I was on a very tight timeline during a move from Colorado to Missouri and needed a place that would allow 4 pets and had the accommodations I needed for my 89-year-old mother! He was the only one who did not take my application money prior to actually seeing if he had anything that would fit my unique needs! We have been renting from Renter's Warehouse for about 18 months now. We should have been given EVERY key and pass code that went with the rental property the first day we took residence and paid our rent. We were not. We still don't have a pool key, yet through our rent price we pay the HOA. Their contact phone number is to an , surprise surprise, overseas call center. They have given me all kinds of misinformation and basically said do it yourself. THEY should be the ones getting the key for me. Not me jumping through, now over 3 hours of my time wasted. I was just, finally, given a local contact person and once again, it goes to voice mail and I am stuck waiting for a pool key. Each day that goes by is a wasted summer day that I cannot use the pool. My wife and I have rented properties in 3 different states. This is easily the ABSOLUTE WORST rental experience we have had. So disappointing to move back to the Midwest and have to deal with a company like this one. Oh yeah, EVERYTHING they fix is on the most extreme cheap. There are fence slats that just fall off when you touch them because the handymen they use can't even nail properly. It's insane! UPDATE: Michelle Cryderman a representative of the local KC office just called me back. She simply told me that I had to wait for the overseas call center to handle the pool key and was unable to provide any timeline whatsoever on how long that might take. I told her that was not acceptable and she immediately became defensive and started raising her voice and hung up on me. To say that this sort of customer service is unacceptable is an easy understatement. She was rude after less than a minute into my enquiry as to why SHE locally could not simply get the key from the HOA for me. A key I should have had day one or at the least a couple of days after moving in. Instead of giving me a good reason and offering to do her utmost for me, she simply told me I had to wait and hung up on me. A lot of thinks were in bad condition, The fridge was without handles and just had 1 shelve. The apartment was painting and all was painted, it was imposible to open the windows to clean. It was so dusty when we receive the apartment, a lot of spider web Later the conection to the shower head was leaking and the send a maintenance guy who told us that the problem was because the pipe were to old and this company charged us for this damage.It is NOT RIGHT. *BEWARE of FALSE ADVERTISING* RW has a tenant warranty on "all placed tenants" that is very clearly stated on their website. We had a tenant placed who refused to pay and abandoned the property, all within a couple months from signing. RW charged us an additional $1,900 for new tenant placement. As a homeowner I would never recommend any other homeowner do business with a company that so very deliberately commits false advertising. Per their website, "The best part - we provide a FREE six-month Tenant Warranty on ALL placed tenants... That means, if your tenants defaults FOR ANY REASON, we'll provide additional tenant placement services for free!" I work in this industry and if there is a tenant willing to pay prorated rent to move in earl...everything else(except emergency issues)is set aside to get that property ready for the tenant to move in. This company left us living in black mold for over two months while they kept looking for the cheapest price for a contractor to do the job. We have a son who had cancer and was immunocompromised and they still refused to accommodate us in a hotel and left us to fend for ourselves. Renters Warehouse engages in illegal practices. They attempt to withhold a Tenants security deposit, hoping that the Tenant don't know the law and won't file suit against them. I believe that their practices are ripe for a class-action. While they publish and cite landlord and tenant obligations based on the law, they don't follow it, nor do they require their landlord/clients to follow the law. Landlord, you need to also beware! I am in the process of helping someone sue them for unlawful detainer of a security deposit and damages. Tenants beware. Renters Warehouse attempts to claim normal wear and tear to justify taking unlawful deductions from security deposits. Landlords beware because of Renters Warehouse failure to explain what cannot be withheld, I am suing both Renters Warehouse and the Landlord individually, filing a complaint with the Attorney General and the BBB. Here is what they claimed as justification for their deductions: Flooring - Turn/Rehab Carpet Repair - Patch large pink/purple discoloration spot in basement near return air vent. ($175). General Cleaning Turn/Rehab-Clean Oven Door ($15.00) General Contract Turn/Rehab - Replace battery in family room smoke detector and reinstall. ($10.00) Interior Paint = Repair scuffed/torn drywall repair nail/screw holes, painting repairs and cleaning ($425.00) Lawn Care - Turn/Rehab - Clean up weeds in front entry landscape bed. ($50) General Contractor - Turn/Rehab-Dirty furnace filter ($7.00) General Contractor Turn/Rehab - Kitchen light bulb burnt out ($3.00) Carpet Cleaning-Turn Rehab Carper Cleaning ($165.00) Know your rights. In Missouri, this is the law: resolved. "Normal wear and tear" is deterioration that occurs as a result of use for which the rental unit is intended and without negligence, carelessness, accident, or misuse or abuse of the premises or contents by the tenant or members of his household, or their invitees or guests. It can include minor issues, such as gently worn carpets, loose door handles, fading wall paint and flooring, stained bath fixtures, lightly scratched glass and dirty grout that occur naturally as a result of the tenant using the property as it's designed to be used. "Damage" refers to destruction to the rental unit that occurs because of abuse or negligence by a tenant during the course of the tenancy and can affect usefulness, value, normal function of the rental unit. Pet damage (heavily stained and ripped carpet), broken tiles, hole in the wall, broken windows and missing fixtures are all examples of damage. While it is permissible under Missouri law for the landlord to withhold security deposit money to clean carpet, the lease must have a provision notifying the tenant that the tenant would be liable for the actual costs for carpet cleaning that exceed ordinary wear and tear, and the landlord would have had to provide a receipt of the actual carpet cleaning costs within the 30-day period referenced in the statute. Good thing thing that we have a video of the walk-through and pictures. Protect yourself and do not fall prey to their illegal practices. If nothing else, file a claim in small claims court if they attempt to deduct from or withhold your security deposit. read more

Update: After being on with RW for over a year now, the experience has not been great for one house in KC. The renter they procured stopped paying rent and the local office was not responsive in the process to get them evicted costing me about $6K in lost rent, turn costs, and attorneys fees. After the house was turned a second time, there were many items missed which caused water damage to the property causing an additional $2000 in repairs. Make sure you get confirmation of all repairs and video evidence of any walk through before signing off. read more

New to KC, and didn't know the area. The Renters warehouse people are slum lord managers. This apartment is total sh#t. The apartment is well below my standards, it's a sh#t hole. -Water leaks, the floor is saturated with water and when you step on the "new" flooring water comes up. - Why is there paint/plaster on everything? How does that stuff even get on the toilet? -Drywall dust on everything! The ceiling is also deteriorating so bits and chunks of ceiling fall on the furniture and counters. -The paint isn't evenly applied, some spot darker, some spots lighter...some spots missed entirely! -Lots of water leaks -Screws and nails in the carpet! I have a nice lil collection of hardware that was embedded in the flooring. I'm waiting for the day my wife or kids step on one $$$. -No housekeeping was performed after previous tenets left. I did a full detail of this apt and it took almost 1.5 days just to clean it. F#cking disgusting. -Leasing agent knew NOTHING about this property and was totally useless. He told me to "ask the neighbors" if I had questions about the apartment. That's a genuine idiot. -I found some mold growing under the sink. Cleaned it up but they'll hear about it. I worked with Mike during the move-in and leasing. The guy is an imbecile, incompetent, and clueless. I 100% regret moving here. 1 year and I am outta here, ASAP. I hope Renters Warehouse reads this because if they don't know this Mike guy is terrible at his job, they ought to. This apartment is unsafe and substandard, and can't wait for move out! read more

I'm an owner and have had renters warehouse Kansas City look after a couple of properties. The level of ineptitude and lack of professionalism is outstanding. Some items: The one property manager attempted to get my new tenant to pay a deposit directly to the manager (in cash or to personal bank account). They were completely unresponsive to tenants requests for work. For example, I approved a request immediately once I received it (but it took them a few days from date of tenant request until it hit me), they then failed to act on it for many more days. I had to babysit and communicate w/ tenant to get the work done They have an interesting model where it seems requests for work go to a national call line and then acted on. Unfortunately, these people know next to nothing about how to get work done. I had something where plumbing would need to be redone which involved cutting into wall. The quote was EXTREMELY explicit that they wouldn't repair/replace drywall and paint. They never called for drywall or painter, I again had to babysit the entire process. When rent isn't collected on time, they'll ensure they get the late fee but don't follow up w/ tenant for payment. Who cares if the owner doesn't get paid, RW is happy! When transitioning away from them. They lost the keys to my property. Twice. Key management, way too difficult for Renters warehouse. They are just horrible. I don't recommend renting from this company AT ALL. As a renter, I figured as long as I paid my rent on time & tried to be nice and patient with them, I wouldn't have to worry about a thing. WRONG! There were MULTIPLE problems with the house when we moved in such as broken windows, dangerous WOODEN vents leading to the basement that weren't secure or safe (mind you I have a toddler), the washer and dryer that was supposed to be included in our rent was taken out before we moved in, the refrigerator was in it dining room when it had its place in the kitchen , paint on the windows, and so many more that I could go on about for days I'm sure! They have the worst foundations of a house that you wouldn't know about because they paint over problems to hide them, then when you do find out it's too late. All of these problems that we contacted them about and never got a proper response or solution ! We had an issue with our basement continuing to flood & smelling like sewage . When the maintenance man came over to unclog it multiple times, he would tell us that they would try to push on him to see if it was our fault, which it wasn't. 6 months later the problem continues to happen and they ignore us to where we have to call the city on them because it was almost unlivable! & the same day we call the city is when we finally get the help we needed. They eventually found out we needed a new house trap. Then when they fixed that, our hot water heater was ruined & they tried to blame us for that. Took so long for them to get us a new one we almost had to call the city again! When they brought the new one it was rusted and cheap and you could tell was obviously used. So many holes that were jackhammered into our basement floor to where mice started taking over the house. They used to have people come out and mow our lawns for us since we lived on a steep hill, but once we called the city on them, that seemed to stop. It was a nightmare! We finally get to the end of our lease & when they sent back our move out inspection, they dock us for the things that were there once we moved in! & also for things that weren't even wrong! So we're out our $950 deposit plus the extra expenses they're trying to charge us for things that are just not necessary at all! Please run & run fast from this place! If I could give this company no stars I would. We moved into our rental property in Kansas City and the manager said certain things would be taken care of ASAP. That was December 10. Nothing was done so we made maintenance requests on Jan 13. It is now March 16 and nothing has been done. Our windows are so fogged in the kitchen and family room we literally cannot see out of them. The stair treads going to the basement come loose as you walk on them and several people have fallen down the stairs. The fireplace is inoperable. The property manager will not return calls or emails. Very unprofessional and negligent. DO NOT RENT FROM THIS COMPANY and if you care about your investment do not have this company manage your property. read more

UPDATE JULY 2018 READ THROUGH I sadly can not give this company a negative 5 star! We had a move in date of Sept. 1, 2017. We were moving from the Boulder, CO area to KC, MO. Found this house the last day we were in town visiting Missouri for a place to put up our new store front. Diana from Renters Warehouse met us to show us the home. After doing a walk thru of the home I made a few comments of things that needed to be addressed like cleaning (the home was showed to us without being professionally cleaned, I found it pretty odd as she stated the home had been vacant for several weeks as the previous tenants broke their lease early due to their home they were buying being ready) There were also things the previous tenants had left (trash, garden tools, pictures hanging on the wall in the powder room) At the time we also didn't realize that the garage had standing water that never has gone away so of course we now have a major mold concern) We had a long trip from Colorado the day before our scheduled move in and were to meet our movers at 9 a.m. When we arrived at the house we still had no keys left in the lock box for us. We had the garage openers as my in-laws that live in Kansas had come by that Tuesday prior to us moving in and met Diana for keys and openers. They live over an hour away and Diana said she only had the openers because they hadn't tumbled the locks as of yet. Again the home had been sitting for weeks yet nothing had been done to it. My mother n law mentioned at that time that the yard needed to be mowed and that there was trash and lots of tree limbs etc...that needed to be disposed of, the house was filthy, urine caked onto every single toilet in the home. All 4 bathrooms! Diana said a crew would be out to clean before we moved in that Friday. Sorry for all the jumping around in the story but this is kind of how I feel right now with all the stress! Back to our arrival, no keys were left. We got in using our openers. The movers went in ahead of me. After looking around and seeing the condition of the home upon our arrival I was initially in shock, then crying and then rage! I thought, how is this even possible? I only wish I could attach pictures. I immeditely called Diana and she acted very suprised. She stated that she would send out someone asap to address my long list of disasters in this home. Well ONE guy came out, a contractor. He quickly removed and patched all the nail holes in the wall then immeditely after used "touch up" paint to cover his work that didn't match the paint at all! The crew that supposedly came back out to "clean" in fact did NOT address the filth left by the previous tenants. The same caked on urine was on the toilet seats, walls had blood, boogers, finger prints, etc...the tree limbs and yard trash had been gathered and placed in the very back of the yard behind a small garden! On another note we then realized after all the rain and now high humidity that the basement carpet had pet feces and urine stinch! After now being here for 3 weeks and having to go around our leasing agent Diana we have contacted the health department and Renters Warehouse headquarters. We have literally spoken to at least 8 different people with them. Austin who I shall just call "OZ" because we seriously wonder if he is even such a person as he has never once returned a phone call from us but yet is over the entire KC, MO area for Renters Warehouse. I sure hope this guy gets reprimanded. Another thing this company has done is charged us a LATE fee 1 week after moving in! This is after they had already received $3,600 from us inlcluding a $300 pet deposit for our 1 cat. When we called to ask about it, it turns out that Diana had back dated our lease to August 28th and prorated us for those days. Interesting as she knew we were not going to even be moving in until September 1! Not to mention we didn't have keys until Sept. 3rd! UPDATE: JULY 11, 2018now 10 months later update: The nightmare lives on. January 2, 2018 we had a pipe burst in our basement. This time we called our insurance immediately then called R.W. we had half a foot of standing water. I'll just get to the point. No one came out for over 24 hours! The company sent one single (elderly) man out who used a wet vac that you can rent from the hardware store. The carpet was not pulled back nor were the baseboards removed or holes drilled to dry the interior walls and sheetrock. When the guy left the carpet was still extremely wet as literally gave it a once over and called it finshed! Mind you that no one even came out and put any of our furniture up on blocks as proper flood protocol would call for. All of our furniture is ruined. Yes we have renters insurance but we all know how insurance companies are yo deal with as well. (Sorry won't fit entire review!) But I hope this helps and her family!!! Run! Stay far away from this property management company! They do not respond to emergency calls on the weekend....or during the week for that matter. My house was actively flooding (water pouring into the basement from the sump pump) and nobody would respond or call me back. They stated that they didn't deem it a true emergency. It happened multiple times and I finally moved out after waiting 2 weeks for them to acknowledge my 3rd work order. When i moved out, they kept money for things that are against Missouri State Statutes. They also kept money for a bunch of other stuff but the move-out video and report shows that everything looked great. No damages at all. They even commented in the video that they didn't see anything that i would be charged for. Its been 4 months and I have contacted RW over 20 times and they just keep saying that the "owners haven't responded". It's obvious why they won't respond; because they are wrongfully keeping my money for damages that don't exist. When i filed a BBB complaint, they stated that my deposit was refunded which is not true. The refund they sent was for overpaid rent that they also wrongfully kept. When showing the house to new people, the realtor would TEXT US AT 10:30PM that he would be there at 9am. MULTIPLE OCCASIONS. Days that wouldn't work due to work, no one home, or simply our distrust for the realtor, we were told too bad. They will do physically whatever they can to get out of paying security deposits back. Been way past a month and still nothing from the company regarding our deposit. They are trying to charge us hundreds of dollars to remove a pond thing and basketball goal that was there prior to us moving into the house. Oh and forget cleaning the house, paid over $1000 with full receipts and they still charged to clean? Even though the inspector said it looked great? We got dinged for 3 minor things. Window base paint chipping, a set of blinds, and a door knob. How in the hell does that add up to 1400 dollars? Will be 120% more than happy to post our inspection, along with the video tour that our realtor took. This is lying, stealing, and all over criminal activity. STAY AWAY. read more

Maintenance requests mean nothing to them as they are ignored and "process one thing at a time". Dishwasher has not worked since move in (April), this is mid JULY. I have 3 kids under 8..if you can imagine my frustration. Sewer pipe is leaking, if I was the owner I would want to know as this can turn into bigger issues. I moved to KC from Ohio in August of last year and thought it would be best to get a rental through a property management company as I have two young children and a yard is a necessity. I was able to find a home on Renters Warehouse and the pictures looked amazing. Due to time constraints I was unable to fly out in person to look, but trusted the photos and my research of the area. Massive mistake. The previous tenant was a heavy drug user and was evicted, but the entire place reeked of Marijuana, and cigarette smoke. Carpets were filthy and have burn marks, fence in the back is rotted, yard hasn't been kept up on, broken tile in the bathroom, etc. In short it's nothing like the pictures but since I've committed to a three year lease I'm sort of stuck. The owner will not replace broken ceiling fans stating the house is "as is". The roof has been neglected, and everything is basically falling apart due to extreme neglect. Even all of the blinds in the house were damaged which caused me to have to buy window fixtures for the whole house upon movein. Being a former home owner I was able to fix a few of the things since the company and owner will not on my own dime simply because I don't want to live in a shack. I am heavily considering involving a real estate lawyer due to the negligence of both Renters Warehouse and whoever the hell the owner is (He won't publish his info because he's a terrible human being) read more
