I had zero negative experiences with this rental company. Everyone was always nice when I needed to talk to anyone in the office. James the property manager I had was super reasonable and nice. They got things fixed quickly in the event you had anything go wrong. The repair/handy men they used were all very polite and professional. They are very reasonable for cleaning fees, etc when you move out, they don't come up with nonsense reasons to keep your deposit. They also provided me with a detailed list of the few things they did have to clean or fix/charge me for. I was just very pleased with the entire experience with them. If I'm ever in need of renting in Redding again, they'll be the first place I check. *sidenote* They deal with some kooks as renters, I'm sure, so I'd take negative reviews from people with a grain of salt. I rented for a year and a half or a bit more from them and was completely satisfied with their service. Pay your rent on time, be a good tenant, stay out of your neighbors business, don't trash a house or leave it a mess, and you can probably get along with nearly any rental company I'd say. read more

They were really good in the beginning and my last year and a half of living in my apartment. I notified the maintenance van several times that my mini blinds were broke or something else and apparently he kept forgetting and then I got charged for my deposit over $200 for them to replace mini blinds and the only thing that was wrong with them is the handle was broke. read more

As a landlord, they take care of things when we are unavailable for the tenants, which is great. Professional cleaning is done after each renter moves out, that way every new renter gets a fresh home. If a home is damaged or the tenant's animals damaged a home, the dog doesn't pay, the tenant does, sorry! read more

Being charged $120 cleaning fee $111.17 painting supplies fee $360 painting labor fee $150 cleaning carpets (no problem with this fee) ----------------------------- $741.17 total by Renter's HQ out of my $850 security deposit This apartment was left better then when we moved in. We upgraded all the light bulbs to LED and put in a brand new hepa filter for the A/C. Not to mention we stayed update on all maintenance issues. It now has a new garbage disposal. I'm disappointed, because I was never late with rent, we were awesome tenants and we cleaned this apartment very well, short of having the carpets professionally cleaned. After finding their listing for a place a couple hours after posting; I came out to look at it as they requested you be present before scheduling a showing. Showed up in the rain to call them and I was given an apology and informed it wasn't ready to be seen. OK no big deal it's understandable and I was early. So the nice lady on the phone (Believe it was Christie?) says they'll take down my info to let me know when it can be shown. Decided to might as well put in an app since it's what I had been looking for. Fill it out and can definately afford it, have the required renters experience, good credit, no pets/ other roomates and dont smoke etc. Informed them (meg) that I have been paying previous rent directly to my parents, and wasn't 110℅ I was still included on the current rental lease. Says it's understandable and will get back to me/ tell me what the owner says (This is Thurs/Friday and same day I showed up in the rain). Sunday morning comes around and get a call (Christie) saying I can see it Monday so I say sure great that works; also I was supposed to hear back about the owner and lease. So I'm waiting while she goes to ask about it, turns out it's a no from the owner/whoever. I say alright thanks I'll get back when I know exactly about my lease (good terms with current landlord and still on contract). I gather my evidence (lease, credit check, bank statements etc etc) and go see another similar but smaller property; as I find out theres now multiple applications for my first interest. I like the second place and go to the office and fill out my app. As I'm filling it out along with another couple for the same place (meg, whose attitude is poor, and completely rude whenever ive talked to her or overheard her) ends up accepting an application for the place while we're all in the office. (Tuesday) No need to spend the $30 for the application since every place gets passed off to someone else, while your wasting time filling it out and gathering your info. They also love to flip flop their tone from the typical pleasant/happy to help you, to rude and better than you when you don't meet their complete and immediate expectations. Glad I had that experience, only place in Redding who gave me an issue and treated me rudely. I'd gladly save my deposit for another place. read more

DO NOT USE. I wish i would have read all these reviews before i rented through Renters HQ because they are spot on. Any encounter with the women i have had there is not pleasant. They barely even smile. We only had the rental for a year. They didnt even do a walk through with us before we moved in. The backyard was not maintained, trees/weeds were overgrown, there was a huge pile of trash under our outside stairs, the bottom stair was broken the whole time we lived there. Then a 300 dollar backyard maintenance is taken from our deposit when the yard wasn't even maintained when we moved in. We asked them to come fix it and he came and it broke again a day later so we fixed it ourselves. Then our washer started flooding from the drain hose and we sent a maintenance request and we never heard back and it was months before they came and fixed it. Then the outside door started flooding when we had heavy rains and we let them know and never heard anything back. Of course we get charged for that damage at the end even though it wasn't anything we did. We cleaned the house from top to bottom and swept and hosed down both porches and somehow we still got charged for that. I don't know if they went there 2 weeks after we turned the keys in and then judged the outside but we had it all cleaned. We actually spent 8 hours cleaning. If you do use this company i would just skip any cleaning you plan on doing because you will still get charged for everything you already did. Oh and they knew the owners were moving back about 4 months before we had to leave but they waited until the last two to warn us. We got more information through the owners of our house the the rental company. Just an overall terrible rental experience i would not recommend to anyone as a renter or home owner. read more

Finally have time to write this review. Valerie and Elizabeth were both very responsive and helpful with the whole process. We have been looking for a place in Redding for months with multiple property managements but had no luck. One of our friend recommended Rental HQ for us and within one week of contacting them, we got approved! I was starting to panick as I start my new job in Redding soon and still couldn't find a place to live. Since we were living out of town, Valerie was flexible with our showings. We initially came to town for one house showing but she went out of her way to show us a second home (our current place we got approved for). We are so grateful for her time because if it wasn't for those few extra minutes of viewing that second home, we wouldn't have gotten it. Valerie and Elizabeth were professional and I highly recommend this property management to anyone who is looking for a new place to settle down. read more

This place receives absolutely no stars but I had to give it a star to post this review. After moving out, I been charged over $200 for the most ridiculous things I ever seen in my life. Here's a list of few things I'm being charged for by the owner: dust on the ceiling fan... Yes I said dust. Are you freakin kidding me?! I accident dropped my toothbrush on the bathroom floor before moving out and I'm being charged for that?! There's some peeling on the kitchen ceiling and been there long before I moved in, called the owner numerous times to get it fixed but no one came after 2yrs and begging them to fix that ugly thing. Yet I'm being charged for that too?! I couldn't even have BBQ on my own front yard because the neighbor is VERY territorial and mean. I even offered her to join us for BBQ but what does she do? Complain to the owner where the owner said I'm not allowed to BBQ in front of my house or even next to the garage. All this for $700 a month.... NOT WORTH IT! For those of you looking for a place to live, BEWARE of Renter HQ properties as the owner likes to scam money out of innocent tenants when moving out. read more

I was really disappointed in my service with Renters HQ. I had applied for a reasonably-priced apartment unit and had communicated my prior circumstances of being late on ONE month's rent because of a suicide in the family and that I had a previous medical leave from my massage therapy occupation due to a broken elbow. We had prepared, however, to pay the deposit and three months rent ahead of time. They were happy to take our application money without rejecting me up front, waited their maximum time to respond to me and my room mate (which, by the way, they only called one of us) to tell me I was denied because of the late payment on rent. I felt very manipulated and confused because they seemed so genuine, only to be denied three days later AFTER I gave them money. After being advised that only a private owner would take the likes of me for having said circumstance, I am now terrified to apply anywhere else. We rented an apartment that was managed through this company for a few years. Absolute slum lords. The property wasn't kept up or maintained. Any and all complaints were met with sarcasm and rude uncaring responses. Our neighbor whom hadn't paid rent in months and still wasn't evicted was harassing us and threatening harm and even assaulted my boyfriend over a parking space dispute. (Side note; neighbor didn't own a vehicle and rented out his reserved parking spot to another neighbor.) We continually contacted Renters HQ asking for a resolution and clarification about it being a space open to everyone or specifically belonging to a rental unit, no real resolution, they sent out a letter to all tenants telling them they'd tow away any unregistered cars, that didn't solve anything and then the harassment got worse since the neighbor was illiterate! They couldn't care less or be bothered to help so we continually had to call the cops. We alerted them about drug dealing and constant foot traffic, nothing was done. Cars were being broken into. The neighbors kids broke into the mailboxes and threw mail everywhere. Our storage shed was broken into so we requested a different lock on the door, maintenance came and said the lock wasn't broken so it never got replaced with a different lock, then we were charged with a fee for having them come out. We couldn't get ahold of the owner until we had a small fire in the apartment due to wiring in an appliance. This company is horrible. We could've been harmed living here. Beware! Theyll nickel and dime you for everything once you move. Don't bother cleaning if you leave. You won't see the deposit back even though absolutely nothing is maintained by them the whole time you live there. I feel sorry for the actual owner of the property. Once we finally got ahold of him and he came out to the property he begged us to stay but we found a better place. He was quite upset about how poorly the whole property was maintained especially since he'd been paying them for upkeep that wasn't being done. At first they were ok, but omg, don't move out and expect ANY of your deposit back! We have rented in many different locations, from private owners to property managed locations and we have always received all of our deposit back. For some reason these guys think it's our first rodeo, off to court I guess. Just do your research and make sure you have pictures and a signed dated walk through before you rent. read more

TMy girlfriend and I have been renting from these people for a year now and they are horrible. They take forever to send someone when something breaks and then the person only rigs it back together...if they even fix it at all. Recently our fridge has started producing ungodly amounts of heat and they sent out their "repair" guy and he looks at the fridge and says it's running fine. Did I mention that he didn't go within spitting distance of it?! Then after a few days it starts pumping out even more heat and we try to call them out again. Well they say he said it was functioning fine and then raise the rent!!!!! ONLY OURS!!!!! Don't rent from these crooks. They will drive you into the poorhouse. I'm filing a complaint with the BFBB. This is WRONG!!!! The actual owner of the apartments that we live in is fantastic however. He should think about taking his business to another company. I'm not sure why most of the reviews for this place are so negative. We went through rentershq twice and had a great experience both times. Of course, we always pay our rent on time, and keep our home clean and in good condition. The last house we rented through them, I forgot to clean the stove and I didn't vacuum because I turned the electric off before we were done cleaning. Despite that, we got back almost our entire security deposit. When we applied and paid the application fee the first time, we were not approved but they made sure to get us into a place by the weekend and we didn't have to pay an extra security deposit. The second time, the same thing happened. Took about 3 days from the time we applied to get into a home. The ladies in the front office are very sweet and helpful. The manager never delayed any maintenance on our home. Always recommend this place to my family and friends. read more

Horrible place! Do not rent from these slumlords! Moved out over 2 years ago and when my new perspective landlord called them for a reference they said I have an outrages amount overdue to them. I never received any letter stating this and they had my forwarding address. When I proceeded to ask for ledger to get this taken care of they said they would email it to me and never did. All I can say is, I would never recommend this company and in the same light as the other reviews, I can see why. The staff goes out of its way to not be helpful, they seem as if they are put out that you are even asking them to do anything for you. They take forever to approve you, where when we went to another place, they only took 2 hours for an application approval. We did a walk-through on a rental house that smelled like rat urine, wood rot everywhere, had black mold, dirty carpets and the place just looked overall run down for $1300.00 monthly. Their "rental/lease agreement" constantly changes to fit their needs. Repairs aren't made in a timely manner or repaired at all.
