I understand that South Bethany beach is awesome because I've been renting houses here for years. The problem is the companies who manage the rental properties. They would make you think that the home owners of the properties they manage are terrible people that have no interest in maintaining their own homes. In just over two weeks of staying in the same house this summer they didn't repair a broken toilet, bring the appropriate light bulbs for the bathroom, offer any compensation for a bedroom that flooded twice during our trip rendering it unusable for days, replace an empty gas tank for the grill, or repair dangerous bunk beds in the unusable swamp room. There maintenance staff is a full blown clown show that doesn't have an effectively communicating manager. How do I know this? I know this because every time some comes to the house they don't know why they have been dispatched to the house. The bottom line is try and find a house rented by the owner directly so if you have a problem you can contact someone who cares, not resort quest who has a ton of properties and don't care if you ever rent from them again. read more

Booked this resort May and wanted to cancel because of Covid shelter in place. No changes were made to their cancellation policy. It stays the same. If you move your reservation to a later date- high season- you have to pay the rates instead of them just working with you. Many times in the case of a declaration of emergencies, rentals will move you to a later date without charging you extra. This organisation only cares about the bottom dollar. read more

526 Doral Drive - House itself was nice and as stated. Microwave did not work and I did not get a loaner for 4 days. House was dirty. Per letter we received prior to arrival, because of Covid they were doing additional cleaning for our safety. They did not do basic cleaning. Carpets were not vacuumed, trash was left inside and outside if house - to include a used swim diaper! Spaghetti sauce was still on the kitchen table, walls were dusty, the master bathroom shower floor was dirty - still had sand in it. We were given one parking pass instead of two which was problematic since we had six adults and three children under the age of six traveling to the beach. DON'T do business with ResortQuest I also am having a very difficult time getting my deposit back on a Sea Colony property that we were unable to visit because of the mandated State of Delaware 14-day quarantine for out of state guests due to Covid. No communication from the office, even though the property rented almost immediately after I cancelled. The agent I spoke with told me it was up to the owner to refund my deposit. My next move is to file a complaint with the State of Delaware Attorney General in order to get my deposit back. Such a shame, I will not do business again with Wyndham/Resort Quest. Our family has been vacationing at Sea Colony for years, but I am very disappointed by the way that they handled this situation. Based on the other guests' reviews, it looks as though they should pay more attention to customer service and the upkeep of the properties. There are other places to rent/vacation in Bethany. Avoid Resort Quest. 6/18 Follow up: I finally received a refund for my deposit on a Sea Colony rental property, minus the Resort Quest Reservation fee of $99.49 which I don't agree with. my husband stayed at this property with friends about 10 days ago. He left a pillow in the room after he vacated. When we called they told us they has found it. I have since called 2 more times and housekeeping STILL had not brought it back to the main office to be mailed back to us. I have called 3 times total. The customer service is unacceptable. Due to the ongoing pandemic they offered possibility of canceling reservations for a full refund. Well, I've been waiting almost a month for a response to my request from the owner. They keep telling me "we will ask again". Meanwhile the managers and owners are unreachable. They just let some representatives with no power deal with complaints with no result. They need to have a policy for timely responses from owners. How can I be expected to expose my family when there is a public healthy crisis? Exceptions need to be made. It's a difficult time for everyone. Their refund and cancellation policy is terrible. Do not rent! I stayed in a condo last week on Robin Way in the Sea Colony and the home was filthy. Upon arrival there were pubic hairs in the bathrooms, food on the counters, candy wrappers on the floor, and eaten candy in the trash can. After requesting another cleaning, the place was still horrifying. All this during COVID was incredibly irresponsible and nerve racking! I can imagine that a proper cleaning would have taken a whole day or maybe two because the place had clearly not been kept up at all over a long persons of time. After the second cleaning, I was left with a blood stain on the bedding, large urine stains on the wall by the toilet, urine residue on the back of the toilets and where the toilets meet the floor, filth on the walls, crumbs and dirt in the drawers, food caked on under the dining room table, etc. I even did a load of wash and medical equipment from someone who had been there before came out stuck to one of my masks. GROSS!!!!! I had to wear sandals in the showers the home was so filthy. Additionally, the advertised grille was broken and so was the screen door. Items in the home were old and some unusable. Needed necessities such as oven mitts. Due to the condition of the home, I had to ask family members not to come. My vacation was very negatively altered. I called to plead for Resorts Quests to change me to another one of their many many units and I was told no because they rent the unit for a private owner. My opinion...if you rent a property under your name then you need to either take responsibility when it's unacceptable and make it right or make sure it's acceptable in the first place before you agree to rent it out for someone! We took our time picking a rental with specific amenities. Finally chose a condo in West Sea Colony through ResortQuest. The night before we were supposed to arrive I received an email that our condo was not COVID ready and they had taken it upon themselves to switch us. No phone call. No option to choose where we would move. The condo they moved us too was much older and needed a lot of updating. Poorly cleaned. Ground up Doritos in the sleeper sofa that was simply a blow-up air mattress. Carpet peeling from walls. Our feet would be black moments after getting out of the shower. Ceiling fan in master bedroom was noisy. Ceiling fan in spare room was inoperable. Smallest washer and dryer ever so we were constantly running them both. Mold down the inner shower curtain in the solo bathroom. This was our 5th year at Sea Colony (3rd rental through ResortQuest). I think we'll be renting through someone else when we come back later in the season. Super disappointing. read more

ResortQuest properties are old and many need repair. We called their service number 4 times and didn't get problems resolved. Each call took 30-45 minutes to talk to a "specialist." Don't waste your time. Use some other rental service. read more

I would give 0 if I could.We booked thru expedia in another condo but the condo over booked us and so that condo put us in our 1st condo and this is the resort place to check in and they handle all the issues.. Well we were not impressed by the way this is ran. We had issues in our 1st condo at Gulf Dunes where the pull out bed had mold and the leg of the bed was broken. Called at 9pm the 1st night and was told they would have maintenance come the next day. The next day comes my kids slept on the floor as that was the only place for them maintenance was to come in the morning they didnt show up then we called again at 2pm and they sent maintenance and since the "inconvenience" they said they would give 100 credit for a next stay. Maintenance came and they had to call this person the person had to call someone else. Well we were moved to another place waters edge but to talk to someone about issues you have to explain it over and over to many different people. We have been home now a week and we still havent gotten our credit. We were told to pick it up at the place we checked in. We went and they didnt have any vouchers in the building and were told for 2 days someone would drop it off in our room never did the last day of our trip we called and now they say they will send it in the mail. 1 week later still nothing. Will not stay with this resort ever again! Our trip was ruined by this company. Every day something else was coming up. 2 places in 1 week problems in 1 room mold on matress, bed broken, top of mattress nasty... 2nd condo master bed a full size old and needs to be replaced uncomfortable... shower needs to be fixed up... last night of our stay a cockroach ran from the bathroom... horrible customer service and help with paying over 1,400 for a week for a family vacation they need to run it better. I can tell you there was a few different people having issues with places they stayed and all you get is we are sorry for the inconvenience. read more

Booked a condo at Sea Colony in Bethany thru Trip Advisor that is managed by ResortQuest. The unit was FINE, I have no complaints about the unit. It was clean & as advertised. Nice view of the beach, etc etc. However, ResortQuest's management leaves much to be desired. It was not clear from the paperwork that check-in was off-site. We couldn't find the off site location because they have it listed on Marketplace and our GPS didn't have Marketplace. Finally, we determined that our GPS recognized Market Place (2 words). Not sure which is correct, but it was totally unclear from the information received. The person who checked us in was not interested in the feedback, was barely communicative, didn't ask us if we needed any kind of map (Sea Colony is HUGE), didn't volunteer any info...we had to think of things to ask. We couldn't check in early, then she said she would email us (not text or call, how convenient is that when you're on the road???!!) when the room was ready. We stopped back at 4:30 (check in time was scheduled for 4) and asked and she said she emailed me at 3....I looked thru all my emails and said I hadn't received it and she just shrugged....no apology, no double checking that she probably typed my email wrong....when we checked out, she never asked us how everything was, nothing, just took the key. Maybe she was new, or maybe she was burned out. She definitely is not customer service focused. read more

As a homeowner, Resort Quest was horrible to deal with. The RQ cleaners do not clean properly, if at all. I suspect they move things around to make it look like they did. After one of their "cleanings," during which they were in and out in 30 minutes, I swept up piles of sand, cleaned hair and gum off of bathroom floors, cleaned my dirty kitchen of fingerprints and a mess in the sink, found dirty dishes in the cabinet that had only been rinsed and put away, not washed, kitchen table was not wiped, no vacuum marks on the carpets. It was disgusting! RQ response: "Oh, you know, it's just a spit and a shine in the summertime, not a deep cleaning!" I even had a front desk person whisper to me to never use RQ cleaners because they are so bad and they get so many complaints. When I hired a private cleaner, I then had to pay a $40 fee each time RQ brought linens out. Linens were often delivered incorrectly (2 sets of towels for 10 people) and dirty linens from previous guests often sat in the bin outside for days before being picked up. Friends stayed at our house and despite their name in the system for months and RQ being notified, they were given the runaround for 2 hours before being allowed to pickup our pool keys. All it would've taken was a 30 second phone call to me to confirm it was ok. Guests that were put in my home often caused damage and I had many items stolen, to which I was usually told, "Well, we can't prove who did it!" They did fix damage to a coffee table once and I was completely shocked that it actually got done. I was left feeling that despite being nickel and dimed with fees constantly, when I needed help with something I never got it. They listed my home on Homeaway/VRBO without my permission and despite numerous, numerous requests to remove it, it's still there months later. Do yourself a favor and keep looking elsewhere. read more

My husband and I rented our house using Resort Quest. Terrible experience and service are the least I can say about this company! Our personal mattress covers were stolen by their overpriced cleaning people and never returned even after endless emails to our representative. All our concerns were ingnored. Lack of communication! Personal camera was taking done without telling us and returned only after numerous calls to the management. Never again we are going to use this company and will not recommend it to anyone. If I were you I would think twice before paying 16% from your revenue for nothing. It's your house and money and someone who doesn't care about your business and your interest is getting paid for it! We just stayed at the Sea Colony in Bethany for the 4th of July week and we were terribly disappointed. The house was absolutely filthy when we arrived and there were flies everywhere. The beds were barely made and it was clear the property management team had done the bare minimum to prepare the house for our arrival. The Wifi worked only sporadically and the TV's were completely outdated, basically unwatchable. We will not be using this company again. read more

We were scammed by a Craigslist offer on Thanksgiving Day last year and these folks really came through for us. We showed up at their door hardly expecting anyone to be there given the holiday and were thrilled that they were able to salvage the weekend for us by finding us a great rental that was probably even better than the one we thought we were getting. Can't say enough good things about the customer service they provided that day making sure we got settled and were able to enjoy our Thanksgiving Day in spite of our scammers. read more

We have been renting for 6 years now condos at sea colony. The experience has gotten worse every year with how the condo was turned over to us. Today we got into our condo at 3pm as they said it was cleaned and ready. After putting all of our kids close away we found that the bathrooms had not been touched and the previous renters bars of soap and shaving stuff was in there and trash cans filled. At 4pm a ResortQuest inspector stopped in and said they have no idea if it was cleaned. Last year was a similar experience where the cleaning people had to come back twice as we found things that were still there including hair all over the bathroom. The response is always sorry not sure how it happened but nothing more to address the issues. We lost the entire afternoon to wait for cleaners and moving all of our stuff back out. Last time we ever rent from this company who does not care about the guest or meeting sanitary requirements. read more

ResortQuest was our property management company for over 10 years. I thought to get the best service I would use them for everything (booking, cleanings, maintenance...). The only thing ResortQuest did well was charge us money for renting our place and then charge us more money when renters damaged the property. Ended up being a win-win for them. We were told one of the advantages of using ResortQuest for everything is that they would be doing the cleanings and inspections between every renter. If that is the case I am not sure why we would often get a call or email the first day or two of a rental that we had to pay for a huge stain on a rug or comforter, or something else that was broken. Wasn't that the point of paying them all that money, on top of 16% rental commission? If they had actually done any type of inspection they would have seen that there was damage in the unit that was not there the week before. Either they don't really check properties between owners or they just don't want to upset their renters. Luckily, most of our renters were good, but not once in 10 years did ResortQuest actually hold a renter responsible for any type of damage that had obviously happened that week. Mentioned this a few times over the years, but never got a response. Guess it is just easier for them to charge owners for everything. read more

I had a similar experience as Anna K. I had Resort Quest renting my beach home. It has been a terrible experience. The seasonal tenant did much damage and they have ignored my concerns and requests for repairs. They allowed the tenant to have a cat in the property and refuse to have the carpets cleaned despite the requirements of the rental contract they executed with the tenant. I would be very careful about using this company. The property owner is definitely not a priority for them. read more
