The other appraisal we had done by others was done quickly and even we novices saw holes in it and we still had to pay for it. I recently used Rivers Appraisal Services to assess my home value and I was very pleased with his services. During this spring season, it is hard to get ahold of any appraisers and Mr. David Rivers did manage to arrange an appointment for me at my convenience. He and his assistant came to my house on time and spent well over 50 minutes to measure the house and asked me regarding any upgrades we have done to the house. He also patiently answered my question about the criteria that he would use to select comparable properties. Mr. Rivers has a good knowledge of my neighborhood and the market; the comparable properties he selected are very reasonable. The appraisal report is easy to follow; the methods for all the adjustments in the report are explained in a very clear manner. I was impressed with his work ethic and couldn't be more satisfied with his services. I would absolutely never use this appraisal company again. The appraisal they did for us had mathematical errors, as well as ludicrous adjustments. The appraiser spent a total of maybe ten minutes at our home. He compared a two bedroom, one bath vinyl home with my three bedroom, 2 bath brick full basement home. In the adjustment for the home he only gave a sq. footage adjustment and no bedroom adjustment. As you can see this is a very flawed way of appraising because you have an 1150 sq. ft. two bedroom home and a 1200 sq ft. home with three bedrooms and the three bedroom home would be worth a lot more that the $1250 he would have given for the adjustments. I won't go on and on about mistakes he made because I would be typing all day but BB&T had an appraisal done two months earlier and it came back at $93,000 since that appraisal(where the man spent well over 45 minutes here) we have put it a new air conditioning unit and painted the exterior of the home, as well as added new storm doors to the front and side doors, oh and corian counter tops. So you can imagine our amazement when our house came back from Rivers Appraisal at $73,000 after improvements it dropped from $93,000 to $73,000. Tax value on our home is $110,000, an earlier appraisal came in at $93,000(as stated earlier), two homes in my neighborhood(one being directly across the street) is for sale for 143,000+. Also, his comparables didn't fall into Fannie Mae's guidelines for adjustment. I have no doubt the man was lazy and just found the first three homes within my zip code. We brought our concerns before him and he wouldn't budge. I would also like to state when my husband told me what the appraisal came back at I seriously thought he was joking. I will also say I have never written a bad review before, but I felt that strongly about people not using this company. I would have no problem if he did his job correctly but my husband found five(actually more) much more comparable homes. In his five comparables he did not quote one 3 bedroom, 2 bath home. It was also apparent that more than one person wrote the report, as was stated through out the report how "superior" our home was but he put us at the very low end. Just do yourself a favor and find another appraiser. read more
