Wow, where do I start??? First off I give revid -1,000,000,000 stars. That's how bad they are. After I get off work, I dread coming to my house because I know something will be wrong. I first moved into this beautiful midtown house with gorgeous architecture inside. The building was then remodeled to where there were 6 apartments in it. Let me tell you, looks are deceiving. I thought I was set. Found the coolest spot in midtown and felt so lucky to find such a wonderful home!! FALSE. I moved into my place and had a lot of boxes still unpacked... Guess what happened? A flood. This is a 100 year old house with radiators that takes a person that specializes in this to fix. Revid sent over one of their "electricians" and he blew the radiators and the hot water heater that is in the basement below my bedroom and hallways. When I got back from work, the fire alarm was going off and there was a flood in my freakin bedroom. This dude acted like it was no big deal. We were then without heat for 3 weeks while it was in its 30's outside. I couldn't believe what I had just move into, until this happened. A professional came to fix the heat and he left my front and back door OPEN and just left. I live on a busy street and I have a small dog that could have just walked out in traffic or an intruder could have come in and stolen all of my belongings. I'm just going to let all y'all know that there are been incidents like this, every single week, since I have been renting from them. They do not care. They do not listen. If you put a request through the portal hole, make SURE to write everyone at revid a copy of it, in an email, so this will leave a paper trail. They delete the requests, or cancel them on the portal hole. They are super sneaky and very uncaring. It makes me sad that someone can work at a job and not give 100% to care for their tenants. And if they have too many properties then they need to realize when to press the brakes and take it back a few steps before they are left with only people that despise them. My biggest wish is that they change there lack of morals and start wanting to help their tenants when we need it. read more

I love the building that I live in, but I can't imagine a worse property management company than Revid. They don't respond to maintenance requests in a timely manner, and when I call to follow up, they are extremely unhelpful. My air conditioner has been leaking on and off for 3 months, and they will not provide a permanent solution or install a new unit. Nearly every time I call their office I am put on hold for at least 15 minutes, and they act as if whatever I'm saying is a waste of their time. I highly recommend NOT leasing from Revid. read more

Renting from Revid was a horrible decision. This is the rudest group of people I have ever worked with. Even the maintenance guy told me he thinks the whole group are unethical jerks. Completely miserable experience. I called the emergency line because my lock was broken and I couldn't get in my house. They didn't answer and the guy called me back after an HOUR (what kind of emergency line won't pick up?) and was sassy to me and said he didn't answer because he was "in the bathroom." I had to pay 160 dollars out of pocket to get my own locksmith because this guy didn't answer his phone. Revid refused to reimburse even in part. We have had multiple bad experiences like this. Save yourself the misery and just don't do it. read more

Don't get caught up with Revid! I moved into my apartment last July and was told that I would need to turn the utilities on in my name. That was understandable. But when I got my bills they were higher than I thought they should be for my efficiency, especially when I have been taking great care in keeping my cost down. I came to find out that I have been paying utilities for my apartment and another which shares the same address ( I'm in the rear apartment). When I found this out I went to the office and the receptionist kept putting me off telling me that someone would call me, but no one ever called. My utility bills soon were more than my rent. I am currently in the process of trying to get this matter resolved. My contract states that no matter what the case, I'm obligated to stay in my place until the end of my lease, so I'm getting out as soon as possible. I would''ve never rented the place if I knew I would be paying someone else's utilities! To make matters worse, the thermostat controls were in the other apartment. So I was subjected to some days when my apartment would be like a sauna, and other days like an icebox. If you decide to deal with this company, make sure that you ask for EVERYTHING in writing. If you don't ask, they definitely won't tell! read more

I have been renting my apartment from Revid for two years, and I just renewed my lease for a third. I was wary at first after reading so many negative reviews, but I will say, Revid has been very good to me. My rent is very fair for the location and size of my apartment. They have always been very diligent about fixing any maintenance issues I've had (except once, which I think was just miscommunication, and I ended up fixing the problem myself easily). They even called once just as a courtesy after a storm to make sure I didn't need anything and to let me know they were sending someone out to mow the front lawn. The only reason I'm not giving five stars is because the building itself needs a little work, but in a 100 year old building in Midtown, what do you expect? My neighbors are all great and love our building, too. When I do decide to move to a larger apartment, I will definitely look at Revid's other properties. read more

Would give zero stars if I could. Was about to rent from them but then my friend that is currently living at one of their properties had a tree fall on both her house and car. It was a tree on their property and it was completely hollow inside, obviously having been dead for a while. There was no storm, no wind or anything. It just fell. This shows that they do not maintain their property. Furthermore, they refused to cover any part of the damage done to her car stating that she should have reported the tree as a threat to them prior to the incident--as if a 21 year old girl is supposed to take that kind of thing into consideration and check up on daily. Not only did they refuse to help her, but they ignored her on their "24/7 emergency hotline" for two and a half hours last night after I happened and then proceeded to curse her on the phone. Revid has no regard for their tenants health or wellbeing. They are manipulating and using people just to make money. A company run by sociopaths. I've always heard that they were terrible, but now I have a more solid reason to base my beliefs off of. Don't rent from them if you want to have any faith in humanity. read more

I've been living in a rental home for a little over a month now with a roof and ceiling that leaks into my child's bedroom. This was reported before we decided to rent the property and after several rainy days.. the roof is yet to be repaired and my daughter's wall, floor and ceiling are absolutely horrid covered with water stains!!! Oh and let's not talk about the basement full of the previous owner's items. It looks like the property was cleaned by dumping everything into the basement then everyone forgot it was there. Don't get me wrong this property is absolutely fabolous but I would appreciate it if someone would repair the roof and ceiling leaks so that our asthma medication prescription could decrease as well as clear out the basement so that we as paying customers could utilize the space. read more

The manner in which this company conducts business, treats their customers and those affected by their incompetence is abhorrent. have been in the Revid office twice to address the fact that in late last year the ceiling in my guest bathroom and bedroom caved in because a pipe in their unit burst. The property manager was there but would not see me. They denied that they had caused the damage. Choate's had installed my unit's new water heater earlier in the summer of 2015, and I contacted them and told them of the incident. They sent a serviceman ( the man who had originally installed the heater) to make sure that it was not their fault. I can acquire work orders for each of these. Then Revid sent a man out. The Choates gentleman showed me that everything was in order on our side. Revid guy comes out and says it is indeed 2794 with a hot water heater issue. Revid fixed my unit, but left white drywall dust everywhere. There was water two inches high, and even water in my light fixtures. That is the contact I have had with these individuals, so while I may not have been a tenant, I have been affected by their incompetence and inability to behave in any way other than rude. Further, I strongly believe there is a direct correlation between the flooded condos and the buckling of the bamboo floor. for which the students are being blamed. These tenants contacted me regarding this, simply because the units are only separated by a wall, and the water heaters are next to each other upstairs. Hence, both units flooded. These individuals felt that they were not responsible for a warped floor if there had been a flood immediately prior to them moving in. I believe this group is coming behind me attempting to remove my comments. So again, I did not rent from this company, but was greatly affected by them. Beware and avoid at all costs. read more

Tried to stick us with all sorts of outlandish charges when we moved out. Said the downstairs needed to be completely remodeled for things we did not do. Also they said that they would give us some touch up paint at the end of our lease to cover the holes and not only did they not give us any pain to touch up the walls but they told us the wrong color so we got charged another fine for that. Revid Realty Sucks big time. I should have researched them before renting. A hard lesson learned. They gave several bogus reasons to keep my deposit. This was rental history first, never have I been refused my deposit on any property because, I clean from top to bottom. For example, one of their bogus charges after turning in every key that I received from them to help eat up my deposit was $75.00 for me to re-key their door to apartment I was renting. I never had this to ever happen, I was in disbelief about this charge as well as the other charges. Initially I asked them prior to moving in to steam clean my carpets, and to clean the camel flies from the light fixture in the kitchen, and the female employee sternly told me, "No." I had already turned in my notice at the apartment I was living in prior to renting from Revid, and I was getting ready to leave out of the country, therefore I needed a place fast. BIG mistake!!! Do your homework please to avoid going through what myself or others are going through, or have gone through. They patched up the parking lot with this black gravel, even the guy that was working the parking lot stated he tried to get them to allow him to do the whole lot, due to several pot holes but Revid wouldn't let him do it. When It rain I couldn't get my groceries out of the trunk due to stepping in a rain puddle up to my ankle in order to retrieve my groceries. If I knew it was raining I would go ahead and put them inside the car, however there were times the rain was unexpected. Therefore when you enter into your apartment, this crap from the parking lot was on the bottom of you shoes, and of course you walk it into your apartment. Therefore I was told that the only thing my apartment required was the carpet would have to be steam clean, and a little touch up paint. I told the person doing my walk through that they blatantly refused to steam clean my carpet in both bedrooms when I moved in as well as bugs seen in the light fixture in the kitchen. Anyway for the touch up paint and to steam clean both bedrooms would total $ 400.00 I lived by myself, no kids in any form that could have done any type of damage to walls of paint would necessitate them charging me that amount. Everywhere I rented from always cleaned the carpets and painted if necessary. One of the most unscrupulous property management company that exist, if there are others out there I haven't encountered any of them. But you better believe after dealing with Revid Property Management LLC , I take an solemn oath to my homework first. By the way if there had been a zero rating I would have chosen the zero and this is the only reason I gave Revid one star, because I feel they don't deserve one star. read more

Do not let Revid manage your rental property! Revid failed to pay 3 MLGW bills that MLGW mailed to them multiple times. Resulting in a debt collector coming after me. There were a total of 4 outstanding bills owed, but for some reason they only paid 1 after they received the second notice on that particular bill, which also included the past due notice on the other 3. I don't think it's fair to give revid one star. They have not earned any stars. I hate my home. I hate the headaches it has brought me. I hate the money that I've spent (wasted). The staff is way too busy yet they are never doing anything. Everything in my home was broken when I moved in or broken now. The grass is never cut. I have been a tenant of Revid Realty since August of 2013.I have to agree with the person that posted about how rude they are to people .I went in the office today with a written maintenace reguest.I usually report maintenance issues online through the tenant portal,which is how I pay my rent also.I don't like coming in that office because I know that they are so rude.It is really a shame because if people don,t rent from them they wouldn't even have a job,at least not that job.I don't know if they are racist or just rude to any and/or every one.The girl in the office didn't say anything in particular,but her attitude was like :very commanding as if she was doing me a favor and really didn't want to be bothered.They also are slow to fix things ,if they bother to come out at all.I guess they feel as if they have the only property in Memphis, and we better bow to them.They act like a bunch of racist slumlord's.Just saying,that's how they act.But, from reading other reviews,I bet that they are rude to any tenant,regardless of their race.
