By far the worst renting experience I have ever had. We rented the place and it had an INFESTATION of pests and vermin. I was told by Danny that we would refund everything if only we moved out that month and it was already halfway through the month. Who is going to be able to find a new place that quickly?! I was constantly told by Carolina that they would "follow up with me that day" and I was calling almost every day to find some kind of resolution. After two pest controls visits there were STILL droppings from the vermin and live pests found all over the unit. The dishwasher that was originally in the unit wouldn't work because the vermin had chewed through the power wire! Not only that but i'm my wife is pregnant and I have a toddler and we were constantly displaced due to the things that needed to be addressed in the unit. Not to mention when I moved our fridge out of the unit so we could treat it for pests and the next day they had taken our fridge and stove! GONE! I have never been more neglected, disrespected, and illegally handled. I have been in constant communication with Los Angeles Health and Housing Departments and things are going to get very hard for for them very quickly. read more

Review for Courtyards at Southcoast which is listed under Prime. Look elsewhere. Current tenant. Never missed a rent payment in 5 years. Staff and management are negligent and response to any question you'll most likely receive is "I don't know" Below outlines the most recent episode in the saga with plumbing issues. After several weeks of maintenance visits the issue persists. When we advised the office we were contacting Health Department they asked us to please not to and to allow them to fix the issues. We've allowed weeks to pass for a resolution...none yet. I've contacted the Health Department regarding the ongoing issues with the plumbing in the first bathroom in unit. Maintenance requests show that for the past several weeks we have reported plumbing issues with toilet in bathroom. This began the same week there was a team out here working on the plumbing. The Health Department suggests sending a notification in writing so there is a trace of contact along with the work order receipts for each time we have requested this online or by calling the ER number. When maintenance comes out they unclog the toilet but the issue is reoccurring and is a Health code violation. I am sending this message along with an actual written notice that I'll deliver to the office. We have been tenants for over 5 years not missing a rent payment. The level of neglect for this matter is evident. The Health Department also suggests along with sending this notification that I ask for any communication from Courtyards at Southcoast regarding this issue be in writing. This morning when contacting the leasing office my roommate states she was asked to NOT contact the heath department but rather allow courtyards to handle the situation as if this were the first instance of this. This is a repeated situation. Reason for complaint: For the past several weeks my toilet has either reached the rim of the bowl or has overflowed spilling contaminated water onto my bathroom floors. We do not use wipes or excessive amounts of paper. When maintenance comes out they unclog toilet but as soon as the next flush, water again remains in the bowl laying stagnant. This a Health and safety concern that has been negligected by Courtyards of Southcoast management. read more

PARK LA BREA APARTMENTS ONLY Los Angels CA GREAT AT FIRST, THEN DOWNHILL. Please see attached pics for reference. March 25/2022 Moved in 05/15/2019. Everything great during first few months, then downhill from there. "Vegas" windows are a big selling point for most Garden Apartments. As of 02/25/2022 the windows have not been installed correctly and told there's nothing that can be done. Kitchen cabinets have been repainted with dirt, dust and hair everywhere, again... nothing can be done. Cracked paint and damaged walls. Considering putting cabinet doors in a wagon and drop off in leasing office lobby. Graffiti is all over the property, cock roaches scurry nightly around grilled food on the ground after neighbor's parties inside the "dinosaur feature" inside Alandele Circle Park. (one block down my street on S Orange Grove Ave. packages are constantly being stolen from Garden porches and Tower lobbies. Security is more for "show" because gates, aren't really enforced. Laundry rooms are very rarely cleaned and maintained. Neighbors complaining of cock roaches. Endless phone calls and left messages. This is the worst experience of property management I have experienced in over 30 years. So much more to list, but hope this is enough information for new renters to make their own educated decision to sign that lease or not. read more

If you're thinking about using this company to manage your property just make sure you look around. They could be fine most of the time but you really have to watch your statements. They seemed to have developed this practice of double billing for certain things and you never know when some completely phantom repair bill might be on your statement that never happened. I tend to think it's deliberate. It was bad enough to where I just started working directly with my tenants for all repair work. Then, there's really absurd things such as if the tenant hasn't paid rent for several months, they get charged late fees. Then, if they get evicted, you still have to pay their maintenance fees for the months it takes to happen. Then, guess what? If they place a new tenant this management passes all of those late fees on you the owner and they take it out of the rent they collect. Probably the most absurd practice I've ever heard of. This happened with one tenant experience but they did refund that late fee when I complained about it. That's a small amount of the criticism but I could go on for 3 pages (which I have but I took down a previous review when I didn't have a problem with them for a couple years). But, to be fair, I think they're generally pretty organized with their staff which are, for the most part, pretty experienced. They've placed great tenants after that one eviction situation. The one thing that I don't like are the fake reviews on here. Just do your jobs which I know you're very capable of and good real reviews will take care of themselves. read more

We've moved away from the property in mid August. During that time a new management company had just taken over the property, but we were told that Prime management company was who we would continue to deal with for the duration of our stay there. If we had any questions and needed to set up a time for our final walk through, to return keys, and receive things like our deposit, we were told to still contact Prime management company. We've just received our deposit yesterday when we should've received it within 3 weeks of moving out. They are extremely unprofessional and unorganized. They do not answer phone calls or voice messages, which only left us more frustrated. We went through a lot just to receive our deposit smh. Save yourself the trouble and rent from a better management company. Where we're currently living has proven to be a major upgrade, and not only aesthetically and comfort wise, but also ran by better management. read more

Prime Management Group purchased our complex called Skylark Apartments several months ago and the experience with these shady new landlords has been like a roller coaster ride through hell every since. Many tenants here agree that the new owners exhibit absolutely no regard for the complaints and comfort of the tenants. Whenever there is a problem that is reported the standard answer is: "We'll take care of it." And then nothing is done. And I mean just that --NOTHING!!! So far, my wife asked 5 times for them to replace the sign in our parking space to help minimize the confusion over who parks where. 5 times she approached them. 5 assurances she received when they replied: "We'll take care of it." Still, nothing has been done. The last time she went personally to the office and voiced her frustration at not being treated respectfully, especially when you consider that collect more than $3100 a month as we strive to persevere through noisy construction daily, even on Sundays. In response, they smirked at her and slammed the door behind her when she left. Typical treatment. Asbestos infested walls were taken down to replace rotting pipes and many of us were appalled at the reckless manner in which the workstations were sealed. In fact, they were rarely sealed properly and I have the pictures and videos to prove it. In addition, there was garbage from the work with piles of wood of possible toxic status found in the garage. I have pictures of that as well. And let's not forget that the owners refused to releases report to an inspection done in the complex to evaluate rials from asbestos and other toxins. Skylarks tenants group pleased with the landlord to release those reports and still they refused. My concern for senior tenants and cancer survivors living here inspired me to take my video camera and walk each floor of my building showing possible flaws with our protection from toxins. They simply do not give a damn about people. I could go on and on. Many tenants have their own personal horror stories but the bottom line is this: STAY AWAY FROM RENTING IN THIS COMPLEX! THE NEW LANDLORD CARES ONLY ABOUT MONEY, MONEY, MONEY! THEY CARE NOTHING ABOUT PEOPLE AND ALMOST NEVER FOLLOW THROUGH WITH THEIR PROMISES, WHICH ARE EMPTIER THAN A DRIED UP DESERT WELL. PrimeGroup and all representative have ignored my emails and that shows that everyone is allowing the managers to treat all tenants unfair and be racist towards them and I find that highly disrespectful. I have never violated any property amenity rules, always paid my bills on time and never caused and damage or harm to the property or anyone around. I received a notice revoking access to pool amenity due to the managers own fault. As stated in the notice that I have a reported violation and these are all false accusations as the manager is taking this incident very personally and now using her power to destroy my reputation. The property manager is accusing me of disturbance and harassment. I do not agree with these allegations as facts have been severely misrepresented. The property manager used her position to belittle, harass, and disrespect us. She presented herself in the most unprofessional and threatening demeanor and this type of management is unacceptable and quiet frankly makes me very uncomfortable. Below explains the situation: (apartment #s hidden) Incident that took place in the pool area on 7/18/2021 at about 4-5pm: - Two (2) parties involved in this incident which were my apartment 42__ and apartment 32__ (both Indian parties but not related at all) Just to keep in mind there were other guests at the pool area with their guests but they were not targeted. Apartment 42__ sat with her friends at one table and apartment 32__ sat with her family next to 42__. Manager Tomorros Comeaux approached 32__ and threatened them to leave or she would call the cops. Just to confirm that we asked Tomorres "wasn't the max number of guests 10?, she responded yes but still tried kicking us out. So when tomorres approached us she mentioned someone called her and complained that the kids were splashing in the water too much and to confirm none of us had any children with us. She then told both of  32__ and 42__ to leave the pool area with our guests as she thought we were all in the same apartment as we were both Indian. She admitted that she was mistaken yet she still threatened us, harassed us, made fun of my gay friends sexuality (all on camera) and told us to leave the pool area without explaining properly in a very unprofessional manner. She also got extremely close to us without her mask on putting everyone in danger (some video footage were taken regarding her illtreating behavior). The cops came and laughed at Tomorres as we were not breaking the law or causing anyone any harm so they simply left as we were just minding our business and trying to enjoy our hot Sunday evening. Tomoress was simply trying to make space for other guests as she said other guests aren't able to use the pool. (So what's next "are we going to get kicked out from the gym if other guests aren't able to use it"). We all felt so humiliated and racially targeted, illtreated and harassed as we have never experienced this kind of behavior with any management. On 7/23/2021 As I pulled in after shopping (this is about 4.30pm), exited my vehicle I noticed resident from 42__ walking towards me. We stood by my parking discussing how terrible we felt from being harassed by Tomorres and how the F word was used and just then Tomorres walked past us very rudely and rolled her eyes. 32__ and I ended our conversation, exchanged our phone numbers and went to our apartment. As my mom and I came back into our apartment, we heard Tomorres yelling at her brother Stephen who is the leasing employee here that "oh they just met up and they're talking about me". A few minutes later I heard someone ring my doorbell, as I opened my door it was no other than Tomorres and Stephen behind her, Tomorres handed me a document which she said "here's your legal documents and then said "what the fuck were you guys saying about me downstairs" this caught me completely off guard as I felt even more threatened and ended the conversation by saying it was nothing concerning her as that was none of her business, shut the door. I feel extremely scared living here and I think she will continuously harass and threaten us. Not to forget that a few minutes later got a phone call from Sony 32__ who also received the same legal document both dated July 20,2021. This matter has not been resolved yet and unfortunately I had to leave this incident on YELP !! read more

Let me start my saying this is the worse management company ever!!! If you have a problem in your apartment and they know you are calling they ignore your call when they see your number on caller id. Edgar is the horrible manager he is never at the office or available for call you always have to get his voice mail and he never calls back. Claims he out of the office but can clearly hear kids in the back ground like he's at home just chillin. Annabel is the only manager that handles problem at the office and she is little to no help unless you go in the office and have a face to face with her. I lived in the San Dimas location and nothing is fixed or maintained in this location . Only lived here for 30 days and I moved out due to several problem. Broken toilet broken stove and last but not least a Hugh water leak in the restroom which flooded and ruined all my furniture and was unlivable stay away from this company and all property's !!!!! read more

I have to tip my hat to Prime Management. I moved into one of their properties a little while ago and they've been great. The property manager is an affable gentleman who always greets everyone with a smile and always answers his phone when something is needed. A great example: when I asked for help with a minor plumbing issue he came by right away even though it was Memorial Day. I told him I'd be fine waiting until Tuesday so he could enjoy the holiday, but he generously came by to fix the problem right away. ...Now that's a great property manager! If I had the option to put no stars for this review I would. This is the worst company I've ever had to deal with period! I went to see my current property that had some damage to it but other than that it was a decent place. I was promised that the work would be completed before I moved in so I felt ok moving forward. I even followed up twice to make sure and I was told the work was complete so I set up my move and went in a few days later to complete the paperwork and get my keys. I was so excited until I get there. First off, the lady Nayeli was not very pleasant to deal with. There was a miscommunication on the total amount for move in and when I requested something in writing she gave me serious attitude. After that something told me to ask about the issue in my place that they said was fixed. Turned out they didn't fix it so they lied to me. This should have been a sign for me to run out of there but I already had my stuff packed and my notice was given to my old place so I was kind of stuck. After requesting something in writing for the issue to be repaired, I decided to give them the benefit of the doubt and move forward. I've been in my place for over three months now and they have been the worst company to deal with. They string you along on the maintenance and always have excuses. After two months they finally came to fix little minor things but they have yet to fix the damage that was initially promised to get done a week after I moved in. On top of that, it is leaking in my place when it rains and mold has developed. It's been a month and a half and they keep dragging their feet and giving excuses for not repairing it. I am looking into my rights and will figure out how to deal with them legally. Beware if you are a tenant looking to rent from this company. Also never be a few days late on the rent if you've complained about anything because they will try to evict you. I've seen a lot of people move out of this building recently and now I understand why so as soon as I get more money I'll be gone myself. If you are a owner, good luck using this company, you may loose all your tenants. read more

I wouldn't recommend living in a Prime MGMT apartment unless you are okay with the following: -neighbors who blast music all hours of the day, scream curse words, and allow their dogs to poop all over the shared yard space without cleaning it up (and management that does nothing to address these issues) -maintenance that takes forever with repairs or ignores requests altogether. This was the case for us on several occasions, with the ONE exception being when our heater wasn't working (it was repaired in a couple of days, but they left frayed wires hanging out of the wall...) and the other was when our door was broken (however, the door was not fixed properly and broke almost immediately. They never returned to fix it). -laundry rooms that are left unlocked and are sometimes lived in or damaged by non-residents. By lived in, I do literally mean that someone entered the room, locked the door, and slept overnight. By damaged, I mean that someone either barfed, shit, or both into our washer and on numerous occasions, the machines were broken into for quarters. -property gates left unlocked so anyone can enter -stolen packages (I'm actually pretty sure, in hindsight, that it was my neighbor who stole the packages before she was evicted, but who knows. All I know is that I had everything delivered to the post office to avoid constant theft AND this shows the kind of neighbors/neighborhood you might be dealing with) -cockroaches That about covers it. It's cheap, but it's not worth it. I had a few neighbors who were absolutely amazing and friendly and certainly not representative of the complaints I listed above. However, the complex I lived in slowly started getting worse and worse. I hope that my awesome neighbors have had a chance to find a better places to live by now! read more

I rented a property in the San Gabriel Valley from Prime Management Group. I walked the property and took pictures of everything. I was told that if we stayed more than 3 years that we would not be responsible for normal wear and tear such as carpets, paint, etc.. We lived there for about 5 years and when we left Prime Management Group would only refund about half of my deposit. They charged me for items that should not have been deducted from my deposit. If you rent from Prime Management Group be sure to get every item in writing and take extensive pictures of the property. They will tell you one thing and then lie to you when you move out. I personally would never deal with them again.....BE VERY CAREFUL !! read more

The turn around with the company and their service has been very prompt and has occurred with courtesy. It took a day to get word that the place was mine after many people had sought the property and Nayeli was very helpful. She would email or call when she needed to communicate. After I moved in, I asked for a few things to be checked on and the company brought in very professional and quick service to remedy the things that needed to get checked.
