My husband Rick and I chose not to return after observing the intense decline this park, which is NOT a resort as it claims, has offered to us for the 625.00 a month plus electric we've been charged. It's far from being a resort by any standards, even for the stretch of imagination with the acidic dropping. After two consecutive years of coming here, we did have a hard time in leaving the friends we've made here over the years. But whomever the owners are, which residents are kept in the dark about at all times, going as far as being bullied against trying to contact or ask for contact information, we will not be returning. If there is a someone out there listening, please run a background check on Gary. And if someone is further listening, he has his office manager wife, blinded and out of the loop as to the con artist he really is. My husband and I asked to have our propane filled two times during our last stay. Gary the maintenance guy, offered my husband a cash deal break. Pay him cash outta pocket and he'd pick up the propane tank without the need to take it to the office and pay there. Sounded like a good deal, until we spoke with others who weren't offered the same. When we came in and paid our monthly rent, our receipts never reflected that we had paid for propane. Not feeling right about this, when I questioned Gary as he was going zip by on the blue golf cart one day by our lot, as to why some people didn't have to pay and others did, he made an inappropriate sexual gesture and informed me that it was probably time I went inside and made my husband a sandwich. The manager Christine seems like a good person, but she's clueless and never around taking care of her sick ma, that her boy toy not only needs a leash, a shock collar and the need to be put down. Hillsborough County public records show two elder discrimination complaints against the park siting Gary and Christine as the mismanagement behind the reason for the claims. In keeping in contact with other neighbors at the park, this is the first of many who are speaking up, trying to be heard, headed the owners way. Their refusal to give us contact information in getting in touch with the owners will not stop the people of the park from speaking up. My heart breaks for leaving behind so many of these good people. But Rick and I will not be returning if Gary has anything to do with the park from this point. forward and Christine is just at guilty for being a poor manager and not seeing what her work camping husband is doing to steal money from the park residents. read more

Kept my mouth shut watching anti cruelty come in and remove the ducks the managers did not take care of. Kept mouth closed when the manager asked me to donate to her horse's go fund me page to raise five thousand bucks, when she drives a BMW, sub leases and has her own personal pool on the property she manages like a dang gum farm. sell the car and save a the horse instead of asking people for money is the notable move here. but what finally broke my silence was the fake google reviews the managers are posting and asking select people to post with five star ratings to boost their score when it is all a lie. The felon that works for the park in the shop just cleared the entire place out a few weeks ago. Like residents near the shop wouldn't notice the strange unusual timing in convoy of trucks moving boats and golf carts out of there after a full timer shared that information with other full timers? can't get hold of a manager or work orders done after the manager's horsey got a snake bite. watched the park's big equipment and work truck get used to address the need of the horse. not park business. horse business. gary carting around with a loaded gun shooting anything that moves because a snake in florida bit the horse. horses that are now being reported for abuse because of no coverage given to protect them from the elements of weather and nature. managers hitting up residents for go fund me money to pay for farm animals that have no place at an rv resort unless these two clown managers are owners? Either this mom and son manager team of gary and chris are owners, or the actual owners are buying time waiting for these two to bury this place into the ground so they can say farewell and charge a premier amount of cash when they turn this place from the trailer park it has become, into an actual resort it claims to be. fake google review requests from people here and there, to hide their incompetence, and asking for people to donate to their go fund me page when they drive a bmw and just bought an suv and have a pool no one at the place can access but them, has to be the lowest of the low i have seen any owner group allow to happen. stop by the place and check out the horrible accommodations the farm animals are subjecated to. Animals everywhere. Including the obese manager that rides around on the lawn mowing machine all day drinking Brews. What an outstanding addition to customer friendly by having the WORST type of personality and attitude driving drunk around the park on a lawn mower. After having him yell at me as he wiped white powedered substance from his nostrils as he berated me for not knowing how to hook up my sewer hose correctly, when the park didn't adequately supply a proper connection, he drove off on his mower and almost ran over my dog he was so out of it. Office staff said we owed money. Took up my own personal time to retrieve bank statements that proved I paid the deposit and first month's rent in full. Office manager attempted to accuse me of wrong doing, while standing there in what looked like her pajamas. As she was clearly irritated about the time it was taking me to locate my paid in full, she went outside to smoke, along with the other short haired office lady who appeared to have no desire to deal with me or extend patience. I demanded to speak to a manager. That is when the pajama lady informed me she was the manager. And the drunk on the lawnmower rolled up and informed me he was the "owner." Upon such, I demanded a full refund and went down and booked a reservation at Southern Aire. Horrific experience. Two days there and the place flooded. Pool was closed for "maintenance" although no one was seen working on the pool. Horses got more attention from the pajama manager then guests. Office assistant lady likes to be outside smoking cigarettes rather than helping guests. Owner/maintenance manager as he squeaks, likes to do drugs and isn't discreet about it. The most unfriendly & unprofessional bunch of low class low lives running a trailer park. I don't know what property management company owns this location, but if they are anything like the management and staff, I would advice seeking reservations at a much less low class establishment than this. Police are being called out to this park at a disturbing frequency. Management has no people or customer service skills. Believed to be the number one factor for why there is discord within the community of permanent residency and guests. The park is not a resort. The buildings of the park are rotting, there is nothing being done to upkeep it. Chicken coop fence surrounds the park. It looks trashy. No cement pads. When it rains the park turns into a lake. Buy a new filter for your rv regularly as the water quality is bad. It's brown and smells like eggs. You have to pay to have them cut your grass. Never stayed at a RESORT that had you either pay the management team to cut your grass or you have to cut your own. The management team treats residents poorly. The mailboxes leak water when it rains. The mail is never sorted correctly so plan on getting a P.O. BOX if you don't want your mail in the hands of other residents or the garbage. They claim to be dog friendly and there is one poop station at the very back of the park. Lots are tight and close. Pool has limited seating. It's a forty five minute drive to get anywhere. And you deal with one lane each way down 301. Cameras are everywhere and highly invasive. Electric meter readings are always wrong. Office personal have no idea what is going on. Takes them forever to look you up on the computer so you can pay your rent. This rv park has turned into being awful. Once a great place, it's completely mismanaged. Sadly mismanaged. When new management is in place, we would consider returning, as the guests and residents that have tenure here, are exceptional people. Hoping new management will clean up the park and turn it into the resort it once was. read more

WEwE stayed here for a few years. Came up with allergies as an out of the spot lease we signed. sad to leave the friendly people There but had enough of Missmanagement. they are burned out. Getting a call from our former neighbors that no one can contact the owners to report things going on there because the maintance manager tells the park people he is the manager? same guy who screams at people and calls them liars. an angry drunk who most park people see drinking beer when he cuts the lawn or disappears to the shed to trap and shoot pigs. some owner needs to come down and AUDIT this place. laundry money, electric, propane. ask the retired patrol officer on block twenty one about the twenty dollar bill the manager pocketed that he paid for laundry coins. ask who has had their sewer hoses cut by the lawnmower after he's chugged a twelver by noon time. office manager is worthless. they live together and she is never around and doesn't see him out in the park doing nothing anyways. only one ever in the office every day is the lady with tattoos who tries real hard and keeps the mail right and cleans a lot of windows. we left. couldn't handle work tickets being ignored and come to find out nothing was fixed because the gary guy was too busy shooting pigs and making the guy mike do all the work. mike works real hard. all the time. the owners are more than welcome to take our empty spot and check things out for Themselves. and please audit and stop by for a visit when the office manager is gone for the day and the maintance manager is slamming down beers at the shop and trapping pigs. and check into who gets free propane and why. thats STEALING! read more

The last straw was hearing employees video taping park residents with their phones and that being cleared with management approval. Not resident approval but management approval. Will not be returning to this trailer park. I would advise those interested in booking a stay, to check with the Hillsborough County public discrimination complaints and the county public records on the management team taking action on evicting residents with falsified documentation and notarized paperwork, where the manger is the notary with vested interest in the property as well. Hopeful this location will be purchased by new ownership and retain it's resort classification as set forth by the previous owner Marlene. I would also suggest a health inspector, a member from the county to look into the pesticide control protocol and measures in place, in addition to the maintenance manager being a disorderly drunk who harasses the elderly residents. THAT should be what is being video taped if anything. I would recommend to anyone - be camera ready and recording his actions at all times. Park is failing to be maintained and residents are being harassed. The long term people are there because of one another. Not George or Willy. Certainly not the horrific management team. the people are real nice folks that stay in the park. only reason i return is the folks here. good people live here. some of the mobile homes looks shanty shack like. water is brown sometimes. electric goes out from time to time. laundry room is real clean. pool is nice. managers are bad. i was fixin to leave and watched the manager of the resort run down a electric post on an rv lot and blame it on one of the residents. watched a video a neighbor recorded of him cussin out a resident that is ninety years old. some people pay electric and some folks dont if they are in good with him. same with the propane fills. got some people who pay him a fee to atv on the back lot. lot of people are scared to speak up here bein on a budget or fixin incomes. just aint right. i come back for the folks. not the managers. good people an real nice location. the drunk manager gonna drive em the hell away i tell yah. read more

Poor management. Instead of staying on top of important issues like outside faucet leaks or losing power in the park, the maintenance manager is too busy intalling cameras all over the place after a park guest put in a review that brought attention to what a poor manager he is. He posted on the board at the office that the person was a liar. Not professional. The guy is a loud mouth bully who does nothing except flirt with females in the park if he isn't yelling at someone. my girlfriend never felt comfortable with his comments or the cameras at the pool. Lot of real nice people that stay here. water is bad. electric is bad. a place that quiet older people have lived for some time. they are nice people. owners need to come to the park and take a look at what is really going on here, before a sexual harassment lawsuit against this manager is dropped in there lap. read more
