Belsy and Valeria, have been incredibly communicative and helpful, walking me through every step. The background and employment verification was thorough, which gives me confidence that the company is serious about who they rent to and maintaining a good community. My experience so far has been very positive. I've heard great things about the tenant platform for paying rent and submitting maintenance requests, and I look forward to using it. I've already done my baseline inspection and reported a few minor repairs to Barkley the Maintence Coordinator, and her responsiveness was excellent, with a reply within a day! Just hoping the repairs will occur just as quickly. So far, so good! I DO NOT recommend this agency!! I toured the apartment in person and submitted my application the same day, paid the application fee for 3 person which is $120, and provided all requested documents with our SSN. It has now been OVER two weeks (14 business days) with NO DESICION I've been in contact with the agent almost daily. Every response is the same: "We're busy," "We need to give you an answer, but we're busy sorry" -- they cannot say when -- and no progress is ever made. This has been happening EVERY DAY FOR TWO WEEKS! At this point, it feels like the agency IS NOT actually WORKING. They collect application fees and personal documents but fail to process applications, provide timelines, or communicate professionally. This experience has been a complete waste of time read more

Background: Two months ago, I was blindsided when my landlady of over ten years decided to sell the condo we've been leasing for ten years and wanted us out in less than two months, an inconvenience for which she was willing to compensate us. Instead of eight months to find a place, we had forty-five days. Worse still, because of the recent fires in Altadena, the rental market was in even worse shape than usual. Some landlords illegally inflated prices to gouge desperate people who had lost homes in the fires, and even without gouging, much of the supply in the rental market was gone due to the sudden jump in demand just two months earlier. Needless to say, we were looking for a home with very little time and even fewer prospects. Once the shock wore off, I got down to business. I jumped onto Zillow and started looking. I applied to many houses and condos I found, and I was able to get tours of a few. After a week, I had three properties lined up, one in Duarte, one in San Dimas, and one in Azusa. The real estate agent handling the Duarte property, like everyone else these days, required separate applications and credit checks from all prospective adult tenants, and since my two college student sons would be moving with us, they had to apply as well. My eldest son had issues with TransUnion because he had no credit file, and the real estate agent was completely unhelpful and inflexible. We were lucky to be able to use the same application package from RentSpree to apply to the San Dimas property. In that instance, the property owner, who had been seriously burned by her last tenant who abused the pandemic-era eviction moratorium to skip years of rent payments, was skittish and kept asking for more and more assurances. Every time I provided her with what she wanted, she asked for more. Three months of paystubs became four, one year of tax returns became two, 3 months of bank statements became six. When she wanted a copy of my CalPERS and CalSTRS retirement accounts, I called it off. My experience with Lotus Property Services: Enter Alondra from Lotus Property Services. Alondra followed up with me as soon as I reached out, and arranged to show me the Azusa property. I brought my daughter with me to view the condo, and we both liked it well enough, so I moved forward with trying to make the deal happen. At this point, mind you, I was starting to worry that I would not find a new home in time. Lotus Property Services, which I'll just call Lotus from now on, has its own proprietary application and property system, so I wasn't able to just send them my RentSpree application. At first, I was annoyed at having to pay another application fee and to fill out a bunch more paperwork, but as it happens, it was worth the trouble. I'll discuss that later. I submitted all the required fees, uploaded the necessary documentation, and filled out all the forms and prepared to wait. I didn't have to wait long. Alondra reached out and offered us the home. After a little confusion about how to read my credit union's bank statements (to be fair, it's very hard to follow), Lotus was satisfied that I was able to handle the lease payment without relying on my wife's credit or income, so we signed the lease agreement. Alondra was there through every step of the process. She made herself available at all hours, seven days a week via text message, and she was quick to reply. From first contact to the handover of the property, Alondra made us feel like valued clients, and she went out of her way to make the process as painless and pleasant as possible. She even had the old fridge hauled away (we have our own we wanted to keep) and had the carpets reshampooed before we moved in. Lotus has an incredible lease agreement. The thing is a real beast, just over a hundred pages long (no joke). While this may seem daunting, it is actually a good thing. I'd rather know exactly what's expected of me than to get ready to move out one day only to find I might lose my security deposit because I used the granite countertops as a cutting board or let my buddy bring his dog into the house. The agreement sets out clear expectations, and that protects both the homeowner and the tenant. We just finished our first month in the property, and what's really nice is being able to pay rent through Lotus's online rental management system. No more writing checks and tracking down my landlady. I just set up autopay and walk away! Even better, the online system also holds the lease agreement, detailed photos of the unit, and more. It's really quite convenient. Overall, I am very satisfied with Lotus and with Alondra, the rep who worked with us to secure our new home. I highly recommend them if you want a no-nonsense experience finding a home or leasing out your own property. read more

I have been living in the same complex for a little over 5 years now. I moved to an upstairs unit a few months ago and noticed that a lot of the walls had water damage inside of the bathroom. Some of the edges of the walls have holes and the flooring does too. I faced an issue with the kitchen sink and reported it. This was only a month into the move...took a few weeks for someone to come out. Then, a pipe broke after it was "fixed" and I was faced with a nightmare. Put it this way, I couldn't use my sink for 21 days, there are holes underneath my sink since the 7th of October and when I requested a fair credit to my rent, I was thrown crumbs. If you have other sinks in your apartment (bathroom) then you're set lol I couldn't believe that. I live with my child and receiving that as a response really disturbed me. They basically told me to kick rocks and take the crumbs they gave me because I had the bathroom sinks! I would have never thought that I'd be paying so much rent for a place I just moved into and face such treatment. I wouldn't wash my dishes or fruit and veggies there, that's disgusting. So, if you want to live in a place where you're treated that way, ignored and made to feel like an idiot THIS IS THE PLACE FOR YOU! but I regret staying here and having to start a new contract in a nightmare. read more

Lotus Property Services started taking over our apartment complex this year, and they are very disappointing and have shady practices. Before I got the info that Lotus Property Services will take over the management of my apartment complex, I already sent the check to the landlords directly and they have received the money because I have a habit to send the payment earlier so that the landlords can cash in the check on the first of each month, and that was the usual practices all the tenants here had to do. More than 2 weeks ago, the landlords already notified Lotus Property Services that I already paid for the January 2025 rent, and also I wrote on the tenant info form that the January 2025 payment has been mailed directly to the landlords. However, to my surprise today, when Lotus Property Services created the account for all tenants in my apartment complex, I quickly login and I saw they indicated that I have not paid the January 2025 rent. I attached the screenshot here as a proof. To make it worse, their system will not let me pay for the February 2025 rent only. It asks me to pay both, January 2025 and February 2025 rents. I am totally disappointed by this new management. I always pay my rent on-time and never had any issues before Lotus Property Services took over. By the way, it is also very hard to get in touch with their staff that are assigned to manage my apartment complex. It seems like there is always no one there to pick up the calls. It is so disappointing that my decent landlords had to hand in their apartments to be managed by Lotus Property Services. I refuse to double pay my January 2025 rent, and if they don't fix it at all, I will look for a better apartment that is not managed by this shady Lotus Property Services. Beware if you live in any properties managed by Lotus Property Services as they can double charge your rent. read more

i was not impressed with this property management company as a prospective tenant in a building on clark st in burbank, CA. here were my issues: from the start, the number listed on the zillow listing did not answer the phone after repeated calls and did not return voicemails i finally went directly to their website and there was a form you could fill out if you were interested in an available unit. after complaining there, all of a sudden i received call backs and texts. when we scheduled the tour, there was another person viewing it before we got there. the property manager woman (forgot her name) ignored us and spent most of her time chatting up the other prospective tenant. when we finally got her attention i asked about pets in the building (i'm looking for a no pets building) and she refused to answer if anyone else had pets bc "it was against the law to reveal if anyone had service animals" the closet in the bedroom had 2-3 large holes in the walls and it hadn't been patched or fixed. i didn't bother to ask why. the carpet also seemed to have a bald spot near the entrance were they simply placed another square of the same carpet on top, just like plopped right on top, not secured at all. she showed us the laundry room and parking spot. someone had double parked outside a parking spot and was blocking someone in. i asked if this happened frequently. she said no it never happens EVEN THOUGH IT WAS HAPPENING RIGHT IN FRONT OF HER. she also did not have the keys/garage remote to be able to show us what the spot actually looked like. ultimately, she just came off as unresponsive, messy (in her appearance and demeanor) and like she wouldn't care if you were dead or alive as long as the check cleared. we passed on the unit to say the least. read more

Overall, they're ok. I've been living in my unit for 15 years and I do admit that lotus is better than the management we had before (apartment manager only spoke Chinese, they fought any sort of maintenance request, etc), but I wouldn't say they're amazing. The good: They're organized. There's a portal you can use for payments, maintenance requests, and to view records like your leasing agreement. They have a gardener who keeps most areas looking nice. The apartment manager is responsive and lives on site. They communicate pretty well if there are inspections or service disruptions. If you put in a maintenance request they're generally pretty quick to respond and schedule an appointment. The not so good: Ever since they took over management my rent has gone up almost every year. I'm nearing paying double what I originally paid and the only reason is probably inflation because I rarely have any maintenance requests and I definitely never had any sort of refurbishments. In addition to raising rent, they've started charging a processing fee to pay online. I don't even know if there's an option that doesn't have a fee. Parts of the landscaping have died off which leaves some areas looking really bleak. The parking lot needs to be repaved and the lines/ numbers repainted. There is a particularly large pot hole at the gate and most of the markings on the asphalt are gone. read more

WOW! I've never had such a bad experience with a property management company. Jonathan was rude and impossible to reach. I came across a listing for a home down the street that I was interested in renting and reached out through Zillow. I asked to schedule a tour but never heard back, so I called the number listed the next day. Jonathan already seemed annoyed and told me he'd send time slots but that "he was busy and it might be today or tomorrow, who knows" -- he couldn't give me a definite answer on the phone. He mentioned they were still taking applications and that I'd better hurry, then sent me the application link over text. I know how hard it's become to find a rental in LA, so I wanted to act fast. The home had only been listed for a few days. But he never sent the time slots - not that day, not the next. I called the management company directly, they connected me to him, and it went straight to voicemail. I was so eager to get the place that I filled out the application without even seeing it (my mistake). I pass by it often on my walks and knew it was a great home. Even though no one ever contacted me again, they still charged the application fee. No follow-up, nothing. Then, the listing was suddenly pulled from Zillow and other rental sites, and I couldn't reach anyone anymore. The property was GONE for whatever reason. I'm not saying these people are a scam -- but it certainly felt like it. How can you treat customers this way? What a waste of time and engery. I read other reviews afterward, and it sounds like they pay people to write good reviews. I should've checked earlier, so make sure to scroll down and look at what people are ACTUALLY saying. I've lived in a property managed by Lotus for a little over 3 years now. While I enjoy the local repairman who does the standard repairs I've found the maintenance coordinator to be unresponsive and unable to process repair requests timely. I reported an issue with my oven in August it wasn't addressed and I was busy so I didn't have the ability to repeatedly follow up which is required if you want things resolved. I submitted a second request in September and they sent a repairman who could not fix the issue. I have been following up weekly/bi weekly but to no avail I don't have a working stove and we are 2 days short of November, I wonder if I'll even have a replacement before the Thanksgiving holiday. I noticed the owner stops by to collect the quarters from the washers and he's friendly I'll have to chat with him about the issue since there's no use continuing to follow up with Lotus. read more

Jonathan was difficult to reach, and had a very limited schedule. When I would reach out with questions, he wouldn't respond. When I showed up to our scheduled time in the rain at night he wasn't there, and made the property manager walk me around. The electricity was out so I had to use my phone flashlight. He then told me I had toured the wrong unit, and promptly put up more listings on the website to cover up his lie.
