I've lived here for a few years now and its in a great neighborhood. It's walking distance to Sylvan park, easy access to the main freeways, tons of parking and it's rent controlled. No need to worry about the rent being increased by an insane amount each year. In addition, the property is well maintained and any minor issues that have come up are quickly resolved. Hats off to Pablo and Ray, they are both friendly and knowledgeable. Most of the units here have been recently renovated. When I signed the lease there was an agreement to let us know that they would be doing some construction in the area and to expect a little noise while they completed the process. That was about a year ago now and it honestly wasn't that bad. I can't think of the last time there was construction noise around here. Normally my policy is to not write reviews for anything but the staff here are good people. read more

Really enjoyed living here. The unit was newly renovated and quite nice. The location is convenient and close to restaurants, grocery, and city parks. The leasing staff has always been very friendly. I have resided at Reserve at Mountain View for almost six years. I am in a remodeled apartment with great appliances, a large patio, and it is spacious. The neighborhood is quiet. When I need anything here, the staff always address issues in a timely and courteous manner. Yesterday, I had a maintenance issue. Ray came over and went the extra mile in fixing my clogged toilet. His outstanding work ethic and professionalism was demonstrated yesterday, and it was done in the same day I put in the service request. Thank you so much, Ray. read more

Ray is absolutely great! He is so considerate and goes so far to accommodate you. We had a package delivered on top of the outside mailboxes, he went out of his way to bring it to the front office for safekeeping until we could pick it up. Another time, we had an issue with our washer, on a Friday afternoon. Instead of leaving it over the weekend, he came over right away to fix it, which put him over his allotted work time to ensure we didn't have standing water in our washer over the next few days. If you have a car, I would recommend you look elsewhere. In my two years here, two entire cars and several catalytic converters have been stolen, at least 5 cars have been broken into, and all of these happened right from their assigned parking/within the complex. Additionally, countless packages have been stolen from doorsteps, there have been apartment break ins, and items have been stolen from fenced in patios. These crimes have been reported to management, but because the complex is open, they aren't able to do anything, not even install security cameras. There were several all day water shut offs and at one point, they were as frequent as 1-2/a week. This is extremely inconvenient for anyone working from home, and these typically span from 10am-3pm. Usually there is notice given, but there was even a time when we were given no advanced warning, which made it difficult to go about our day inside an apartment that we pay full rent and utilities for. Despite all of this, I'm still leaving 2 stars: 1 star for the excellent location, and another for the maintenance staff who are great! They're quick, do a good job, and are friendly. I've lived at this apartment complex since March 2023 and I have been very impressed with Justin in the front office being very attentive and responsive to phone calls and emails. Ray and Pablo are not only only very friendly but they are very professional and good at their job. They run the maintenance for the entire complex which I'm sure is not an easy feat as there are about 200 apartments in several buildings. The Reserve at Mountain View Apartments do not deserve even a 1Star rating. Why, you ask. Some units have old, old carpeting that the beading is popping out and nails jut out hurting as you walk around. The carpets aren't shampooed even when the lease is renewed. The carpeting is easily over 15 yrs old! The walls are so thin, that you can hear your neighbours, when their close doors, it feels like a tremor shook your unit. Not enough insulation between walls &/or units. The walls are old and thin, so there are mice that have successfully nibbles through the walls behind the dishwasher and underneath the kitchen sink. We had to set rat traps. The maintenance crew couldn't find the mice. The property didn't even give us a courtesy hotel accommodation when the wall was being fixed. We spent out of pocket for this. I called housing inspectors due to this unsafe and unsanitary experience. The windows are so old that there's always a draft. The rent is steep and the upkeep and maintenance is pathetic. There's dog poop in the parking lot, laundry sucks, the "amenities" are terrible. Honestly, how the county housing inspectors don't know of this dump is shocking. I called them about the mice infestation!!!! Equity Properties ... WAKE up!! Do something before the mice spread diseases. read more

I submitted a request online around 4PM on a Saturday, expecting someone to come in a few days. But Pablo came in around 5PM and changed a power board and fix the AC. I have lived in a total of 5 corporate owned apartment complexes with my 70 lb lab mix, and Reserve was far and beyond my favorite. - We never felt apologetic for our dog. I've lived in many "dog friendly" communities that actually housed residents that hated (or were not tolerant of) dogs. That is not the case here. People were always friendly and even loving toward our big dog. He barked at passerby's and we never got any complaints. It seems people understand dog behavior here and genuinely love them. - It's corporate owned, but it doesn't feel like it. Apart from the easy online community portal (where you can pay rent, make service requests and even interact with community members), we never felt haggled, or at the whim of a corporate machine. Even upon move out (we had to leave three months shy of the end of our lease -overall we were there 22 months), they made it easy, uncomplicated and the final charges were reasonable ($140 for cleaning and $56 for paint). Not to mention, Justin was our contact moving in and our contact moving out- he is very nice, responsive and just chill. - The apartments are a good size and ground floor units have great patios. We even had a vegetable garden on our little dirt patch. Super fun and usable space. - Lots of storage - Laundry in unit - Friendly neighbors - even apart from the dog. Just easy going in general. - Service was immediate. The guys are always there and if there were ever a problem, they'd show up really quickly to fix it. - Location- great Indian restaurants to walk to. Grocery (Madras & Felipe's) were easy walking distance as well - not to mention, they're the cheapest in the area for produce! The best thing was probably the distance to Sylvan Park. Great little park with tennis courts, surrounded by a beautiful, friendly neighborhood. Walking the dog, you definitely become familiar with the other park goers and everyone says hi! - The community pool is perfect for hosting parties or gatherings. We did twice and the space was just awesome. Not to mention, it's ok to bring your dogs in off leash here, so great space for them to run around! We loved this apartment complex and felt like it was a treasure to find. With rent control in Mountain View, if you are a dog lover/parent and can get in at a good rate, don't hesitate. read more

Great place to live. We've lived in two apartments here, and have found that it's a great place to live. Justin and Esmerelda in the leasing office and Tim and the rest of the maintenance staff are super helpful and friendly, and the emergency maintenance staff has been very responsive the couple of times we've needed them. The renovated apartments are well done, nice and quiet unless you are living on the bottom floor of a 2 story building underneath a baby elephant. After living in one apartment here for a year, we were liking it enough to stay for another year, albeit in a different apartment that gets more sunlight. The staff were very helpful with scheduling our transfer, and when it had to be moved due to delays in the renovations on the new place they worked with us to make sure the dates suited all involved. Centrally billed utilities do seem to be on the high side for the area - between $175 and $210 per month, but the city of Mountain View does like to make the most of their residents. Happy to stay here as long as we're lining in the bay area. read more

It's my second time renting from Equity Apartments and both times I've been impressed by helpfulness and professionalism of the staff. Besides Equity units are always good quality: remodeled or in great shape, wood floor where possible, skylights for extra light, vaulted ceilings on top floors, spacious apartments, convenient layout. We were so happy with the first Equity community that when we had to move this time from out of state, we felt comfortable renting an Equity apartment without coming out to assess in person and our apartment did not disappoint when we finally arrived. Also one of their perks here is that you can move out without penalty during the first 30 days if you're dissatisfied. It's a great rental apartment for the price. Just be careful when you rent some apartments here include in-unit washer/drier and some don't. read more

Pros: The complex is clean and quiet. I like that the fitness center is accessable 24/7. Cons: The renovations to the second floor balconies offer no privacy..beware of leaving ur blinds open. The mini blinds are cheap and fall off consistantly. There are no handles on the storage units on the balcony...the carpet was dirty when I moved in..item stolen from the laundry area. Overall I would not recommend this complex as the experience is not comparable to the cost of rent. read more

Nonstop construction that was supposed to last a week has been taking months with constant noise from 7am to 7pm six days a week. The construction blew dust on my car and scratched the paint. The complex refused to comp on partial rent for the time I was unable to use my patio due to the construction. Don't even get me started on the constant yearly massive rent increases. It was not as bad when Archstone owned this place but when Equity took over the screwed the tenants badly. Avoid like the plague. I'm moving out this summer. read more

I lived at Reserve about a year ago and was one of the best living experiences I've had. Gordon, Justin, and the maintenance team where extremely helpful and helped keep my apartment in tip-top shape. I was worried about being on El Camino but the community is so large that any street noise is minimal to nonexistent. I had to move due to relocation of my job but would gladly live at Reserve again! read more

Moved in to find broken blinds and carpet stains, an oven that never reaches your set temperature, and a window box air conditioner that rattles so bad that you'd rather not use it. As a night shift worker, it's really rough to sleep and get ready for work when all you hear is maintenance on neighboring apartments and unexpectedly finding your water intermittently but frequently shut off with no notification. So frustrated. 2 stars instead of 1 to account for the fact I'm just thankful to have a roof over my head. Disclaimer: frustrated emotions definitely influenced this review. read more

One of the worst thing about this apartment is they always stopping the water supply during the day!!! Without any notifications! As a college student, I cook for my own lunch or take a shower during the day. It is so annoying while I want to take a shower or cook but no water! Second worst thing is the thin wall! I can hear the second floored residents walking around, talking in the bathroom, Or watching tv! They problem just talking at a normal volume, but the wall is toooo tin! One more thing about this apt is they always doing construction! No joking! My bf and I live here almost 3 years! They always have kind of ridiculous reasons to do construction! 3-6times per year at least! They will rise the rent after every construction. Good thing about here... A little bit bigger than other places. Having a swimming pool. (But...I do saw twice a duck or some other bird swimming in the pool....:/). There are also a BBQ place, that's my favorite. read more

This place is ridiculous. I moved in here thinking it would be a wonderful place to stay for a long time. I moved in paying a ridiculous high rent -- 2400 + dog rent + utilities going to 2,600+ per month. And get this-- when I asked to renew to another 12 month lease the offer I was given was for 2700 per month! Then plus dog rent and utilities. What. A. Ripoff. That's for a shitty one bedroom, maintenance is friendly but there are too many problems for them to solve. There are bubbles in the paint in the bathroom, when I moved in the shingles to cover the windows were cracked and they never fixed so slowly one by one they have fallen off and never got fixed. Our front door handle had fallen off 3 times before they finally replaced it. The windows in the bedroom do not line up, so in the summer the heat is horrible and in the winter the cold air and water leak in. still no bother to fix the issue, this also leaves the crappy A/C unit and heater useless because you can't keep the window shut. The hood and fan to the oven are fake, whenever we cook if anything creates smoke it fills the apartment and I have to go outside to breath. The fan just takes the air from below and blows it out in front of your face. The back patio had a dirt patch for a "garden" but when we tried to plant everything died, which we found out is because a few inches below the "dirt" was a big cement block. So, you're paying extra for a big patch of dirt being marketed to the public as a "garden space." The fitness center is a joke, and the "clubhouse," has been shut down for the entire time I've lived here. The washing machines have ruined countless loads of laundry, flooded out, taken my money, and leasing office tells me, "its my fault for using a broken machine," but there were never any notices or signs on the machines telling me they were broken! My car has also been broken into by homeless who sit in the parking lot to go through the dumpsters. There are no handles on the storage units outside the doors fly wide open and everything I had inside it got damaged from the weather. The leasing management only care about signing leases, when you have problems they say, "i'm so sorry to hear that." and go about their days -- the leasing office is always closed because they are "showing properties," and never answer the phone either. The place looks nice when you show it, but after that everything goes to shit pretty quickly. The carpet had underlying stains that came up within a month. A pro is that there is a lot of natural light, but in order to get it (if you're on the bottom floor at least) you have to keep your windows wide open, which anyone who walks by can then see into your entire apartment. The way they separate utilities is also a scam, its divided by blocks so even if you try to reduce the amount of water and gas you use, it is pointless if you have neighbors who don't care. They add it all up and divide by the apartments in the block. When I was on vacation I ended up still spending hundreds of dollars on gas and water because my neighbors were still there, taking apparently very long hot shows. Pros: Dog friendly, Close to highways, you get to say you live in "mountain view" but in reality you're in sunnyvale, big living room, wall to wall closet in bedroom. Cons: Layouts are awkward, way too expensive for what you get, management is horrible to deal with, once you sign the lease you are on your own, bugs get into the apartment and there is nothing you can do about it -- where do they come from? No one knows. Yearly renovations all the time, dirt everywhere, noise, water always being shut off with little notice. Would not recommend this place to anyone. There are far better options available for less. read more

I moved to this apartment complex in early 2011. At the time it was quiet and peaceful, and owned by Archstone. There was nothing spectacular about the property but it was a good value for the $1466 rent. This price was for a one bedroom. Rent did increase significantly during the time it was owned under Archstone. I believe I was paying in the high $1700's (almost $1800) when I renewed for my lease the third time with Archstone. In mid-February I signed my second renewal under Equity Ownership... I am now paying $2250 which is still less than some of the other tenants. In 5 years my rent has increased a total of $784 per month. I don't know many people that can cover that kind of increase and not start having a lot of strain put on them. Unfortunately this is happening all over but I don't have experience with other apartment complexes to compare to. Oh and the $100 a month water/trash/sewer bill added to the rent is delightful as well. Whatever they quote you for rent, just add $100 to it because you can't pay your water bill separately. On top of ever-increasing prices, Equity decided to remodel the exterior of the buildings. Construction began in late February 2015. The paint colors were completely atrocious. They are now painting it for a second time but still leaving the "port-a-potty blue" color they chose for parts of the siding. Okay, to be fair, it's a few shades darker than that, but it's still hideous. The color scheme doesn't fit in with anything else in the area. I'm sure the people across the street that own their homes love staring at it out their living room windows. The construction that has been going on along with the painting has been terrible as well. The most brilliant idea they've had so far is to remove all of the nice privacy railing around the second floor balconies and replace them with metal railing so that anyone and everyone can see everything on your balcony and right into your apartment. Thankfully, I was in one of the apartments that retained the walls around the balconies, but my neighbors who were not so lucky were very unhappy. The construction crew also demolished the pool that everyone enjoyed using and left the little tiny pool that no one uses. The barbecue area and bocce ball court they replaced the pool with is decent but not worth losing the good pool over. The other day I had a few different neighbors tell me that the interiors will also be remodeled as people move out. If this is true, all I can say is "Oh Boy! More noise!!!". So much for the covenant to the quiet enjoyment of your home. What do the tenants get out of all of this? Higher rent. So not only do we get to suffer through what has been 6 months of construction with no end in sight, the prices just keep going up and up and up. As of this morning, it would be $2460 for a one bedroom, although I can't imagine why anyone would move in and endure this misery. Rumor has it that remodeled units will be priced as high as $3000 per month. We get to endure what will probably be a year or two of construction and fund it for Equity just for the pleasure of being priced out of our homes. Had I known in February how bad the construction was going to be I would have NEVER renewed my lease. I don't think many people would have. The only reason I'm giving this place two stars is because 1) I used to enjoy living here and 2) Gordon and the other office staff have always been really nice to me. read more

I've been here in my apartment since March of 2012. When I first leased, it was owned by Archstone. I really loved my place. The balconies are nice and big! Even though the apartments are a bit out dated, the neighborhood is great! Very quiet, surrounded by homes which makes for a nice neighborhood. I started off paying around $1650. I signed for a 5 month lease because I wasn't sure how long I'd be working out here. After the 5 months, I decided to sign for a year. My rent went up a couple hundred dollars. Fast forward to 2015 and I'm still here. I wasn't told this would be the case when I first leased, but with every lease renewal, my rent goes up $200. I am now paying $2372. This has been extremely challenging! I'm not sure how I'm still even able to barely do this! My rent has gone up about $770 in the last 3 years! The complex used to have this cool woodsy vibe... NOT anymore! Since Archstone was bought out by Equity, they have been doing renovations for almost 6 months now. It has been an extremely slow and messy process. We used to have very nice private balconies. Now, they have replaced our wood walls with metal bars so you are completely exposed now. I face the street and it just sucks! I had to go and buy something to weave through the bars so I could regain some of my privacy, and so my dog isn't going crazy being able to see and bark at everything that passes by! And speaking of extra expenses, I've also had to board my dog during days they were ripping down my balcony walls. And because they have been renovating our balconies and storage units, I've had my storage items stacked in my living room for months. My dog has also been restricted from balcony use for weeks at a time. So I'm not able to utilize my whole space, but my rent still went up when I renewed my lease this month... $200. Then you have things happen like roof cleaning and all the debris that falls on your balcony, is just left there. Unless you happen to be my neighbor and be home when they do it and ask the people doing the work, hey, you gonna blow that debris off my balcony? So they did my neighbors, but not mine!? The rest of the property is sort of maintained. A lot of the new tenants don't clean up after their dogs, so that's a super bummer. I've never seen so much dog waste in my life! And I am a dog owner and ALWAYS clean up after my dog, so I just think this is unacceptable! The laundry machines smell like mold, and you can see the mold around the doors of the washers (they're front facing machines). The laundry room overall kinda always smells. The maintenance guys are great, especially Mario! He's come and done several urgent service calls off hours. Overall, I like living here, I just wish after years of being a good tenant who always pays their rent on time and can be trusted, we wouldn't be gouged for rent!
