Richey management has been a disappointment recently. I rented a property from them at 15700 Andover heights drive , Woodbridge, VA.22193. I decided to move out because there were many issues with plumbing, from basement floods, washing machine malfunction to toilets issues. This house is over 30 years old. I moved out 2 weeks ago, and one of the pipes in the burst because of the temperatures outside and I was blamed for it. Pipes that has not been replaced for over 30. Nails were sticking out of the deck and I reported it many times as a safety event, eventually some of the wood was replaced after my daughter injured herself. These are just example of Th things I had to go through. Please don't rent this property, you will face the same issue I faced. The manager, Danielle sent me a message, that they are going to use my security deposit for the damage. I lived in this house for 5 yrs, never missed a rent payment, used my money to fix things in the house, kept the house in good condition, and now I am responsible for a burst pipe! DON'T RENT THIS PROPERTY PLEASE. They will treat you the same as they did me. I currently live in a Ritchie property near the lakefront--it is a steal, and I am so, so grateful for that. You can tell that they value putting money back into the building between leases when they can; my apartment's kitchen and bathrooms are *really* nice for a handful of 20-somethings like myself and my roommate to have access to. The apartment is nice and clean, too; it's walls have actually been painted within the past five years unlike a lot of other apartments I've been in. Our facilities man, Sam, is great, too, and easy to reach; he's let us have his cell number. Super responsive, he's painted marks on the walls and even sent an exterminator for us when we encountered a couple cockroaches (so goes city life in old, old buildings)--we love Sam! Their leasing rules are more than reasonable. My biggest gripe (in addition to not having digital rent despot) is that, if you are moving in with someone whose original roommates are moving out, you are responsible for cutting them a check for their security deposit. In essence, you take over their original deposit by paying them yours. It was weird and annoying and lead to some problems, but they were resolved and now everything is smooth-running here. Debra can he hard to reach and is very to-the-point (bordering on cold, I will admit), but, really... if you read the lease and actually pay attention to the details, you don't really have any reason to hate her. She likely has to communicate with dozens of leases every day, and it probably doesn't help that the company she works for is strictly analogue apart from email. Real estate and property stuff is always a pain and stressful, largely because you are putting so much money on the line. My advice it to not be too reactionary and to not take it out on a woman who is just trying to do her job. read more

I currently rent in a building managed by Ritchie. My dealings with the manager have been very professional, responsive and efficient. Their leases and "rules and regulations" are vastly more reasonable and renter-friendly than other places I have had to suffer. The vintage building is maintained very nicely: clean, monthly spraying for insects (have not seen any) residents can sign up to have their unit sprayed, stuff gets fixed (I haven't needed to call but see nothing at all broken, tattered, torn or otherwise needing attention). But then, I have not had to deal with the Dreaded Debra. My only gripe (knock off one star) is they don't have any electronic payment / autopay, etc. You have to hand them a piece of paper each month for rent. Not suggested at all. My apartment's manager's behavior was so offensive that we had to move to another apartment. Moreover, the amount of money they deduct from your security deposit after moving out is tremendous and absolutely unfair. No wonder they're rated 2 out of 5. read more

These are the worst landlords in existence! They allow the common areas to remain in deplorable conditions (filth, cockroaches, no lights, garbage, etc.) and take no care whatsoever of the building as a whole. The windows are so dirty that we literally cannot see out of them (the exterior of the windows which we are unable to wash ourselves), and we don't dare open them because the screens are broken, ripped and falling out. Our ceiling has been leaking during EVERY rain/snow storm which has resulted in copious amounts of mold growing in our ceilings. Ritchie makes no effort whatsoever to deal with our 1st floor neighbors whose apartment is always filled with bags of garbage, which attracts the aforementioned cockroaches, and rats. Don't even get me started on the code violations in this apartment building! We're talking electrical, plumbing, ventilation, and means of egress (in case of a fire). DO NOT move into any building managed by them! Especially if it is under the "jurisdiction" of their agent Debra Pinto (she is ignorant and rude). read more

Worst experience and most rude people I have ever dealt with. Blame you for everything that goes wrong in a building that is over 100 years old and then doesn't fix it properly to cut corners. Treats you like a felon when you are an honest working human being. Rent is affordable, but you have to have impeccable credit to get a spot. Also, they are still living in the 1970s and only accept check or money order, and for certain repairs, they have to be made out to different people. They send nasty emails all hours of the night and day that are borderline harassment, blaming and citing parts of the lease accusing without having proper grounds. They barely keep up the common areas and living on the seventh floor they leave the elevator not operating for 2 weeks at a time. Please avoid at all costs. It's not worth the dehumanizing treatment. read more

I think I dodged the bullet on this one. I was going to rent out an apartment at the Artesian/Western area. My application was approved and I was called by Debra Pinto and the property manager to come and sign the lease. The day I was to sign the lease the property manager called and said, "Something came up," so he would not be available to have the lease until another day. He said he would call back, but never did...that was 3 days ago. I have since found and signed a lease somewhere else. read more

I almost rented one of their apartments this month until I was warned off by residents that they represent borderline slum if not slum properties and align themselves with questionable landlords. On tour of the apartment, I noticed that carpeting in the common areas was filthy. Thought I'd check reviews and landed here. Thankful I steered clear. read more

Terrible customer service. Hard to get a hold of the people you need to, then when you do get in touch they are rude. Instead of dealing with you directly, they prefer to hide behind nasty mailed messages. The buildings themselves are subpar, rough older buildings, poorly maintained. Found a cockroach. I currently live at one of Ritchie Realty's properties in Wrigleyville. Although there have been a few small issues since Ive signed my lease (toilet was leaking, screen needed to be replaced), Sam has always been quick to respond and come assist as fast as possible. Avoid renting with this company. I am only 6 months into my lease and they have threatened to evict me twice after losing my rent and claiming it got "lost in the mail", which, let's face it, is not all that common. It is December 10 and I received a five day notice this morning after paying my rent on time. The best the company could offer as an explanation is "I don't know what to tell you." Even if it's your dream apartment, the stress of being threatened with eviction constantly is just not worth it. PASS on Ritchie Realty. read more

I have absolutely loved living in the building managed by Ritchie Realty in the past two years, but I have to hop on the bandwagon when I say that Debra Pinto is easily the most incompetent human being that I have ever been in contact with. I'm honestly not sure how this woman has made it and continues to make in this world as a real estate agent as she is incredibly rude and unprofessional with her communication (both via e-mail and phone). She is also completely technologically incompetent, which should not be the case if you are working in a field such as realty. read more

Their after-rent service is among the worst I've ever experienced across all business. They even cheat you that their people in charge is not there when you call the assistant to ask to settle down some issue. The way I found out this is that I called third time regarding a issue and told them I must speak to some this time then their manager quickly picked up the phone and began talking to me. believe me when i tell you. DONT GET INVOLVED WITH THIS MANAGEMENT COMPANY. the apartment i wanted to sign the lease was on artisian and it was the second floor. they made us pay a $35 credit score thingy which is reasonable but also a $200 non-refundable fee to turn in the application. that shouldve been our first hint but we did it since we liked the apartment. when we went back for the second time to sign the lease, we saw that there was a hole in the bathroom ceiling and a leak. that was one thing that we knew couldnt be fixed easily and lost our $235. I live in one of their buildings now. In fact, I think there's a distinct possibility that I live in the apartment being complained about. I actually really dig living there. I suspect a few things have changed since the reviewer lived there. We had an issue with the upstairs bathroom leaking into our place, and they fixed it the very next day.
