We have had a very negative experience with this management company and would not recommend them. Throughout our tenancy, we experienced ongoing maintenance issues that were never properly resolved--most notably the dishwasher, which never worked correctly despite repeated repair requests. The issue was acknowledged but consistently ignored or addressed with temporary, ineffective fixes. The most troubling issue has been the billing and invoicing upon our departure. Unfortunately, my father is very ill, and we needed to move out of the residence as soon as possible to be with him. After 10 years as residents--with repeated requests for carpet updates, virtually no repairs completed, and zero tenant issues--we believed the outcome would be more amicable. Charges, as shown in the attached documentation, appeared to change after the fact, and attempts to obtain itemized breakdowns were met with vague responses or no response at all. This felt highly unprofessional and, frankly, raised serious concerns about the accuracy and legitimacy of their billing practices. At move-out, we were charged $1,200 for "cleaning," which is completely unreasonable. After 10 years, yes, some light bulbs burned out; however, we replaced them. The unit was left in excellent condition and was professionally cleaned. The attached preliminary statement provides no detail or itemized explanation to justify these amounts. Requests for specifics were never received. Overall, this company demonstrates a lack of transparency, poor communication, and disregard for tenant concerns. Between unresolved maintenance problems and unexplained financial charges, dealing with them has been frustrating and stressful. I strongly advise others to proceed with caution and document everything if you choose to rent through them. read more

I rarely write reviews for anyone, but I truly want to write one for Esquire Management because of their professionalism and excellent customer service. I have a rental property, and this company managed it for eight years. Throughout those eight years, they did an outstanding job--conducting annual inspections to ensure the tenants weren't causing any damage. Every month, they never tried to fabricate issues just to deduct money from the rent like some other management companies do. When I decided to take the house back, they handled everything thoroughly and professionally. They have a team of contractors, so whenever there's any damage to the property, they have the right people to take care of it. I also reach out to them for referrals to trusted vendors. Even though they no longer manage my property, they are always responsive, enthusiastic, and provide sincere advice whenever I contact them. Tracy Guillen, the owner, is someone I truly admire--she is truly exceptional. So, after my previous review the owner said to email her office and speak w/a specific representative. So, I emailed the POC and someone else called me back and left a voicemail, she said they weren't able to refund my $$. So I called back later and after chatting (w/agent we'll call Mr L) and being put in hold for the person who had actually left the voicemail. I was told they had stepped away during the course of me being put on hold. The same congenial agent Mr L picked up and said he had been authorized to refund $$. Gave me the option of mailing the check or picking it. Wow, a satisfying outcome. Now, if they would only demonstrate that they are willing to actually rent, and not just refund to darker hue minorities that would be a great ending! My family and I wanted to take a moment to share our experience in working with a property management company for the first time in our lives. Furthermore, to share with you how truly exceptional Ms. Patricia Barraza was in helping us find a place to call home. My review is truly overdue, and for that I apologize to Ms. Barraza. We found a place to call home in Camarillo June of this year. We had previously lived in the same home for 45 years. I am a firm believer that the industry Patty works in is competitive and therefore customer service is key. My family and I were fortunate to have come across a leasing agent who makes you feel like your needs are first priority. If Patty was ever having a bad day or super busy, that never came though via any of our endless communications filled with endless questions. Patty was always very thorough, and I mentioned to her how incredible her responsiveness was. If she was not available, I would always hear back from her no longer than 5 minutes later. Seriously! The cool, calm mindset kept our anxiety low and gave me the confidence I was working with the right property management company. Patty is very knowledgeable of the market; her kindness and just overall good energy made the entire process very relaxing and simple. renting through this company would not be my first option but if you're in a pinch and in desperate need of housing they're pretty good. the application process was very easy and straight forward. Before moving in they told us the apartment would be cleaned before move in but when we moved in it was so DIRTY and drops of paint all over the floor (still can't get some of them off). In addition, the peep hole doesn't work so I have no way of seeing who is knocking so I just ignore everyone. We have also been reported several times by the same person without any proof even when we aren't even home they complain about noise. When I asked for proof also so I could possibly fix what they had a problem with because I couldn't see any they declined any proof. In addition, which is the most absurd is I went into their office to pay our months' rent handed it to the lady and wrote down the address with it and a couple days later receive a pay or quit notice. CRAZY not sure what is up with their staff or their system for doing things, but I will become homeless before dealing with this company again, can't wait for our lease to be up. read more

We rented a property through Esquire for about 18 months. The Esquire team have really been pleasant to work with especially Carol, Janae, and Marie. We had a short turnaround time to find housing in Camarillo and they were extremely helpful in facilitating the application process. Also, we had a few unexpected issues in the property from kitchen redo to a bathroom redo to a whistling noise on the AC unit. They replied promply and got everything fixed for us. They rent out houses that needed a lot of work in them and do not even bother to advocate to get what is usually standard for a rental. They hire their own vendors to do maintenance work and the work is always done not up to par. Their communication lacks and the owner Tracy lack incompetency over all. Homeowner beware. If you own a home and are looking to have a property management manage your property, Esquire is NOT the company to use. My husband and I used Esquire for the past two tenants. The first tenant that leased the house from us, went really well. That's how they deserve the one star. The second tenant however, what a mess! When I did my final walk through, the house was in HORRIBLE shape. I used my housekeepers to clean the house and it took over 20 Hours to clean the house to get it in okay shape and Esquire only wanted to take away $400 out of the tenants deposit? That's ludacris! Two people to clean the house for over 20 hours does not cost $400 unless you're not paying fair wages. Second, the tenant left a ton of holes in the walls all throughout the house and they didn't want to take that out of the deposit either? That's dumb. Anyone who leaves holes in the walls should be fined! Anyone who damages a house should be fined for it. The tenants also had nail polish all throughout the slate on our floors, ruined the patio sliding door, ruined basically everything and Esquire is wanting us to give the tenant back their deposit? Esquire does not represent the homeowner. If you're looking for a property management company, Esquire will not represent you. read more

Esquire is OUTSTANDING! I personally went through a rough financial situation with a prior eviction that they had to take over. The property was in bad shape but their outstanding team (Jannet!) took control with the prior evicted tenants. They worked with vendors to complete repairs in a very cost effective manor and worked out payment arrangements. Unfortunately renting was not going to work out due to personal finances and I was very straight forward with Esquire's owner (Tracy!) she had compassion and understanding for my situation. I could not have been a responsible landlord continuing with renting but not having a financial safety net if something happened to the home. So the next alternative was to sell the property. Happily Esquire also has a superb sales team. They acted very quickly and listed the home for very accurate market value. Their sales representative (Natasha!) was beyond helpful and informative. I am a very details type person but with Natasha you can sit back and relax as she will give you all the info you need or want even before you have to ask! I trust whole heartily in this team and could not have found the best to get through this whole situation. The professionalism, understanding, helpfulness and all around exceptional customer service I have received from Esquire is beyond top notch. Everyone I worked with even not mentioned in this review was beyond expectation. I cannot thank them enough for enduring the whole process with me and the understanding on the sensitive situation. This is a warning to current renters working with this company and potential tenants for their properties. They will advocate and assist in making sure you will get evicted for loose and shady reasons. We lived in one of their homes for over five years. We never missed a payment and never did anything that would warrant any issue for eviction and had no intention of wanting to leave the home. Then one day we were just told they were ending our tenancy. We requested if we could stay for an additional six months to figure things out and we even suggested that we would be willing to pay a higher rent if that was the issue. Both were denied. The very next day they dropped off papers in very questionable legal manners, saying our home was not covered under any renter rights provided by the state. They also lied to our current landlord saying that the house was being sold but to this day it has never been listed and the home is either just sitting there, or being inhabited by new tenants that they or the owner just decided they wanted instead. Do not trust this company, they obviously do not care about the tenants that live in the properties and support the greedy owners to do whatever they please read more

As I was leaving, I got a call from the property management company, making excuses about the computer system. Yeah, computers glitch out, but don't tell me someone is on their way when they really were not coming. We set the appointment the day before. We lease a home in Camarillo through Esquire and have been dealing with them for about nine months now. I have nothing but high praise for them. The support staff is always helpful on the phone, the maintenance man that they use is AWESOME, and they do care about our satisfaction. Many times you will find property management companies that exist just to collect rent and be a thorn in a renter's side. We had a pretty serious water leakage problem recently and they responded right away and had things fixed and replaced within one week. I'm glad we ultimately did not have to spend our money renting with them, we experienced everything from unreturned phone calls and emails, to being told rentals were no longer for rent but they were still listed . I was a client of Esquire Property Management since 2017 and they did an excellent job of managing my property in Moorpark. The staff was knowledgeable and responsive, and at anytime I could pick up the phone and talk with Tracy the owner. If I ever had a concern, it was addressed and resolved promptly and professionally. If the tenants had issues, Esquire would contact me (usually via email, at my request) and kept me informed until resolution. During a period of fires threatened the area, Tracy went out of her was to keep me informed of any developments with the property and tenants, even encouraging me to discus my policy with my insurance company for piece of mind. The only reason I am not a current client is I sold my property. I might mention that I used Esquire Reality (the sister company to Esquire PM) to see my home as well. That was a nice added bonus, as they already had a knowledge of my property and a relationship with the tenants. This helped bridge any gap for a smooth transition and eventual sale. When it can time for tenant close out and reconditioning of the property it was seamless. Esquire PM handled everything, the move out inspections, security deposit refunds from start to finish. Tracy walked me through not only what was and was not allowed when addressing and restoring the property but what was fair to both my tenants and me. In the end the house sale went well, the tenant departure, security deposits, cleaning and reconditioning was smooth, no hassle on my part. Just signatures (via DocuSign, which was great) and little to no effort on my part. In the end the experience with Esquire PM (especially dealing with Tracy) was a great experience. When using a management company you want to find one that is knowledgeable and fair to both you and the tenants, and I found Esquire PM to be that company I would definitely recommend then and I use them again in the future should the need arise. read more

I recently purchased a home, and would like to rent it out in a year or so, would never use them, now that I am the owner and not the renter. Tracy will try and call you to "fix" things so you take your Yelp review off, than, pretty much give you a false, run around story. Esquire has continued to amaze me. The team has done an amazing job navigating the pandemic and making sure tenants are taken care of while at the same time looking after the owners. Admittedly I was very afraid at the start of Q2 2020 that tenants would stop paying. But that didn't happen. The reason is because Esquire put in the effort up front to make sure quality tenants with integrity were chosen prior to the pandemic. As a result it has been easier to weather through these tough times. And because Esquire chose good tenants for me, I was able to take back some of the rent money to reinvest in the home so that the tenants have a better living experience. read more

Recently, I have been a renter again after many years of being a homeowner and property manager myself. I've been a client of Esquire as a tenant now for about 7 months. Just last Friday (because when do emergencies ever happen on more convenient days) there was a massive slab leak discovered at the house. On top of that, the main water shut off to the house was broken. As if this wasn't inconvenient enough, I was scheduled to be out of the country through the following month and had a short window to get it fixed. The slab leak was detected, pinpointed, and repaired in under 24 hours, all due to Janet and JP at Esquire. I've never seen a slab leak fixed so quickly! Be careful renting from them (Camarillo, Ca). Getting your deposit back is nearly impossible. I got written approval (as long as I paid) to remove barbed wire fencing from the back yard and clear dead trees. I paid over $2,000 for landscapers to clear it, and when I moved out, they wouldn't give me my $7,000 deposit back because "I didn't give them back the barbed wire fence" which they claim they would've sold for scrap metal. The house also had an infestation of SCORPIONS. They paid for a weekly pest control, but it didn't kill the scorpions which remained a problem until the day I moved out. There were a lot of problems with the house as well. Roots started growing out of the bathroom shower drains, which flooded the bathroom floors and I had all sorts of gigantic insects climbing out of the drains through the roots. We couldn't use the bathrooms for close to a week, and had to stay in a hotel. Once the problem was worked on and supposedly solved, it still remained persistent. Their system is complex - no number to call to speak to landlord. I'd be cautious buying or renting anything from Esq Per Esquires Reply: I have the email approving removing "anything" in the back yard. They never mentioned fencing or iron bc that didn't exist. Only old rusty barbed wire fence and dead trees. There were no "alive mature trees." Simply ask neighbors if there was an improvement or not. The yard was rat infested as well, which I also took care of on my dime. And there were no built in cabinets to remove which they implied. They're a firm of lawyers, not realtors. Use caution. read more

If you're a property owner and looking for someone to manage your property, Esquire is not it. You still need to do a lot of handholding and managing yourself so I'm not even sure what the fee is for. Our last turnover experience was the worse. They messed up on the price and date of the lease extension. We asked them to raise the rent and although they confirmed that they will, they still signed the extension using the old rate and also did not start it at the end of the lease date, but when that lease was executed so really not extending the lease at all! When we brought this to their attention, it took them over 2 weeks to get it straightened. Then when they finally listed our house on the market on realtor.com they posted 13 (poor quality) photos 2 of which were exactly the same. But on their website (which no one knows about) they posted 30 high quality pictures. When I brought this to their attention again no good reason was provided but they finally fixed it. One time they sent the money to another landlord instead of us. They didn't realize till I contacted them so again something that you must keep track of because obviously they are not capable of doing that either! On multiple occasions, they sent us emails stating that our lease was coming to an end, even though it wasn't. Again something that they should be keeping better track of not me! They do not offer much incentive to realtors, only $200 so realtors don't bother showing the property to their clients as it's not worth their effort. Which is why most of the potential tenants that they would suggest to us have either back credit or no money in their bank (not even enough to pay for first months rent and security deposit). Why would I want a renter like that? They want to pocket as much as they can and do not have good tenants. Because of all of the mistakes made during the last turnover, we lost a lot of money including at least one months worth of rent. And the worst is that I sent an email to the owner, Tracy Guillen, telling her about all of the mistake and she didn't even respond to apologize and admit that they made all of these mistakes. She doesn't seem to care! I think Esquire does NOT do a good job at finding good tenants which ultimately causes problems for the homeowners. We've already had to evict one tenant and the last tenant also left the house quite a mess and allowed their dog to urinate on the carpet. Not Esquires' fault, however, we didn't learn about this smell or the issues till weeks after the tenant left. This should have been noticed and we should have been informed immediately - on the day of the final walk through. Someone else told me about the mess the house was left in. Esquire also replaced our front door handle with a very cheap lock making the house look like it went under foreclosure. Imagine that that is the first thing that potential clients see and then walk in to a home that smells like urine. It took them close to a month to get everything fixed. I could have done it in a week. Finally, they also allow their tenants to pay using a credit card. So at any point towards the end of their lease a tenant could pay for rent using their credit card and then dispute it and Esquire will have to return the money. So homeowners are left without rent...this happened to us! Now we hired a new realtor and it's been on the market for less than a week and we have potential tenants interested in it. They have high credit scores, good jobs...why were they not shown the house when Esquire was managing it?! Because the realtor would just get $200 for it and didn't bring it to their clients attention. Bottom line...Esquire is not actually good at managing properties for homeowners. read more

While it is a great location, the property management vendors are not as adequate when tending to maintenance issues. On several occasions repairs were not taken care of in a timely manner in addition the owner takes little consideration to QUALITY repair. There were frequent inconveniences of annual walkthroughs created uncomfortable feelings of privacy invasion. Poor customer service at any time you need to speak to the office representatives. Towards the end of your leasing period dont expect your deposit back. The management company takes advantage of the deposit and allows the vendors to come in like VULTURES. ps....there aint no damn AC in this house....LIES!!!!!! read more
