If I could give these people a fat ZERO I would. I lived in Covina at Covina Gardens Apartments. The Manager Triny is a liar. I may have spelled her name wrong but ya. Well we moved out the Feb. 15th, 2018. Before moving out I spoke to the manager mid Jan. I told her the apartment we are trying to move in says we can move in on 2/15. I asked her if this was something we could do. Move out Mid Month. She said yes that perfectly fine but that we would be charged for the 15 days. We moved out the 2/13 because that was the only day my husband and i had a day off. We signed the paper with the forwarding address when we had payed the rent which the manager said we could just sign the day we leave the rent for the 15 days. On the 15th I made an appt. with the manager to do a walk through of the apartment. She wasn't there. I sat parked outside with my 12 month old twins for almost 2 hours. Her son walks out and says his mom when to her bosses house to drop off a damn dress she made her. Which Clearly she makes clothes because the managers office has a huge sewing machine section in the office. So unprofessional. I called again the next an she apologized and said we can do the walk through on Sat 2/17. I again drove out there with my babies and when i get there she says she already did it alone. Are you kidding me? She said its ok everything was in good condition, we only charge for cleaning and paint. I called in today to a 909 number and Naydene answers and says well you moved on 2/22. Really. At first she was rude and not helpful at all when i tried to explain the situation. Once she noticed i was Furious and wanted to speak to someone above her...her attitude changed. Funny how peoples attitude change once you ask for higher management. Now all of a sudden she wants to help. I cannot believe we are dealing with this. This will not stay like this. I will go to small claims court if i have to. they are messing with money that belongs to me and my babies. I even tried calling the manager back and she has the nerve to yell in Spanish and hang up on me. My Spanish inst that great and she cant even communicate with me in English. If I could give 0 stars I would this company is horrible. I moved out April 24,2019 from a unit in El Monte. The unit was disgustingly covered in roaches and if their Funimation came it got worse which I understand it will get worse before I start to see less but it never became less I kept my unit as clean as I could and still roaches multiplied. I started to the treat this on my own because my daughter who has asthma and allergies was getting sick a lot because of how bad the infestation was. After moving out I never got the paperwork required by law with information as to what my deposit was used on as well as copies of the receipts and pictures regarding the need for fixing or replacement I did not leave the unit horrible. I left the unit in pretty good condition. Which is why I'm wondering why they took my whole 1000$ deposit and are now asking for 160$ more for repairs they replaced the carpet instead of having it cleaned (which should have been done the carpets where put in only a year ago I also spoke to a rep at Stanley cleaners who told me it would only cost 100$ to clean the carpets and having them look new) pama management charged me 950$ to replace the carpet in the 2 very small bedrooms and the livingroom even though my living room didn't have carpeting it had tile put in days before I even moved in. I asked respectfully multiple times for copies of the paperwork I should have received within 21 days from the day I moved out. I gave proper 30 day notice and was out of the unit even before the 30days were up. As you can see by the pictures taken within the month I moved nothing was wrong with the unit I lived in. But you also can see how bad the roach infestation in that unit was. I tried speaking to Lupe the owner and he made excuses Everytime I tried to get the information I should already have. Please do not give this man your money he's a crook. He treats his employees with major disrespect he's rude. He's an all around horrible person and this company needs to go out of business. NO STAR! The company is dirty and underhanded. They show me a managers unit (of course it looks nicer) and promise that the unit is exactly the same. I gave them a deposit and they insisted on me giving them the 1st-month rent but I could not have keys or move in until the following day (RED FLAG). So I took myself over to the actual unit and omg it was not as described. During the signing of rental contract, I asked the question 3 times "if for some reason I see the actual unit and it is not as it is described, how long will it be to return my deposit?" finally Fernando says 10 days, I agree and I sign the contract, 10 DAYS!. of course the unit is not as promised. 1. The paint job in the kitchen is mediocre, that's as far as I got. Painted over the grease and food on the wall from the previous tenant. Oh, he did try to sell the new carpet they were putting in. NO! 2. Fernando stated NEW tile was going to be put into replacing the old laminate. They tried to match the missing laminate with new ones that did not match. His excuse was budget, I understand if they did not have the money in the budget, but hey call me and give me the option to make the choice to move in or not. Don't assume I am going to take it. 3. To get my deposit back has been a pain. I was patient with them going over the 10 days. I get the check and it has the wrong name. Clearly, you didn't look at my application. The wife attempted 2 times to complete the rental contract and still put the wrong last name. Now it is an additional 3 days to get the check with my correct name on it. 4. This is what really sealed the deal they talked about a current tenant they have. When the said tenant approached me he started going down the list of things going wrong and the treatment of the management company, I thought oh no I do not need to live in a place like this. IF you are lucky enough to have someone answer the phone (90% of the time I have called no one answers) they will transfer you to someone else. That someone else has 100% of the time not answered thus far. I have left several messages, and nobody calls you back. The staff I have spoken to thus far seem nice, but they are just the foot soldiers. The people that can actually DO SOMETHING are simply "unavailable." Worst company ever!!! They literally hire the worst landlords possible. We moved in 8 months ago with problems, some resolved, some not, but we needed a place to live so we waited for them to resolve the issues. We moved in and there were a few roaches. It was sprayed for a second time and the roaches seemed to disappear. Mind you, I like a clean house so I would clean everyday, bleach and all. The roaches started to appear again after a few weeks so we made sure to kill them when we saw them and keep everything tidy. We notified the landlord again and was told to buy some products myself to take care of it. What?! So nothing got done, I tried to take care of the problem myself but by this time they multiplied so bad that they were coming out of the heater, outlets, baseboards, shower, holes in the wall, ect. The infestation is so bad now that they roaches are everywhere even in broad daylight. We sleep with all the lights on just to try to keep them off of our beds. I finally called the health dept myself because they are now in infesting our fridge!!! I had to make sure my kids stay at their grandparents until we move because they were getting allergies and their asthma was acting up from these conditions! Other than that, there is mold growing all in our bathroom from lack of ventilation. Many times we told them we moved in without a bathroom screen and that problem was never resolved. If we open the window, whoever is outside can see right in at us. The heater has never worked and never gotten fixed. The electricity shorts out if we attempt to use more than one appliance at a time. Our front and back door are molded and rotting due to the rain and floods. Lastly, our mailbox was broken into, landlord has failed to fix the issue, and now we are constantly missing mail. HORRIBLE management company. Nothing works in their apartments. They cut the bathroom wall open to fix a leak then take almost two weeks to patch it. Mold grew where they patched it and when we told them about the mold they left it! That's almost as bad as the cockroach infestation. They fumigated once a month and I still killed at least 5 cockroaches a night. And then there's the loud music and party's that go on until 3 in the morning almost 7 days a week. I could never sleep and management did nothing. Not even a courtesy warning. And every day when I get home from work I have to drive by gang members tagging next to my parking space or getting drunk and throwing stuff at my car. I have to worry about getting jumped or worse every day there! Then if both neighbors use their sinks at the same time sewage comes up through ours. Happened at least twice a week. Moved in mid to late April,the night I moved in I was bombarded by bugs..next morning I tell manager, thought they were ticks...no she says they're bedbugs! Enough is enough, alot of the tenants here are illegal n afraid to speak up,but I'll be their voice. I gave my 30 day notice and waited for my deposit like they said. It's been 21 days and I called them and now they are saying I did not give a 30 day notice. After being treated very bad on the phone by the staff in the El Monte office I was finally told by Maggie that she spoke to her supervisor (Lupe) that he will honor my 30 day notice and I would be issued a check for my deposit. They didn't even ask for an address to send it to. So now I know they said that so I can leave them alone. I will be speaking to an attorney this week. One of the worst property managements I have ever dealt with. My onsite manager is NEVER home or available. I have lived at this place a month and a half and still have not received my mailbox key. I have tried calling the office but all they do is transfer me from voice mail to voice mail, hang up on me, or put me on hold hoping I hang up. Pama Management is one of the worse housing companies out there. Poor management, lack of maintenance, and overall crappy customer service! I've been a tenant for quite some time now and every time I need to do maintenance within the apartment they come, 1 month later it's the same! What the hell! My apartment is currently falling within the restroom section and toilet water from the upstairs neighbors dripping down, disgusting! When we have plumbing problems, our outside patio is filled with crap and debris from all of our neighbors toilets and it's not rectified soon enough and it turns into a pool of turds floating in to your doorsteps.. really awful! The manager has favorites within the units I and created extra parking and now we have a tough space to back up. It used to be a FIRE LANE and now it's additional parking for a different apartment, also someone lives in a garage. During the night it's shocking to see so much drug consumption in the back of the apartment where your cars are supposed to be secured but they are filled with homeless people and ex tenants now homeless kicking back in the apartments injecting them selves with needles and disposing it in the ground! This management if you can call them that is unacceptable! I don't know how this management has been able to stay in business for so long it's pathetic. I didn't write this post earlier on because I spoke to the manager to rectify these simple issues, but they can't simply do that. These are the complexes on Baldwin Park Amar road. I too had a roach infested apartment, which is why I moved out after less than three months. I always got the run around as to why pest control could never come and spray. Finally, I just moved out as I could not live with roaches in my food and bed every day. It was truly disgusting. When I looked at my dwp bill, turns out I had been paying for the Garbage fee which was said to have been paid for by the management company in both the Online listing and signed Rental Agreement. Again, I have been given the run around on who to talk to at the office about this. After months of finally speaking to whom I needed to, just now, I got off the phone with Everrett Miller, and he said, and I quote, "People are human and they make a mistake. Whoever made out the contract made a mistake." So Miller being a supervisor within the Pama Management office, is also telling me that a signed, dated, rental CONTRACT, is not law abiding? I told him next step for me is court. Miller says I feel that then okay. I truly believe that they feel that their tenants will not challenge them on their illegalities. I am an educated woman, and I will sue. Currently all I want is my $70 back for the garbage fee. But if they INSIST, AND YES I KNOW YOU ARE READING THIS. I will sue for the negligence of the roach infestation, punitive damages, and also the gas and heater which never worked because here too they were to pay for it, and told me I had to, and also contact the Gas company to fix it, not them! If this management company was smart, they'd send me the check for $70. I have many photos, texts from landlord telling me that pest control CANNOT COME, and videos of the roaches running rampant in my apartment. Do you honestly think your company can hold up in a court of law? Courts go by EVIDENCE and of course, CONTRACTS! Oh, and I'll be suing for my lawyer and court fees on top of this too. I hope someone from the office reads this and responds accordingly to the contract. If I have to sue, I'm going for it all. I'm willing to settle for the measly $70 and to never have to deal with your company ever again. I don't understand such non haste in the decision to disregard my case. Found an apartment in the city of Paramount on Petrol Street submitted paperwork and other documents but I guess the company doesn't give the manager office supplies to submit paperwork through fax or even make copies . I had to do that myself..You apply there but you must go to another city for further requirements . Not blaming the manager but the company yes . They show you the apartment filthy but they tell you it will be ready by time you move in . There's dead cockroaches on the floor and the floor is cheap linoleum that when you mop you will definitely slip .. I will give this company zero stars but I guess the lowest is one star . I lived in the West Covina apartments on Bandy for less then a year. I moved out back in 2013 due to the management company however the apartment manager was helpful or at least she faked the funk. I called once about my faucet in the kitchen. The water wasn't coming out strong as it should. I was transferred to almost everyone who worked there and when I finally decided to hang up my manager calls me on the other line to tell me that management was calling her because I was "bugging" them. WTF! Apparently every couple of days you have to remove the screen from the kitchen faucet to let "the rocks come out". Apparently there's rocks in the water tank! I didn't think that was normal. Anyways Pama Management does NOT take care of the properties they manage. I don't know why anyone would want Pama management to manage their properties. They must not charge very much for managing property. I did leave the apartment very clean when I left and was only charged if I remember correctly $60 for a cleaning fee. I wasn't going to fight for the $60 considering I left the place spic and span because I had already been fighting with them to return my deposit. They literally didn't send out my refund till the actual deadline. Horrible customer service over the phone and even in person! I'll never rent a place where Pama Management manages the property. After nearly a year living in a comfortable unit (moved in March 2015) where I've been very happy, Pama Management served notice of a 31% increase in my rent. I cannot afford this increase and am sure the Housing Authority will not approve an increase of nearly 33%. This is my second posting only because somehow the first email was 'sent' before I had a chance to write about the horrific rent increase. I do not think Housing Authority will approve this rent increase because this area is capped at what I am currently paying.
