I personally had an awful experience with this building. Let me start by saying that I have an extreme fear of bugs. The day I moved on July 12th, I believe, I saw 2 spiders in my apartment so I immediately placed a request for pest control at the front desk. The pest control did not come for over a month and a half on September 8th or 9th. Between then, I saw no less than 15-20 spiders mainly gathered on the corners of my ceiling. One night I woke up to a spider dangling over my head and another spider crawling on my ceiling so I called the front desk asking when pest control might come, and they said they were delayed because of COVID, which I understand. The pest control came and cleared out the spiders for approximately two days and after they sprayed the ceilings and walls, there were two more spiders. A few days later, I saw about 5-6 more on the ceiling, and one day I saw a giant bug crawling in the same spot where they sprayed so I put in another pest request for September 28th, but they didn't come. I didn't make a big deal about it, because my cat killed the giant bug and I didn't see too many more and I have frankly learned to live with it. However, in mid-October, I saw a giant bug hanging from my ceiling and started considering breaking my lease. Around the same time, I had about 1-2 fruit flies also flying around my kitchen. I had a few oranges out, so I thought maybe that was the cause, even though I just bought them. I threw out the oranges and a few days later, I opened my freezer to I swear to God, like 20-30 flies. I opened my fridge and it was the same situation. I threw out all my food that was in my freezer and fridge and I have not used my fridge in about two weeks now. I contacted management about the situation, and to be fair, they did get someone to spray my place shortly after. Pics below are AFTER I cleaned it out, so it was way worse before. They said that after someone comes to get the drains treated, and I still have the issue, they will consider other options like transferring to another apartment, which is fair. They said they were unable to terminate my lease, however. Honestly, I just want out of the building because I don't know what the root cause of the bugs is and I don't want to go through the hassle of moving for this to happen in another unit. The pest control service did not come on the day they were supposed to treat the drains and the issue with the fridge and fruit flies has not gotten any better. It is now two weeks without using the fridge and kitchen because flies would constantly fly into my food when I was cooking. I don't want to make unwarranted accusations, but sometimes I feel like they are drawing this process out. I also feel insane paying rent when I can't use a big part of this apartment. I am going to be paying to cancel my lease because I want to get out of here sooner than later, but it has been such a nightmare. Maybe I'm a freak about bugs, but I feel like 30-40 spiders + the fruit fly infestation is a kind of a problem with any building. The problem has persisted despite getting the place sprayed twice now, and I just want to get out of this bug pit. I have included pictures below for reference. I really hoped they would terminate the lease, but I was fine paying the cancellation fee to get out of here. I was hoping they would let me move out earlier without the 60-day notice, but I am paying $2500 for the cancellation fee, and then paying the full November and December rent because of the 60-day notice, despite not having access to the fridge and kitchen. I feel like there was definitely a lack of flexibility here, especially because I read other reviews where people were able to terminate their lease without consequence because of a pest problem. Beautiful apartment building with doorman service. The lobby ceiling is has incredible detail from the original build (including in the parking garage). Overall a clean place to live and a great rehab of a facility. Has rooftop area for residents with grills and herb garden. Nice community room with seating, TVs and bar area. STAY AWAY. If you're looking into this building as a renter, here are a few things to know: This area (Belmont and Sheridan) is a weird pocket of sketchiness. Within the first two weeks of living at the Belmont Flats (next door, owned by The Belmont), someone jumped the fence of our courtyard, came up several flights of steps, and stole ~$1000 worth of stuff from our apartment deck. The Belmont quietly deleted the video footage of the incident -- we had the burglar on camera and the police requested the footage -- and claimed that the fence is not a protective measure against such threats. 1 week later it happened again to the people living below us, and again, the Belmont did nothing despite a clear security issue. Even the keyfob-activated lock to this fence barely worked the entire time we lived there. Even the renters insurance that The Belmont suggested we buy refused to cover the incident. I suspect the sketchiness comes from the fact that it's so close to the Lake Shore Drive entrance/exit and that it's the last stop on the Belmont bus, but The Belmont does not seem to have concern. One concierge told me that several cars have been stolen right outside The Belmont, including a FedEx truck parked right outside for no more than 5 minutes in broad daylight. If this hasn't been enough to convince you, there was once a pile of human feces (imagine... on a hot summer day) left in front of the door to our building, and the management did not come to clean it for 6 days. The management is non-communicative when it plays in their favor. If you've ever rented from a property management company that does this, you know how frustrating it can be. For example, we were charged for "extra days beyond our lease expiration" because the keys weren't returned before the lease end. Before we moved out, we sent them a note asking about when to return the keys and they did not respond for several days (the days we were charged for). This is just one example of several incidents that, while within their legal authority, show just who you are dealing with: an owner that will nickel and dime you and make your life more difficult than it needs to be. Your packages will disappear from the package room from time to time since their system for locking this room/notifying residents about a package delivery doesn't work about half of the time. Picture a large walk-in closet filled with a sea of unorganized boxes. You have to sift through other people's belongings in order to find your own. This room is often left unlocked, with the door propped open. I strongly encourage you to look elsewhere. At the very least, the Belmont management makes no attempt to be flexible and work with their tenants on the little things, which will often make the experience of living somewhere a miserable experience. read more

Okay, I've been living here at the Belmont by Reside for about 9 months. Let's hit the main points. Building: beautiful. Used to be a hotel. Great lobby, rooftop deck and lounge. Reasonable workout room. Office area with computers and a conference room. All very cool and available. Apartments: These are well-maintained. Mostly, the place is quiet. I rarely hear anyone in adjacent apartments. Thank god. Environment: The area is great. My only complaint is that the garbage trucks come fucking early (like 7 am some days) and bang shit around like they are members of the Blue Man Group. But, the building is close to both the lake shore and Boystown and the rest of the Broadway area. Overall, the area is pretty quite and comfortable. Staff: The staff here gets 6 stars out of 5. 'Nuff said. Cost: Okay, you're looking at a nice building in Lakeview. It's gonna cost. You're paying for the location, the amenities and the environment. Deal. Events: Tons! The Reside folks do a great job of providing events, benefits and other cool perks for living here. Drinks, food, parties and good fellowship. You could do a lot worse. Bottom line is that the Reside folks do a great job and the Belmont is a great building. The only drawback is their willingness to charge what the market will bear for the building and location. read more

I have lived here at The Belmont for 3 years now and I still love it! It has everything you want in an apartment building. Prime location on the lake and direct access to multiple bus lines, amazing rooftop, attentive maintenance and upkeep, brand new gym (with free classes!), market/Dentist/dry cleaning/nail salon all attached to the building, and incredible staff. From the leasing agents to the concierge, they all feel like family now! Every time we've switched apartments, Brittany and the leasing agents have made the transition seamless. This is the place, friends. This is my 5th apartment in Chicago--I've lived in a mom & pop Boystown 2-flat, a high rise in Streeterville, and a multi-unit Lincoln Park building that's run by a fairly large property management company. Last fall, the Lincoln Park management upped my rent (again), well beyond market levels and I started looking around. I probably saw 20 units in 15 different buildings before choosing Belmont by Reside. My only regret is that I waited so long to get out of Lincoln Park. This is a fantastic, freshly-updated building with fair rents. Some highlights: - Fully updated units with all-new kitchens. Brand new appliances, microwave/hood unit built in, all new wooden cabinetry. - Central air and central heat. Yes! No more wall units. Electricity, water, gas, sewer, trash, etc is prorated in a separate monthly bill. Mine is about $30/month. Far less than I paid for just electricity at my previous places. - Beautiful lobby with 24-hour concierge/reception desk. I don't use the concierge services for restaurants and shows, but that would be a great asset for someone who's new to Chicago or this neighborhood. On the other hand, they accept packages on behalf of the residents so there's no Amazon thievery in the mail room. - Roof top deck overlooks Belmont Harbor. The roof also has several gas grills for community use and a large herb garden. - Outstanding fitness center on penthouse level overlooks the harbor. Free weights, multiple weight machines, tons of cardio, and an exercise room. Access is included in the rent. - A beautiful, spacious party room on the penthouse level includes a pool table, wet bar, and plenty of space for you and your friends. - Guest suite for overnight visitors who refuse to share your bed. (MOM!) - Pretty techy operation. Concierge emails you when they accept a package. Great peace of mind when you're expecting something. The laundry room has a web site that lets you watch your machine's status. It tells you when the cycle is done so you don't waste time standing around for the last two minutes. - This was a kicker for me: The hallways are wide, clean, and well-lit. Sounds like a weird thing to be hot for, right? Well, I saw WAY too many places that have decent-looking units but have hallways that are dark, dingy, and looked like they hadn't been updated since the 1940s. Literally. I'm talking to you, BJB Properties. One negative: The building is promoted as having "free internet." In reality, the reception and speed is simply unworkable in my experience. You will notice some bad reviews in the history of this place. Those reviews are from the months when Reside took over the building and began repairing everything that had been allowed to degrade over the years. Those projects are way in the past. There has been no water, elevator, or any other outages since I've been here. About the elevators --There are at least 5 to get you up and down in various locations. I haven't lived in an apartment for decades, needless to say, moving to the Belmont made my transition from a single-family home to apartment living a breeze! Kudos to the staff, as they are all incredibly helpful and beyond welcoming. This pet friendly vintage rehab preserved many of its original pre-war fixtures and architecture, yet gave way to amenities such as central air, a business center and rooftop grilling. The entire building is extremely well kept and pin drop quiet. There are frequent on and off site fitness classes and events for residents which makes it easy to get to know your neighbors. The Lakeview location is amazing and just steps away from Belmont Harbor, restaurants, public transportation and shopping. When the weather is too cold to venture out, there's inside access to a good sized convenience store and dry cleaner. read more

When I first moved back to the city, I was looking around town for a building in the Lakeview area to live and happened upon the historic Belmont House. Their location could not be any better (close to the lakefront, express buses running down Lake Shore Drive to Michigan Ave and nearby Boystown and shopping) but it gets even better... Belmont House's fabulous newly design lobby had just been revamped to fit the modern 21st century. Flat screen TVs, glass panels with LED color-changing backlighting, touch-screen concierge, chic yet comfortable coffee lounge/game room...all this encompassed by the white historic columns and detailed ceilings. It seems as if the designer was influenced by Buenos Aires' Faena Hotel done by Philippe Starck. It doesn't stop there. They also just remodeled the apartments too. This is it, guys. This is the apartment building you've all been waiting for. I've lived at The Belmont for two years and can honestly say, if I didn't have to move out of Chicago to attend grad school, I would NEVER leave this building. The staff is INCREDIBLE - so helpful, so courteous, and so friendly. The apartments are absolutely gorgeous. Each is spacious, comes with state of the art appliances, and the hallways are cleaned daily. Don't even get me started on the roof.. complete with lawn chairs, fire pit, grills, TV, and an herb garden residents can actually take herbs from. Plus a huge lounge room with pool tables, etc. you can rent out. And a gym! Shoutout to Tracee (at the reception desk) who is the nicest effing person I've ever met. Love this building!! read more

My husband and I recently moved out of The Belmont. As our first apartment community in Chicago; we couldn't ask for anything better. If you're looking for an apartment that is hasel-free, safe, close to downtown, and hip you've found it! If you are looking for an expensive place, you've also found it! The Belmont is pricey but it's worth the extra cash. You can use all of the amenities that are top notch quality and you get the best concierges possible. Shout out to Marco, Reeso, Ibraham, John, Lola and Beth! Roof Top Deck: Awesome deck with great view of downtown and Belmont Harbor. Includes an herb garden you can pick herbs from, a movie theater, new grills, a telescope, and a fire pit. Only down part to the deck is the fact that it's only open about 3 months a year :( We asked a lot about this and weren't sure why it wasn't open at least during the early fall and late spring. Apartments: brand new and refurnished, stainless steel and good quality appliances. The cupboards broke for ours which was lame but overall great quality. Water in the bathroom is always hot for long showers. Beware of A/C since it's turned on by the building and you can only have heat or air, not both...it got really hot in the apartment and we almost bought a fan on occasions. Also, they include a "one wall" paint job which is fun Work Out Room: The best! nice equipment, no one is ever there, and there's a yoga studio. In the daytime you can see the lake. Water fountain, tvs, and weights make it a great bonus! Save that gym money Community Lounge: Nice option with pool table and kitchen but you have to rent it to reserve it...you can use it anytime otherwise if no one is there but not really reliable unless you pay the 100 dollars to reserve it Parking: 200 a month valet. we didn't keep our car here Staff: so helpful and professional. I can't say enough about how awesome they are There is also a store attached owned by an awesome gentleman, the building is animal friendly (for a lot of $$$ your way...) there is an onsite dry cleaners, salon, and coffee area. They have just started a discount program for residents for local businesses and they have wine and art shows often! Overall an awesome place, but pricey. We left to move to a quieter neighborhood and to get a bigger place for the same price as our small studio. If you can afford it; live there. We don't regret it! read more

The Belmont is an absolutely gorgeous building in an even better location! My husband and I were recently working with Alexis and she couldn't have been more helpful throughout our process. Although we ended up signing with a different building, we would have been equally thrilled to live at The Belmont. The owners must have written the first review. The Belmont House was built in 1923 and had a fabulous regal lobby. Beautiful burled walnut walls and the classic feel of a grand vintage building. The lobby now looks like a disco/brothel. The walls have been painted stark white and everything else is crass and tacky. Who was responsible for this debacle? They have desecrated one of Chicago's most beautiful lobbies. read more

This place is heaven compared to where I lived before!!! I love the clean, modern lobby. I love the doormen. I love the clean, modern, well ventilated hallways. The rooftop is to die for!!! A bit pricey BUT rent includes heat and electric, so in reality you're only paying a little more compared to other buildings in the area. The kitchen, is modern and sleek. Love the hardwood floors. The laundry room is always clean. Neighbors are nice. Great transportation, location, on site manager, workout room. This building is beautiful!!!!!!! I love my apartment. When friends and family come over, they can park in the garage for 5 DOLLARS!!! (as long as you get it validated by the doorman). No creepy smells linger in the halls or into your apartment. You get what you pay for here. They always have little parties for their tenants. I've only been here since May but so far, it's been the best decision I have made!! read more

If I could rate this building and management company lower than a 1, I would. After living with the cheap renovations and overpaying on the rent for a building so far from downtown; upon notifying the building of my intentions to move out, they put every obstacle in my way. I see a review about the old building manager, Mark. I cannot speak for him, but the new manager Jen is completely rude, unprofessional and inefficient. Rude e-mails, dodging phone-calls, and unreasonable inflexibility in accommodating even the slightest request. Look for a better value in Lakeview, this one is overpriced and ill managed. read more

I'm really disappointed in this place. We moved in May 10th. They certainly lure you in with the nice amenities. However, every other day only one elevator is not working. The halls usually smell like wet dog. The laundry room have several broken washing machines and people are loud in the hallways. When you complain, they say there is nothing they can do. They shut the air conditioning off early in September. We face west and our apartment is blistering hot. Management says to open the windows and turn on a fan. Not only is this advice condescendingly simple, it doesn't work. Not until 4 in the morning does our apartment get cool. Also, it was nice that they had stone work done next door. The loud sawing really, with the windows open, made for great dinner ambiance. (They own that building too. Great timing.) I will say most of the concierge people are great and helpful. Other than that, just an overpriced apartment with lots of paint to cover up the crumbling infrastructure. I've learned my lesson with Reside. read more

It's very dissapointing to see what is happening to the magnificent Belmont House. It was worth the high rent until a new management company took over. Our fantastic wonderful doormen were replaced with less than professional staff that would never bother to help you much less greet you by your name. And now perfectly fine, attractive hallways that gave the building style and a warm sense of home are replaced with cheap office-like carpet. Not to mention the lime green trim. And brass door knobs are replaced with plastic card that attach to the wall with velcro. The outside has been "modernized" with containers that take so much away from the old-style beauty of the building. I don't want to think about what they will be doing to the magnificient beautiful lobby. Unfortunately I renewed my lease just before the unnecessary and inappropriate renovations started - I would have moved. Its starting to feel like coming into another office building - not a home. I've been living in this building for years, so here is the run down. The place has been under constant renovations for the past few years, and I think they are about done. It's nice. The lobby is very nice (everyone compliments it), the work out facility is great (and believe it or not its usually empty which works for me), and the upstairs lounge/rooftop is great too. Very nice decor. The management isn't bad. Mark, the building manager, is helpful. If you have a complaint, or a comment, they will hear you out and act on it or tell you the truth. Its a relief from people saying one thing, then doing another. The actual apartments are nice too. A little pricey for what it is but if you own a pet thats the usual around Chicago. I also like how they have extra storage for rent in the building. Its like $15-$30 more a month depending on size, but thats great considering its in your building and the price other storage companies charge. Otherwise, I also like the fact that Reside throws a "party" of sorts every month. Its usually to promote a new artist or an event, but its still cool. Free beer/wine + food usually. Nice little perk. I do have a few dislikes about the building. - The USPS mail is spotty (at no fault to the building). Meaning, i've had problems with them in the past. Lately its been fine. But in the past, i've had trouble receiving mail, or receiving mail over a month late. - The other businesses in the building aren't very good. THE CONVENIENCE FOOD MART IS TERRIBLE. DIRTY/OVERPRICED/RUDE. They have been very rude to me in the past, and they have literally kicked me out of the store because I complained about it to the owner. Check out my review on them for the full details. The cleaners is okay, but the prices are very high as well. Plus, I think they charge me something different every time which is suspect. They do a great job and quick, just be on your toes. - The laundry room is nice, but small. At least one washer/dryer is broken at all times. And if you go during a peak time, forget about it. They should really expand it out and maybe put newer machines since its $5 a load--and when something doesn't dry properly, its more. - In the summer the upstairs lounge is usually booked out (for a fee) on Friday/Saturday nights, and sometimes during the day. I know some people probably like the ability to do this, but when its every weekend you really can't even use it in the summer (because it becomes exclusive to the booker). Otherwise, it is nice up their with its own kitchen and stuff. read more

What's happening with the roof top? Last Summer, there was a fabulous new roof top for residents to hang out and watch movies on the flat screen TV and use the grills. The roof top seems to have been demolished and under construction for awhile, and now no activity at all. I wonder if there are plans to complete construction before the warm Summer weather gets here. read more

My husband and I cannot express in words how much we love living at the Belmont by Reside! Everyone at the Belmont by Reside goes above and beyond to make sure that all of the residents feel completely at home here! They are there at any hour of the day or night to answer any question and ensure that everything is the way that it should be! We have lived in many different apartments in Chicago and North Carolina, and we have never ever experienced anywhere close to the quality of service, support, and compassion provided by all of the staff at the Belmont by Reside! All of the people are wonderful, from the concierge desk, to the garage, to the management office! They all go out of their way to make everyone that lives here happy! read more

1) management is useless and rude. They smile at you when you first report an issue, and if you ask for follow up they turn nasty and hide behind policies that screw over tenants. 2) your car will be damaged, they will blame you, if you perhaps catch them in the act, the damage its still on you because the contract absolves them of any responsibility and no one cares. then they will take $220 from you per month. 3) people regularly steal things from the public spaces. ie. bike locker, garage, laundry room. 4) laundry room is awful. machines are frequently broken, people leave pens, crayons, paint, etc in them. As well, they smell horrible and you have to wash your clothes multiple times elsewhere just to get the stench out. it also looks like a prison. 5) lobby is tacky, and the art is often very ugly. If my stuff didn't get stolen though I probably wouldn't even care about the ugly art. 6) management is useless. Except for the leasing agent Lola. She is genuinely wonderful, but even that is less than good due to the poor team backing her up. I have to say this one more time: management is useless and rude. 7) you will have loud, young, and rude neighbors who appear not to have jobs and stay up to all hours having parties. Management will tell you that is apartment life, and will not follow up on their noise level policy, despite your rent for a 2br being more than 2x the rent for a studio full of clowns. 8) all wood floors mean really loud noises from your upstairs neighbors. You can map their path by how clearly you can hear each foot step. 9) this is NOT a luxury building. Everything is cheap and poorly made. To be fair, Ikea is great. But it is NOT luxury- you cold probably get better cabinets there. 10) if you can afford to live on the pent house level, you might be OK. Then again...you also might want to get the furthest apartment from the public spaces up there because people are up there every night until it closes. 11) there is no way to win here unless you don't mind : your car being damaged, your property being damaged or stolen, and handing over your (very) high rent check to people who don't have any respect for you, and will do nothing about the aforementioned problems. 12) they do allow large dogs. This is the ONE and ONLY reason I have to stay here, because I have not yet found another building where I can take my dog without moving to the suburbs. read more

I lived at The Belmont for two years as a graduate student in Chicago and I can honestly say that the cost of rent is more than worth it! The staff (leasing office, concierge, and maintenance) is friendly, professional, and very helpful. The place is dog friendly and the community is lovely (I've babysat for several families in the building.. all joys!). While my plan all along was to leave Chicago to return to my home on the east coast, if there is ever an opportunity to go back to Chicago I would only want to live here. The lobby is state of the art as is the roof deck. I studied for many exams on the roof and in the common room alike (the common room has a pool table and 3 or 4 flat screens, I forget). Free wifi for both, and plenty of room. On the roof there's a fire pit, new grills, a flat screen with DVD, and even an herb garden. There is also a business center downstairs with several desktop computers for use, as well as a printer. The Belmont is a wonderful place to live and I envy those who get to stay there while I must find a new apartment on the east coast. Hopefully one that is nearly as good as the Belmont! I forgot to mention it is safe and there is an option to rent a parking space with the valet staff, who are fabulous as well. read more
