I have lived at Via Ventura since August 2019 and felt compelled to leave this review after seeing…read moresome of the recent reviews, which have some extremely untrue statements clearly left by disgruntled people who make this place out to be something it is not. I went to UCSB where I lived in apartments with paper thin walls and ceilings where I could hear someone vacuuming above me as though they were in my apartment and had my apartment shake with every beat of someone's music - this is NOT THAT! Via Ventura is the most quiet apartment complex I have ever been in and the sound insulation is quite good! The maintenance staff here are very attentive and timely in responding - I have been very happy overall with them. The units are spacious with large walk in closets, in unit laundry, and good sized patios. They have not raised my rent as much as they could have (10% per year), which makes me feel they are not trying to squeeze every penny out of tenants that they can. Since I have been here my rent has gone up between 0-9% at renewals, depending on the year. Most recently it went up 5.6% and the year before that only 1.7%. I first started in a one bedroom unit and moved to a 2 bedroom unit during covid for only $100 more a month - they did not raise rates during covid! I love my apartment overall and have not found another complex in ventura where I would rather be. This is a complex primarily made up of young professionals and families - not people partying or engaging in any kind or criminal or other undesirable activity. My neighbors have always been polite and respectful. I have occasionally seen homeless people walking through the complex to get something from the recycling bins but there is by no means a "homeless problem" here. I do not live in a unit where I can see the pool area so I can't speak to that but there are cameras that face into that area so I imagine the management would be aware of anyone who shouldn't be there. My main two issues which made me take off a star off is the fact that the patios have no hose hookup option which makes it very difficult to keep the patio clean. I recognize they probably can't change that, but nonetheless it is quite inconvenient. I also dont like the $40 parking fee they added as there did not used to be one - why now? Overall though, as far as apartments go, I have been very happy and Via Ventura does seem to care about the happiness of the residents - they recently held an event for residents to come plant herbs and get a charcuterie cup and have held other events periodically as well such as an ice cream sundae bar and a decorating contest during Halloween. Oh and the leaf blowing only takes place on weekdays when most people are at work (I see them come through on my ring camera) - so that isn't really something you can complain about...if you work from home you will be subject to these kinds of things no matter where you live.

A few days later, I started getting automated emails saying it had been leased. When I finally managed to get someone on the phone again, they confirmed it was off the market. If they allow people to rent sight-unseen, they should have been transparent about that from the start. Better yet, don't post a property for rent if it's not actually available for people to view. It feels like the staff member I spoke with deliberately held it for someone specific instead of giving everyone a fair shot. Completely unfair, terrible communication, and a total waste of time. Quiet hours are 10pm-8am, and they are pretty well respected. We decided to move after our rent increased by $150, but there are definitely some nice perks here. One big plus is the electric vehicle EV charging stations, you won't find any apartment complexes in Ventura with this many chargers. They also have Amazon package hubs on-site, which is very convenient. I never had a package stolen, but if you do run into any issues, Clay is the person to talk to. A downside for me was that barbecuing on patios isn't allowed. A few grills are located on-site. I'll miss the black cat that used to wander the complex. Most of the people here are nice and friendly, though some can be pretty strict when it comes to rules. Management is good with emails which I really liked too. I don't like calling randomly. They seem to be understanding of all points of view. Frederick is the best by the way! He's the best maintenance guy I've ever had (and I've rented a few times) and he's so nice! No complaints with the team here. I think they are pretty reasonable for the most part. We were only here a year. There's also some hard water here but we added a filter to the shower and sink.

They offered me an above-market renewal, and when I tried to negotiate, they acted like I was crazy and that I was asking them to do something illegal. In previous years, they asked for a significant increase and justified it by saying it was just what the market supported, but now that the market isn't supporting increases, they still demand one. All I wanted them to do was to match my rent to the offers they were making on vacant units, but they flatly declined to even talk to me. This dragged on long enough that I was unable to give the 30-day notice. So I either have to sign the above-market lease or pay an exorbitant month to month payment until I move. Highly do not recommend.

Management was aware that she had a stroke and still sent her a bill stating that she owes 18,000 ( rent until December when her lease is up ) if you want to live here go for it! But management is horrible and cruel.
