In this day and age when a unit gets broken into there should be cameras for security of the tenants. NOT AT RIVERPLACE! If someone dumps something into the pool during the hottest time of the year do you think they have a plan in place to fix it . . . NOT AT RIVERPLACE! Do you think if a light fixture that is meant for safety could be replaced within 6 months . . . NOT AT RIVERPLACE. Getting a part to fix things is so hard but charging high rent is easy. Charging late fees is easy. Making excuses is easy. Not a place to rent if you want safety, expect a response to crazy, and I mean crazy neighbors and not a place to rent if you want use of the so called amenities. Enough said if you want to live where water features are important to you, hit me up. They show one on the entrance and it is glorious. I get $500 and you can have it because the minute a neighboring tenant flushes the toilet your water feature moment hits you like a thrill ride. read more

The property managers take advantage of leaseholders with predatory lease agreements and offer no way out for someone experiencing job loss and major life changes. I could not afford to pay lease break fee or the rent. I was able to find and add a qualified tenant to my lease so that I would be able to move out and not "break the lease". After doing this they notified me I could not be removed from the lease still. read more

Nice quiet location, beautiful apartments and sweet amenities. Make sure you keep evidence of the condition of your apartment when you move out, though. They kept my security deposit and I had to sue them. read more

Take the time to do your research if you want to be taken care of and not feel like you are spending your hard earned dollars for services not honored. There are other apartment complexes in the 97351 zip code. I've been here since March. Met approx. 20 tenants (current & former) who have been unhappy with their experience. Tenants I met have broken lease with expensive penalty just to get out of here. That is sad to hear. Management does not care - only about the money. Expensive to live here. I shared concerns with upper management with no response. That tells a story about their character, and business culture. We all know that protecting your reputation is a must in business. Noisy, cheap products used in the apartments. You must report issues a few times before getting response. My neighbor got tired of asking and did her own repairs. When you report issue they question your honesty. Why would you make up stories when it affects your way of living and comfort? Young children running around with no supervision. Non-residents breaking into pool. Kids having accidents - pool/spa is closed too often. I pay for the pool but not using for this reason. Fitness center is often dirty with no water, no sanitary wipes. We're paying for it but they do not honor their side of the business. Be your own best advocate - consider another complex. read more

I have lived at Riverplace for six years, in two different apartments. The studio apartments are a perfect size for a single person. These feature a murphy bed which makes great use of the small square footage, a giant walk in closet, full size bathroom, and in unit washer and dryer. Now I'm in one of the coveted river facing apartments. I highly recommend getting one of these if possible, the views are beautiful year round and provide a sense of seclusion that you rarely get in apartment living. As a dog owner this place has everything you could want, pet friendly staff and residents, numerous dog waste cleanup stations, a giant field with miles of walking trails and less than a mile from the local dog park. Finally - There have been a few changes in management in my six years living here (changes that haven't always been for the best). However the current property management team is BY FAR the greatest team to date! Calls get answered, messages get returned, and issues are addressed promptly. I truly believe any negative reviews regarding staff are in reference to past employees, as this group sets the standard for how things should be done. TLDR: Riverplace is great for pet owners, rent for a river facing apartment if possible, & current office team is exceptional. 10/10 recommend. read more

Riverplace is a nice Apartment Complex. The grounds are nicely maintained. When the pool and hot tub are open that's a nice amenity. The Fitness Center is adequate. If you live below a Noisy 3rd floor apartment that's not good. 3rd floor tenants need to be reminded their floor is somebody's ceiling. All in all Riverplace is OK as far as apartment living goes. They do allow dogs and at times there's a lot of barking being ignored. Riverplace is more expensive than a lot of other rentals but they do have amenities that others don't have. Except for noisy 3rd floor tenants I've enjoyed living here for over 2 years. read more

We lived here a little over a year and it was wonderful. Management was great, maintenance was fast and did a good job. The grounds are kept up well. Interiors are nicely done and offer good closet and cupboard space. Great location in small town but close enough to regularly do things and shop in Salem. I would recommend renting here. Only moved because of work and still miss our lovely little community. read more

been here since May of 2022. i've been asking for a key fob to be able to have access to the fitness center but feel like they keep making excuses to not give them out. it's not a priority to them. it's not cool that i have to pay for a gym membership even though i picked this place for the 24 hour fitness center to work around my work schedule. cannot wait until my lease is up. read more

I would agree there are great amenities however when the service is lousy that overshadows everything else. Leasing office had no clue about their storage areas and were very snotty and rude! Do not leave someone in charge when they cannot or are not willing to help their residents! First day here door fell off leading to the patio. Has taken 48 hours to get someone here and I have now wasted 2 hours of my afternoon waiting for someone to come back with the right size screws!!! Oh and also direct tv is included-which is great if it works. Called Saturday because of an error and no one could get out until Tuesday am!! Not too happy certainly not a first impression I would want to make!!!!! read more

The apartments are great however the management here favors residents over others. I was kicked out of the pool areas 30 minutes earlier than curfew time because the manager didn't like my dog... 4 months later a group of college kids are hanging out by the jacuzzi with open containers at 10:15pm when the pool area is 9-9 and no one came out and harassed them like they did us. Lots of pet owners don't pick up their pet waste and when we reported this issues more than 5 times, they said their cameras didn't work to look however when a resident lied and complained on me and my dog, they had no hesitation to write us a warning and said they had footage and video of me not picking up waste WHEN I ALWAYS PICKED IT UP. I wouldn't say all the management is horrible just a few who don't know how to be neutral with all residents. The place is great, and it's great for dogs since there is a huge field behind the complex... also the maintenance guy IS FREAKING AWESOME! He fixed our stuff within in a few days of filing for maintenance! All the dogs love him and he's so helpful at anytime! Just don't get your hopes up with management enforcing rules, you pay a lot for them to be lazy and target certain people even if it's your pet they don't like! I'd give more stars for the rest of the staff but unfortunately, being fair with all residents is a must considering the high price we pay for rent! read more

Before applying or sharing any information with this company read the fine print and review the application questions - there are a few things that are inappropriate to ask of any applicant by any property management company. #1 and most relevant to most people is they ask for your bank account and routing numbers for every asset you have (or that you include in your application anyway). Not for payment purposes as you would think, but just as an item of information on their list. After I called I came to understand it's optional but I perceive this to be a potential information security issue. #2 they demand that your pet is spayed or neutered which the front of their site is not straight forward about. I'm having a hard time understanding why having a rule that animals have to be potty trained to protect the apartment property and always on a leash to help prevent unwanted puppies isn't enough. I don't think I will exploit my animal for the wrong reason --- a nice looking apartment. There are many other choices out there that won't overstep in their ask for information or attempt to play 'God' with our furry family members. So sad because this is a great location and otherwise exactly what I wanted but no thanks. I can't comment on anything else since I won't be finishing my application. The staff seemed nice enough but the latter of the two issues was a deal-breaker for me. read more

RiverPlace has their own gym, soccer field, pool, basketball court and hot tube. The pool is not open a year round but the hot tube is! The apartments are nice and fancy and the neighborhood is quite! Nice to have a market next to the place. read more
