The building is okay but not great. The lobby and intercom are very nice. Small workout room is convenient. Laundry room usually clean. Apartment size (1BR) average for the two of us. Beware that you will be constantly dealing with another tenets off leash dog which apparently gets free reign of the buildings common areas, hallways, laundry room, lobby, elevator, parking lot, and the front lawn. Even your apartment if you open the door at the wrong time without checking first. You will soon feel like it is your own dog because its not on a leash and it is everywhere, its awful and we hate it. Owner lets this unleashed dog relieve itself anywhere in the building. If you open your apartment door it will run in and crap on your floor, and the owner just laughs. Total lack of respect for the other tenants and other dog owners here. Countless tenants have complained to Reside management. Management refuses to hold owner accountable because owner seems to be a paranoid loon. Owner is breaking city laws and building rules, you would think management could at least clamp down on their own rules. But no. And prepare to hear this dog barking throughout the day and night. If you hear a dog in or around the building, it's most likely to be this one. Coming, going, whenever, as it's owner keeps windows open for all to hear as the noise travels. Even when your windows are closed you can hear it barking at night and early morning with the owner loudly squealing it's name. Awful. Stay away for now. read more

Reside on Roscoe definitely has the potential to be a whole lot better than it is. You have the well lit building exterior, the inviting entrance with a Keurig coffee brewer, attentive staff, and an extremely friendly maintenance man, Angel. However, all of this goes out the window when you bring roaches into the picture. I just finished a one-year lease and I frequently saw dead roaches on their backs in the stair well, often two and three at a time. On average, I saw only one at a time in my apartment, every month or so, the entire length of the lease. Supposedly, I was the only one dealing with this issue which couldn't possibly be true. If I saw a roach a month after moving in, then I know the person before me had to have saw them as well, and likely reported them to Reside, unless maybe they liked living with roaches. Doubt it. The only thing reside wanted to do was spray, and spray some more, but it didn't help. The exterminator might as well been spraying a mist of water in my apartment, because the roaches always came back after a month or so. I think the worst instance was when I saw two in a week for the first time. Keep in mind, all of these roaches were at the very least, 1.5 inches long. They looked full grown to me, and seemed to love Reside on Roscoe, as I have pictures of them dead in the laundry room. Several at a time. Going month after month and seeing at least one roach in your apartment, you tend to get curious. You wonder, is it just this unit? But no, it's no anomaly. I asked another tenant on the same floor who lived close to my unit, and they had in fact saw roaches as well. I ended up doing a bit of research, and thankfully (I guess), the recurring roaches I saw were all American cockroaches, and not German cockroaches. Meaning, the German cockroaches are more notorious and get all of the attention, jokes and laughs, and it's the German species that spreads like crazy, rummaging through food and the like. The German cockroach is what you think of when someone tells you they have roaches, and you make note to stay the hell away from their place. They are harder to get rid of as opposed to the American cockroach, which is what I saw. Other things of note: Last I checked, the move in fee was $300, no refund (even after all of the roaches). NOISY. I can hear the floor creak when someone is standing in place and shifts their weight, even ever so slightly. I'm not sure what the floors and walls are constructed out of, cardboard? Because I can hear every footstep, every dog walk across the floor with its paws scratching the surface. Surprisingly though, I didn't really experience loud music. Like I said, Reside on Roscoe has the potential to be great if they could REALLY address the roach problem, but I can't justify giving any more stars for this review than just one, because of it. read more

I remember when I first moved into Reside on Roscoe - fresh-faced, straight out of college, looking for my First Real Apartment. I looked at the Yelp reviews before signing my lease just as a last-ditch effort to do more research on the building, and was a little concerned by the number of reviews complaining about bug infestations. Well, in the year that I lived there, I saw exactly one cockroach. Which is pretty normal IMO - I'd be hard pressed to think of a single place I've lived (including higher-end apartments back when I lived with my parents) in which I'd never seen a single bug. So I'm happy to report that I had very few issues on that front in my apartment. There's also an exterminator that comes around every month, and management emails ahead of time so that you can let them know if you want your apartment serviced, but I never had to do this. I lived in a one-bedroom unit that I think was in a corner, so I only shared one wall as far as I know, and my neighbor was pretty quiet. I did hear footsteps from the apartment above me regularly (sometimes I wondered if they just rearrange their furniture every night for fun), but it was never loud or frequent enough to truly be a bother, and mostly it quieted down at night. This is obviously luck of the draw to some extent; if you live next door to someone who plays loud music or has a barking dog, all bets are probably off. The actual apartment amenities are quite nice honestly - didn't have any of the issues that other reviewers appear to have had with paint peeling or the like. Laundry room was fine for me too - four washers and four dryers, and I've never seen any of them out of order. And you can pay by card, so no saving up quarters! The few problems I did have were very minor and attended to promptly. Specifically, a lightbulb burned out in one of the ceiling lights shortly after move-in, and I had some plumbing issues (toilet was draining slowly, likely related to a clogged pipe). In both instances, Angel (the on-site maintenance man) responded within hours and resolved the issues. He's not only super reliable but also just an all-around nice guy - always friendly and cheery when I ran into him on my way into or out of the building, and even sometimes brought my packages from the lobby to your apartment door. I honestly had pretty good experiences whenever I needed to contact the management - the two employees that I talked to the most frequently were Alexis (my leasing agent, who has since transferred to another Reside location) and John (the Reside on Roscoe property manager). Both are super nice, and were very helpful and accommodating throughout my lease. For example, when moving out recently, I needed to pick up a few items the day after my lease technically ended, and John said it was fine to just leave a note on the items saying that I would be picking them up the next day. I've definitely rented from other property managers who wouldn't miss the chance to nickel-and-dime you rent for that extra day. The only two negatives to this building that are worth writing about are 1) the free wifi and 2) the price. The wifi works sometimes and is absolutely horrendous at others. If you're a work-from-home type, I wouldn't recommend relying on their free service. I don't *need* it to be fast since I only really use it for leisure (think Facebook, YouTube, and the like), so I didn't shell out for my own wifi, but it might be worth considering if you really need the internet to be reliable. They did recently increase the bandwidth on it, and while this happened a few weeks before I moved out so I didn't really get the chance to see how much better it was, I do think it reflects the management's attentiveness and commitment to residents. Finally, the price - it did pain me a bit how much I had to pay per month for rent+utilities+electric+parking. Utilities (including heat/water) in this building are charged as a flat fee per month ($45 for me), while electric is paid through ComEd and obviously depends on how much you use the electricity. Parking is crazy expensive, though unfortunately probably not that different from other places in the area. If you have a car, it's pretty much a necessity to rent a spot from them since street parking is very hard to come by in this neighborhood (and Roscoe isn't a permit parking only street, so people who live in other neighborhoods can come and take up the parking spaces here). If you're trying to park anytime outside of the middle of the day on a weekday (when everyone else is probably at work), forget about it. Other than that, nothing to complain about really. Location is great, amenities are pretty nice, and definitely one of the better experiences I've had as far as property managers go. If I weren't moving out of the city, I'm pretty sure I'd stay with a Reside property (but I'd probably try to find a smaller unit that has lower rent. read more

I have loved here for 6 months now in a studio that overlooks roscoe. The neighborhood and location is fantastic. I almost don't want to move, but I would like to move up into a 1 bedroom. The windows help reduce noise from outside very well so I can't hear anything. Like other comments noted some finishes aren't the best, but it's an apartment building. The paint is flat and it's easy to make marks on it. But I'm sure you have heard of a washcloth or even a magic eraser. The grout in the tub isn't lasting very long and there is black spots, but I don't think it's mold since I clean at least once a week. The building is old so the floors creak. But I would not say the notice level in the building is too bad. I rarely hear anyone around us. The parking garage is very convenient and rather inexpensive for the area, plus it's gated. Reside offers recycling which is a selling point for me. They also paint an accent wall with a good assortment of colors for you before you move in. Another great upside is AC units are built into the wall. No need to go buy your own unit. The staff for my building is great and even maintenance! When we moved in our fridge was broken, the next day we got a brand new fridge. They even replace light bulbs for us. The building is advertised as smoke free, but from time to time I do smell smoke in the building. As someone who is allergic to tobacco this does bother me quite a bit. But luckily I don't get any in my unit. Another downside would be the wifi. But I always give benefit of the doubt. The wifi is not meant for everyone in the building to rely on as their main source of internet. So if you want to be streaming movies off Netflix, then don't complain it's slow or freezes. It's meant for simple tasks such as sending email. Contrary to other reviews on here, there are no bugs. Maybe in the winter there will be more, but so far not even a spider. The washers and dryers seem to be newer. They are very easy to use and actually cheaper than the laundromat down the street. The downside is there are only four and some tenants think it's ok to load all four up at the same time, then not take their clothing out so it messes with the flow of people. Overall I love Reside and would love to keep living in their apartments. I am hoping to move into a 1 bedroom in the area soon. I will say that not all regions are as good as this one though. Some leasing agents won't return phone calls or emails. This office is pretty good with that stuff and well educated on the area and what they provide. I lived here for 4 years, and recently moved to a different neighborhood, but had I stayed in Lakeview I would have renewed my lease in this building. Mostly pluses here - incredible building manager, very responsive and friendly office staff, very easy to pay rent online, do laundry, etc. Fairly liberal pet policy. I disagree that the appliance finishes are cheap, the only issue I had was with the shower/tub and the plaster peeling off after a couple of years. Never had any bugs. My unit was very quiet (i had a corner unit 1 bedroom), so I think if you're considering this building just be cognizant of whether you share a wall with other apartments, and if so, how many walls. I had virtually no noise issues other than dogs barking in the hallways on occasion. Reside charges a bit more for similarly-sized one bedrooms in the area, but the quality is a few notches higher. read more

I moved into this property in September of 2011. The experience has been very pleasant and fits my needs. The administrative staff is extremely helpful and responsive to my requests. The maintenance technician is hard working and very friendly. He keeps the grounds looking awesome and takes care of maintenance requests quickly. I occasionally hear a small amount of noise from upstairs, but I realize it's an apartment. The neighborhood is a dream come true. I love just taking a stroll and ending up wherever. Having just renewed my lease for another year, I have settled in nicely. I have a studio apartment, nice kitchen area, plenty of storage, and a nicely appointed bathroom. One of my friends from the building recently relocated to another apartment building a few blocks away. She now wishes she would have stayed put! I recommend this facility to anyone looking for an apartment in Lakeview. read more

I've lived here for a year. Overall, I would say my experience was mostly good. The building was cute and the price wasn't terrible. The main reason I moved was the location and a few instances of seeing cockroaches, which were unacceptable in my book. But if that situation has been resolved, I would reconsider. Here are a other few pros and cons: PROS + Great neighborhood, always felt safe and lovely with lots of bars and restaurants + The building had a high-rise feel with nice lobby area + Hardly ever heard noise unless the girl next door was having a party and I was sitting at the adjoining wall + The garden outside always looked and smelled nice + The maintenance man is superb! I could t say enough nice things. Always willing to go above and beyond for something as simple as a loose bathroom tile + The common areas are decently nice, chic looking hallway art, etc + Apartment finishes look "luxury" at first glance + Management was professional 80% of the time + The laundry room has an option to view which dryers are available online CONS + Found cockroaches in my unit and in common areas probably a total of 4 times. At the time, the building offered complimentary monthly extermination, but I was convinced this always happened. Apparently now, they offer it bi-weekly, so hopefully that helps. This was the one instance where management maybe could've handled this situation better. It took over a week for them to confirm that an exterminator would come and do a thorough check of the unit, and even after that, I wasn't 100% convinced that I wasn't being surrounded by creepy crawlers at night. + Location was a bit far from the redline, and the 15 minute walk gets tiresome fast + For the area, it was priced a tad expensive for not having very many amenities. I'd be interested to see the gym that they are building once it is finished, as this may sway my opinion on this. + The unit finishes all look pretty nice, but the "hardwood" turned out to be squeaky fuax, and the "granite" is a veneer read more

Hey everyone!!!! Just to let you know that my boyfriend and I have been living here at 532 W. Roscoe for almost the past 13 months and if there are three words to describe our living experience here, I would sum it up this way: A LIVING NIGHTMARE!!!!!!!!!! We had to deal with an upstairs neighbor that was out of control in every way imaginable and did not let us enjoy our living here at all. I can't even remember the number of complaints that we lodged against her with the property manager due to noise and disturbance issues. We almost called the cops during one time when she was verbally threatening us through the ceiling. Reside Living (the property management for this building) never did anything about the whole situation so we finally decided to take action by breaking our lease early and moving the heck out. They say that their number one priority is their residents' satisfaction, well that is a big fat lie. If they had really cared about us, they would have kept us and evicted the problem neighbor a long time ago. And we're not the only ones to have had issues with this building. Our next door neighbor also decided to break her lease early due to bad management relations and upstairs neighbor problems. One more thing, even though they have renovated most of the places here, they did it cheaply. Paint is already chipping off and it's only been a year, we've had a serious issue with backed up plumbing in the kitchen with black stuff spewing all over the place and poor electric wiring. If you like to be electrocuted, have fun with the switches! Light bulbs also like to randomely explode in the kitchen, so beware of the flying shards of glass!!! Overall, a strong word of advice: stay far far away from this place or you'll regret ever having signed the lease with these people. read more

The management company is great and maintenance is very responsive. The upgrades to the apartment are very enjoyable, but the fact that remains that you're still living in a VERY noise transparent 4+1 building in Chicago. Meaning that you can hear absolutely every noise that your neighbors make. Two things make this building worse then normal: 1)dog -friendly (meaning that you get to enjoy the dog noise as well) 2) upgraded hardwood floors, which mean that there's no carpeting to muffle the sounds. Overall, the money gets you some very nice upgrades, but since you can't enjoy them in peace and quiet, you might as well take your money to someplace that's a much better deal. read more

I've been living here for about a year now, and it's mostly been a pleasant experience for the following reasons: Location - I'm close to everywhere I want to go at night and on the weekends, as well as having easy access to Lake Shore Drive express buses for work commuting. Staff - The staff is really attentive, responding to service requests within hours. I've only used it twice, but I've never had a maintenance staff respond as quickly as here. Newly renovated - I have all new appliances, cabinetry, tiles, carpeting and wooden floors. Air conditioning - The air conditioners have worked well all summer long, even during the heat wave in late June, early July. Free Wi-Fi - Saves me probably $40 or more to Comcast and works just as well for streaming video. The only real flaws are those associated with EVERY 4+1 building in Chicago: Noise - You can hear people in the hallway from your living room, as 4+1 buildings tend to have thinner walls. But I've never heard them in my bedroom nor have I heard them from inside their own apartments. Most people seem to respect the quiet throughout the week, with the occasional party on the weekend. Heat - The heat is centrally controlled, as it is in almost all 4+1 buildings. If you like to be able to set your own thermostat for the perfect temp, you should probably look elsewhere. read more

I have had multiple instances of cockroaches in my apartment, laundry room, and hallway. They come through the drains and heaters, despite cleaning my apartment every week. This time a roach crawled on me while i was showering. Whenever I call the property management about the situation, they are unable to have pest control come on the weekends, and I often have to call and follow-up multiple times. I shouldn't have to feel scared to shower in my own apartment. read more

For the price, location and finishes there is nothing better! I lived in the 372sf. studio in the building and it was more spacious and laid out better than some apartments that are over 700sf. In my unit I had a queen bed, small L shaped couch, bar top table and chairs, entertainment center and 2 bar stools for the kitchen peninsula. The finishes were great, hard wood floors, large window, updated kitchen with deep storage drawers and great closet place. Storage was not a problem here at all and trust me I have A LOT of stuff. The leasing staff and Angel (the maintenance man in the building) were attentive and very easy to work with. Angel was a nice part of the community and greeted me everyday when I left for work and was always quick to fix anything I had problems with. I ended up having to sublet my apartment due to relocating to Texas, but the leasing staff was great to get my sublet taken care of and welcome my new tenants. This was an amazing place, I have lived in 6 different apartments in 3 cities and this is still my favorite. I never had a problem with bugs or roaches as other reviewers stated. read more

I have lived in this building for two years now and I regret so much renewing the lease last year. First of all, the laundry room is constantly flooding and there is hair EVERYWHERE. I've seen cockroaches in the building 7 times. I found one In my apartment despite cleaning every other day. I also see rats almost everyday in the parking lot and around the back door. The apartment is very small and the heating and air is never right and you can bet that the whole building is an average 80+ degrees. I would not recommend moving here at all. We have tried to get out of our lease and they make it very difficult. read more

My fiancé and I have been living here for about a year now and plan on reviewing our lease. We were fortunate enough to have one of their renovated units and love the space! The engineer is fantastic and they are quick to fix anything we send in a request for. Their payment system is easy and we really enjoy their intercom system because we can open the door with our phones through an app and see the person's face on our phone. Many of the tenants here are long term residents and become daily familiar faces. People mentioned pests and roaches but I haven't seen any in the building so we might be lucky with the floor we live on. Pests and rats outside the building is going to be typical. We live in Chicago not the suburbs. They run across Belmont and Broadway too, it's not a shock! We plan on renewing our lease this year and years to come with plans on staying here until we are ready to buy! read more

This place could be nice but the finishes are cheap and the counter tops peel and the paint is crappy flat paint. Also the carpeting in the bedrooms is cheap and matts in about a week of moving in. They way over charge for these places. We were paying $1,400 a month for basically a glorified studio where the dish washer is under neath the sink and can only fit plates in the front, so you'll be running it constantly. The kitchen is so small two people cannot stand in it at one time. Also they allow pets in this building so you'll hear scratching and clawing and growling thru all hours of the night because the walls are very thin here. I hear my neighbors alarm clock and pretty much their entire routine from shower to walking out the door its that loud here. They say the building is smoke free but our neighbors smoked and the hallways always smelled of cigarettes. Save yourself the trouble and go thru a private residence or a corporate residence that are not price gougers like reside. You are paying for the faux modern finishes here and you really could probably get a cooler larger vintage place and put your stamp on it decorating wise for half the price. read more
