This place looks like it was chic in 1990. The condo smelled very strongly of dog. It was a 2 bedroom unit, however, the toilet in one of the bathrooms over flowed and went into one of the bedrooms so we couldn't use it. For a week. They do not respond to requests for maintenance and do not refund. You get your crappy rental, but then you have to pay extra to use anything like the pool. Do not rent here. Just dont. We are staying in sea colony for the first time. we arrived yesterday and are only here for the weekend. Upon arrival we checked into the office to get our info. we head across the street to our rental unit and the door code they gave us did not work. It was 100 degrees outside and the outdoor hallway has no airflow. We had my 11 month old baby and our 3 year old with us. All of our luggage with us. We call the office and the guy we spoke to was of absolutely no help. he said he was going to send someone up to unlock the door for us while we figure out the new code. no one ever showed. we ended up calling back and after wasting time on our short trip we finally got into the room. Now today we are at the beach and we have a big sun tent up. We set it up early in the morning so we were closer than we were allowed to be. Which we did not know until the lifeguards came on duty and asked us to move it back behind the orange flag. We completely understood and moved it with no hesitation. 5 minutes later a guy on the 4 wheeler comes by and yells at us that we are not completely behind the flag. Our one pole was sticking no lie 1 foot past the flag spot. This place has been nothing but a disaster. So we once again had to move our tent. Out sleeping baby under it. All the kid toys. Just wrapped up our third vacation at sea Colony of Bethany Beach. We stayed at a condo on the beach, sea colony East for the second time. Such a perfect family destination! We drive in on check in day. My friend drives to Annapolis the night before so she has an easy drive in on check in day. The balcony overlooks the ocean and we rented huge umbrellas for the week which include set up and take down. This was key!!! The pools had restricted hours but tons of lifeguards at pools and beach during daytime hours. Access to the private beAch with umbrella and chair rentals, being able to walk to amenities like CVS, Dunkin' Donuts,/ some restaurants. And all the pool options make sea Colony a family condo destination that is simply unmatched to my knowledge!!! First week we went was around 2015 where we rented a condo in the back about a mile from the private beach. Great value and space but had to use the tram or car to go back and forth from the unit. Still nice option!! The key is to look at the pictures of the condo as you get what you pay for!!! Hope you have a great week at the beach!!!!!!! read more

This place is terrible. It all has a very 70s vibe. The place we stayed in had cracked ceilings and vents, broken toilet seats, no internet, doors to condo that were broken posing a safety issue, pools aren't as nice as pictured so don't be deceived. Vacasa is challenging to work with because there's no communication. I had issues with asking about beach access, shops, one person told me there was no tram, but there is. Everything in our condo is dated and broken. Very poor cleaning practices. Fire alarm beeped then went dead, maintenance guy could not get tvs or internet to work, said it was unacceptable. read more

Ever try to explain to a crying 5 year old developmentally disabled child why he is being kicked off the beach? The accommodations were sparse but we were near the beach. Unfortunately our trip was cut short midway through. There was a leak in the shower, no fault of ours, that leaked into condo below. They turned off our water and told us we could stay without water (WTF?) or leave. They said no other condos were available at any price. They didn't offer to find us other accommodations in the area. They basically just kicked us out. To make matters worse they have not refunded our money for the entire week. They just offered the days the water was off. This despite not lifting a finger to help us find other accommodations. read more

RENTERS BEWARE. We just spent a week at Sea Colony and were not happy at all. We chose this resort and Bethany Beach because they advertise as "The Quiet Resort" Imagine our surprise when an Owners Event was held during our stay, with 500 people in attendance, including live music for 3 hours, right below our porch. It was so loud that we couldn't hear our TV, even with the door closed. To make matters worse, no one cared! Everyone, from the resort management, to the event coordinator, to VACASA the rental company all acknowledged this was an annual event. Yet, no one thought to notify us so that we could choose another week. Three days of loud set up, a full day event for 500+ people, topped off with loud music (measuring 100 decibels on our iPhone app) all made for a crap vacation. 10/16/20 I have stayed here a few times when my stepmom owned condo here. I don't know what has changed, here on owning a condo, but some pictures I have seen look familiar. The little apartments are great for small families who want a beach front view. From some of the pictures I have seen, a pool has been added to the property. I discovered when i came here by myself, there isn't much to do if you don't have a car. I spent a night here once or twice, but ended up going back home because women in my life. We stayed in Sept. 2021 during the "2nd season". The only cons about that time period are for example, is that many things are shut down, such as the small shop with Starbucks on the east side, all but the Edgewater outdoor pool. Most of the shops in Bethany Beach and also in the small Rehoboth boardwalk area are not open during the week days at all, or those few that are close by 5 p.m. All farmers markets are closed for the season too. Also not their fault at all, but one always needs to be mindful about hurricanes coming up the coast or present there after summer. That all said... I was a bit concerned about returning to the same unit we had rented 3 years prior, because Vacasa now runs much of the resort. I had read several negative reviews about that, therefore my concerns. BUT... I am very glad to say WHAT AN IMPROVEMENT over last time! The first time in this unit when Resort Quest ran most rental units for Sea Colony, every single surface was sticky tacky and didn't improve after we went out and got cleaning supplies and wiped it all down. Vacasa had everything spotless, there were more than enough linens and towels, and everything was in great condition. I don't know if there are new owners for this unit, but there were new couches, a new master bedroom set. This was our 4th stay at Sea Colony east and we will definitely go back next year if this unit is still available. I would book it now, but there is absolutely no refund for it, and who knows what will be 10 months from now! read more

I'll start with the good: Beautiful oceanfront view from our balcony. I'm genuinely struggling to add a second item to that list. It's just our second night here but things keep getting stranger. When you get here you get a dirty plastic bin to throw your stuff in, wheel it up to your room and back down to the basement. It looks like it should be used for trash. For the price and the billing as a "penthouse luxury" unit, it's your basic grimy beach property. The digital lock on the front door is ... advanced. If you manage to punch in the security code correctly, you have exactly five seconds to push in the heavy door (harder than it sounds) or it locks again. Like disarming a bomb. Exciting! The windows in the front bedroom are broken, every one of them. The overhead light in the adjoining bathroom is literally--I am not exaggerating--a flood light. So when you turn it on there is immediately an enormous amount of heat blasting you in the face because this is what you use to light your yard at night or scare off burglars. But it's above the toilet. Feels kind of like being a lizard under a heat lamp. But if you're concerned about fire hazards, the fire alarms all appear to be dismantled, with the wires hanging out. Wifi/TV ... The instructions to turn it on say to turn on the main tv and speak into the mic on the remote, then ask "What's my Wifi password." It took us 80 attempts before we realized that the instructions are incorrect: the only TV with this type of remote is the small one in the master bedroom, not the huge flatscreen in the living room. There IS no such remote for the main TV. If you're a fan of Nickelodeon you're in luck ... that's the only channel you can watch. My mom contacted the property to ask for help; they said we'd have to contact the unit owner. Five minutes later there's a knock on the door. My parents thought, wow, that was quick! Open the door ... it's the unit owner. My mom asked how he got here so fast after the front desk called him. He said "oh they didn't call me." HE JUST STOPPED BY UNANNOUNCED. Is that common practice here, for unit owners to drop in on renters? No warning? Kinda feels inappropriate and offputting. Well on the bright side, since he decided to drop in on us, maybe he can help with the TV. The owner fiddles with his own TV and then gives up because he doesn't know it works either. And of course, he says that we should contact the front desk for help with that. I'm glad we waited until after Labor Day because if we had been inclined to pay in-season price for this place, I'd probably blow a gasket. We used to stay in the humble Sea Pines duplexes across the road and I'd be just as happy to return. My family went for almost 20 years and there were never any drop-in visits from owners or unworkable TVs. If you pay for amenities and convenience, you should get them. read more

We stayed at 2906 Round Robin Way. We have stayed at Sea Colony with the Tanner Realty group for 3 years in a row. We gave a pass the first 2 rounds, and let go of any criticism, but this time it's time to let potential vacationers know what you may be getting into. The rent was $3200 for about a 1200 square foot townhome, allegedly sleeping 8. We had 6 adults, and 2 kids under 6, and had a small kitchen and living area with not enough furnishings to sit more than 4. We had a broken dishwasher, called, a plumber came out, and it still didn't work. We cooked 4 out of 7 nights, and breakfast daily, which required constant cleaning. We had to buy all the cleaning supplies, as nothing was there...nothing. The website when renting didn't indicate that there were no linens provided, so we spent $400 dollars on towels and linens (yes a separate email was sent close to the rental time, but I didn't see it). The showers barely tricked enough scalding water to adequately shower. The floors were dirty, and there was mold on the outdoor seats and seating area....Unbelievable. Americans are so used to substandard conditions, that we just accept it. Sea Colony owns a monopoly on rentals, and is taking advantage of these outdates, dirty and ill prepared rentals to house people. read more

We had a great time staying at a friend's timeshare at Sea Colony! Our condo was clean and comfortable, and it looked like parking was always conveniently available. There was also a park and pool within walking distance. The pool we spent several afternoons at ended up being the one at the athletic center. The kids also got new pool toys at the shop inside. As fun as they looked, we never got around to attending any of the activities offered. The littlest travelers in our party loved the bus around the property. If you're on the long bus - be careful! Half our party almost got separated, or fell off the bus, when apparently no one noticed we were exiting and the bus started to drive away as were were moving! read more

It's our first time staying here. Overall it's great! I love the unit we're in. If we don't purchase at the beach, I will stay in this same unit every time. We had a few minor issues with housekeeping but they rectified the situation upon calling to report our issues. Absolutely the best view we could get on the beach! So close, so quiet, it was perfect. We were on the 8th floor and rented through Vacasa. Check in/out was easy and access with simple instructions. Unit was furnished with indoor and outdoor furniture. Very clean. The bed was super comfy, amenities were all we could ask for, plus washer and dryer! We also visited during the off season which was ideal - felt like we had the entire place to ourselves! There were things to fix that were mentioned to Vacasa, but nothing inhibited our stay. Stayed at Sea Colony for the first and last time. From the outside, the community looks like every other resort town condo complex, nice landscaping, colorful flowers and plenty of parking. Our stay was Wed-Sat. We arrived, went to the rental office across the street and grabbed our arrival packet with the community badges-more about that later. We enter the community, navigate all the construction equipment that was being stored in several parking lots, go past the pot-a-pots and find parking. The building entrance is typical-nice awning and appears to be a regularly cleaned area. We stayed at Georgetown, third building from the end. We go up the elevator and after a few attempts of the door code, we have arrived for our mini-vacation. First impression-nice condo with typical beachy decor. This trip was just my husband and myself so we knew the use of the kitchen would be extremely limited as we planned for most meals to be out. I didn't expect however to that I would need to empty a full dishwasher in order to find a coffee cup, spoon and water glass! The prior renters had obviously loaded it up, and left the dishes there. My husband immediately went to the sofa, to stretch out after our drive and was greeted with sand on both couches. The remaining cleanliness left so much to be desired-photos attached. Since we stayed in vacation rentals many times, I don't expect perfection but I do expect basic cleaning especially given we had more than $400 in fees billed into this stay. We were told the fees covered cleaning, insurance and the resort badges. Since we had never stayed in this community before, what are the badges for? It was explained that the REQUIRED guest badges ($49 per person) were for community amenities-tennis courts, pools, hot tubs, ride tram to get around, fitness center-etc. Great-lots to do! Not so much.... There are 5 beach front heated pools-all except 1 were closed and not sure what they consider heated-but when you step into the water and get your breathe taken away....maybe they check the thermostat on the heater. The community tram was not running-closed for the season so every other community "amenity" required a car ride unless you planned to cross the main highway and walk a few miles! The community map is in the pictures. The weather during our stay was beautiful so all was not lost on this stay but I certainly could have spent far less than $1200+ at a local hotel and at least had a clean room. We won't be back and will never rent through Vacasa again. read more

We are staying in 504A Annapolis House. When we walked in the place was NOT clean! play dough on the ground, food on the floor and stuff under the couch! The manager had the cleaning staff come, but they didn't clean well at all. I think there is mold in the bathroom. I'm disgusted with this place. Also, how come no one tells you what to bring?? I have to supply everything? Toilet paper, tissues, etc.! How can they call this a resort when no one serves food at the pool. I will never come back to this disgusting place! read more

Nice family resort. Lots of housing choices. Transportation to beach via shuttle. You can also bike or if early enough get a parking space near the beach. Beach is clean . Umbrella and chair rentals are available on the beach. You can go the tennis community or beach pools or the beach. It's nice to have these options. Get to the beach and enjoy! read more

Technically 3.50. This is due to my calling the office to find out about recycling- I was told to put it in the garbage as" recycling is not required by Delaware." What?? 2 blocks from the ocean?! Really?! Our unit was older and not decorated very nicely. Clearly owner seldom visits. However we appreciated the security team efforts. Tags important as security did a spot check for tags at the pool. They also were not letting unauthorized drivers shortcut through the development which was nice. Landscaping very nice. GREAT family vacation place. With little kids, the high rise options are best. Take the elevator down and step out on the sand. Go back for lunch or naps (or your own bathroom - even though there are decent bathrooms just off the beach). Several pools overlook the ocean, indoor sport center, bike riding, easy access to Ocean City, MD and Rehoboth Beach, DE. as well as walking around small town Bethany with cute boardwalk. For teenagers, young adults and adults the garden apartment style condos or townhouses are more cost effective. Ride the tram to the beach and don't even use your car. World class tennis facility and up and coming pickleball. Pools are heated (plus 2 year round indoor pools) for extended swim season (lifeguards not on extended season at ocean, but yes at pools) Decent selection of restaurants, but crowded, particularly on weekends. Schedule your day and have dinner at 5:30 or 8:30 or eat in. All units have full kitchens. Can't be beat. Choose your rental unit carefully and ask questions: is parking included, view of ocean or lakes, kitchen new or old? Bathrooms renovated, when? Enjoy your vacation. read more

Sea Colony is nice but has a few major issues in our opinion....1. No recycling 2. Parking / not enough 3. Outdoor pools close at 6pm / no night swims 4. If you have maintenance issues or problems with your door lock....good luck, because it's not the most timely response to fix anything 5. Lifeguards don't seem to enforce the rules or be all too attentive 6. Staff/Security aren't very helpful in general...give you a run around and excuses. It's nice but there are plenty of other places. If you're not here for the tennis....I mean, there's other beach resorts and condos. All the amenities seem to be at edge water building. Dunkin Donuts, CVS, and other stores are within walking distance and easy enough to get to. Beach is private. Not sure that they groom the sand. You can rent umbrellas and chairs. That's convenient. Overall the condo was nice but other things about the place and management of it is a pain in the you know what. read more

My parents have owned here since 2005. We've gone to the beach several times, year-round, and had nothing but mostly pleasant experiences. I've heard that the tennis instruction is top notch, and the community is focused on tennis (you'll notice it in the street names!), swimming, fitness, and recreation. There are some really cute playgrounds for children, lakes for watching ducks and geese, and a great fitness center with classes and a (small) exercise room. The staff is knowledgeable and friendly, the grounds are well-maintained, and the pools are great! Owner's fees can be a bit high, but you get a lot for what you're paying, such as extermination services, security, a tram that will take you to and from the beach, etc. We just love it here... it's close enough to Ocean City and Rehoboth, but a lot more family-oriented and quieter, which is perfect for me :) read more

We stayed in condo 503, with an ocean view, 3 bedroom two bath. We didn't have any of the problems other posters have mentioned. Our unit was clean and well stocked, clearly someone's home, not cold like a hotel suit at all. The ocean views from the living room and master bedroom are spectacular. I start everyday with coffee on the balcony. We will be here a week, and I look forward to coming back. This is a nice resort and the town of Bethany is lovely. read more

Today, I received a personal phone call and an email follow-up from Courtney Hoban, Rental Relations Manager, ResirtQuest by Wyndham Vacation Rentals. Courtney could not have been more professional and apologetic concerning the service issues and our disappointment while staying at Sea Colony. She said she would follow through with all of the service failures so others will have a better experience at Sea Colony in the future. Although the first half of our vacation was unpleasant, we did enjoy the generous space and beach front views from our balcony. I've had the privilege and pleasure of frequenting the Sea Colony Beach Resort thanks to my friend's ownership of a unit there. This ownership resort is huge. The original towers featuring condo units were built right on the beach front. The latter units were built as townhouses in sprawling inland communities featuring club houses, swimming pools, playgrounds, lakes, and tennis court complexes. As my friend owned one of these inland townhouses, we took shuttles provided by the resort to the beaches next to the condo units. The swimming pools, restrooms, and snack bars made for a nice stay at the beach. In the evenings, its proximity to Rehoboth Beach or Ocean City made for a fun stay at the resort. Even if you can't/won't own a unit, you can find plenty of weekly rentals here. read more

Assisting a friend w/childcare this week at this family-friendly, bike-riding beach community near Bethany Beach and Rehoboth Beach. The condo is the same one this family has stayed at for two consecutive years and it is no wonder why...the accommodations are comfortable and clean. The washer and dryer allow for easy laundering of beach towels and other items, which means no endless loads of post-vacation laundry! Wifi accessibility, at times spotty, but also a perk. First I can say that if we had had either better neighbors or a competent security office to contact this might have been a higher rating, but neither was the case. We stayed in Sea Colony Island House the last full week of August and the people in the apartment above us were loud, stoned and apparently unsupervised by an adult. We asked security to deal with it and by the 4th time, we realized that not only were they completely ineffectual, they also refused to call the police even though you could smell the pot smoke wafting off of the balcony and the obviously underage drinkers were hooting from the balcony like monkeys. Finally the animal house upstairs left and the rest of the week was quiet - I lost any respect for the security team at Sea Colony. I also felt ripped off when I realized that this pricey rental on the beach didn't even include the price of beach tags which we had to buy separately. The weather has been beautiful, the condo is comfortable and clean, and we have been finding fun things to do in and about Bethany. Sea colony is such a fun and wonderful place. I have been bringing my kids here since my fifteen year old was one! There are so many activities at and around the resort. Twi of my family's favorite things to do at the resort are the sandcastle contest which happens every Thursday with a bonfire that night and swim meet/ money hunt which happen every Monday and Wednesday. Some things to do around Sea Colony are Fun Land in Rehoboth, Tanger Outlet Malls also in Rehoboth, some water parks around the area of the resort and Rehoboth, the Bethany boardwalk, and Cape May- Lewes ferry. Some nice places to eat in the vicinity are Grotto Pizza, Bethany Blues, 14 Global, Fins Ale House, and Bethany Oyster House/ Blue Crab. Sea Colony Beach Resort is such a nice place and I totally recommend it! read more

The resort cannot do anything about it bc the owner, who lives in California, controls the thermostat. The resort called the owner, but the owner did nothing. The pillows are paper thin and tiny, like the size of a throw pillow.The vacuum does not work. Did I mention how hot it was? Find a different condo to rent. DO NOT rent 1402S Edgewater. read more

IRONICALLY, this place is a SMOKERS DELIGHT! There is so much to love about Sea Colony! Of course, as with many vaca spots, quite a bit depends on the individual unit that you rent so be sure to research this carefully as there are many to choose from, but aside from that the resort itself is wonderful. It offers housing styles to suit most any need, the amenities are incredible, such as numerous pools, fitness center, basketball and tennis courts, kids club activities, weekly contests and prizes and so much more. I feel families would want to know ahead of time, however, an absolute negative because I feel that for those traveling with kids or health issues it can make a huge impact on your trip. It is a resort definitely geared toward fitness and health and most units by far are smoke and pet free amd that policy is very clearly stated. I find, however, an alarming number of people smoking. If you happen to be staying next to, under or above a smoker, be prepared to not be able to use your outdoor deck space as much because of the smell of cigarette smoke. This is especially frustrating if you have purposely rented a beautiful lake view unit and cannot go out to enjoy using it without breathing in second hand smoke. It is amazing to me also that although the private beach there is posted as a smoke free beach, there seems to be handfuls of people each year - this can really detract from the experience if you like fresh ocean air! The no smoking policy is posted everywhere - rental pages, fitness center, beach, promenade, etc. but there is no one to enforce it and let me just say that people can be quite rude and immature when you alert them to the sign they are standing NEXT TO! Wyndham just took over officially and my hope is that they recognize the need to enforce and toughen no smoking rules. I am not here to hate on smokers, but why in the world would you rent a unit that is non-smoking if you are a smoker and vacation at a smoke free beach? Non-smokers wouldn't go to a tobacco convention and then ask everyone to put their cigarettes out. Why should I vacation at a smoke-free resort and then have to have cigarette smoke EVERYWHERE. Wyndham needs to enforce this. I know of 3 families that have switched to OBX for this reason - a real shame to lose non-smoking families in a resort that has non-smoking rental policies, smoke free beach and resort structures and promenade because of cigarettes and cigars EVERYWHERE! PS. interesting to note that I gave the resort a 5 star rating on its own website and it posted my glowing comment, but removed the ONE sentence I wrote that said "I hope Wyndham toughens up on the non-smoking policy because it would greatly improve this asthma sufferers experience." Can't even take constructive criticism amid a glowing review! That's why I felt the need to post an extensive review on Yelp. You know it's true when they can't handle the truth! read more

First time at Sea Colony and already thinking of heading back. The resort was quiet, clean and had a friendly staff. The unit we stayed in was clean and well-kept. The beach wasn't any more crowded than most of the beaches in the Maryland/Delaware area. Only minor annoyance was the face that people set chairs on beach to reserve their spot before 9 and did not actually come to the beach until late afternoon. read more

This was not what I expected at all. I expected a cleaner unit. One that was less disgusting. I called three times to get it cleaned and was met with a girl who barely spoke English. She did not take care of the soap scum in the shower as she did not understand me but did remove the GIANT cobweb in the master bath. Wow has Sea Colony changed! I've been coming here since around 1977, first as renters, then as owners, and now I bring my family and friends as renters again. We love trying various units and adore the beautiful beach and pools. The rentals are clearly rated and well managed. Bethany Beach offers just enough shopping and food experiences to keep everybody interested. The big change in the past few years has been the attention to customer service. Maybe they spoiled us in the past but this year, when I tried to sign up for the fitness classes, I was told by the Front Desk at the Fitness Center that classes are "mostly for the Owners", who can sign up ahead of time, and that "Renters can wait until five minutes after the class starts to see if there is any room." This is opposite of the customer service approach we've come to expect of Sea Colony, Wyndham, and really from most vacation experiences. I'm sorry the Fitness Center, formerly one of the biggest attractions for me, is now the reason we won't be back again for a while. read more

Fantastic time! The house we rented was perfect walking distance to the beach and everything we needed. Clean and as described. The Wyndham Resort staff were nice when we checked in and helpful. The beaches are great - very private feeling and clean. I love that there are swings and slides for kids on the beach. The only thing I could say that could be better was the place we rented itself- the decoration is from the 80s, but comfortable and clean. Having a fully furnished kitchen is great. Having basic cable was nice. The running paths along the Sea Colony properties are great and well used. The wifi was slow and every time I used my hair dryer (3x in two days), I would blow a fuse in the place we stayed. It wasn't a big deal since the fuse box was also in the bathroom, but slightly annoying. There are also two holes in the deck. My 1.5 year old daughter's leg fell in one of the holes and got scraped up. We moved some of the furniture on the deck so it covered the holes. There is also an outlet that didn't work. The owner of the house should make a few minor updates to the house. Overall though, Sea Colony/Wydham Resorts did a great job. The beaches were gorgeous and everyone had a great time we will talk about for years to come. Definitely want to come back and stay longer next time!! read more
