    The management company is unprofessional. My daughter, a junior at University of Iowa signed a…read morelease with four others after doing a walk through and we inquired about crime in the area. We were advised there was none. Despite the fact her group wouldn't be moving in for 10 months, walkthrough in October 2024, with them set to move in August of 2025, the company told the girls they'd need to sign right away or lose the apartment. The contact was executed on a Sunday and I researched crime in the area and found a great deal of crime, including two murders occurred within 700 feet of the apartment. Tenants pay exorbitant rent for units that are dilapidated and dirty (they do not clean between tenants, or at least they did not ours). Nonetheless, they will assess you OUTRAGEOUS amounts for the most minor maintenance requests. This is a very shady company that is run by people who have made a fortune preying on students. In addition, after "lease signing season", when they were all warm and friendly to prospective tenants, they reduce their hours to about 3 hours a day, and you would be extremely lucky if you catch them during that time! I literally showed up a week straight 15 minutes before they said they closed (I had work so couldn't go earlier) and each time the door would be locked and blinds closed. I would knock because I heard voices inside and saw cars out back, but they would get quiet and not answer. One night I caught one of the employees entering the back after running and errand, but she wouldn't talk to me, just kept saying they were closed and to come back during business hours while walking away and closing the door on me.

However I think corporate could do better. The bad- The place is kinda trashed after every weekend, but it's college living that's going to be most places you live in Iowa City. It also has nothing to do with the cleaning staff. It has everything to do with how many are on that staff. I felt like there was only about 2 custodians for a 16 floor building which seems like a lot to handle when college kids are going out all the time. The older gentlemen that was always cleaning is super nice and always working hard. He deserves a raise and some help on the staff! The building its self is also built poorly. It has nothing to do with the staff but the building is just cheap, I had several problems with ac/heat. It's also extremely dusty. The community assistants are not the best, they lose track of things a lot if you don't stay on there case about it. The good - The maintenance staff is awesome and deserve a raise! There super cool and always willing to help. Management is great and very accommodating and understanding. If you were looking for your child to live here I would say do it if you can afford it because it is pricey but it's worth it because of the location.

    I wish I had another option…read more.. ABSOLUTE WORSE COMPANY?BUSINESS/MANAGEMENT THAT I HAVE EVER DEALT WITH. Oh my goodness I could rant and rave all day about how terribly unprofessional they are. Literally making my skin crawl thinking about it. How can such a god aweful place still exist? Oh that's right they prey off of poor college students that have no other option but turn to them. Ugh why are they the only place in Iowa City that has 6 month leases? Seriously this company is ran by such scheming greedy money makers. I should have known they were trouble ever since I first signed the lease. I mean who doesn't have copy's of the lease to give out right then and there? And after sending email after email I still had not recieved a copy of that lease. Not ok. Icing on top of the cake. I called and asked them to email me a copy and the lady Moon said no. Just straight up no. I asked why and she said because it's too much work. That they have copies at the office and I can just pick it up there.... That is a PROBLEM! I reside in Illinois and am not going to drive all the way to Iowa just to pick up a copy of the lease. Can she not scan it to me or send a PDF? She supposedly can't. I should've asked for one early, which I did and didn't get. So supposedly it's my fault. Not to mention that she was incredibly rude and no idea what she was talking about. She was consistantly contradicting herself and running in circles. I haven't even moved in and I already can't wait to move out. In fact I'm literally on the verge of cancelling my lease and finding somewhere to live for 6 months. Unfortunately, during my stay at 630 S. Capitol we were robbed, because you can the entire building is easily assessable for the public. When we originally moved in, the landlords repeatedly said they were going to get locks on the front doors. It never happened in the two years we stayed there. That just highlights their clientele responsibility model--there is none. Additionally, we had a faulty HVAC that we informed the landlord about and, yes they came back and "fixed" it, but we played that little game for over a year....It took them up until the following summer to actually take use serious and fix the HVAC. Finally, their staff can't quite understand that while we rent from them, we see those apartments as homes, where we would want to be safe. They seem to lack this comprehension when we worry about our own safety where we sleep. Yes, they may have fixed some of these issues since, but talk about the obstacles... Save yourself the trouble and spend the extra $200 somewhere nicer! Also, the TRAIN SUCKS and after two years, you still don't get use to it. RUN THE OTHER WAY.

    Fired After Being Racially Targeted…read more I was recently terminated by Pace Property Management after receiving a call from a stranger who claimed I had cut them off and flipped them off while driving a company vehicle. Not only was this accusation completely false, but the caller also used racially charged language, referring to me--a 25-year-old Black man--as "permanently tan." In my life, I've never encountered someone using such a bizarre and offensive term, and I've certainly never heard it taken seriously by a company. What's worse is how my employer responded--not with support or a thorough investigation, but with immediate termination, based solely on the word of a random caller. No one at the company asked for my side of the story or considered the racial nature of the remarks. I had never seen the person who called, I did not cut anyone off, and I definitely did not make any obscene gestures. I don't even behave that way in my personal vehicle, let alone in a work vehicle. This entire experience has made it painfully clear that Pace Property Management does not have the systems or integrity in place to protect its employees--especially when it comes to racial harassment. They enabled a hateful and false accusation to end my job, and that's something no one should experience in a workplace. I hope this review serves as a warning to others and a wake-up call to management. Protecting your employees from hate and discrimination isn't optional--it's a basic responsibility.

    Where do even begin? When we first started renting from PACE back in 2016 everything was good. We…read morereceived 24hr notices prior to entry, maintenance requests got taken care of. Then shady Stacey came into the picture ~ 2018. ( you'll understand why we call her shady Stacey at the end.) Failure to provide 24hr notices prior to entry. Claims when you select yes on the maintenance request form that they have permission to enter the unit, it means PACE can show up when ever it's convenient for them not you the tenant. We have two pets so notice is necessary to make arrangements for them. Iowa state law is landlords/ property managers must provide a 24 hour notice prior to entry. Only in the even of an emergency can they enter without notice. PACE illegally entered our unit several times, I kept all email communication. Presented it to a lawyer, PACE had violated the lease agreement. When I brought this to Stacey's attention, she denied all wrong doing and that the lease was still valid. We had another place we could immediately move to, and with the lease violated by the rental management we wanted out. We had asked about subleasing our unit, Stacey said subleasing was not allowed per the lease agreement. However I had read though the lease agreement prior to asking.... and it was in the lease agreement that subleasing was allowed with written permission of the property manager. It's clear Stacey is unaware of the lease terms and state laws when it comes to being a rental manager. She treats tenants like they don't know a thing about the laws/ rights as a renter. In 2015/2016 my first rental management company I rented from was involved in a class action lawsuit for illegal lease terms/ violations. I didn't take kindly to be taking advantage of by Stacey. Maintenance showed up one Monday without notice, I denied them entry as I did not have a 24hour notice and it was my right as a tenant to deny entry. All I had was an email saying Monday, no date, no time. Could of been any Monday at anytime. Maintenance also was "testing" locks one day, I was home and recorded the event. Ask him if I could help him, no response. As I said before I reached out for legal advice to verify that laws were being broken. They were. With us wanting out and Stacey aware, she reached out in the beginning of February that someone wanted to move in March 1st,2021. Per state law we needed to have a 30 day notice to move. We got a 12 day notice once she confirmed that a lease was signed. Was not accommodating on moving time frame. Should I mention during all this I was 6months pregnant... and during the polar vortex. But it was our idea to "move last minute" Stacey cannot and will not take responsibility for any of her actions illegal or legal. Deposit was not returned within the legal 30 day window either. I had reached out after the 30 days, and it's crystal clear she is unaware on how to count. Lease ended February 24th,2021 we should of had our deposit with all the necessary paperwork by March 26th, 2021. We did not receive the deposit until April 5th, 2021. She claimed it just had to be post marked by the USPS by April 1st, 2021. Iowa law says failure to return deposit/ all necessary paperwork in 30 days of the lease ending can result in the landlord/property manager owing the tenant up to double the deposit amount. Our deposit check was post marked by USPS April 3, 2021 ... Shady Stacey breaking more laws, and not being held accountable. Unsure how she still has a job with PACE.
