Requests involving health and safety concerns went unresolved for long periods of time, despite multiple attempts to get help. It often felt like complaints simply disappeared into a void. What tenants don't see -- and what makes this even worse -- is that many of these issues were never properly escalated or addressed, creating conditions that could have been prevented with basic responsiveness. Problems that should have been handled early were allowed to worsen, leaving tenants living with ongoing disruptions and unsafe conditions. Communication was consistently poor. Getting a straight answer or a realistic timeline was nearly impossible, and accountability was nonexistent. Maintenance work, when it finally occurred, felt reactive and rushed rather than properly handled. The consequences of this neglect didn't just affect tenants -- it created legal and financial fallout for the property itself, all of which could have been avoided if tenant concerns had been taken seriously from the start. If you're considering renting a property managed by Utopia Management, be prepared to document everything and advocate aggressively for yourself. In my experience, basic tenant needs were not treated as a priority, and the lack of responsiveness turned routine maintenance issues into major problems.

They marketed my rental very well so that we had A LOT of potential tenants to choose from. We were able to find great, responsible tenants, which is VERY difficult to do here in the AV. Jon really looks out for the interests of the property owners that hire him to manage their properties. He also looks after the interests of the tenants in order to keep happy customers for the property. Some people complain that Kennedy Management is not friendly enough. I found them to be very business-like. They have VERY high standards for the tenants they rent to, but they also have appropriately high expectations of the property owner. Jon helped make sure that the property was in good condition and that all legal requirements were met. He understands, and helps the owner understand, how to provide a quality property to good tenants so that everybody is happy with the business arrangement and everything goes as smoothly as possible. This is called a win-win situation. I hired them to provide me a service, not be my BFF, and they did an excellent job of managing my rental property. I have had managers in the past that ripped me off with inflated and phony repair bills. Jon did not do that. Jon has people to handle maintenance issues and the costs are very reasonable. One of the things he does is help the owner maintain things so catastrophic failures requiring major repair costs don't occur. I had to sell the house, but if I buy another rental in AV I will definitely hire Kennedy Management to manage my property. I will enthusiastically recommend him to any property owner up here.

It's hard to believe but Jon really is as bad as people have said he is. STAY AWAY if you value respectful, professional, HONEST, courteous dialogue between yourself and your rental property management company. This is the first time I've ever written a review on a rental property management company but I felt compelled to inform any future prospects to avoid renting any properties under them like the plague. Jon was caught in a lie when he tried telling my fiance that the property we had put in an application for had multiple interested people and they were cancelling showings for us. He did this in order to create a sense of urgency for us to move in earlier than our move in date we wrote on the application. This was confirmed by Melinda earlier when we were told that we were the only applicants and there weren't any scheduled showings. When confronted, Jon was not shy about letting us know that Melinda would be spoken to FOR TELLING PROSPECTIVE TENANTS THE TRUTH! The first inkling of UNPROFESSIONALISM came when my employer was sent our full rental application instead of just their required portion to fill out. My employers' owners even thought that was unprofessional as they had never seen that happen to an employee when applying for a house and they've been in business nearly 60 years! Jon can't help himself but make rude remarks throughout a conversation, it's like a reflex for him. I won't repeat how belittling and dismissive he was to my fiance but he did not hesitate to inform us that he did not care about us multiple times. Although we were approved, we decided to walk away after experiencing Jon. We realized that if he was this bad before we even moved in, he could only get so much worse after we signed the lease and were locked in for a year. There are a plethora of anecdotes I could share but you get the picture. Hope this helps someone else out from almost making a huge mistake.
