautiful aluminum soffit and fascia. I can't pick my jaw up of the ground.
