They were also great when I had switched jobs and I had a minor gap between paychecks, which caused my rent to go over the "allowable" late time. They were always on top of things and were very kind any time I needed anything. I ended up getting the majority of my deposit back, so I was very happy with that - but it was easy, considering the apartment was already very clean when I moved in. My apartment was nestled back towards the wooded area, so it made it really beautiful during the summer and fall, and my apartment never got overly hot due to the shade from the trees. I would say the ONLY downside to that would be the bugs that would come from the wooded area, but what can you expect? The maintenance staff was always careful about the pets, and ensured that they were not just leaving the door ajar or that they were entering the apartment when pets were "unsupervised." It was just definitely a plus having a caring office staff as well as a caring maintenance staff, because you usually just get one or the other. They also did a big "apartment meet-n-greet" at the movie theater to see a family friendly movie! They paid for popcorn, drinks, and the tickets, the only thing you paid for was anything else you wanted from the concession. It gave everyone a chance to meet their neighbors whom they otherwise probably wouldn't have. I definitely enjoyed every minute I lived here!

I was worried during the winter time because of the big hill but they keep the parking lot/roads clear and salted which makes me feel safe! This complex is pet friendly and residents have lots of dogs which is great because I have a dog also. There is lots of room to walk and many dog stations to clean up after your pet. My neighbors are not loud which is definitely a plus. The only CONS I have with this place is their car policy is way too strict. I understand having rusty, crappy cars is a big no no, but one little dent isn't hurting anyone or making the complex look bad. You also can't hang any flags and you only get one washer and one dryer per unit. The nice thing though is that they are card operated instead of using all your quarters! You also have to pay for water which kinda sucks because most apartments pay that for you. Other than that, I enjoy living here and would recommend it!

It's nestled right by a little park and has tons of great local resto's and coffee shops nearby. The entrance is very safe and has a call only unlock method for visitors, which is great and a security guard is on staff at all times. The lobby is sup clean and tidy as is the rest of the building. Especially for being so old I was surprised at what great shape its in. Now for the creme dela creme... the rooftop pool. This is enough to make anyone want to move here. Again surrounded by skyscrapers is pretty neat to be sitting pretty on a rooftop desk soaking up some sun. Again, the space is super clean! All of the lounge chairs are in very good condition and the pool is kept very clean. There is even a fountain and a little grill our area separate from the pool with patio tables. This made me so jealous!! But the thing that I thought brought it all home--the landscaping. This must have cost a fortune! There are beautiful drapes of greenery all over the rooftop. From bushes and ivy, to beautiful flowers of every color. They really do a great job here and I was super impressed and jealous. Downtowners if you are looking to rent, get on this waiting list!

I moved here from out west without having any knowledge of the area or what to expect. Arielle and the Management Team were so helpful in getting me into a new place and recommending great places to meet people. The Gramercy was a great place to meet friends and even better place location wise to meet people in the area. I always look at reviews of new places before I move because I have lived in apartments that did not have a good or responsive management team. You will find that the team at The Gramercy is so responsive and is constantly looking for ways to help you enjoy your home/living experience. When I sent in my notification that I was moving, I received a call from Arielle asking about my move. She found out that I had to move for work and extended my agreed rent rate so that I would not have to pay month to month rates. The Gramercy did this not because they had to, and not because it would benefit them... they did this because they are a great team that cares about their tenants. If you are looking for a new place to call home in the downtown area of Cincinnati - look no more because this is the best option!

Maneuvering a security building far from parking was not an option for me. There are multiple first floor entry options & ample parking right out the door. I love the quick, 5 minute commute to many places such as Oakley Square, Kroger, Cinemax, Rookwood, etc. The community is friendly and quiet and I love meeting up with friends at the pool during the summer. Pros- Lori, the current manager, is a really nice lady who is attuned to tenant's needs. She made sure that most of our maintenance requests were tended to within a day or two. The building is nice and clean inside (hallways), and always smelled pretty great. I'm not sure why, but clean-smelling hallways seem reassuring to me. Also, we never found many bugs inside the apartment even though we were on the first floor! Score. The building just got some brand new coin-operated washers and dryers, only a dollar to wash and a dollar to dry, not too bad. The back area of the apartment is mostly fenced in- it was a great place to let my dog out, and as long as I kept a watchful eye he could roam around off leash. This apartment is in a great location, close to Mt. Lookout square with plenty of bars, good restaurants, a nice UDF gas station, and only a 20-30 minute walk to Hyde Park square... a great little outing on warm nights. It felt safe to walk around by yourself, even during the night. Ault park is nearby, the Ohio River Bike Trail connects going south on Delta ave., and the surrounding neighborhoods have beautiful, old houses that are fun to discover on walks and runs. If you are someone who likes being outdoors, running/walking/biking, you'll find yourself in good company and surroundings. Cons- The apartments are old, with ac units and radiator heating- they can get a bit hot in the summer. Not the most energy efficient. Kitchens are tiny. Neighbors/maintenance can be a bit loud and/or rowdy, but that can be expected in most shared housing situations. Delta avenue seems to attract some crazy drivers, especially during the night - we saw a few bad accidents during year we were there, so watch out! We also had a package stolen once from outside our door. We just recently received our entire deposit back in a timely manner, and overall, are very satisfied with our time at Somerset. Thanks Lori!

Somerset had a lot of promise but falls on the lower end of the spectrum due to management. Right off the bat, I couldn't obtain, even by paying, extra keys for pet sitter, etc. Had to use a lockbox on a light post for more than a year. The apts are "renovated" (and you pay for it) but it's not done well. My vent fan in bathroom was spitting construction dust every time my neighbor walked upstairs (the walls and floors/ceilings are so thin, you hear everything - everything) and come to find out it's because they *painted over it* when "renovating" the bathroom (tub also peeled the entire time I lived there despite repair attempts). I'd report water damage from unsealed doors and windows and they'd come scrape the plaster that needed to be repaired - but then never repair or paint it. T*ffany the designated contact sent frequent texts with questions like "Did you dump clothing in front of the building?" No, I did not. The one thing they won't text to warn residents about? When two men were breaking into cars in the lot at 4am and pretended to pull a gun on me and pushed me when I startled them. Reported it to building and residents got nary an email. Mgmt enters your apartment A LOT. Like once a month. One time it was to make a list of apts that had various amenities (they don't keep track???). You nearly always only get the legally mandated minimum notice. On a work trip and can't spend 4 hours the next day doing their list to get it ready? Not there to secure your pets? Oh well! They assume no one goes anywhere and can take a half day off work. I was told after year lease that apt would go "month to month" at market rate - LOL. Market rate would've been lower than I'd rented it for, they raised it significantly, then added a "balcony charge" as well as a $200/month surcharge for being month to month. Jumped from $1300-ish to $1800-ish. Needless to say I got the h*ll out of there even though I preferred to not sign another year lease as I want to buy -- that's how much I wanted out. The place is also incredibly noisy - from both your neighbors as well as the outdoors. It looks nice when you look at it but start poking around and it's all smoke and mirrors.

These apartments have been newly erected, and as such, boast modern interiors. You won't find exposed bricks or lofty ceilings here. Roebling Row caters to the traditional box-style apartment with a spacious great room, bedrooms with large closets, and laundry in every unit. Some even come with balconies that overlook the beautiful Cincinnati skyline and Roebling Suspension Bridge. Parking is somewhat of a problem. There is a small lot for residents in the rear of the building, but its filled by early evening. Across the street is metered parking which is free between 5:00pm and 9:00am. This is fine if you work first shift, but you could find yourself moving your car around if you're on a different schedule. Amenities include a fitness center, sundeck, and storage on every floor. There are also some swanky perks like an ice maker on the fridge, a built-in microwave, two car garages, and organic produce delivery. During the summer, a farmer's market sets up shop on the weekends right around the corner. Roebling Row is also right across the street from some delicious local pubs like Keystone, Blinkers, and Molly Malone's. All of this, of course, comes with a price tag. If it's in your budget, Roebling Row is a fantastic and gorgeous place to live. RENT: 1 Bedroom: $1000 / month 2 Bedrooms: $1300 - $1800 / month

Split the approximately $1300/mo in rent and you've got yourself a location that's walking distance from Mainstrasse, the Licking River Historic District, The Banks, Paul Brown, Great American Ballpark, Sawyer Point, and the rest of Downtown. #2: Parking can be a bit rough at times. The positive here is that RR offers free off-street parking in the private lot behind the building. The negative is that the lot is often filled up by 8pm. Plenty of free off-street parking is available between 5pm and 9am. #3: While the exterior of the building may look cool and contemporary, the interiors of the units are your standard-fare apartments, replete with beige carpet and white walls. It's not a bad thing, just think of it as a blank canvas with which to work with. #4: The general age of the residents is closer to 145 than to 25. I wish I were exaggerating, but yeesh, there is definitely a lack of people my age in this building. Then again, maybe they're just avoiding me. #5: The staff and maintenance are 98% excellent. I haven't had any personal complaints about them, but I've heard a few stories from other residents. Nothing big, just small stuff. If you've got a roommate, I can't recommend this place enough, especially with the potential to have the Roebling Bridge, Ascent, and the upcoming Riverfront Park just outside your door!

The building is located right on the banks of the Ohio river, on the Covington, KY side, and features stunning views of the entire Cincinnati skyline. I like this location because it is close to Cincinnati (accessible by footbridge), but not as congested as Cincinnati in terms of parking. The building was completely renovated recently offers studios , and 1 and 2 bedroom units- all of which are spacious, with high ceilings and large decks that offer spectacular views. I love that the building includes many amenities; community terrace with firepit, pet friendly, a huge fitness facility, and 24/7 attended security in the lobby. I can't give enough praise for this awesome new apartment building!
