If I can give zero star, that's what they deserve. I was trying to help my daughter to get a apartment from these ppl. I was declined for some lame reasons when I have great credit score and sufficient to pay one year rent in advance. Don't ever do business with them! On top, they charged us $100 for application fee with on the top process and then declined us...I will never do business with them. Stay away unless you want to be over scrutinized and pay unnecessary fees and then get declined. read more

This is an update. I surprisingly got a phone call from the President of Rincon Property Management. He apologized for the service I received and noted that the woman I dealt with is new. As he said not an excuse but he will work with her more to help her understand, how not to treat potential tenants. While I truly appreciate the call and speaking to me. I still don't get the "benefits" package that this management company is selling and although he said "ALL" the property management companies do it, I have yet to find one other one that is forcing potential tenants to purchase a benefits package. The owner Peter, who is a good guy and very professional, took the time to send out numerous videos about the new laws that kept changing with renters being pardoned from paying if due to covid etc. They found a great renter and it's well worth the monthly fee to let them handle all of the details with rent collection, screening, any repairs that may come up, etc. Their screening process is thorough and weeds out potential headache renters. Horrible Property Management I would strongly recommend anyone to do their research and look elsewhere this company does not protect your home or have your best interest in mind . Do yourself a favor and look elsewhere! Rincon managed my single-family home rental in Oxnard for several years and did a fantastic job, I highly recommend Peter McKenzie and his team. Rincon did a great job marketing the property and helping me set the right rental amount. Peter and his team were very knowledgeable about applicable landlord-tenant law, and were responsive to both me and to my tenants throughout the property marketing, rental, tenancy, and move-out phases. They conducted annual walk-throughs to make sure anything in the house that needed attention got addressed in a timely manner (in addition to handling tenant repair requests promptly throughout the year) and the repair people they used did high quality work at reasonable prices. I really felt that Rincon partnered with me to take good care of my home while providing an excellent rental experience for my tenants. The detailed monthly and annual financial statements Rincon provided to me were very helpful. The owner, Peter McKenzie, is very capable and an honest and kind person. He often made videos summarizing important issues for property owners, including during the pandemic, which were very informative and useful. His team members, particularly Stephen, were always very responsive and professional. We just moved out after living for almost exactly 2.5 years in a condo managed by Rincon. We were very happy with the wonderful people there that we interacted with: Peter, Kaitlin, and Catherine. We received our full deposit back last week, which was quickly sent to us without any need to check up on it. We are very grateful to the owners of the property itself as well, who allowed us to move out from our month-to-month arrangement with only 2 weeks formal notice (though we had given them a head's up a couple of months in advance so as not to blindside them). It's rare to find owners/managers who will allow their tenants to switch to monthly without increasing the rent, and then who are so flexible with moving out. I have tried contacting this property management company multiple times. I get responses by email or text to schedule a showing through showmojo but when I go there. There are no showing available on any property. So I call and get transferred to Frieda. The first time I left a message with no return phone call. I call a 2nd time and advise the lady this is my 2nd phone call and she says their phones weren't working properly.
