I don't usually write bad review about any business but just to give a heads up for those who are moving out of this property. We stayed in one of their apartment for more than 2 years and when we left we cleaned our apartment throughly and no damage was done to the property except normal wear and tear. They charged us $70 dollar for cleaning which make no sense, it was already cleaned. And $80 for carpet cleaning which is acceptable. And they also charged us $100 for replacing gas drip pan which only cost $25 at any store. So, if you find any fused bulb or wear and tear of gas drip pan, buy it yourself to safe all those extra cost. They will charge you for any wear and tear, no matter how long you stay and how well you have maintained it. Very disappointed. read more

I signed a lease and resided there for one year upon moving out my unit was clean no damages my deposit was returned minus 300 dollars they charged me a cleaning fee 210 dollars carpet cleaning 80 dollars and then advised me that im respo for light bulbs that went out.The space is not that big to be charged 210 for cleaning carpet had NO staines. VERY POOR CUSTOMER SERVICE. 0/10. I have been one of Hubbub's best tenants. Always on time with payments. No complaints, even when they increased my rent $150. Even when it took them over 30 days to respond to a maintenance request. No complaints at all. Today I was charged a small fee for being late on providing proof of insurance (even though I was covered during the time I was charged, I just didn't provide that proof on time). I requested that the fee be waived. There was ZERO wiggle room. They said they already spoke with the owner and manager and they couldn't waive the fees. Their LRRL company already charged Hubbub, so I need to pay may part. This is a very small issue. It's on me. It's just frustrating that Hubbub takes no consideration to the tenant's track record. When I began to question why this policy exists, and if there is anything else that could be done, the employee's tone quickly changed to being very annoyed and disrepectful. She said "It's not our fault that tenants are being irresponsible and not checking their emails." She also said, "It's been 20 minutes and we are still having the same conversation." It was barely 5 minutes. Very poor service. I really hope that the Hubbub owner/manager provides better quality training to their employees on how to handle friction with tenants. I also request that the owner/manager of Hubbub change their policy with their LRRL to give tenants some wiggle room, especially for tenants that have an excellent track record. I was charged the fee the same day my rent was due. Bad way of doing business. Based upon the other reviews on this site, I have no idea how this company is even still exists. read more

Just the facts: Unreliable! Inadequate Service... Missed last two months Insurace & mortgage payments on more than one of our properties! (Kind of important) Lack of communication w/property owner. I was applying for a property listed on their site with my dad and boyfriend... after submitting our applications a few days go by and both my dad and boyfriend receive an email asking for more information. A half hour after they got those emails I received an email saying my application has been denied... they hadnt had a chance to respond to those emails before I got an email saying my application has been denied.... even though we were all applying for the same house... Tenants beware: this property management company is not for you or your best interests. I am a current tenant in the process of cutting ties with this company. Their lack of follow through, abysmal customer service behavior and the inability to provide standard expectations of living has driven me to write this review. I moved into one of their condo properties in July, paying over $1500/month (including insurance) for a 2 bedroom unit. I was immediately greeted with maintenance issues, like no hot water in the kitchens sink or my guest bathroom. I promptly put in requests and at first the issues seemed to be addressed; to find out later there are still issues. The biggest concern came at around Thanksgiving when it snowed and I flipped my heat on for the first time to find it not working at all. I was 8 months pregnant at the time. I immediately called and left a message on their 24 hr maintenance hotline. I knew it was the holiday weekend, but did not receive a call back all weekend. When I called the offices that Monday I spoke to one of their associates re: this. She said an email had been sent, which at the time I was unaware I received. When I expressed my concern on communication especially given it was about heat in the middle of winter with a recent snow, the associate stated "Well, if you don't like it, you don't have to stay". I was shocked. Even high schoolers working at the local In and Out know better customer service than this. When I expressed this and that I felt like my concerns weren't being heard, she then stated that she had just "wasted 10 mins on the phone with me". Obviously, the convo took a harsh turn after that. The company denies these statements were ever said to me. What follows after this is a one month circus involving me as center ring to get heat in my place. One technician came out 4 different times and could not address the issue. I repeatedly told Hubbub that someone else needed to be sent out, that the issue was not being resolved. Eventually, right before Christmas they did send someone else out, and I finally had heat again. This is after 1 month without, in the winter, my due date to give birth looming ahead of me. I was expected to know what was going on with the status and would frequently get calls and texts asking about it from Hubbub and the owner of the property. I had requested that I not have to manage all the answers to it, that Hubbub or the owner be in communication with the HVAC company, especially given my pregnancy status, but it continued. I specifically told them I could go into labor at any moment and they have full permission to gain access to my place to address this issue themselves. This new technician got the heat working by the day before Christmas Eve, but the repair was not fully completed and as of the writing of this review still isn't. That is one whole month without heat and the issue still, 2 months later not completely resolved. I was receiving texts asking questions re: its status as I was in the hospital after the New Year as I was recovering from an emergency c section. Again, this is after I requested, they manage communication with the HVAC company. After returning home with my newborn, I discovered the floor in front of the door bucking up, causing a tripping hazard, as well as no hot water in the kitchen sink. I also discovered a leak under the sink, causing me to have pull everything out from underneath it and dry it, already noticing some water damage. Currently, I have to boil a kettle to wash my baby's bottles due to lack of hot water in the kitchen sink. I promptly put in a maintenance request via online portal per protocol for these issues. I heard nothing for a week, and then eventually with everything combined, had to get a lawyer involved. It has now been 3 weeks and not a peep from Hubbub regarding this. I logged on yesterday to check the status and found one of my maintenance requests completely gone. I have documented evidence of these requests put in at the times I am stating. I have rented for about 10 years now and have never had to deal with anything like this, especially given the high rent I am paying. AVOID THIS RENTAL COMPANY AT ALL COSTS! read more

In response to Hubbub response Well you say you document everything prior to move in over we found some things that weren't done that you wanted to charge me for. My email proved that. Our tenancy ended fine...I just don't like the way you have handled refunding my security deposit. Clearly I agreed during the walk through to allow your cleaning company to clean the unit because I didn't feel like it. Jill said it would be around $250.00 and I was fine with that. You charged me $247.00 and the place is exactly how you wanted it.....So why nickel and dime me on the carpet refund when Jill clearly knows that carpet looked the same way from when I rented the unit. Hubbub is one of the worst piece of garbage excuses for a property management company. They're going to act like they're there for you and care about you but once you have a problem they'll be the first ones to ignore your cries for help. Do not give these people your hard earned money! They will eventually realize they bit off more than they can chew and just sell out to Tuscan Sun property management and won't give Tuscan Sun ANY of your history so Tuscan Sun comes in and charges you an arm and leg for any pets you have because they'll claim there is no deposit on their side and you'll have to take time from work just to go talk to them in person before anything gets done and even then it doesn't. I presented Tuscan Sun an outstanding issue with a neighbor from the depths of Hell, Desiree (AKA scum of the earth), and they responded with "Why don't YOU move then?" So instead of helping us they tried to drive us out and so my wife and I said "F*** Tuscan Sun, Hubbub and Desiree" and bought a house out of town and been happier ever since. Moral of this review, do everything in your power to protect yourself by not giving these people your money. You'd honestly be better off in a hole managed by a mole. read more

I have never had such a negative experience with a property management before. First and foremost, I lived in one of their properties for about 10-11 months. In my time there, there were issues with other tenants, specifically the ones directly below me. They had left the gas on during one occasion and my whole apartment reeked like gas, and I was forced to call Redding police as well as the fire department. I was being threatened, and this tenant was banging on my door at 2 am asking for towels and cigarettes on multiple occasions. Nothing was done on Hubbub's end and it took them literal months to vacate this tenant. Secondly, they screwed me on my deposit. $241 out of $950? They charged me for caulk for the bathroom and nickel and dimed me when it said in my initial lease that I would not be charged for normal wear and tear. They said they carpet was damaged in the closet and the entryway, yet the carpet looked like trash when I had moved into the property in the first place. This is a horrible company and im grateful that I was able to cut ties with them. They honestly deserve zero stars. I wouldn't recommend anybody renting from them. They are dismissive in the office and extremely unprofessional. It also took them a solid 5 weeks to send my my deposit and then when they did they gave me an itemized list of deductions that seems rather sketchy to me. read more

My Husband and I have been using Hubbub as our property management company for over a decade, and we have never been concerned, nor have we ever experienced problems with regard to ethics and/or confidentiality with Debra and her staff. We find the service and reliability unsurpassed, and with the recent additions to the staff at Hubbub, we are energized about a bright future and a continuing loyal and trustworthy relationship with this company. We recommend them wholeheartedly!! Sidebar: I find the statement that Hubbub gave out one's personal information to a third party highly improbable. Before making such an accusation, one should keep in mind that freedom of speech does not extend to defamation statements, and accusations like this one shift the burden to the accuser to prove. Next time one thinks about making such an egregious remark, one should know that outright lying is considered defamation and individuals who take part in these types of activities (even on public review websites) can and usually will be held liable. read more

I have rented from MANY places in the past 20 or so years and Hubbub Properties has been by far in the top three! I've read other reviews and find it hard to believe that others haven't had the same experience. I am NOT a property owner in CA, yet, I had to move closer to my folks in Redding. Let's be honest, Redding is a crap hole, so, if you have to be there, your best bet is to rent from Hubbub. The entire staff has been professional, courteous and caring. We only had two maintenance issues living there and they were taken care of quickly and professionally. Jaime is amazing and Stacey rocks! I cannot say more about what a great Property Management company they are. Two thumbs up, a HELL of a ride!!! I would ask anyone looking in the area, especially after all the horrible fires, which is why I moved, to check out Hubbub, they will really take care of you. I will miss all of them since I moved. These people are awful. Can't get things fixed. They want you to sign the lease via electronic signature then add a bunch of addendum and they sign those addendum for you without saying anything. I was harassed by management at one of their properties along with a tenant to the point I had to get a restraining order against the tenant..... Funny thing is IT'S IN THE LEASE YOU CAN'T ATTACK Or harass other tenants. It's a joke. Do not rent from these people. read more

Have been a renter with hubbub and I have to say they are the absolute worst. Our landlords are paying them good money to do bare minimum to nothing. It's like , "sure I'll take your money and pretend we're good at our jobs, and nobody will know that we're actually very lazy." They are terrible communicators, they take forever to get back to you, they do not get things done when you ask and little follow through. I've rented from dozens of agencies over the last 20 years and these people are ridiculous. I'm sure if you are a property owner, you will read the reviews from other owners saying they were happy with them. All of the 5 star reviews are from property owners. Please notice that the negative reviews are people actually living in the homes they manage which should be a big deal to any owner looking to use them. I believe this is because they're good at bamboozling property owners because of coarse they want your money. I'm telling you from a renters standpoint that though the try and seem to be nice, using them will be wasting your money. As a tenant you will wind up doing all the property upkeep yourself, although hubbub is paid to do this. I've heard from other renters under hubbub that even though you take good care of the property, don't expect to get your deposit back. Please go through another local agency because it's not fun and nothing will get taken care on your property. Maybe it's just a Shasta County thing because so many people here are idiots, but seriously think twice before using this agency as a property owner or as a renter. read more

Update: Hubbub in Redding, CA is starting to win me over. It was a rough start when they took over managing a property that I already lived in, with a new owner. However, while continuing to live here the home owner has been wonderful and the management has been curtious, efficient and quick to take care of any repair issues. I was searching for an place to live and used three other companies besides Hubbub to try and get me into an apartment right away. Well the other three companies were awful to work with. So, this brings me to Hubbub. I made a call to them prior to applying and spoke with Jackie (I think it was her). Anyways, I explained my situation to her and just had a chat. She suggested certain areas I should live in and I immediately thought, wow, this is the only company that cares about me and is trying to help. So, I applied for the property I really wanted and Jill contacted me a couple of weeks later. She answered questions for me and I was able to get into the apartment I wanted. Jill and the rest of the staff are what a business like this need. They are friendly, available to answer all questions and just really care about tenants. I am so glad that I got my rental from the best team in Redding. I can't wait to move in and also meet this amazing team when I pick up my keys. One hundred percent true story, craziest thing ive personally ever heard of. The place got infested with cockroaches and they kicked out two families close within each other for not paying rent and they were basically the whole problem. While we were still being sprayed down, and seeing cockroach activity every single day and keeping up to date with them consistently about the issue they moved in a girl and her two children. its illegal by the way to move someone into a home knowingly infested with cockroaches . One week after she and her children moved in they had to empty out all their cabinets cover everything and get sprayed with rest of us and the building. She dealt with this for 6 months moving in fresh... with children two small children. How dare they and when I contacted about it they admitted and said it wasn't against the law. Never ever ever ever do business with them, they're open like 30 hours a week. i can't wait to leave my place and never deal with these pathetic people again. Bet they wouldn't let their kids live in poverty but since it wasn't them doesn't matter right ? read more

Hubbub is a great property management company. They operate in a very organized professional manner. As the owner of a carpet cleaning company I have done work for tenants as well as owners and dealt with the office personnel from all the different property management companies in town. And it is clear people seam to be the happiest with the way their leases have gone with Hubbub and I love dealing with their staff compared to some of the others. We have learned a lesson the hard way. Our hope for this review is that it helps others avoid the same mistake. In good faith we recently signed and gave a holding deposit with Hubbub Properties for a rental. The holding deposit was quite high, yet we were certain that we would be going to the rental. However, as life has it sometimes, circumstances out of our control came against us and we were no longer able to move into the rental. Unfortunately we did not receive any of the hefty deposit back even after we relayed our circumstances. In light of our experience with Hubbub, we highly recommend you protect yourself by doing one of two things: 1) Do not give any money towards a Holding Deposit for a specific property- the risk is too great, as Hubbub Properties will receive it if any unforeseen circumstances arise and you are unable to rent the property. This business strategy protects only them and not you (the renter). 2) If you do give money towards a Holding Deposit be sure to protect yourself by stipulating that the deposit will be refundable if an unforeseen event occurs where you are unable to rent the property. If they are unwilling to do this - you have your answer. It is wise to do business with another company that will look after the customer. read more

It's fair to say that since being on my own at 18, I've rented for many more years than I've been a homeowner. This management company has the distinction of being the worst rental experience I've ever had. First, rat trap on the patio upon move-in was alarming - response from Hubbub when asked about previous issues with rats - silence until pressed, then excused responsibility by stating no one had gone out the back during the unit ready process. Sure enough, following fall, the rats returned to nest as the pest control tech explained is their habit. Next, after repeatedly advising of roof leak for over a year, the owner scheduled roof replacement - the Monday of Christmas week. No protective layer between old roof and ceiling so all the debris from the old roof being scraped off filtered into the house, covering everything - furniture, floors, bath tub, etc. Hubbub's response when I asked for house keeping help - not at this time. The typical response, when I called to complain, from Debra was "I'm not going to argue with you, Rhea." I did receive the majority of my security deposit refund, but the staff member that came for the move out inspection did a very thorough job in reporting items that purportedly needed cleaning. Interesting that the cleaning company invoice (dated approx. a week after I turned in the keys) stating the unit "extremely dirty" with a couple of comments including "tenant was moved in?" and a comment regarding the bathroom being dirty "kid stuff". We had no children during our tenancy. It appears that the positive reviews are from landlords, which is indicative that Hubbub Properties are protective of the landlords' interest but, from my experience, not tenants. BTW. I rented a property for a year with swift properties,minor complaints from old girlfriend went crazy, but other that no complaints. About 2 months ago I had 2 neighbors on each side of me move in. I was signed over to hubbub for a whole 2 months and I got kicked out... I work 8-5 Monday through Friday so it not like I was making a problem 24/7 , actually I wasn't really making problems. I will admit I took more parking spaces than what the place came with. but never had a problem until I got signed over to hubbub. they ended up kicking me out because of noise and a dog... I don't own a dog and im never home other that weekends or after 5. Although I don't think they had a problem with the tweeker neighbor selling drugs all night and having random traffic all night long or the teenage couple that would throw parties and also beat on the hallway wall at all times of the day and/or night, also BOTH those neightbors had dogs.Im not one to run and tell though I usually just be the bigger person I will be going back to swift properties as I see they are very reasonable and more easy going. Im not saying hubbub sucks im just saying they tend to care more for their new tentants than their existing ones.... be careful! read more
