My 73 year old mother booked a room at this hotel through my Booking.com account; I travel alot and get some discounts through this site. My parents live off of social security and they don't travel a lot besides a yearly trip to Gatlinburg, TN or Florida every few years. They live in Waverly, TN. My mom booked a non-refundable room, which she didn't pay much attention to because she doesn't visit the site ever, and doesn't book a lot of hotel rooms. Mainly, she was excited to get out of the house for 4 or 5 days! My dad, who is 83, fainted and fell a day or two before the trip. He is ok now, but was nervous to travel because he didn't know what was going on with him and wasn't feeling great. He wanted to postpone the trip and go to the doctor. My mom contacted the hotel and I sent a message through Booking.com. We both explained the situation and got a terrible level of customer service from the hotel - absolutely no empathy. They just said "this is a non-refundable room" and left it at that... no "I'm sorry to hear this," no "I really wish I could help but..." Nothing. Simply, "this is anon-refundable room." and they denied our request for a free cancellation. The guy my mom talked to at Booking.com was very nice although he really couldn't do anything for us. The decision is made by the property. So, we decided to accept our fate and write it off as a lesson learned until we saw the cancellation fee... $669 - the entire costs to book the room. They kept ALL of my parents money. Not a cancellation fee of $295 or something like that - ALL. They kept ALL of my 83 year old, living off Social Security, father's money. Businesses (this one anyway) have lost all heart. My parents will get to go nowhere this year. They would not even reschedule the trip for my parents. This whole situation is just sad. Stay far away from this heartless, money hungry business. We explained everything and they did not care period. read more

The outside may not look the best, but the rooms were nice. It is clear they had been renovated to look more modern and welcoming. Our room was pretty clean with plenty of clean towels provided. The beds were soft, not too hard like most hotel beds are. Within a great walkable distance to downtown. The only downside was that the remote was clearly an aftermarket remote and didn't match the TV, resulting in finnicky operation of the TV. However, this isn't a big deal to me. We booked this hotel through booking.com and thankfully that site provided updated reviews and pictures, otherwise Yelp would've scared us off. Compared to other lodging near the downtown Gatlinburg strip, River Edge offered a slightly cheaper room plus free parking (for one vehicle) and grab-and-go breakfast. Location: Perfect spot! River Rd sits one street back and runs parallel to the strip. You avoid the heavy traffic and sounds. It also puts you close to a few restaurants that should be on your list. For reference, this spot is very close to Ober Gatlinburg. The only downside is not being extremely close to a trolley line. Check-in: Two ladies greeted me right away, got me checked in and answered some initial questions about the area. They also made sure I understood how to reach someone afterhours. Even more impressive, I got a phone call during our trip there (from Jessie). He confirmed our arrival and asked if we had questions about directions. Room: The rooms have been renovated recently and it shows. We had 2 queen size beds and a view of the pool. I liked that we were in the 3rd level and would've been less happy on the 1st level near the parked cars. The beds and pillows were comfy - I slept well each night and this hardly happens for me at hotels. The room had a working fireplace, drawers for clothes, large closet, sink outside the bathroom area and a full bathroom. The decor was simple but modern, very nice. My husband remarked how clean the room always smelled when we came back to the hotel, and housekeeping kept us stocked on towels, etc. I especially appreciated the make up wipes. Bathroom: The bathroom is the only area that still showed signs of its former self. The tub wasn't new and needed to be cleaned better on the bottom. Caulking wasn't filled in completely. A soap dish is needed, and a towel bar. Just little things that didn't quote get finished compared to the main room. I liked having an extra sink area especially with a family of 4 getting ready. Balcony: Each room has a small balcony. Our patio furniture was fairly new - 2 chairs and a table for watching the pool or enjoying morning coffee. Breakfast: We appreciated the ease of breakfast, which is available 8-10 am. This may be late for some but worked for us. Most can be grabbed and taken to the room but a few tables are available. The kids were happy to eat the muffins, honey buns, danishes, small bagels and cheese omelets. I appreciated the cereal bowls and fruit. A small refrigerator held milk and juice. The coffee was disappointing and I tossed every cup. The room did have a Kuerig and I recommend packing your own. It was also nice to see the hotel clerk come by often to wipe down tables and refill the snacks. Pool: The pool offers plenty of space to hang out with the kids. It was open in October, which the website noted as closed. We didn't come prepped with swim gear so my oldest missed out bc he didn't pack shorts either. It's not heated so I'm sure it'll close soon as the weather turns. Towels are available in the lobby. Overall, a great experience and wouldn't hesitate to recommend River Edge or return. Check out these nearby restaurants: Crockett's, Big Daddy's Pizzeria, Bennett's BBQ, Calhoun's and the sandwich shop within Ober Gatlinburg. Luigi's also delivers pizza until 2 am. read more

We have had an enjoyable week. Our room was spotless on our arrival. The staff keeps the facility clean. They don't attend the rooms during the week, but use a system to ensure you have clean towels, coffee, etc. My husband was at a course in the conference center and he was able to easily walk there from here. The grab and go breakfast was a bonus since it is too cost prohibitive to eat out that often. We will definitely be back!! read more

We made a reservation while on a rad trip through Expedia. This hotel was misrepresented in the photos. We got there and it looked run down old and a little sketchy. We tried calling the hotel to cancel and was out on hold for over 1/2 hour. Finally called Expedia where we booked from and was basically told they would try and work with the hotel for the refund. We stayed at another lovely location but were finally told that the hotel refused to refund my money and we didn't even stay. Don't go and if Expedia doesn't make this right I will not be using their website anymore either. read more

I'm glad I saw the website version of this hotel before turning to yelp. Most of the pictures uploaded onto yelp are inaccurate now. The owner put a lot of money into updated rooms. The rooms are super clean and updated, wood floor & an area rug, new furniture, cozy beds, clean bathroom. Of course, it's still not perfect... it would of been nice to have a towel bar for your hand towel and some of the caulk on the tub didn't look that appealing. Bath & body works soaps & lotions. Big cozy beds with fluffy pillows and clean linens. The throw pillows and blankets were actually tasteful rather than the dreaded ugly hotel originals. The elevator was a little sketchy and clearly unrenovated I'd recommend just taking the stairs. One parking space per room. I wouldn't necessarily call it a "boutique" hotel like their sign says but it is clean and fairly priced. read more

This is the second time we have stayed at this hotel and both times a Jamaican girl at the front desk immediately put a damper on our visit. She was rude, un-accompanying, unwelcoming and treated us like we were an inconvenience to her and the hotel. Another woman working with her the afternoon we checked in was much friendlier and went out of her way to see if our rooms were ready early even though we didn't ask her too. The Jamaican women even scolded me for not asking her a question when the two of them were working in tandem to get us checked in to both our rooms. She just went through the motions robotically and with no warmth even though we tried to be nice. She kept asking and pressing me to sign and complete papers even though she knew we were trying to clarify room charge information prior to doing so. Her attitude during our stay (we tried to limit our contact) was the same and again at check-out so, I let her, and the manager know how upset this made us. The manager only looked to deflect blame and deny any responsibility of possible fault and a desire to improve. read more

Upon arrival and entering front desk/ lobby, I was nervous on the quality and cleanliness of the property and rooms. It wasn't dirty , just out dated and drab. The tiny breakfast area is also located there and consists of a couple tables and they only have grab and go items, which was very misleading on their web page. I assumed it would be at least more than coffee and pastries. The room doors are exterior entrances and you need to walk around corner of hotel to the elevator. So far, it is very noticeable that this is a older building. The doors have the new style card reader but the door itself is old with only a basic deadbolt lock. Upon entering the room, my fears were squashed ! The owners have obviously put money into updating the rooms. Gorgeous laminate flooring with a area rug around the bed, a nice very comfortable bed with new sheets and pillows, an updated bathroom a HUGE TV and nice patio chairs on the private balcony. It has basic amenities, small fridge, micro and Kuerig coffee maker. Rooms also have a gas fire place. A very nice feature for when it's cold and snowy. The property itself is kept clean and well maintained. Parking is limited , so reserve a spot when booking. We're here for 3 nights, it's right off the main drag so no need for finding parking spots on a daily basis. Very happy and would book here again. read more

The good: Great location and affordable price. The young lady who greeted us at the front desk was new to the job, but was very sweet and did a great job getting us checked in and making us feel welcome. The bad: There was next to no counter space in the bathroom. We were forced to store our toiletries either in the bag we brought them in or on the space at the end of the tub. More on the tub later. The handle and lock mechanism on the entry was loose. The deadbolt simply spun around and around with no locking at all. We never tried to light the fireplace as it was 95°+ outside, but it appeared to be very dirty, dusty and had cobwebs present. There was no hearth and the opening looked filthy. I would have been leery about lighting it, as the gas lines ran along the floor and into the fireplace. The ugly: the room smelled terrible. My wife said she thought it smelled like mildew and I thought it smelled like beer had been spilled in the room and it had continued to ferment. My wife checked the mattress for bedbugs and found that the edges of the mattress were tattered and town. You could see the springs through the torn material. The bed seemed to tilt toward the head and each night was spent trying to keep our pillows from sliding down between the headboard and the mattress. The tub/shower was dangerous. It was obvious that renovations had been made to the bathroom and while it was pleasing to the eye, attempting to get into and out of the tub was a dicey proposition. You had to take a giant step into the tub and the same stepping out. The floor of the tub was slick and I can't believe that there haven't been serious falls by previous guests. The tub also creaked and groaned as you moved around under the shower head. As mentioned earlier, we had to store our toiletries at the end of the tub and they were constantly soaked by the spray from the shower head. We booked three nights, but decided to leave a day early because of the quality of the room. I realize the property is older as are many of the hotels in and around Gatlinburg, but it could have been a much more pleasant stay if a little more care was put into preparing and cleaning the rooms. read more

Great place to stay in Gatlinburg. We had a double queen room which had plenty bod space. Sleeper sofa, fridge and microwave. Hotel is older but clean and well maintained. Only issues I could see was the carpet is worn and some paint peeling on the ceiling in the bathroom. Beds comfy, thick towels and great shower. Hotel is about 2 blocks from the Main Street so easy to walk to restaurants and attractions. Staff friendly and helpful. read more

Extremely nice and spacious but cozy room for our family of four! This was our first time visiting and the remodeled rooms are luxe but with older charm. This establishment is also very mindful of COVID and you could tell the room had not only been thoroughly cleaned but sanitized as well prior to check in. Masks were required when in contact with staff and they have measures in place to limit interaction, yet still receive fresh linens/towels/toiletries and to dispose of trash. It is conveniently located within walking distance to everything we wanted to do in downtown Gatlinburg, so no worries with additional public parking fees. For the price, I was really worried about what we might roll into but was pleasantly surprised at how extremely nice this hotel is! This place was in a very good location where we could walk to downtown and many of the restaurants. The room was spacious, but definitely in need of updating. I loved the balcony and took full advantage. The bed linens were very comfortable and the bed not too hard, not too soft. I slept pretty well. Breakfast was a huge disappointment. We looked the first morning and nothing appealed. We skipped it altogether the second morning. There were some maintenance issues with the room, mostly the bathroom. As far as cleanliness goes, I was very satisfied. I hope to book here again. read more

Floor air conditioner gurgles like a toddler (but works fine). WiFi exists but we were right over the office and got 2 bars that dropped every few minutes. OPEN network. Best thing to remember this is a MOTEL not a HOTEL. It ain't the Hilton, but its clean and since all we wanted was a decent place to sleep that was within walking distance of the strip, this was perfect. read more

For example, TWICE in our two night stay, there was no parking in their cramped garage and we were told to park in handicapped spots. Too much time and hassle just looking for a place to park Elevators were also unusually slow. We often had to wait five minutes or more. We took steps up to the sixth floor several times. Lots of complaints about the constant waits. The room was ok, clean, comfortable, average size, small balcony. The sink in the bathroom barely drained, a minor hassle. It's clean, good location and reasonably priced but given the glut of hotels around here, it would not be high on my list. read more

Looking at the older, previous comments, obviously this place has been remodeled. My mother and I really enjoyed our cozy fireplace room. The decor was modern rustic I guess. The beds were super comfy with nice, soft and fresh bedding. There was a mini fridge and microwave. It was so nice having the fireplace in our room after being out in the chilly weather all day. Plus it just made the room feel so much nicer. There was a vanity area outside of the bathroom so that was great when we were both getting ready. They had complimentary Bath and Body Works Stress relief products which were nicer than expected also. We didn't spend much time out on the balcony, but it was nice sized with nice outdoor furniture. We booked way ahead and kinda off season and got our room for only $78 a night! It's the nicest inexpensive room I've ever stayed in. The breakfast was nothing spectacular, but the coffee was pretty good and we usually went out for brunch anyway. When we first arrived I thought it was far from everything. However all you had to do was cut through a parking garage to the side of the hotel and you'd be right on the Parkway by all the shops. It's also located very close to the ski lift and suspension bridge. Side note: just around the corner are the best wings I've ever had. EVER. Bennett's BBQ. They are smoked and then fried crispy. They're small steroid free real chicken. Anyway, my only "complaint" is the tv was kinda small. They could have splurged and got the 42". It was fine though and we didn't go to watch TV :) read more

Checked in and the staff was very nice. Next morning came down to check out the "continental breakfast" and they didn't acknowledge us. The continental breakfast is really nothing. They only had a couple little breakfast snacks, oatmeal, cereal, milk boxes, and small juice containers. The room was clean when we got here. Elevator is a little sketchy. Water gets hot very quickly. Was woken up many times early in the morning by trash trucks slamming things around and what sounded like dump trucks. The walls between each room are not thick at all. You can hear the people beside you very easily which has also woken me up. The beds aren't the greatest hotel beds but they're alright. They do the job I guess. read more

This motel's rooms are very spacious and comfortable. Loved the fireplace, very cozy! Really well laid out with a large counter, 2nd sink and mirror outside the bathroom, so handy for getting ready when someone else is showering. Loved that! Huge closet, refrigerator, microwave and loads of storage space make this place a total winner!! Jenny in the office and the manager were both very kind and helpful, taking the time to explain some of the things ro do around town. And they gave us a fabulous recommendation for dinner that we absolutely loved! River's Edge is very conveniently located, we walked all over town. Parking is great. Beds comfy. I was hiking in the Smoky Mountains and in a pinch for lodging. I got a $79/night deal for this motel. The location is right in town, which is great for a place where parking is sparse. Also, since it's on the southern end of the town, it's also much closer to the national park. Note: I'm not a hotel or motel snob since I barely spend any time in the room. My only real requirement is safety and cleanliness. Free Wi-Fi is my second concern. I was surprised how clean and spacious the rooms were. Yes, they are minimalistic. No luxury cotton duvets or luxury lotion and shampoo. In fact, the shampoo and lotions were mere trial-sized packets of generic lotion and Breck shampoo. BUT importantly, the room was clean. And it had a private balcony overlooking the pool. The office staff was very friendly and while there is no wi-fi in the room, they do have a computer in the office for those who really must check their email or make reservations. For the minimalistic traveler or those who don't care about the best, most luxurious accommodations, the River Edge is a great location to rest your head. read more

This hotel was a huge disappointment. The best thing it has going for it is that it's located right in downtown Gatlinburg, which helps a lot for anyone looking to go to the shops and restaurants. When my wife and I arrived, we were shocked at the unmaintained facility: paint was mismatched, floors were dirty, questionable snacks in the vending machine. And we hadn't even got in our room yet! When we got up to our room, we were let down. The wallpaper was outdated and peeling in areas, the ceiling had noticeable water stains, dirt and food crumbs in corners near the bed, handles missing on drawers, and the bathroom was scary to say the least. Breakfast, which was described as continental, was just normal glazed donuts, small bagels, stale cereal, two types of juice, and one type of milk. Unless the continent is Africa, that's not continental breakfast... Not even a cheap waffle maker! Save yourself the shock and spend the extra money for a nicer hotel right across the street! read more

The building is old so there was a few things that could be updated but it didn't ruin the stay. The room was very big, if you needed space to put a blow up matress there would have been room for two queen size :) they did have a breakfast which consists of Krispy Kreme donuts, muffins, bagels, cereal and juice. Pros: the beds are comfy, the water pressure is great, it has a small balcony to relax outside, it is very close to a lot of restaurants and other attractions in gatlinburg. Cons: the room was outdated and dirty. Moldy/dirty walls, dirty bathroom, and aside from the TV, AC, and bed, everything in room seemed to be much older than I am (26). The balcony only had one chair. The woodworking and other craftsmanship, especially in the bathroom, was just pathetic. The fridge was small. We found 3 (so far) bugs in the room, live and dead. The breakfast was just bagels (1 kind), doughnuts (1 kind), and 2 kinds of cereal (both stale). read more

The breakfast buffet is really kind of nice and simple but the dinner menu is very small and the food is mediocre. Don't even consider ordering a steak. We got here and the place was just bad. The pool was green as well as the kiddy pool, the lady here ran my card through her machine and it came up with an error. She then did it again 2 more times and ended up charging me 3 times. So that was the first part of this wonderful place (since the sarcasm). We then get into the room with no WiFi, old smelling as in musty and half of the things in the room are broken or really outdated. Old style tube TV's and window air conditioning units that have been installed by someone who was not a professional. Dishes and all the kitchen amenities are filthy. I would not recommend this nightmare on anyone here on vacation. Please divert yourself somewhere else. We are staying somewhere for the rest of our time here and will post a review of that place. And so far it looks amazing, already went by to check it out. Now the only good thing about this place is it is close to everything. That's it though, not worth the money at all. The last thing is the website is deceiving, not all nice and the WIFI is interment. read more

Mold was growing on the walls between our room and the next and things are very outdated, but that is why I only paid $44 pet night. While searching hotel options for our trip to the Smokies, it began to feel like all hotels were the same. We ultimately chose River's Edge because my partner had stayed there a few years back and recalled that is was pretty nice and a good bang for the buck. So we booked a double queen room for two nights because the pictures looked cozy and it has undergone renovations since his last stay. Turned out to be even better than we expected. The hotel is charming, and the rooms are very clean, cozily lit, with the most comfortable beds we've slept in in a long time (lots of pillows and fluffy comforters). The management is super friendly and accommodating. They definitely take care to make this a welcoming space. Continental breakfast and round the clock coffee for weary hikers. The hotel was an especially nice place to return to after a long day hiking the trails. We would have stayed a third night if our schedules had allowed it. The hotel is just outside the park entrance, on the quieter end of the strip, so it feels a little less congested. Walking distance to Crockett for epic pancakes and around the corner from Old Dad's General Store for sundries and spirits. We'll definitely stay there on our next visit to the Smokies. read more
