I had mixed feelings about my experience. On the positive side, Patsy came across as knowledgeable and professional during our initial interactions. She responded promptly, came to the property for a walkthrough, and offered several thoughtful suggestions to make the home more attractive to renters. She recommended adding a stair railing, installing a pool fence, and removing a tree that could eventually cause root damage. I appreciated that she was thinking beyond simply listing the property. Where things changed was once we started discussing fees. Her leasing fee was 50% of the first month's rent. Since I treat my rental as a business, I asked whether there was any flexibility. She explained that the fee was non-negotiable because of the amount of work involved, which is a perfectly reasonable position to take. I later followed up by email, letting her know she was still my first choice, and proposed an alternative fee structure that would tie part of the leasing fee to the rent she was able to achieve. I thought it aligned our incentives while recognizing the value of her work. I never received a response to that proposal. After following up by text a few days later, I got a brief reply saying it "wouldn't work for her." I then asked a few additional questions about how she handles maintenance, and I never heard back. I completely respect that she has a pricing structure she doesn't want to negotiate. My disappointment wasn't that she declined my proposal. It was how the communication changed once negotiations began. The professionalism and responsiveness I experienced at the start disappeared, and I was left feeling ghosted. If the answer is no, that's completely fine. I simply would have appreciated the same level of professionalism and communication throughout the process. read more

Avoid. Called and left message and email and the agent Martin simply does not respond. Front desk says he'll be in the office on Monday and return call. Nope. Tuesday? Nothing. It took a whole week of follow up to get a call back. When he returned the call he does not sound like he has read the email. The contract sent does not fully or correctly address what owner/renter asked for to begin with. Then another week of trying to get a hold of the guy and nothing. I rarely write negative reviews but this guy is incompetent and negligent. read more

Don't rent from here. The rental management company will fight you on everything, randomly increase your fees on your rent (like all of a sudden we have additional monthly fees for their technology use, and it's comes to hundreds of dollars annually). They will try to keep your security deposit. And worst of all, the negotiate in VERY bad faith. They will increase your rent yearly to the maximum amount. Whatever they say the rent is, assume it will increase and assume they will tag on additional fees, and you will have to fight them to get any credits they "promise". On top of the ridiculous fees, the people that run the business are rude and don't respond to in a reasonable timeframe (if at all) if you if you are a tenant. Only if you are not a tenant yet and they want you to rent a property will they be prompt to respond. To top it all off - Any requested maintenance they will send some untrained professional that does a half-job and will only do so after you put in the request multiple times. They don't want to pay for a trained professional to fix the furnace or any plumbing issues. As I understand they were managing this property for almost a decade. My agent was Ricky Cheung and he was extremely professional, knowledgeable about the property and resourceful when I had problems or questions. Rented a tiny, garage-converted studio in Pomona and had this company as my property manager. I worked with Luis and he seemed like a stand up guy. Throughout the year I had only occasionally popped over to do my writing project. I never slept there, never cooked single meal (never even started gas service), never made a dent to the floor or the wall. Kept the place reasonable clean. And after checking out, somehow they decided to come up with silly reasons keep my $1000 rent deposit. (Like $175 for a lock change, etc) Yes, I understand that I wasn't able to return the keys (I was overseas and couldn't make it back due to COVID), and yes, you need to hire someone to clean the place up. But to charge me $1000 for cleaning up a 300-square-feet studio seemed outrageous and unfair. It's not like I was being totally irresponsible with the place or anything. Obviously, I do NOT recommend this management to anybody. Luis was entirely pleasant to work with but upon my inquiry about the deposit, he never responded to my text messages. I was very disappointed and felt like they took advantage of someone who was unable to prove the good condition of the apartment when they left. read more

Truly the worst "Property Management" company I've had the misfortune of dealing with. In December of 2019, my partner and I rented a two bedroom unit from an apartment complex managed by RPM Fairmate in Long Beach. We signed a six month lease that was to continue month-to-month after six months of occupancy. They offered us $1000 off the first months rent, which heavily enticed us. The day we arrived to move in, the apartment was visibly dirty (unswept floors, grimy countertops, dirty walls, etc.). The onsite manager, Amanda, was apologetic and arranged to have the apartment cleaned the following week. Unfortunately, this did not change the fact that the unit had not been in rent-ready condition by the day we were scheduled to move in, and we were forced to move our furniture into an unsanitary unit. Fast forward one month and it is brought to our attention by a professional contractor that the walls in our unit are not painted, they are only primed (which is why the walls get easily marked up, even with the touch of a finger). In our lease agreement, RPM assures tenants the unit has been freshly painted. I contact RPM about this and after speaking with Luis Arce, he tells me they will not be painting the unit because we accepted it as is. I then talk to Patsy Chan, who proceeds to tell me the same thing, but I stay persistent until finally she agrees to have it painted. Fast forward four months and we submitted a couple maintenance requests (shower leaking, blinds breaking) and instead of receiving confirmation that these requests will be taken care of, we receive an email stating that our lease is up on June 30th and they will not be renewing our lease. I ask Patsy why and she tells me that it is within their choice not to renew. I try to reason with her, but she leaves no room for negotiation and tells me they need the apartment back and to start looking for a new residence ASAP. Mind you, this is the middle of the Covid-19 Pandemic. Fast forward and we are living in our new apartment. RPM mails our security deposit to us and they've decided to withhold $1300. $900 to re-paint (even though the unit was freshly painted one month AFTER we moved in and we did not damage the walls beyond reasonable wear and tear), $200 for cleaning (even though we cleaned), $75 for broken blinds (which I requested to be fixed during our tenancy), and $75 because the apartment "wasn't returned in rent ready condition," (which it was). I write a letter to Luis, disputing these charges, and receive a response from Patsy denying our logical reasoning, but agreeing to refund us $75 in "good faith." I have left many details out of this story for the readers' sake. I think it's important that anyone who is considering renting from or using RPM to manage their property, knows the horrific practices these scammers have put tenants through. I spoke to many of my fellow tenants who all shared similar stories testifying to how unlawful RPM Fairmate truly is. Patsy Chan and Luis Acre are two of the most unprofessional and incompetent people I have had to deal with in my 6 years of being a renter. Not only do they not care about the properties they manage, but they do not care about the well being and satisfaction of their tenants. Additionally, the onsite manager Amanda was completely useless and abused her power by illegally entering units and making her own rules. Another tenant shared with me that Amanda had entered their unit without permission when they weren't home and on a separate occasion Amanda's boyfriend Zach, had entered the same unit without permission, while the tenant was out of town, and stole a bottle wine that was on the tenant's kitchen table. I write this review in hopes that it can save somebody from going through what we and many other tenants have gone through. My partner and I are in the process of pursuing further action to get the rest of our security deposit back, while at the same time exposing the unlawful practices of Patsy Chan and Luis Arce. TL;DR: Real Property Management Fairmate is a scam. They let us move into a dirty unit that was unpainted, they chose to not resign our lease during a global pandemic, they are wrongfully withholding $1300 of our security deposit. Renters: do not rent from a property managed by them. Landlords: do not trust this company to manage your property. read more

My husband and I have been tenants at the RPM complex in Bell Gardens for almost 4 years and have no complaints. Management has always been attentive to any concerns or issues we have in our unit and the response time was great. The complex is quiet, well maintained, on site laundry, close to 710 freeway and many shopping areas. The kitchen was a perfect for us and larger than a typical 2 bedroom apartment. What a disappointment. You would think that having a home furnished or not would be important information to add to a listing. I applied to a place that was empty in the photos, except for 2 crummy run down looking chairs. I figured the chairs would be moved out once new tenants would come in. Nothing was stated in the listing about these chairs. After I applied I found out that not only the 2 chairs HAD to stay, but also a full size mattress would be added to the place as well. This information is important to disclose before having potential tenants apply! Also, the application fee is $65, which is the highest I have ever seen! Normally application fees are usually anywhere between $25 to $40 at most. $65 is steep and greedy! Whatever, I applied because I was interested in the place. However, now I'm out $65 and also each time applying to a new place dings your credit score. No thanks. Not interested in investing in any of their properties again. read more

We have been using Real Property Management to manage our rental for approximately a year and a half. They have been nothing but the best. Everyone I have dealt with from the company has been top notch. Every time the property has become vacant Patsy has found new tenants and rented it out extremely fast. The property was initially in very poor condition but Luis was super helpful scheduling and managing contractors to get the property back up to par and in good condition to rent. Eva in the office was also always available and helpful anytime something came up. Landlords stay away. Very poor communication to tenants. I am a landlord myself, but dealt with them as a potential tenant. Good communication is a key to prevent tenant claims and lawsuits, which is on the rise in recent years. I suggest landlords find someone else who can properly handle communications. They stated a much lower tenant liability limit (100K) requirement in the lease than the amount they told me verbally, which btw was on a home worth over $1 million. I suggest to revise it with a couple other clarifications.
