My family booked 2 nights last week, big mistake... the pool was dirty and freezing cold, hot tub was barely warm and so much bleach it burned your skin, the splash pads were dried up and not working, mini golf was the size of a bathroom and looked like a 7 year old set it up... rec room smelles like a restroom, so dusty and no ping pong table. Dark and desolate. This place looked like an abandoned resort out of a movie. Customer service was rude and non caring. We voiced our concerns and was told we could leave now and we world get a refund of 125.00 We paid 375.. ridiculous. Never again. Bad business to say the least. read more

I do not recommend this RV park...it was by far the worse park we have ever stayed in. The sites were not pull through, they were dirt, no concrete or caleichie. Our site was not level. Lots of fire ants. We did not have a picnic table, neither did our neighbors site. Sewage overspill near our area. Skinny boat ramp, hard to launch the boat. The pool was nice, and they did have a little splash pad area. The worse part of our two night stay was when one of the maintenance workers tried to change a breaker and blew the power to our site (and several others)...we had no power for about two hours (in 100 degree temperature) with no estimate on when it would be fixed. It was getting dark, still no power, so we decided to just pack up our RV and head home. read more

Very bad managers couldn't even wave when said hi to. we spent over 3 grand here on house and rec room tried to charge more after the fact. Family reunion that we booked 6 months in advance then tried to charge 15 a person that waa paid for in advance because the original owner fell ill. Money hungry dicks that can't keep up with the resort everything was closed down or not kept up with. splash pads do not work mini golf was not in working order and hot tub did ea not properly work. read more

Great place to stay and enjoy the water! Staff is very accommodating and the lodging is very neat and clean. We were there for several days so just being on the water was not enough for our kids. The campground amenities included a rec room with pool table, a nice size pool, outdoor table tennis, putt putt golf and a place to fish! We plan to have many more vacations here. read more

I have a 10 year old and her friend that came camping with us. We stayed two nights at an RV site. We had been here once before 2 or 3 years ago so knew what to expect along with double checking on website and when I called to book that everything was operational due to COVID. However, we were disappointed to find when we arrived that there is no slide or water trampoline at the lakeside as advertised and that we remembered from our previous visit. The pool is wonderful, but the grounds around the pool were not kept up very good. Trash in the flower beds, dirty socks here and there, stuff like that. I actually picked up a bunch myself while I was there. Hot tub jets were not functional and pool lights (inside the actual pool) never came on either night we were there. We even told a gentleman about it it but nothing was done. Also just know before you go that there a quite a few residents who live there (one gentleman I met was a 10 year resident), so it's not just a vacation destination. read more

We stayed in the Italy Villa and paid more than $300 per night. For that, I expected more. Issues like peeling trim in kitchen, not-quite-clean interior. Shower head upstairs had four holes, which made for a less-than-optimal water flow. The walls were very thin. Awakened by a crying baby at 3 am and by loud people late at night as well. The road leading to the "resort" is full of nasty run down trailers with tons of feral cats running around--see photo. Lake/sunrise was pretty. Overpriced IMO. read more

If you are smart you would not stay at this place. RV Park is a big joke. There's traffic constantly in and out. No speed limit maintenance has no idea what to do. They work kampers just drive around in The golf carts not sure if they even know what to do. Unreal I refused to use the bathroom or showers. They were not scrubbed the woman would get her mop wet on the blue pads with the water there that's the way they were scrubbed. Yuck. I'm sorry but this place gets zero for a star. We always love renting a house or RV spot here in the Summer. The lake is gorgeous and they have boat slips, jet ski tie ups, boat ramp, fishing dock and a pool/jacuzzi if you would rather for the small kiddos. They also have a slide and trampoline for the lake. The kids love it here and we enjoy the peacefulness. Rio offers it all and they are super accommodating for any special needs. Friendly helpful staff makes it a great place to get away!! read more

This place isn't great, but it's nicer than other places I've lived. I've lived here for about three to four months, The only real problem I have, is that when I want to wash laundry, there is only four washers and one of them is almost always out of service, and the laundry room doesn't have change machine, so you have to walk down to the office and get quarters, but most of the time there is nobody in the office and you have to go off the resort to get quarters and do laundry. A little inconvenience, but everything else is lovely here. UPDATE: There was someone in the office, but they didn't have enough quarters to do all of my laundry. Really good location on the lake. A little crowded and pricy, but we really enjoyed our stay. If you need a pull through space for your Class A RV, then you should look elsewhere. We backed our 36' RV in with not that much effort, though. The dock area is nice and there is a place for the kids to jump on an inflated trampoline out on the water. If we had a boat there, it would have been really great.. Overall, I would go back for another stay. read more

Stayed in the Rio Vista house on the lake. It is the perfect spot to kick off your shoes and stay a while. Love sitting on the porch and watching the activity on the Lake. Awesome place to relax and get away from the rat race of the city. The facilities are nice but the location is the best thing about the resort. With a few upgrades to the house I would rate it 5 stars. read more

It is in a good location on lake LBJ, but there are better resorts nearby, and closer to the dam where I've had better luck fishing. In my last visit, they assigned my boat to a boat lift that was falling apart. Without my knowledge, when the boat lift raised it put a big hole in the bottom of my boat. By the time my son and I noticed the boat was sinking, we were in the middle of the lake. Barely made it back! The owner didn't even pay for all the damages, and I was stuck with a $500.00 deductible I had to pay to the insurance company. Not the kind of place I'll ever visit again! read more

I absolutely love the property it has so much potential. Unfortunately, the owners continue to "penny pinch" or "self patch" repairs. The lake houses are infested with wood ants and termites. Their are several issues with the water lines and electricity. If your going to enjoy this place do it now!!! I can't see it standing in another 3-5 yrs. Shame!!! read more

Mixed review. Difficulty at the beginning, and a few minor issues tainted my view...but TRYING to be objective. Positive :-) LOVED the MULTITUDE of on-sight boat docks. We have access to a boat in the area, so it was nice to be able to bring it to use daily with no added fee. Issue: When we asked where to park our boat trailer, we were TOLD that Boat trailers were to be parked at an area to the side of the property. We complied, easy access, no problem. Area near the boat launch is cleared marked as NO Boat trailers. Yet for the first two days of our stay, a boat/trailer took up that area. Our last morning, another truck/trailer/boat was parked in the same general area. And another truck/trailer/boat took up what I would have thought was the area for guests to park their RV while checking in. A bit irritating that management didn't enforce boat trailer parking. We stayed here at Spring Break with our grandson, so the website advertising of a HEATED pool, water trampoline and water slide were what made us choose this property over a few others. The pool was very nice, and once we adjusted to the cold, it was good for our 10 year old g.son to play. Issue: It was advertised as HEATED. There was no water trampoline, the only slide we saw was on the dock of one of the houses for rent on the property "The Llano". The dock seemed exclusive to that family and we didn't want to intrude, so we didn't go there with our g.son. We enjoyed the putt-putt golf course and played it several times. Restroom/shower near rec area (only used the toilet/sink) was rundown/old. Biggest Issue. We booked on-line a month in advance. To reserve our slot, we had to enter info about our travel trailer: dimensions, slide-outs, etc. Only four options showed as available for our size/slide-outs. We chose #22. Our reservation confirmed that we had reserved #22. Upon check-in, we were handed a packet labeled as #21. No explanation for the change, and we did not question it. Upon inspection of #21, we realized it was much too small for our trailer+1 slide-out. We went back to the office. She told us #22 was a "Winter Texan". (We were not able to confirm the veracity of this); and she was adamant that there was no way we could have reserved that spot. I showed her the confirmation. She didn't budge about it being impossible that we would have reserved #22; insisting that we were assigned #21 YET, she was perfectly willing to bump someone out of another slot to accommodate us. (which means they would have been denied there original reserved slot...hmmm). We maneuvered into #21, there was no room between ours and either side. We felt bad about our slide-out pushing into the neighbor. Later the confirmation of us being paid showed Lot #21 as a NO SLIDE OUT lot. I understand that the reservation program may have erred. Yet, SOMEONE knew we had booked 22, handwrote a packet moving us to 21, and did NOT communicate the error beforehand, or upon arrival. Damaged my boat hull on a 6" bolt sticking ouy of slip. I was assured by managers that the owner would take care of damage. Owner refused responsibility even though 6 of his staff saw bolt and damage and I had 20 plus pictures of the damage. He offered $100. Repair cost $2700. I won't repeat what I told him. read more

This place is no "resort." There are trailer houses and RVs stacked side by side. All of the so called amenities are falling apart. The RV lots and the few permanent buildings are in terrible shape, falling apart just from neglect I guess. It is filthy, the linens are threadbare, and there are ants everywhere. It is located across from a sewage plant! Granted, they charge resort prices but travelers will be sorely disappointed. There are so many other nicer, less expensive places to stay on the water. We stayed in a "cottage" and I do not believe the furniture had ever been dusted. Don't waste your money here. read more

We stayed here for a quick weekend getaway and the location and amenities were good and the staff was super friendly and accommodating to our needs. The kids loved the water trampoline and slide and the adults loved the views! There are several different accommodations to choose from - some are more updated than others. We stayed in the San Antonio house which was big enough for our family and comfortable, but could have been a little cleaner. Good for a night or two, especially when we were more focused on the outside activities than hanging inside. read more

We went to Rio Vista Resort during Spring Break of 2011 and had a great time! I cannot say enough about how much fun we had at this resort. The staff, including the owners and maintenance people, was informative, friendly, helpful and sociable. The grounds are immaculate, the pool was clean, and the hot tub water was hot two of the three nights. Our kids used the pool, hot tub, pool table, played horseshoes, fished from the fishing pier all day and night, rented a kayak, played catch, etc. HEB is about a mile from the resort so whatever we forgot we were able to buy there and we bought ice, shirts and other knick knacks in the resort office as well. This resort is very family oriented, yet peaceful and relaxing at the same time. You are forewarned that the area around the resort has some shady looking rundown mobile homes and then when you first turn into the resort there are more mobile homes that are obviously lived in. Then you come to the RV part of the resort where the "winter Texans" were staying. The RVs seemed cramped, but still at this point everything starts to look cleaner and more resort-like. Right after the RV section, it is like stepping into another world. Green lawns, picnic tables, bbq grilles, and the beautiful view of the lake. The "cottage" we stayed in was actually a mobile home with a deck around it, with three nice size bedrooms and two bathrooms and fully stocked with microwave, dishes, utensils, soap, towels, etc. It was an older home and could use some repairs to the deck and outside of it, but it was spacious and clean. We will definitely go back and I would highly recommend this place both as a relaxing getaway and as a fun family destination! read more

We were extremely disappointed during our recent stay at this facility. We pulled a travel trailer and stayed in the rv portion of the property. Conditions were barely tolerable. First, we were packed in like sardines. Only some of the rv sites had picnic tables but they were situated next to the sewer connections and could not be used due to the smell. There was a grill at our site but it was rusted through. There is no real swimming area. It is simply a small wooden dock with a ladder going into the water. It is crammed between boat docks and lifts and I could not imagine swimming when boats were entering or exiting their docks. There was a game room, however it was reserved by a family was off limits for everyone else. The picture of the pool on the website is deceiving. It is smaller than many I have seen in neighborhood back yards. When we were there, the pool was filled with little kids and big floating toys making it miserable for us and our 4 teenage girls. To top it off, the Internet was down in the rv area of the park due to a storm about 2 weeks prior. We planned to stay 2 nights and ended up leaving after 1. This facility did not meet our definition of a "resort". It was really more like a fish camp. Please make sure you are getting what you want before you make reservations. read more

As you drive into this Resort you will see broken down mobile homes on the left and right side of the road. Families live here full time. Yard is full of junk. Our reserved spot had a pole in the middle front of the site, a mobile home on one side and a 5th wheel on the other. The mobile home had a very rusty awning porch. If we were able to squeeze in the spot with the pole in the way, there is no way our slide out could come out without hitting the mobile home porch. The office moved us to a second spot. We attempted to hook up electricity and it didn't work. Went down to office and they say OH that site is for a mobile home, the city has to turn the electricity on. We are then moved to a 3rd site. Only thing positive about it is we are now with campers and not mobile homes. Family on one side also lives in their 5th wheel. I have never seen so many mobile homes and campers per square foot before. At the end of our stay we could have stayed longer and moved to another spot and it was across the street from the sewage department with a lovely view and smell. They did have a nice pool and dock on the water but we have been to a lot of places that have nice pools and dock for the same money per night. We would not go back. This place is Not a resort. read more
