Here is a summary of my original review, as I see Aspen Management still runs the place. We dealt with Aspen Management the last three years we lived here. Aspen Management's Apartment Manager at the time was a passive-aggressive bully. The company and the Manager's communication was often insulting, defensive, bellicose, inarticulate, and generally sucked; some people (as many as six or so in a row) could get away with parking practically sideways taking up multiple lots, and in handicapped zones, making parking needlessly competitive and access to one's own car uncertain; the cheaper lawn care service the the Apartment Manager bragged about would allow the weeds to run riot and to often grow hip-high; that general maintenance would feel like a losing gamble--I recall that in Aspen's first year, they couldn't even keep help for very long. This was an alarming sign in itself. Later on we'd be flat-out laughed at by a disbelieving maintenance rep about a real problem, but by that time, we had been essentially thrown out after having lived at the property nearly twenty years! We were not evicted--we paid our rent before it was due and never had any issue in which the local police was called against us. But the Apartment Manager yelled at me and blocked my way into the apartment in January of 2021, as I was bringing home groceries. It was toward the end of the COVID pandemic; I was still keeping my distance from people in general. She was enraged that I would do such a thing. I called the police. I imagine there are still records. In fact, years later, well after we moved out, the Northwood Police called me to inquire about something that happened in the neighborhood. I could only say I hadn't been on the property for two years. No charges were filed after my call, but the manager finally ceased much of her nonsense--until she simply "disinvited" us from renewing our lease! We had wanted to move out in 2020, but you know, COVID. Since so much was unknown about the disease in early 2020, we decided to deal with the devil we knew. Leaving was blessing, even if it was forced and rushed. My personal relationship with the Apartment Manager wasn't good from the start. The conversation started more or less friendly and what you might call "normal," but the manager went into a rant where she started complaining for minutes about tenants complaining about the increased dog mess in the yard. I thought I was polite, but I responded that the change of rental companies was sudden--it came in the form of an impersonal form letter a Friday or two before--and that perhaps she should have expected some reaction. That Apartment Manager never liked me again. The place would begin to rot. Speaking of dog mess, someone posted a handwritten sign a couple of Sundays to clean up after their dog! The mess truly piled up over time. I still wonder, was it really simply laziness and disinterest that caused the rot at Northwood Village, or a belief by someone at Aspen Management that people, by virtue of living at this location, somehow DESERVED to live in ever-growing dog mess? It's something that any potential tenant should think about!

Village of northwood review…read more I stayed at the apartments for about a year and a half, and would say that it was an overall good experience. Pros: Moved into an apartment with new hardwood floors (at least according to Aliescha, the apartment manager), which was nice. The neighbors were mostly quiet and friendly, and the neighborhood was extremely quiet. There was a decent amount of equipment in the gym and no one was hardly ever in there. The dryers in the laundry room always worked. Other residents were generally good about not keeping their clothes in the washers/dryers for too long. There was someone who would regularly vacuum the apartment common hallway carpet and they did a good job keeping the grass cut. Scott, the maintenance man, always knocked before entering-- even if he was there for a specific appointment time. He was nice and we would chat a little every time he came over and I was there. There was a nice little park within walking distance of the apartment. Also, they built a new Dollar General right next to the apartments Cons: Upon move in, I discovered some hair and bobby pins stuck in the bathtub drain and what appeared to be cat vomit on both of the shelves in the master bedroom closet. So the apartment definitely wasn't clean and move-in ready. I was given the maintenance man's phone number for after service hours, which is nice but he never responded to my texts/calls once. The only way he would fulfill maintenance requests was if I either contacted Aliescha first or went through the apartment app. There were always 1-3 washers that would be broken, and since there were only 6 washers in total and 2 of them only accepted quarters (couldn't use the laundry app with them), sometimes it was hard to find an available washer right away. The gym was always super dirty and I got sick almost every time I'd workout there-- even after wiping the machines beforehand. The pool was a breeding ground for mosquitos. Of all of the previous apartments I've ever been to, this is the only one that didn't change out the faucet handles/faucet because of something wrong with it. Aliescha's reasoning was: everyone wants a new sink so I can't just give them out. And then there's Aliescha. There's a ton of negatives about her but I'm going to summarize them. She was always late to any of our appointments. She talks sweet to your face but is consistent in texting you in a way that's condescending-- like she's talking to a kid. And there were a few instances on the phone where she also was really condescending. I also got the sense that Aliescha was mocking me over text as well. Beware of her-- she's two faced. You've been warned. Prior to moving in, I let her know in person that my then girlfriend was probably going to move in with me at some point, and then she told me to my face to not worry about telling her and just have her move in because Aliescha didn't want to deal with the paperwork. Yet when it was close to the time my then girlfriend was going to move in, I texted Aliescha to ensure that it was ok that my girlfriend just move in without signing anything, then Aliescha told me to have her come in and fill out the paperwork. There were several other times when she'll promise you something in person but will go back on what she said over text and never give you anything in writing other than to deny what she'd said in person. Then when it came time to move out, I still had 2-3 weeks left, and when I went to get the mail one day, I discovered a vacancy card in my mailbox. So I took it out only to discover it again in a few days. It was likely Aliescha. Most unprofessional property manager I've ever had the experience in dealing with, and I've lived in 7 apartments.

I've never had an issue with a previous landlord before. It's truly disgusting how this group treats their residents. I signed two years ago and nothing has changed. Here's a list of examples why not to sign from personal experience. Below! - The excessive and hidden fees on every single bill. - I missed one payment over two years and they charged me $100 fee for less than 24 hours. No grace period and refused to remove it. - They charge you for having an emotional support animal with valid documentation. (Which is illegal) - The office ladies won't answer unless they're trying to get money out of you. - The Washer & Dryer are completely worthless takes 8 hours to dry my clothes (At two separate apartments). Maintenance came 5-6 times unable to fix it. (Maintenance is worthless too) - My parking went from $35 to $75 in 5 months after moving in because they painted the parking lot and I park across the street. - The hallways are always filled with trash on my floor. - The elevators are constantly breaking down. - The brick walls drop flakes all over the place. It would cover my white bedsheets everyday. - You can literally hear everything your neighbors are saying/doing. The walls are paper-thin in both of my apartments. - I left out of town for 2 days and my refrigerator/dishwasher stopped working. I lost $350 dollars worth of food. No reimbursement whatsoever. - If you do move in here(don't). I highly recommend recording the apartment before/after you move in/out. They will nickel and dime you. - Tried to take money from my security for leaving a small trash bag after I deep cleaned the apartment. The office ladies said they would give it back if I leave a good review? No - I still haven't received my security deposit for my apartment after moving out 4.5 months ago. - They charge $250 to mount a TV and will charge you for hanging decorations up. - The first apartment I moved into the carpet was ruined and fraying in multiple spots. - If you want to renew your lease... Good luck it's going to be another $100-200+ a month. I would highly recommend not signing with the RPK group. The Berdan, Standart Lofts, and Fort Industry Square. Plenty of other apartments downtown.

The rent is a little steep, but that's just to be expected for apartments near a college campus. That's not just here, that's anywhere. Folks complain about the furnishings and quality of construction, but honestly, you have to expect this when you rent one of these "rent by the bedroom" close to campus apartments. On the negative side: security here is lax or non-existent. Residents are robbed in the parking lot. After an armed robbery, the cops showed up, but security never did. Never. So, take their claims of 24 hour security with a grain of salt. Make sure your student knows that this may be a legal issue if they're harmed by Edge's negligence, here. The security company shows up if and when they feel like it. You stand a good chance of being mugged or worse if they don't feel like working that night. After a series of muggings, they sent out the attached letter. Basically telling residents to be extra careful. What was missing was something to the effect of "we've spoken to the security company and they won't be blowing us off in in the near future." Now? They're sending out notices to people saying they're late with rent. In our case, we're actually paid ahead. But we're still getting e-mails that say things like: "We are sending a third friendly reminder that April rent has been posted to your resident portal account, and you currently have a balance of (an amount that shows that they owe money to us.)" "*This email was sent because you have an outstanding balance on your account. Please work to pay it asap or contact the office if you believe there is a mistake on your account." If you call the office, they'll just tell you that this is a mass e-mail. Pointing out to them that "...was sent because you have an outstanding balance on your account" doesn't seem to make an impression. Either the staff was told that management knows and doesn't care, or staff doesn't feel empowered to push these issues up the chain. I feel bad for the staff. They're probably students. But the lack of attention from management is alarming, and the staff probably doesn't feel they can push these issues up so they can get resolved. All in all, people like living here. It's convenient and fun. The residents are basically all students. Just realize that the management of this property cares about as much as management of this type of apartment usually care. The apartment complex is dangerous. Security really isn't there if they don't feel like it. You will get hounded with e-mail after e-mail demanding rent after your rent is paid. Their accounting and IT functions seem wholly incompetent. If they stick you with late charges after you've already paid your rent, realize that the calls you make are going to be to people who can't help you. If they mess you up too bad, call campus legal. Is this similar to other campus rip-off apartments? Unfortunately, yes. The owners are off in some other state. They don't care about the residents that much because there's always an inflow of new residents. So, you take the good with the bad. It's not the wrong decision to live here. You just need to be aware that there are downsides. Personally, I think your choice is to either suffer with the downsides, or move to a complex a mile away where you'll get a much larger apartment for much lower rent. But then, you're not right next to campus, living with mostly students. The aggravating part is that it shouldn't be that hard to have security on premises. It's needed in this neighborhood. And it shouldn't be that hard NOT to hassle people who have already paid their rent. By the way, take a peek at the "not currently recommended" reviews. I think this complex's rating would be lower if those were factored in.

At move-out, I was hit with unexpected charges for "damages" to the carpet that I firmly believe…read morewere just normal wear and tear after living there for 3 years. When I took them to court, their maintenance man claimed that he smelled cat urine in the unit. My cat has never had a habit of urinating outside the litter box, and during my second year there the carpet suffered extensive moisture damage (see photo) from a backed-up AC unit. In my opinion, that moisture damage was far more likely to be the source of any odor the maintenance man mentioned. No third-party testing was ever done on the carpet to show whether the smell was from cat urine or from the previous moisture damage, and management discarded the carpet before I had any opportunity to inspect it myself. After this happened, I found out that I was not the only resident who felt blindsided by large move-out bills for alleged carpet "damages," and some other tenants told me they also did not get a fair chance to inspect or dispute the charges. I will never be a resident at any property owned by The Residences of Carronade / Dietz Property Group again. One thing you should know is that, even though you don't pay a traditional security deposit upfront when signing the lease, in my experience you can still end up with a big bill on the back end. This setup makes it very easy, in my view, for management to claim extra charges at move-out. I would urge anyone considering this place to document everything carefully and strongly consider looking elsewhere.

They switched management in the middle of my lease in like December 2022 and they are quite threatening in their emails and online interactions with residents. They assumed we had a dog that wasn't registered (we do not) and emailed all of us accusing each of us having one with us and threatened fees. They never reached out and asked politely or had a conversation with any of us. They assumed and are aggressive with their communication. The new management is trying to fix more things and get everything under raps, but they make my roommates and I feel very unsecure at the property. I am not reviewing this June.
