Complete absurdity!!! I have talked to the manager whom did nothing about the issues I've addressed here!!! Please run!!! I'll spread this truth until something is done. A $400 bill for using the toilet is crazy. When I reached out to management four times about the carpet when the apartment flooded you did nothing now you want me to replace it. No sir!!! Also my son went without power to his apartment for a week while you said you had to get a certified electrician he had extension cords running from his room... totally unsafe. Please save your money and run

"Move in ready". Moved my roommate out to "repair" the door frame (slapped some paint on it).

This apartment complex is not a good place for students to live. Management doesn't take issues seriously and doesn't have any kind of sense of urgency with resolving issues or following up on them. I pay $600 a month and we've had flooding and mold issues that still haven't been resolved (since October 26th, 2019) despite being told by a maintenance worker on the 26th that, "someone will be out Monday." It flooded a second time February 10th, 2020 and when the second maintenance guy showed up, he said "nothing was on the books from October, but we'll bring out a dehumidifier and send someone out to seal up the front wall when it stops raining." After 15 days I went to the office to follow up (February 25th) and I was told "the work request was pending a contractor, we will call or email you end of the day and update you. It's now Friday and still no update or work done. We also have had cockroaches and it took a parent calling (despite 3 maintenance requests stating the bug problem with pictures attached. The property manager told my Dad "we weren't aware of the issue." They're marketing a new name, team, and like they're doing a bunch to be different, other than security and painting their staff offices, that's not true. Don't sign yourself or your kid here, you do not get what you pay for, and it takes forever to get things resolved. I'm usually pretty understanding and calm, but there's been zero apology, effort, or sense of urgency on Redpoint's part which is why I'm so annoyed. (Along with the fact that it's midterms week and I gotta worry every time it rains that I'm going to have to clean up more water and masking the mold smell. Really embarrassed to have had someone over and then comment on that.) Do yourself a favor and don't live here.

The only thing I can complain about is the random roommates, but that has nothing to do with the Woodlands.

If I could give 0 stars, I would. This is by far the worst management I have ever dealt with,…read morecompletely incompetent, unresponsive, and clearly more interested in taking your money than actually fixing anything. When we moved in this past August, there was a massive leak in the ceiling along with mold that management didn't even know about. After putting in a work order, maintenance cut out the damaged area and left a huge hole in our ceiling that is STILL not fully repaired, yet they marked it as "completed." The problems don't stop there. The kitchen floors are warped, coming up, and broken throughout the entire area, and nothing has been done to fix them. I had a leak in my closet that they literally just painted over and called "fixed." My roommate has dealt with multiple leaks and holes in her ceiling all year long that have never been properly repaired. We also pay an extra $20 a month to live on the top floor, which has done nothing but cause more issues. Between the constant leaks and a unit on the roof directly above my bedroom creating loud vibrations that shake everything in my room, it has been miserable. I reached out to management asking for the charge to be removed because of all these problems, and they didn't even bother to respond. Instead, they sent a maintenance worker with a drill, as if that would fix vibrations caused by rooftop equipment. Management here will do anything to avoid actually helping you while continuing to take your money. Work orders are ignored, marked complete without being fixed, or handled in the most careless way possible. Communication is nonexistent, and they clearly do not care about the condition of their units or the people living in them. Do not live here. It's poorly maintained, frustrating to deal with, and honestly just not worth it.

Too Long Didn't Read: Flies in the drains, fridge/freezer year round, dirty carpet and windows,…read more"gated community", dirty gym Most 5 star reviews are very generic so hope this helps. I lived here from about mid October 2021 to April 2022. The apartment was very nice spacious and dog friendly! I never had any serious troubles while living here but there were a few things that put a bad taste in my mouth while I lived there. When I first moved in the apartment was fairly clean, the carpet in the bedroom was not shampooed before my move in date. When I took the "tour" of the apartment I looked inside of the fridge and noticed that there were tons of dead fruit flies in the bottom of the freezer as well as the fridge. I assumed it would be cleaned out before I moved in, I assumed wrong obviously. I told the staff of the issue and they called their pest control guy and said he would be there next week, he never showed. I called two or three more times and he still never showed. I told them that the bugs were getting worse and were also flying around my sink and in the kitchen. The staff told "Yea we all just kind of deal with it." I advised the staff of the situation and they had someone come out and clean the carpet the next few days. I spoke to the lady that was going to clean my apartment and told her that the oven and window sills were covered in some type of black dust/dirt. I came back the next day and the oven and window sills were still the same, so I just cleaned them myself. No biggie. They claim to be a gated community but there was always one gate left open at all times during the day. There were multiple cars that were broken into while I was living there. Not saying that was the cause but definitely didn't make it any harder. As far as the amenities, the gym was nice but dirty pretty much every time I went, the weights would leave rust marks on your hands. I left a paper towel under one of the weights and it stayed there for over four weeks, so I'm sure they don't clean it regularly. Never used the pool but the seating by the pool looked pretty ragged. Besides these few things its not a bad place to stay...

The apartment was dirty upon move-in. Roommate match-up was not considered. Pests in the apartment, complained several times and nothing was done. Being close to campus is a perk; however, it all rolls back to the customer service and the lack of professionalism. I'm baffled that they are able to hold a job with how they talk to people.

Maintenance walks into your unit without knocking. The hallways have had feces MULTIPLE times and always smell like weed on certain floors. The security personnel must've been found on craigslist because they are extremely rude and unprofessional. The property manager, Keli Holloway, is the worst part. My roommate threatened me with physical violence multiple times and destroyed my property and when I brought my police report to Keli she did nothing but scoff in my face and had ignored my many complaints PRIOR to the police report. Had my mother not been on the phone to hear her lackadaisical attitude she would've never even attempted to help me get into a safe living situation. They raise the rent prices every year but do absolutely nothing that reflects the inflation. I had to wait TWO YEARS for maintenance to replace my window screen. You will be penny, nickeled, and dimed when you move out, yet the apartment will look like it was flipped on its behind during move in. I took videos and pictures of how I left my unit upon move out and they tried to charge me for "not cleaning the carpet" when clearly whoever came in after I exited left foot prints from walking over it. You could still see vacuum lines on the ground. All students apartments have their pros and cons but calling out those that take advantage of students and don't try to make the living experience positive is crucial. I would NOT recommend living here at all.

I believe they reduced the number of guests you can bring in as well. The gates are normally broken. Additionally, the pool and hot tub are broken, and I've seen no progress on pool maintenance aside from one single day of work about 2 weeks ago. These amenities have been closed since March 5th (they said they would be fixed by March 15th). They also had the audacity to increase rent as well. They are also doing maintenance on the study rooms as well. I have not seen any work done on these study rooms aside from a bit of construction for about 3 or 4 days around a month ago (no progress since then). There was an incident where a non resident discharged a firearm in the parking lot last October. I heard there was another similar incident last Spring. I know there is also a bit of a cockroach issue, but it's not bad in comparison to the issues above. I've also heard rumors of rats, but I cannot confirm this. Though I have seen quite a few stray cats around here. Additionally, the thermostat is programmed to be only on hot, cold, or off. This gets pretty annoying when there is a large temperature change (especially during the night, going from a warm front to a cold front for example). Additionally, all of the stairwells are gross, dirty, and stained. I also heard that the trash service comes left frequently compared to last year. The top of my my stove is not level either, so whenever I cook something, the oil on my frying pan always pools on one side. There are 4 benefits of living here. A great 24/7 gym, a bus to campus, your own bathroom, and a roof that doesn't leak.

DO NOT LET THIS FOOL YOU!!!!!!!! The management is terrible. The service is unresponsive and when they finally do show up the problem is seldom recified permanently. Their business paractices are questionable at best and unfair at a minimum. They charge for incremental fees with no justification other than their word and if you do not pay threaten to send it to collections without any desire to accomodate disputes. I would find a different place to live to avoid potential frustrations.
