We are first time home buyers and we were left in the dark when signing documents. After looking at 6 houses we decided to put an offer on one. The offer wasn't accepted and for several reasons we realized we needed to stop our search. One of them being that none of the paperwork was discussed with us when we put the offer in. Along with other personal reasons. We approached the agent trying to avoid any "finger pointing" and more just to express that we weren't ready and needed to do a lot more research as first time buyers. We really didn't have any hard feelings towards her, we just needed to step back and be more thorough. At this time we realized in that offer paperwork there was also an agreement we signed with this agent, it was never discussed and also it was not dated. We brought this up and were told she would speak with the broker about best options. After several days I decided to contact the broker (Jody) myself to confirm the termination because I felt off about the entire situation. I have never in my adult life seen someone who owns a business handle something so unprofessionally. It's just as unprofessional as his responses to complaints on the yelp page. And I wouldn't believe a word of what he's saying after my personal interactions with him. Even if you like an agent, I would stay FAR far away from this company. Jody Hodges uses aggression and bullying tactics to run his business and it appears to be what he is teaching his agents to do as well. For someone who claims to push "ethics" so much, he clearly has zero respect for them. Quoting his email response to us kindly asking to end terms (that weren't legitimate to begin with) here: "I don't have any additional questions. Seems like your word is not good and you waste peoples time and are run by others including some agent that is desperate to get a client. So its working out, you waste their time other than ours. So, sure the technicality of the date....but please save they didn't understand what you were signing. Sounds bad when you say it out loud. So the date being left off was the technicality but my advice would be not to work with a buyer in you price point unless they are looking for a tear down So sure, you can be released from the contract so that your family can run the show, that's what you want to hear. Be sure to tell the agent that they can drive you all over the place now, good luck and be sure that someone is there with you to read the documents next time you decide to hire a professional"

The DAY of closing, after everything was signed of course, I come to find out that there was major water damage to the home that was shoddily "repaired" and was NOT on the disclosure! I spent weeks, which turned into months, having to go through the Anderson Group to contact and communicate with the Sellers. No one helped to resolve the situation, let alone provided any sort of help given the circumstance. I was very reasonable as the last thing I wanted to embark on was a lawsuit and I had hoped that all could be resolved peacefully and fairly for all parties. Instead, I was left feeling duped and tossed aside! Definitely not an experience I would wish upon anyone, and 100% not professional. Josh Anderson was "too busy" to be bothered with the gross negligence. Needless to say, I am not impressed nor would I recommend working with this firm after this experience.
