I lived here for six months and bought a home nearby 5 years ago because I loved the area. I'm not sure what is going on, but there has been so much police activity at the complex especially in the last year. Makes me wonder if they changed their vetting process to new renters. I now worry that I made a mistake buying a home nearby. My apartment blew up 3 months after living there and the empty units still sit there. Security is awful. I cannot believe they try and promote this place for seniors. Last place a senior should live. The front and back door are regularly broken and/or breached. Homeless people come in and also scammers going door to door pursuing identity theft. THIS PLACE IS HOT . There is really not A/C, just some outdated communist system that gets you down to 72° at best--and my unit faces North. It's mid-May and the system is still set on HEAT! LAST summer (and all previous summers I've been told) management drops the ball and, more likely pretends, the system has "issues," so they can avoid paying for residents to be "cool." The TOTAL deal breaker for me is the manager sending every single resident a full 8 x 10 page of details about our new security services but this was a lie!!! I spoke to the security service who told me that these apartments NEVER had a security agreement with them. I hate people who lie!!!!! I'll post pictures later because although things seemed better for about 5 days, this place is mismanaged, unsafe and not worth it. GO TO THE RAILYARDS DISTRICT OR WEST SAC!!! read more

We lived here for a year & overall it was good. Our neighbors around our complex were really nice & after hours it wasn't usually too loud. Pros about Riverview: For the most part they're responsive & JANAYA is extremely friendly, responsive, & compassionate. She was always willing to help out where she could. & you can tell she enjoys being able to help. - Rent is not too high compared to other places around there. - where we lived there were cameras and that was helpful in feeling more secure at any time of night - lots of grass area if you have dogs or even cats that go outdoors - I believe they are dog friendly with most breeds if not all (confirm this with them though) I wouldn't list many cons. -it's near water so obviously just be cautious of water bugs or roaches OUTDOORS -I had to let out spiders nearly every day. I'm not too fond of them so it wasn't the best experience but I understand it's their space too. Our reason for moving was just because we wanted to have more space indoors & preferably upstairs. I got a call yesterday that RiverView Ranch had an opening. Mind you, they've had my name and number for 2 months. I requested a downstairs, 2 bedrooms, 1 and a quarter bath. This unit was listed on their website and their marketing material for $1300. (Mind you this is not the actual price) When they called me yesterday they offered me a 2 bedroom, 2 bathroom, upstairs unit for $1550 a month plus $65 in utilities. Because of the proximity to my move out date, I decided I would go for it. The requested the usual stuff. Within less than two hours they had my Driver's License, Registration, Proof of Income, Filled out & paid for application, AND proof of renter's insurance FOR THEIR UNIT. Not to mention, after asking if proof of Venmo would work, as my landlord has us pay via venmo, I went into my venmo account and copied each rent payment and put it all on to one document. I did all of this within two hours. My credit isn't amazing currently (school loans), they said I would be charged a double deposit. I stated that I expected this and that I was fine with it. Once their leasing agent, Kim, told me via email that my application was completely approved (I double checked), I was so excited I sent it to my family and current roommate to show them. I then followed up with Kim with some pretty detailed questions, based on the reviews I have seen on this yelp page. I just wanted to get out in front of any issues and make sure I was completely sure of what I would be charged for and what would be expected of me as a tenant. (Listed the questions below) As soon as I sent in the questions, almost 5 minutes after she said I was fully approved, she wrote back and said "I need to check on one more thing with your rental history" then about 5 minutes later sent another email and said I had been denied. Here's why: When they asked my current landlord if we paid rent on time he said yes, however; when they asked if we broke any policies he said it was a no pet property and we got a pet. He clarified that we adjusted the lease, paid a pet deposit and everything was cleared up. I told my landlord when it happened that the only reason we had a pet was due to my mother having MS and needing to be hospitalized. She could no longer care for it. I took it on and when we approached the subject with our landlord, I told him I would move out and find another tenant to take over my half of the lease if he didn't want a pet on his property. He said it was ok and took our deposit and rewrote the lease for us. To my understanding, we all came to a mutual agreement and worked everything out legally and in writing. I explained this to the leasing agent at Riverview Ranch and she said they can not make an exception. Even though their property is a dog-friendly, no breed exception property, and my application had clearly stated that I would have a dog and pay the pet deposit and pet rent. My opinion is that they searched for something to deny my application because of the questions I asked in my email 5 minutes prior to being APPROVED and THEN DENIED. Questions that were sent: 1. How many cars have been broken into & reported to your office in the last year by tenants? Are there cameras located anywhere on the property? 2. Is there a pest control problem in your complex? Rodents, Roaches, etc.? What is the policy on that? What do you guys do in the instance a problem persists? 3. I read that the pool was closed for health conditions by the health department a little while back, could you explain why and what happened and how it was fixed? 4. What parking spot is associated with the unit that I am putting a deposit down for? 2841 #2 5. Is there anything wrong with the air conditioning in this unit? How old is it? 6. How does the office communicate with tenants? I've read multiple reviews that you guys tape notes to the doors instead of calling/emailing your tenants. 7. Does the security regulate the homeless population within the grounds of the property? Do they ensure they are not digging through our trash, loitering near our buildings? 8. If touch-up paint is required at the end of my lease, will I be able to obtain it in a timely, efficient manner? Will I be charged for the touch-up paint? It seems there were problems obtaining it by residents. 9. Do you require all apartments to be cleaned after (with a professional service), no matter how clean it is? If so, what is the cost of that in full, including cleaning supplies? 10. Can you tell me when the carpet was replaced last in the apartment I'm giving a deposit for? 11. What are your most common charges when a tenant is moving out of your complex and loses their security deposit? 12. If appliances break or aren't working, who's responsibility is that? If you don't mind living amongst the rats, mice and roaches then yes this is a great place to live. My first year here was a good experience as I had no problems with rodents or roaches however, year two started the downward spiral. My rent was raised $25 which was still a good price for the area but then I started to have a problem with rodents and roaches in the security got worse. I complained every single time I had a problem and they would send out the pest control which did not help at all as the mice started eating the traps. They refuse to change the pest Company despite the numerous complaints from myself and the neighbors stating from the leasing manager that roaches, mice and rats are everywhere in Sacramento so what can they do. The supposedly security company they have does not get out of the car hence why we have homeless people rummaging the garbage getting our personal information, break-ins to the cars, people constantly parking illegally and the list goes on. You can complain until your anxiety levels reached an all time high but the apartment leasing manager will just tell you that's the best that they can do. This year despite these wonderful conditions my rent has went up $80.00. I work very hard for my money and it is really hard to come up with a new deposit for a new place but please believe this will be the last year living amongst the rodents of this apartment complex. read more

I do not recommend these apartments at all. Here is my review: Living here: - Our car was broken into twice, nothing of value was in the car and it still cost us to fix the windows - The neighborhood is shady and the community staff dont do anything to keep homeless people from digging through the dumpsters - Our upstairs neighbors were noisy. When they moved, a new group of noisy neighbors moved in. one of them barfed onto our lower balcony. - This place is great for dog owners because no breed restrictions but dont expect the dog owners to maintain the property. there is dog crap everywhere. you will roll your childs stroller through it on the grass. you will step in it. - The playgrounds havent been maintained in god-knows how long, the swing is broken, there is broken glass throughout. Moving out: This was the worst move-out experience Ive ever had. When we moved in, we hung some pictures on the walls and upon move-out we patched up all the holes to prepare for touch up paint. We offered to paint it ourselves, we asked them for a matching color. We never got any reply and just received a charge for over $300 from our deposit because it exceeds "normal wear and tear". Please explain to me how hanging pictures in my apartment exceeds normal wear and tear. I will admit we did leave a few things for repair and for those charges I feel they were justified. HOWEVER the painting charge is total B.S. I wouldnt recommend living here unless you mentally prepare yourself to lose the majority of your deposit for frivolous charges and enjoy having neighbors who dont respect the close quarters in which you live. Oh and you should probably sell your second car (if you have two as a family) because when the unmarked spots fill up you'll have to park on the street and your car will absolutely be broken into. The prices are ridiculously fair, especially considering the neighborhood , proximity to midtown, ampm down the street with the cheapest gas, both the 80 and the 5 no more than 3 minutes away. Wouldn't answer the phone and weren't in the office so we could put in our notice, won't give you paint to do touch ups, took our full deposit plus charged us $250 on top of that. The list of charges and labor was a joke and further validated that they were robbing us blind of $1800. Great place to live for dog owners that have been a victim of breed restriction discrimination!! German Shepherds, Rotties & Pits are welcome! Pros: Quiet community and the surrounding community is nice and quiet as well. Great places to walk your dogs, near by path and right by the river. Within 1-5 minutes from I-5 and I-80. A few minutes away from major shopping plazas & downtown. The maintenance staff is super friendly and keep the property looking good. People are usually good with picking up their dog's crap, but you'll have the occasional lazy people that won't. Surrounded by beautiful trees! Prices are reasonable for what you get. Cons: If my car wasn't stolen from here I would have given this place 4 stars but then again you could say that it could happen anywhere in Sacramento. It gets dramatically ghetto on the other side of the 1-5 on-ramp which is where my car was found 3 days later. You'll get the occasional neighbor weirdo... We've lived here for a year and a half and was iffy about one of our neighbors. Not a lot of visitor parking. Apartments are pretty dated. This place is less then 10 min from downtown and tucked away from any major street. Where I'm from its almost impossible to find a two bedroom apt for 1,000 bucks. One bedroom yes, in a ok to bad neighborhood. The fitness room is small but it's free. Not a lot of people use it so it's always empty. The pool area is always clean and the hot tub has only been out of service twice because of cleaning I believe. Everyone at the front desk has been nothing but nice and I even got a gift card from them for paying my rent on time. I had a leak in my living room and the maintenance crew was there in 2 min. They fixed the problem and was out of my apt in 30 min. For the people who got their car broken into I'm sorry but I wouldn't recommend leaving anything valuable in your car anywhere you live. That's just an accident waiting to happen. You can rent a garage unit for I think a little over 100. People don't clean up after their dogs and I would like to say it's not up to the maintenance crew to do that. Pick up after your pets people. They have parties at the club house but I haven't attended any of them because something always comes up. I will go soon because I was told the food is good. 5 stars from me read more

Family-oriented, quiet, calm community. My husband and I have been living here since we were married in 2008. We now have a baby and we still live in the same unit. The front office staff is very nice. We enjoy the pool and the exercise room. We have also rented the clubhouse to host events. Our unit has vaulted ceilings and a washer/dryer unit. If you're on a budget this is a great option. Great location (can walk/bike to the marina). The pool is really large, which is good because there are a lot of kids around. The apartments themselves are pretty old and have older appliances. They could use renovation, but it's cheap so they're what you'd expect. The only other downside is that you can hear your neighbors (and their dogs) from your bedroom. read more

If I could give this place zero stars, I would. This was the worst renting experience I have ever had in my life. These people set the rent high even though they are in a terrible area, which often leads to many cars being broken into on a regular basis, and the "nice" environment of the complex (it's next to a gated community - which is gated for a reason!). Not only do they give you access to a pool, but they also collect your packages and very often forget to put notices in your mailbox so that you can retrieve them in a timely manner. This complex should also be a historical landmark, because it is old and falling apart. Almost all of my appliances required me to have maintenance workers out to my apartment on a regular basis (usually once every two weeks) and I even had to request them to come and fix my wiring because the lights in the kitchen didn't work! The entire complex is poorly maintained and even broken appliances aren't replaced - just shuffled between apartments. My refrigerator broke and I had to have it looked at twice for the same issue before I could get it replaced. And even then it was replaced by one that was faulty. The air conditioner also shut off at least three or four times a day and no one ever came to fix it. Last, but not least, this complex decided to wrong me for all I'm worth upon move-out. I lived here for almost a year while finishing college, and really wish I hadn't. I spent a fortune moving I to this place and I paid a decent deposit. I was billed after moving out almost twice that amount after cleaning the apartment for hours before returning the keys. Please do yourself a favor and stay FAR AWAY from this complex unless you wish you spend thousands on move-in and move-out. read more

Only pluses are location and no breed restrictions. 5 min from downtown but rent is ridiculously overpriced considering they're in Natomas and the apartments are def outdated. Just because they are next to the river and nice houses (that are all gated for a reason) does not mean the area is safe. Security is a joke hence all the car break ins (see previous posts). They do nothing but sleep in their cars and occasionally check permits to tow cars.... Obviously do not regulate the dumpster divers as I've run into a ton of them. Actually befriended 1 or 2 because I saw them so often.. Have nothing against them as they've been cool so far but still would not prefer to throw my trash on them If you get lucky, you'll get an apartment with good neighbors that are considerate and quiet which I was. These apartments has the best maintenance ive ever came across. They get to you within the hour mostly, within 24 hours at the most. No troublemakers live there but they have securitu just in case. There management are reasonable and very nice people! Easy to respect. And the location is perfectly between I-80 & I-5. Patrice is terrible!!! I was told that I was moving into a fully remodeled apartment. Instead I was put into an apartment with a new kitchen flooring while the rest of it was filthy carpet and outdated old appliances that barely worked. Then I had to leave the complex due to Covid and I was charged the full break fee no exceptions, even though I never had an opportunity to use any of the amenities that were closed for my entire rent period. Then they kept my deposit because of a few nail holes and told me that I left the place filthy when that was not true. I made the mistake of not taking pictures when I left and I made the mistake of not meeting with the cleaning people before I left so they took advantage of me. I do not recommend this complex for anybody. Spend your money elsewhere as they raise your rent continuously. They allow meth labs and pot growing and don't do a single thing about it. They are fine with the unruly and do nothing but treat the respectable people poorly. If you love the homeless lurking and dumpster diving, then this is your place! read more

I have lived here for almost 2 years I am A roofer and have many tools. I have had my truck broken into 3 times each time I have had my tools stolen and my back passenger window busted out I have told the security and the office but apparently there is nothing they can do about it. They have found stolen cars on this street they have had many other vehicles broken into and have had a few cars stolen and a trailer stolen. The only contact I have had with the security is when they towed my truck from in front of my garage where I parked my truck next to my window so I can hear it somebody broken into it.The maintenance is excellent they are quick and thorough the office is professional and courteous but if you have a nice vehicle or you have tools that you have to put in your vehicle I would not move here I like the location it is a nice looking complex but I have lost almost $8,000 worth of toolsI I wish I could move but it is too expensive to break my lease. On December 8, I got a response email from this apartment complex describing an available unit and I was super interested and excited - it was a one level unit with washer/dryer inside too. Perfect. I spent the next two days talking it out with roommates and they were all down for it and loved the photos in the virtual tour. It was going to be all of ours first apartment! It was a beautiful cottage unit and looks so pretty. So on 12/10, I called the place asking for what is required and application help. Angel(s/c?) is a sweetheart and answered all my questions even though I was annoying. Hahaha. Then this morning on 12/11, I called and Therese(s/c?) picked up and I explained my situation and she said she will put my name down to hold this unit since I said I will come after work with my copy of my DL and a deposit check. Then not even 5 minutes later, Patrese(?), I guess she is the property manager, called me and said my application is rejected because I do not have 2 years of renter's experience. Nowhere, NO WHERE, in the email or the application or the website mentioned this. I do remember the application asking how much I paid monthly for rent to whom I was living with, but I never saw anything about the amount of years I did this. I was livid because if they told me this crucial information, I wouldn't have wasted my time investing into this place and blow $130+ on application fees that I will never get back. read more

We have lived here since 2/2016 and I will not be renewing my lease and I would strongly recommend you look elsewhere. There are many many problems and the first is that the management here is only concerned with how much money they can get from you and not actually creating a safe and enjoyable place to live. So far in the 8 months we have lived here the pool has been closed for several weeks for poor conditions. It was closed down by the health department. Ever since no one in my home has used the pool or hot tub. The parking is horrendous and if you are disabled I would also recommend you go elsewhere. I am disabled and when we moved in we took a second floor apartment because it was the only unit available. We were told we could move to a ground floor if one became available but what we were not told was that we would have to pay the deposits again because the deposit stays with the apartment. Since I payed 1200 in Pet deposits for 2 dogs and 1000 in security deposit we can't afford to move to a ground unit. My assigned parking spot is a significant distance away and I have asked the office several times for a closer spot because of my disability and have been told they can't do it. There is only 1 handicap spot near my side of the building which is constantly being used by one of the many disabled people that live in my building or the one next door. I have filed a complaint with HUD over my access to disability parking, and I will be filing a complaint regarding the lack of handicap spots. There are a large amount of homeless people that go through the trash dumpsters on a regular basis and make a huge mess of it. The apartment complex doesn't do anything about the problem. I have heard of many cars being broke into in the complex and would not classify it as a safe place to live. The office staff is friendly but the lack a desire to make or ensure that the complex is safe and handicap friendly for all. There is no grace period on the rent if not paid by the 3rd you have to pay a 50.00 late fee. The 3 days notice is taped to your door on the 5th of the month which seems a bit excessive for me. I have not read any reviews or talked to anyone who has had a good move out experience. I wish we had moved to the Elk Grove area where it is a safe place to live and raise kids. I do not have any intention of renewing my lease and I will do a walk through with an audio and visual recording. If you choose to ignore all of the other negative reviews and move here anyways I would increase you car insurance, and know and understand your landlord tenant laws. read more

Stay away from these apartments unless you want your deposit money stolen! I lived by myself in a two bedroom and never put anything in the second bedroom.. I lived there for a year and also never had one thing on the wall. No art, no pictures, thus not one hole in any wall. when I moved out there was a line on the wall where the couch rubbed and marks in the closet from my tool bags. I called the office on a Friday at lunch and asked for paint so I could touch up the areas. I never got the paint and then had to move out on the holiday weekend. couldn't believe they charged me 150$ to paint those small areas! called the office and talked to Patrice Sims who said she'd talk to the girls and find out why I never got the paint.. never heard back from her and just got my refund check for 269.70 out of 600! I enjoy living at Riverview. I used to live here a few years ago and I came back when I returned to the area. The office staff is very nice and the grounds are always kept looking great. They take big dogs (under 75 lbs and don't have any breed restrictions), so my four legged child is able to live with me! YAY! I'm writing this on behave of my son and daughter in-law , they recently moved out of these apartments and it's the best thing they could have done. They had continuous problems with the air conditioner which was never resolved, they even went as far to put it in writing after talking with the office staff numerous times. Upon moving out, I did the walk through with the manager, who was very rude, in which my son had already informed the office staff that I would be the one there because they were unable to be there. My son and daughter in-law got screwed, they had a $1600 deposit and only received about $400 back. The manager wanted to charge $370ish dollars for paint, which all apartments should be painted after someone vacates, there was normal wear and tear marks on the walls from where furniture hit the walls and of course hand marks from my grandson. Which we tried to clean but because they don't use paint you can wash it just smeared and looked worse. We cleaned the whole apartment and they still charge you a cleaning fee of $100 plus cleaning supplies. They did have a pet and paid the pet deposit and $25 a month for having the pet, what is that for because they still charge you to replace all the carpet ($800). They expect carpet to last 5 years and if they feel it needs to be replaced then you have to pay the prorated price of the remaining 3 years if it has only been in that apartment for 2 years. But seriously how long do you know how long that carpet has been in the apartment. And the office staff, they don't know what they are doing, one person will tell you one thing and you can ask someone else the same question and get a totally different answer. When they first moved in they were told they could move into a downstairs apartment when one opened up and wouldn't have to pay another deposit, however when they were having so many issues with the air conditioner they asked if they could move to a downstairs apartment because the one below them became available, they were told that they would have to pay another deposit. Get with it people, get your facts correct. Give your tenants right information!!!!!! The only good thing about these apartments is the location and that they don't have a restriction on the breed of your dog. read more
