University Hills is an amazing place to live at for both students at the university of Toledo as well as young adults! They host a lot of events and programs that try to foster a sense of community and they attempt to get residents involved with their neighbors. There's this little plaza area for residents to come out with their friends. Staff is very supportive and kind! They try to remember names and faces. They also send out alerts for their residents to help them attend events, to make them aware of weather conditions, and to also show that they care about their residents that are students. They've got many options for housing, and can help you choose one that is the most appropriate and affordable. read more

YAY story time, I started living at UHills since Aug 2024 and am very disappointed with everything. Before I signed the lease, I was enquiring for their apartments. It was nice that they provide me with virtual tours on housing and amenities since commuting there was an issue. But guess what, they showed me all the showroom units available, but none of those are the unit I am asking for. Wasted my time, watching their live virtual tours. Moreover, the management (person who messages me) gave me wrong information about the registration, discounts offering, and even the meeting time for the call (not once, not twice, but thrice), etc. Despite this, I really needed a good location to stay. So I chose them still. First day moving in, gave me all the lease instructions but never told or remind the residents to collect the free gifts/giftcard that they promised. They didn't even send a reminder to collect. And by the time I remember, they say we have to collect within 30days (and that's stated somewhere in the lease). They also created some lame events, and never clean the property. One time, I told the office that someone spilled milk at the stairs, it would be great if someone can clean it up. And when I came back, the milk is still there, and the whole stairs smells rotten and sticky. How can someone live here? ITS CRAZY. I hate the people and the management. U Hills Problems FIRST OF ALL...It's extremely overpriced because we each have to pay the $550 in rent instead of it being a combined payment. They say it's because we're paying for our own "bedrooms". The first bedroom doesn't even have a light and the electrical outlets only work if the switch is turned on. The second bedroom has a door in it that leads to the hallway (which is weird) and it's impossible to access because the fullsize bed furniture blocks it no matter which way you arrange it. The bedroom is about half size of the other bedroom and has no window or air circulation. The bathroom is small with poor ventilation and it had smuck on the wall that looks like it came from smokers being here before us. Spiders always come down from the bathroom vent. The cold water in the bathroom barely comes out and the hot water pours intensely. The popcorn ceilings and walls are ugly. There were stains on the walls, ceilings and holes in the floor and cabinets. The furniture that we each $40/m for (on top of the $550) was ripped. The floor is very weak. When you walk you feel like you're about to fall through. Also, you can hear everything the people above you are doing. The front door code never works, sometimes you have to unlock the door 7 times just to get in and lock it twice when leaving. There is no dishwasher in the kitchen. The blinds continuously break. The balcony and rail is shaky. (If you touch anything, it'll break) The cable is bad and loses signal. The WiFi is bad and loses signal. There has been heavy construction on every road surrounding these apartments since moving in which effects the water by causing it to shut off, makes it hard to walk to campus and drive anywhere. The staff lost a couple of my packages and they won't let your roommate pick up packages for you. The staff doesn't answer emails in a timely manner. They're dishonest about some of the events they're doing (lied directly to us about 3 times.) The staff and maintenance can and WILL come into your apartment whenever they want. A maintenance guy was fired for stealing from an apartment. Security didn't answer the phone both times we called during an incident. There are drug addicts here who have had some crazy episodes and used drugs publicly. At one point a girl had to run from her abusive boyfriend. There are always police and security here but the staff never tells us what's going on. There are no security cameras. A guy snuck into the building and convinced residents that he was apart of the electric company and tried to get residents to switch to another program. We had a mouse come in and so did our neighbors upstairs but staff was very unbothered by this and handled the situation on their own time while we had to live with a rodent for a little while. If you're moving here to escape dorms, DON'T. The environment is the same as far as loud parties, neighbors who scream, neighbors who leave trash in the hallway, neighbors who try to open my BEDROOM DOOR FROM THE HALLWAY, neighbors who don't know how to park, and their obnoxious dogs. The building smells awful. The dumpster is in an inconvenient location. Laundry room in the basement is terrible. It cost $1.25 for wash and $1 for the dryer but you have to dry it 3 times in small loads on high heat for it to actually get dry. Also it's nasty because people don't cleanup after themselves and leave hair and crumbs in the machines. On the plus side, we were provided internet, cable, grills, sewage, trash and water. The pantry is pretty big and the kitchen is decent. It's close to campus if you're a student. The fireplace outside is nice. Maintenance responded to work orders quickly and were very cool except for the mouse incident. Overall, we didn't really like it here though. Good luck if you still decide to live here. read more

Disclaimer: I have never lived in this apartment complex. But, I had friends who lived in one of their 2 bedroom/2 bathroom apartments for the last two years of college. One of the best aspects of their apartment was the size and layout. There was plenty of space for people to hang out and the layout was pleasing. One of the bedrooms had a bathroom directly attached which is always nice. Plus, the dining area was separate from the living room. Always a plus for beer pong :) If they would put in new carpet or hard word floors this place would definitely get an extra star. But, even how it is, it sure beats dorm life. read more

I have lived at a few different properties and this has been the best so far. The staff is quick to help and engaging. The environment is inviting and great place to call home. I can only say negative things about my experience here at Uhills. I lived here from 2019-2020. I signed my lease for a new apartment and was contacted 2 weeks before move in that mine had been given away. I was borderline stalked by the maintenance man who came to my unit after hours and had to file a report. I had to contact them for 6 straight months to stop putting random charges on my account. I was then hit with a 500$ move out fee for new carpeting and other bs charges. Save your self, do not stay here. read more

Honestly, as a student there is nothing more I would need! They updated the carpet in the hallways. They got brand new washers and dryers (no more carrying quarters around. Yay!) I am allowed to have my puppy here, and the staff is so nice and attentive! I am so glad I chose to live here, and already renewed for next year! read more

DO NOT LIVE HERE!!!! I lived here in the 2014-2015 year, and it was the absolute worst experience. The office is incredibly ineffective at absolutely everything they do, the apartments are overpriced for what you get, and everything is a complete facade. During my stay, the office thought it would be a good idea to have each building renovated one at a time. This caused each building's residents to have to move during the year, which was complete bullshit. The office did provide movers, which was acceptable and understandable, but I should NOT have to pack up my entire apartment and move. No residents were compensated for their efforts, and we continued to pay the flat rate. The new apartments were not of a high-enough quality to make up for the fact that we spent a full day hauling items back and forth, as the movers only intended to move the larger items, such as furniture. Continuing on with the construction, not only was I constantly woken up at 8:00 AM sharp every morning by the obnoxious "BEEP, BEEP, BEEP" of construction vehicles, but I also received a flat tire from the EXCELLENT construction workers. Luckily, I am not as incompetent as the goblins in the office, and was able to plug the hole - still, I should not have to fix my car because the new management feels it appropriate to construct a new building and constantly disturb the tenants of 3 buildings. The office will constantly deceive you and lie to you. We were promised that "the internet was being upgraded" - the internet was made slower. Before and after the notices were sent out, I ran two speedtests, and the results made it very clear that the connections were either restricted or downgraded for each tenant. The renovations they promised were shoddy at best - one of my cupboards was put together with THREE DIFFERENT TYPES OF SCREWS, and the door would continually fall off. The maintenance is also very lazy and ineffective - for some reason, during the intrusive quarterly "check-ups" on each apartment, they complained when I mentioned that I had a loose toilet handle. I had to file a ticket through the website, and they would come back - you seriously cannot take 3 minutes to go and find your glue, come back and fix it? Whatever, I fixed it myself, much like everything else I had to do in this shoddy apartment complex. In addition, I also had a leaking air conditioning unit that most likely caused the management to deem it appropriate to bill me a sum of $200 or so, which has now been sent out for collections because I refuse to pay. The last time the air conditioning unit was given maintenance was in 2008, or the maintenance guys are so inefficient that they cannot keep proper logs. The price is an absolute outrage for University Hills, and this is where I love that they reveal their true colors - single bedrooms are affordable for either students solely on a high (90% expenses paid for) scholarship, or foreign students that receive ludicrous amounts of money to subsidize the cost of living overseas. For what you pay, you DO NOT get your money's worth. There are many, many other better apartment complex, and do not buy into the "You can walk to class!" scheme because that's the only thing that University Hills has. Finally, I like to refer to the office as goblins and trolls because they are so inefficient and put up such a weak facade. They start their scam "Renew now!" 2 months into your lease contract, which is complete and total bullshit and also hilariously laughable. Do not renew. Do not even think about renewing it. Leave. You can expect to be bothered about renewals starting as late as September, and lasting up until June or July. Essentially, they bother you into re-signing a lease before you can even determine if it's worth staying there or not; a fantastic example of how ineffective and deviant the office is. They will also flyer cars in the University of Toledo parking lots about signing their overpriced leases, with some sort of compensation like a $200 gift card or maybe even a month free, if they desperately need to fill up the remaining rooms. Also, why should we have to pay extra for your stupid-ass parking passes? Does the $700 for a single complex, PER MONTH, not include that? Oh. I guess not. In short, University Hills is a horribly built complex with even more inefficient management led by goblins and trolls in the office. Do not live here, but abuse their goodwill - for some reason, they feel that it is appropriate to take the insane amounts of money that they charge their residents and distribute in the way of horrible cookouts (that nobody attends), and "free" Chik Fil A for people walking past the front entrance. However, if you are willing to piss away large sums of money and willing to use the place as a base of operations, University Hills is great. I have been living in UHILLS since August 2018 and i have enjoyed my stay. I think it is a little overpriced for college students but it is what it is. Management is rude and constantly tries to scam students into paying more than necessary or required. Even if you have a parking pass, you can still get towed by their towing company. When you move out, they will try to charge you for normal wear and tear on the units. read more

I lived at University Hills for 2 years, August 2015 through 2017. The first year I lived there it wasn't great, but it was horrible. However, after the first year they changed management and it was absolutely HORRIBLE. From August 2016 through July 2017 they came into my apartment multiple times without notifying me or even leaving a letter that they were there. I only knew because they would leave messes or move my stuff. I was told that there was security there, which was part of the reason I was willing to pay so much for rent, but after the first year I never saw any security like I had the first year. My car got broken into and I saw multiple other cars that had been broken into throughout the year. They tow like CRAZY. When I first moved in I was told they didn't tow after the office was closed or on weekends, because there's no way to get a guest pass. But, it was a lie, they towed my car between 1:00 a.m. and 6:00 a.m. on a week day. Then, I was told that if I had a guest over after the office was closed that the guest could park in the guest parking area and not get towed, this was also a lie and my friend was towed out of there another night. They hardly ever mow the gas, like it gets way past my ankles and there is dog poop EVERYWHERE. The office is horrible, I've had to call multiple times to ever get them to answer. Then when they do answer they won't ever let you talk to the property manager, so you'll have to leave a message to have her call you back and she never will. I've had to call there probably 20+ times in a week, just to get in contact with the property manager. Also, when I moved it the carpet was old, gross, and had a bunch of stains (like bad enough to where I shampooed it immediately when I moved in) and now they want me to pay to have it replaced. The proximity to campus is nice, but it is NOT WORTH IT. I have wasted so much money at this place, I definitely don't want anyone to make the same mistake I did. read more

I have lived here for a little bit over a year now and I could not be happier. The staff is always so nice and helpful, the darker lady always puts a smile on my face. Ashley is always so kind and helpful and tries to help as much as possible. This is the best place to live for the price and how close you are to campus saves you money from buying a parking pass on campus. The work out room is very nice and I love the tanning bed. DO NOT LIVE HERE. I have lived here for 3 years under 3 different managers and the current one is by FAR the worst. Not only did they make me move out of my apartment DURING FINALS WEEK last year, but during this year's finals week they are sending in a cleaning crew. I understand that things need to get done, but they can't push back the cleaning on day to let us finish finals? They're supposed to be catering to the university and yet don't care that it's the most stressful week of our lives. Additionally, they shoved 4 of us into a 1000 ft apartment without consent. I wasn't told that there would be another double occupancy until I had already signed my lease. This is absolutely ridiculous, and there is no compensation for any of the troubles I've experienced. I've talked to the office about these things MANY times and they just don't care. The place looks so nice at first glance, but once you move in you'll see that the carpet is disgusting, it smells like crap because people are allowed to smoke in their apartments, and the neighbors are noisy. We've called and complained about it before and the office says they'll warn them but has never done a thing. Also, We've had people try to break into our apartment, and the office doesn't seem to care. I would never sign a lease here ever again, and I regret doing in the first place. read more
