They were hired by the condo board last year and they have been a nightmare from day one. One property manager (who has since been fired) dropped the ball on multiple projects, lied about work she never completed and charged us a bunch of hidden fees, then ghosted us for months. The replacement property manager has dragged his feet on every request made by the building to the point of criminal negligence and only gives weak excuses when he bothers to respond. Their finance people had to be audited because they couldn't correctly manage our finances (their finance director has also been fired). They have refused to pay bills or address urgent repair issues despite multiple requests. If you use them, check their work closely. If you're considering hiring them avoid them at all costs!

There is no phone number to call to that will connect me with my property manager, you can also post question through a portal that clearly is not looked at often, and when I call to ask for information my property manager never seems to be around. TERRIBLE SERVICE. They will be quick to charge and invoice, but not to solve problems that aren't their own.

He immedtiately connected us with Artette and I feel so lucky to be able to work so closely with her thse past few months. I can't speak highly enough of her and the team at Chi Properties. Her professionalism, honesty, integrity and hard work were very much appreciated and respected. She is very detailed, honest, and just so great to work with. From the first home she viewed with us, to the last, she remember every single detail of things we liked & disliked and as I sent her listing after listing until we found the one, she advised on before even going to the listing if we would like it or not. 10/10 experience with her and the team! When we decide to buy our next home, I will absolutely be using her and the team again as they made this process as seamless as possible.

I cannot rate David highly enough. He was our real estate agent last year as first-time home buyers also expecting our first baby. David was careful to explain every step of the process, and balanced perfectly the delicate line between supporting our decisions and preferences while giving us honest feedback about certain properties. He was incredibly responsive, always in-contact, and always found an answer for us when we reached out with questions. We never felt pressured to make a decision. Even when, earlier this year, we had an issue with our new Jefferson Park condo and needed consulting on our contract, he responded right away and went above and beyond to help us resolve it. David is also just a great, sweet guy. :) We are so incredibly happy with our first home, and we will definitely be contacting David when it comes time for us to make our next move!!

    I rarely write reviews, but the ongoing issues in this building make it necessary…read more Building management has consistently failed to maintain basic infrastructure. Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. Residents deserve consistent access, functioning utilities, and transparent updates when things go wrong. Unfortunately, that has not been the experience here.

    From May 2024-April 2025, I rented with PPM and would strongly advise others to look elsewhere. I…read moremoved into 441 W Barry and found roaches on my first day. After a back-and-forth with management, I was relocated to 450 W Melrose, where the same issue occurred. Roaches. Again. PPM sent pest control, but after over a month of spraying, the roaches only briefly disappeared before reappearing in full force. I soon learned that many PPM renters across Chicago deal with the same issue. That's when it hit me: this isn't a fluke--it's a pattern. And that's just the bugs. The elevators at 450 W Melrose constantly break down (sometimes with people stuck inside--shout out to Chicago's overworked firefighters). Laundry machines are totally unreliable. Dryers either scorch your clothes, leave them soaking, or break entirely. The unit I rented was described as full of natural light with Lincoln Park views. In reality? It faces a parking garage and goes dark by mid-afternoon. If you enjoy overpriced, pest-ridden, poorly maintained housing run by a company that doesn't care, PPM is for you. Otherwise, spare yourself the year of stress.
