I would not recommend this management company based on my experience as a resident at Aero Apartments. Our apartment had a serious year-round humidity issue that contributed to mold growth throughout the unit. We found mold around the A/C/PTAC units, in light fixtures, near walls/vents, on furniture, shoes, desks, desk chairs, a coffee table, picture frames, and personal belongings. Mold on the A/C units was so bad it left permanent stains on the vents. There was also a hole underneath the A/C unit that appeared to let in outside air, moisture, bugs, and who knows what else. We documented humidity levels, visible mold, damaged belongings, and communication with management. I was sick for about a month while living there. My doctor connected my symptoms to mold exposure and provided a doctor's note. When I brought this to the property manager, she showed little to no empathy and laughed. When we asked if we could be released from our lease because of the conditions, she laughed again and said, "They aren't letting you out of your lease." Switching units was not presented as an option either. It felt like the expectation was for us to remain in the unit for the rest of the lease despite the mold, humidity, health concerns, and damage to our belongings. The attempted "remediation" was not adequate. We were given two moisture bags for our closets and allowed to borrow a dehumidifier for a couple of weeks before being asked to return it because other residents needed it. Even with the dehumidifier, our humidity levels stayed around 85-90%.  My biggest concern with this management company is the lack of urgency, empathy, and accountability. When residents report mold, high humidity, damaged belongings, and health concerns, the response should not feel dismissive or blame-shifting. Residents should not have to hire their own inspector just to feel taken seriously. I truly do not want anyone else to go through what we went through. If you are considering renting from this management company, be careful. Do not sign a lease without touring the actual unit you will live in. Do not let anyone pressure or scare you into signing before you feel comfortable. Ask specific questions about humidity, mold, A/C or PTAC maintenance, ventilation, prior water issues, and what they will actually do if your unit becomes unsafe. Based on my experience, this management company was not worth the stress, health concerns, damaged belongings, or the way we were treated. This was one of the worst rental experiences I have ever had, and I would strongly encourage future residents to look elsewhere. read more

Full disclosure, I work for Redstone Residential, but I leave this review with quite a bit of perspective on the Student Housing industry as a whole in Utah and elsewhere. When I lived in Student Housing, I leased apartments from seven different student housing providers. Knowing what I do now, after having been on both sides of the table, I can happily endorse Redstone Residential as the most ethical and well-intentioned company Student Housing provider that I have encountered. A frequent complaint that I hear about student housing providers is that they try to extract the maximum amount of money from each of their residents, but this claim is not valid in Redstone Residential's case. The markets that students are leasing in largely determine the cost of rent for certain classes of property, and the local municipalities dictate the cost of utilities. If prospective residents have an issue with the costs associated with renting an apartment, I encourage them to learn about the costs of property ownership, the opportunity cost of living close to campus, and the challenges of fiduciary responsibility for the management groups running the properties. Even in the complicated world of student housing management, Redstone Residential stands apart as a company that has it's residents' best interests at heart. Residents can see this demonstrated by the number of resident events held at each property, and the efforts across the board to keep properties well maintained and a fun place to live. A further economic indicator of happy residents is that the vast majority of Redstone Residential managed properties lease to capacity each year. If you are a resident at a Redstone Residential property and have a concern, I encourage you to speak with your Community Manager. My experience with Redstone Residential raised serious concerns about the company's preparedness to manage properties in highly regulated markets like Seattle. After Redstone took over management of my building in January 2026, there was a noticeable decline in operational quality and tenant confidence. Communication often felt reactive rather than informed or proactive, and residents frequently had to follow up on timelines, procedures, and compliance-related questions themselves. Concerns included: inconsistent and sometimes confusing communication regarding lease matters, poor follow-through and limited proactive updates, decline in property upkeep and common-area cleanliness, delayed or unclear responses around move-out procedures, and an overall sense of organizational disorganization and understaffing. What frustrated me most was not one isolated issue, but the cumulative erosion of trust over time. Housing is more than a transaction -- it is people's homes. When management appears unfamiliar with local regulations, inconsistent in communication, and unable to maintain confidence in basic operational processes, it creates unnecessary stress and uncertainty for tenants. To be fair, some staff members seemed overwhelmed and undertrained rather than intentionally unhelpful, and my deposit was ultimately confirmed for full refund. However, the broader experience left me with the impression that Redstone expanded into the Seattle market without sufficient systems, staffing, or local operational knowledge in place. I ultimately chose to leave not because I no longer loved my apartment, but because I no longer trusted the management structure surrounding it. read more

I would STRONGLY advise prospective tenants to exercise caution when considering this company for their housing needs. Redstone Residential's management and service have proven to be a letdown. As a tenant, I have experienced significant issues concerning the return of my security deposit. Despite the legal obligation under local law to return deposits within 45 days, it's been well over 75 days, and I am still waiting for mine. Communication with the management at the complex has been frustrating. On my weekly calls, the responses vary from claims that they've sent the deposit to a different address, to assertions that they never had my address, to mere admissions of ignorance regarding the situation. The staff at Redstone not only display a lack of coherence in their explanations, but also an evident inability to resolve the matter. Their ever-changing narratives hint at an alarming level of incompetence. Even more disheartening is the radio silence from Redstone Residential, the parent company. My attempts to escalate the matter have been met with unanswered voicemails. It's disappointing to think that, as a tenant, receiving one's rightful security deposit back has to be such a task. It raises concerns over the transparency and efficiency of Redstone Residential's operations. I hope no one else has to experience such an ordeal. read more

Redstone is not just a management company it's a family. They genuinely care about each property and go above and beyond to make sure each property owner is taken care of and satisfied. On the employment side Redstone isn't just a job. It's a career. It's very obvious from the day you start they don't want you to just be good they show you how to be the best. The opportunity for growth within this company is unlike anything I've ever seen. To have a company that believes in your potential and wants to help you expand your knowledge and experience is amazing. The only thing stopping you from succeeding in this is your mindset. They are not good at hiring and don't actually oversee what happens at the properties they are paid so much to manage. The workers are overpaid and do not work hard. You will hear all of the "corporate" workers talk badly about each other and other people in the company if you ever do have them at your property. Later on that day I called Lala (our manager) and she said she had called a plumber and it would be taken care as soon as possible.
