Had bad attitude early on..u already got a negative taste Second this dude has it out for u..maybe it's racial idk. He literally will accuse u of smoking without any due process. His word only matters..baseless hearsay nonsense. He wants to create violations. Your money matters until u get baseless violations. We only got a few months left on lease Waiting to lease ends so we can leave. Ready to sue barge properties if they continue violating my rights! Half the tenant messages are their complaints over random crap and selling expensive food truck slop This is just a money pit til they don't like u and we all gotta sue each other. Can I start by saying that my mother was an apartment complex manager for approximately 40 years. I lived in an apartment for the first 14 years of my life, so I can honestly say that I grew up in the apartment business. In saying all of that, let me also say that the staff at River Springs is the most professional and friendliest staff I have ever experienced. You can tell that they love their job and they love people. We all know that working with the public is a very difficult thing to do. I came in to look at and apartment and was treated with such kindness and care. The staff went out of their way to help me in a very difficult time in my life. They are pet friendly, they just asked me to be responsible with my dog. I think that is a very reasonable thing to ask. Moving can be a very stressful but exciting time, it is just nice to know that their is still a classy and upscale option in this area for apartment living. Thank you River Springs staff for actually caring about your job and the people that come in your doors that are looking for a home. After all of that being said, I have decided to make River Springs my new home. I am looking so forward to letting someone else take care of my home for me. I can't wait to take advantage of all of the amenities available. I am so proud to say that I live in the classiest apartment complex in the Temple/Belton area. And as a bonus, I get to deal with the kindest and most professional people around. read more

Do not waste your time & money here. Rude office staff. Trash always piled up. Gates never work. Pool never open on time. Bugs. Repeated water leaks. Mold. Rip off on move in/move out deals. Looks are deceiving. read more

I found River Springs via Facebook when I was looking for a new place to live for my move due to a work transfer. With the place looking pretty new, it caught my eye. Fortunately they had a two bedroom available which is what I was looking for. The application process was very smooth - it's all conducted online if you choose, even digital signatures. I worked with Heather to get my lease squared away and she was absolutely great! She took the time to even get actual pictures of the outside of my apartment so I could see what my balcony view was like! All of the staff is very friendly here and ready to help you out with whatever you need. As for the property, the grounds are very well maintained and look great. The pool is very nice as well and there are always a friendly group of folks hanging out there. Garages are available for rent for storage or to park your car - or both. They are definitely big enough, and you can code your garage to your car's opener. The only complaints I have are that the lights in the bedrooms and closets are very dim - probably the type of fixture. Even installing brighter bulbs didn't change the brightness. Also, there are a lot of bugs. A lot. Of. Bugs. But I think that comes with the territory of being in central Texas. Every once in a while they find their way in, but it's nothing a few traps can't fix. I've never seen a roach in my apartment, which is good. Other than that, I could definitely recommend living here. The staff is friendly, apartments are spacious and nice, and the area/town is pretty quiet and safe too. Check it out! read more

If I could give it a lower rating, I would. When I toured, it appeared to be a lovely new construction. Very nice lay out and appliances. I moved in and immediately began noticing the poor construction. The walls, near the ceiling, are wavy. Things are not level, so doors don't shut or open properly. Floor molding isn't level and lots of caulk is used to fill gaps. Laminate flooring was put on top of debris, so the floor isn't smooth and gaps were in spots between laminate. There were screws poking through the counter tops in the kitchen. Then there were plumbing issues, bad sewer ones, even though it was a brand new apartment and raw sewage filled our toilet and tub. The heat/ac didn't blow into one side of the apartment. Bathroom plumbing began to leak through the floor. The dog policy on people picking up after their pets was not enforced and I couldn't stand on my patio without the strong smell of dog poop. The noise from 317 was also louder than expected. I moved out before my lease ended and while it definitely cost me money, I am glad I decided to move out of there. My experience there was horrible. read more

River Springs has been a wonderful place to live. The buildings are brand new and my apartment was in perfect condition when I moved in. The staff is friendly and always eager to help with anything I needed. Overall I have loved River Springs and consider it the top apartment complex in the area. read more

PROS: Beautiful buildings, apartments seem to have all the upgrades (hard floors, nice kitchen, nice fixtures), office staff and manager are extremely nice. CONS: Bedrooms in the 3 bedroom apartments are VERY small, traffic on 317 is terrible, located next to cemetary.... read more

Warning do not choose this place to live! Pros: nice place Cons: first off let me say this place is not pet friendly. They charge excessively to keep animals here. Also the maintenance is bad. They don't do they regular pest control that you pay for every month. And when they claim they do they really don't. They also don't let you know ahead of time that they're coming in instead they will will come in without giving you any notice. I've came home multiple times to find my lights were on even though they I turned them off before I left.They also did not properly fix a work order I put in. I saw one night there maintenance guy snooping through ppl trash around 11pm. He seemed to be looking for some papers to identify who put there trash out "to early". So they will give you a fee. Also not enough parking here. Don't trust these ppl they're are sneaky and deceiving including ppl that work in there office. Thank goodness I moved Out Not to long ago before it got worst. read more

My wife and i stayed at River Springs at the Barge while our house was being built, these are great apartments with upscale furnishing and great security with gated parking lot.The staff Jessica , Salena Jjohn, Mike and Jama were heplfull and friendly. read more

I have lived here for several months now and really enjoy it. Though we had a few construction issues in our apartment, they were fixed fast. I am in the Army and both my wife and I consider ourselves "young" working professionals and we have great neighbors. Being in the middle of the building, we live around other apartments and consider the living activity of others to be normal for apartment living. If you are sensitive to any movement of others around you, your best bet is to find a home instead of searching for apartments. We plan on staying here until the Army sends us elsewhere. read more

I came across these apartments and thought they were really nice. The staff was friendly. First problem I had was when I asked for dimension on their garage. I emailed and called several times to no avail I could not get the answer I needed. Several other complexes I looked were able to give me the dimensions on the spot. I found this nerve racking because I needed to figure out a place to store my belongings, due to downsizing from a large home. I finally had to choose storage. Then I signed a leased and moved in. Was not there even a week and they had scheduled a plumbing company to come out and fix and overflow valve on the bath tub. An email was sent out at 9:40 am that morning to notify residence that had a plumber coming around to fix this issue that day. 20 minutes after the email was sent, the maintenance man barged into my apartment unannounced. Mind you I did not receive this email until after they came in. I am home all day and our apartment is down in basement like setting. So a knock at the door is difficult to hear. I was very upset. Called the front office and left a message for management. No one ever called me back. I have not been very pleased with how things have been handled and this was all within the first week of moving in. I would highly reconsider to move from this complex, if I was not locked into a lease. read more

My Husband and I were relocating to Texas with the Military and coming from out of State. We found we were coming to Ft. Hood and soon started looking for apartments. I was excited when I found Belton because we wanted a small town fee. I found River Springs online and immediately fell in love because it was brand new & looked beautiful. My Husband was in training so the application process should have been difficult but the staff at River Springs made it super easy for us being out State and walked through each step. We moved in Aug 2014 and our moving in day was so smooth. I felt like I was meeting with an old friend that I was reunited with. I felt so welcome by both the Assistant and the Property Manager. With this being new construction we had one plumbing water leak issue but was addressed immediately by construction and repaired. We are still loving our apartment and plan to renew our lease in August. We would recommend River Springs to our family and friends. Oh, and a side note it only takes my Husband 23 minutes to get to Ft. Hood. read more
