The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.

My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere.     When we were finished renting the upstairs of our mother's home through PMI we were required to…read moresell it through them. They locked the front and side doors and left the basement door with its original lock so I could still get in to remove our property from the basement. Then without notice, Danial our realtor, locked the basement door so I could not finish getting things out and finish a wall repair. II called to ask Danial to let me in and to return things that had been taken. He said call your brother and hung up on me. He blocked all my phone calls. I had to go to another relator to get into our home. By then many more things had been taken. The realtor who let me into my home asked if I could open the garage door. Her client wanted to see how well the garage door opened, but she could not do it. Before I could look she said, "oh, the wires have been cut." I said, "that would be Danial. He will do anything to keep me out." Danial's write up on the house had many untruths, but he would not change it. He listed it as having double pain windows when there was not one in the whole house. He said there was a built in microwave oven, when there was not even a dedicated place for one. Then he would not list the things we wanted to list the most, like a washer and dryer. My brother asked Danial if he would turn on the gas meeter for tests to be done the next day. Danial said he would do it and that he has done it many times. I thought great, maybe Danial is not so bad after all. However, In the morning I found a text from our homes back yard neighbor. These are the exact words she texted me: "I smelled gas quite strongly outside before going to bed and so I called the Enbridge emergency line. After a lot of searching, they discovered that the gas meter at your mom's house was partially taken apart and was blowing natural gas everywhere. He is fixing it right now (at 2:45 am) and expects all to be well after he has reassembled the meeter. If we continue to smell gas we should call the emergency line again. I'll call you in the morning once I'm awake. It's has been an exceptionally long night!") It is difficult for me to believe someone would do this on purpose. I choose to believe his intentions were good but that he clearly does not know how to turn on a gas meeter. Because of all the theft, I reported Danial to the Utah Division of Realtors. Danial called my brother and told him if I did not cancel my complaint with him that he would take us to court and it could cost us tens of thousands of dollars and may take many years. My brother went ballistic. I have never heard him so afraid. I had not told my siblings I had filed a complaint. They don't live close and I had taken care of my mom and her house for many years. I had to resend my complaint for fear of our safety, both mentally and physically. * Dan never returned a single thing that was taken from the house. * PMI said they would return money left in my mom's account, but they never did.

They are quick with maintenance when it matters. 4. They are easy to get in touch with Cons: 1. Sometimes they felt hard to work with. Meaning they I got the feeling they were treating me as though I was incompetent. I think it is likely that much of this was just due to the nature of communicating over text. 2. To keep the units nice and clean there is a very extensive cleaning checkout. I was bugged at first, but when I moved into my new place after leaving the Halladays I wished that the new place would have an extensive cleaning list. I have lived in Lee & Carol Halladay's property for about two months now and so far, they have been great. It's the first time I rent from a non-corporate property management and I'll have to say that it's a very different experience. Instead of being treated as a customer or a "quota" as with certain corporate leasing offices, I was greeted as a person. Application process is a bit more personal and it's good to stop by and get "interviewed" as it gives you the opportunity to both let them get to know you as well as you getting to know them. Lee did seem to take high priority on who he is renting his places out to, which me and my boyfriend just figured it'd mean the potential neighbours were good people too. And so far, my neighbours seem very nice and none of them are noisy either. Lee, I believe is the one who mainly handles all the management, and he's a very straight-forward man. I've had maintenance issues twice since I moved in, and he's always been easy to get a hold of as long as you call within business hours. They also sent someone over the same day. For an urgent call, they sent over a guy within 30 min. So the speediness of this was both impressive as well as reassuring. The apartment we moved in just had the carpets replaced, walls repainted and even though it wasn't requested, Lee replaced the dishwasher in the unit because he thought it was in bad condition. It's rare to find managers that are this nice and honest. Note that this review is solely based on the actual management as they own several properties, so my views on the actual apartment does not apply (it's not a bad apartment, just rather thin walls).
