Both Dom and LaVaughn were professional! If you are looking in the Huntington/Richmond Hwy of Alexandria I would recommend reaching out to schedule an appointment and checking out the building! It's conveniently located to an Aldi, Walmart, coffee shop, and Hot Pot restaurant that I really enjoyed after my tour. The only drawback for me was the lack of a Metrorail within a reasonable walking distance on a daily basis. However, there is a bus that will take you to the Huntington Metro Station that isn't affiliated with the Metro or The Shelby.

Luxury in Name Only -- Safety Failures, Broken Gates, Nickel-and-Diming, and a Telling Detail at…read morethe Front Desk I'll be direct: the gap between what this building markets and what it delivers is wide, and some of what I'm about to describe isn't just disappointing -- it's a safety and potential legal liability. Life Safety A loose concrete tile in a common area was flagged with caution tape, then the tape came down before the tile was fixed. I fell and injured my ankle. The tile stayed unrepaired. I fell again. Two injuries, same unaddressed hazard. A recurring water leak in a common area froze during winter and caused my vehicle to slide into a structural column -- preventable, wasn't prevented. The fire alarm systems between the two buildings on this property are not integrated. A fire in one building does not trigger an alarm in the other. That is a life safety problem. Piggybacking through secured entry doors is also a regular occurrence, granting unauthorized people access to private areas of the building. Maintenance I have had an active water leak in my unit since move-in. Management marked it resolved. No painting, caulking, or finishing work was ever done. Multiple appliances were broken at move-in and weren't repaired for four months -- this building's own service program promises a 24-hour response and treats plumbing issues as emergencies. Neither standard was met here. Nickel-and-Diming Rent is rent. But on top of $2,995/month, this building charges $125/month just to park a car, a $500 "Additional Fee for Common Areas and Amenities" at signing (and again at every renewal) that's explicitly non-refundable and non-abatable under any circumstance -- including if you don't use the amenities at all -- and a $1,000 transfer fee if you want to move to a different unit in the same building. Residents also receive two to four rent payment reminders per week, including suggestions to flex payments or split rent daily. None of that aligns with luxury residential living. App Fragmentation Managing your tenancy here requires somewhere between four and six separate applications. Rent, maintenance requests, package pickup, building notifications -- all in different systems, no unified portal. That's the opposite of a seamless, high-end experience. Parking and Accessibility My car was towed from a future resident spot. There are roughly eight to ten of those spaces directly in front of the building (in a building about 95% occupied). I live on the first floor. The reason I parked there: the parking garage elevator drops you at a split-level landing between floors D and E -- stairs required to reach either level. There is no way to get a loaded cart from the elevator to your car without unloading it and carrying everything by hand. The building-provided carts are functionally useless in that garage. That design likely warrants an accessibility review. On top of that, the parking garage access gates -- operated by Colonial Parking, the building's parking vendor -- are broken on a regular, ongoing basis. Lines to get in and out of the garage form daily. One Final Detail When I went to the front desk to get the contact information for the company that towed my car, the concierge wrote it down on the back of a Purofirst sticky note -- a company that handles fire damage, smoke, water damage, flooded carpet, sewer backups, and mold remediation. This building has a documented history of water leaks -- including one that froze and damaged my vehicle. That notepad was at the front desk for a reason. It's not surprising. It's just honest. If you're evaluating this building based on its marketing, see it in person and ask specific questions before you sign anything -- the dog treats, coffee bar, and game room aren't the point. The staff are very nice and the building is clean, but as someone who has worked in property/asset management before, I have concerns, and I'd rather see my rent going toward infrastructure and backlogged repairs. A Few Things Worth Crediting The location is genuinely excellent -- seconds off I-395, walking distance to shopping, and a bus stop right out front with free access to downtown D.C. and the Pentagon. Hard to beat if you commute to the District or Pentagon. The staff are also incredibly friendly and responsive -- quick to answer, pleasant every time. But responsive isn't the same as effective. Answering a request fast and actually fixing the underlying problem are two different things, and most of what's documented above is the second kind of failure, not the first. Worth separating two things here, too: the leasing team selling "luxury living" isn't necessarily the same operation responsible for running the building day to day. It's possible the people marketing this property have no real visibility into whether property management is holding up their end, which would explain the gap between the pitch and the lived experience. Likely where the disconnect comes from.

I lived here for about 3 years, in a studio apartment…read more Pros: - The place has a great location (close to a shopping center, Crystal City, Reagan Airport, Del Ray, etc.). - The staff are also very nice and responsive to maintenance requests. - Although the building is very old (from the 1950s, I think?), I actually didn't have a lot of maintenance issues and I never had a pest problem either. - Rent was incredibly low for the area and it was never increased during my stay, even though I went month-to-month after the first year - Rent included all utilities + cable Cons: - The walls did not muffle any noise. This is the main reason I moved because I was starting to feel pretty miserable. Being on the second floor with neighbours above, below, right, and left, I heard *everything* that human beings do. I once heard my next door neighbour stirring with a metal utensil--that's how thin the walls were. If you're a noise-sensitive person like me I would highly suggest you look elsewhere. - Shared laundry. It's just not for me. - Small, old place - Cats were allowed in the building and the smell of litter boxes and animals stunk up the main hallway. I held my breath walking to my unit sometimes. Overall if you need an inexpensive place to stay with a convenient location, Glebe House may be a good fit. Just make sure you bring earplugs, white noise machine and get a top floor unit if you're a light sleeper.

Almost all of the utilities are included- except for phone service and internet is spotty on levels 2+3 so I bought my own. The rents here are really reasonable for this area. Most of the tenants have lived in the building for more than 10 years and seemed pretty friendly. There is free parking across 3 lots but if they are full, there is always street parking. If you do park on the street, read the street signs carefully since you can get a ticket if you park at the wrong times. There are laundry rooms in each building and they use either a card or an app for payment. While I was there, I traveled a lot for work and would leave and come home at different times. The entire area around buildings/parking areas were always well lit- I was always thankful for that- and I always felt safe. If you have an opportunity to live there- please do. I think you will be pleased.

This is a small community that is nestled in the midst of single family and townhomes which I also love, they are hidden in plain sight.
