Laura was recommended to us as a top agent in the DMV area with impressive transaction volume each year. Although we identified multiple agents through our search, we immediately decided to work with Laura after our initial video call because we were impressed by her knowledge of the local housing market and all aspects of real estate transaction. We are so grateful that we did! We were buying a condo in a very competitive area. Every time when we made an offer, we had a competing offer and had to act very quickly to make our offer more competitive. Laura worked around the clock to prepare the comparative market analysis, tour the units with us, crafted and advised us on compelling offer terms and negotiated with the seller agents. Our closing had some extra complexities due to the condo building's financing approval being expired. Laura skillfully helped us navigate this issue. She proactively included relevant language in our offer to protect us from such financing issue before we even knew there was an issue with the condo building. After we discovered the issue, Laura was in constant communication with the seller's agent, condo building and mortgage broker to speedily resolve the issue and ensure we could close on time within 3 weeks. Laura's price prediction and recommendations were spot on when we submitted our offer. She recommended us to adjust our offer to a certain price to increase our chance of sealing the deal at our offer price (instead of activating the price escalation clause and resulting in us paying a higher price). We were able to be the winning offer because of Laura's excellent communication skills and expert advice. We followed Laura's recommendation and did not have to pay more than our offer price for the condo. The appraisal ended up being higher than our purchase price. HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. When we decided to go with Franky, he tried his best for us to find our FIRST HOME with some of our considerations.     I was a first-time home buyer who at the age of 40 still hadn't committed to taking the "homeowner"…read moreplunge. I had held off for more than 15 years, so you can imagine how apprehensive I was to purchase a home in the pricey DMV area. I had two realtors before being referred to Fred by a close friend. I didn't feel as though any of those two previous realtors had my best interest in mind and one even pressured me into making a purchase that would have been to my detriment (trying to make that quick commission I believe.) Then I met Fred and what I imagined a real estate agent to be (most undoubtedly from watching too many episodes of House Hunters and Property Brothers) became reality. Here is what set Fred apart from the other real estate agents: 1. Fred is an experienced homebuyer himself. He has a few purchases under his belt, so he knows the ends and outs of what to expect during the process and he is quick to raise any red flags if things are progressing in a way he thinks isn't standard procedure. 2. He gives REAL HONEST ADVICE w/ evidence. I would ask previous realtors if something was a good investment, or if the house was in a good market and I would either get blank stares or the standard "Yes." Ok, Yes...and? Back it up! Fred backs up his advice with evidence, research, and a dash of down to earth financial "street smarts." 3. Excellent negotiator. One of my previous realtors didn't even try to negotiate. Instead it was we just need to go in with full asking price. Ok, once again, why? Back it up! Fred was able to get me below my budget and some concessions thrown in. After going back and forth with the seller, Fred was able to pinpoint the "sweet spot" by noticing a trend in the negotiation process that I didn't even see. I didn't have a lot of money upfront so he was able to find ways to get me more money at the front end. 4. Understands both Single-Family and Condo Living. In the DC area, unlike many other areas across the country, DC is full of "condo" units. I wasn't in the market for a stand alone house with a yard (my previous realtor was trying to push me this route but it would have been too much of a burden for me and the commute to work in DC would have been horrendous.) Fred has served on condo associations before so he had inside understanding of how condo living works, the politics, things to avoid when considering a condo, and how to read condo association financials to determine if purchasing in that particular building would be a good investment in the long run. I didn't realize all that goes into condo financials and the "drama" of an association. Without Fred I might have been scared away from condo life. Fred demystified the condo association relationship and made sure I chose the right building for my needs. 5. Lastly, but surely not his last attribute, Fred is a genuinely nice and pleasant person to work with. He was attentive to my questions, gave me what seemed like undivided attention, and made sure I didn't rush into anything--almost like a big brother. In a time when manners and respect seem to be lacking, Fred comes replete with both. You cannot go wrong with Fred and I would say, unlike some of those big box name real estate companies, Fred reminds me of that hometown friend who happens to be a realtor, and who, more than just a commission, values you as a person above all. I am happy to report, my little tiny condo (I mean come on this is the DMV, everything is tiny!) is perfect for me and I was able to secure it with not the best percentage of a down payment all because Fred made sure I was taken care of and that the transaction didn't just advantage the seller. Dawn was recommended because my wife and I were a little indecisive and could not decide between Virginia and Maryland. Since she's licensed in both Virginia and Maryland, she was able to show us houses in both states; she must have shown us 50 houses. Once we found our home, Dawn guided us through the entire process from bidding through closing. Dawn patiently explained every form we signed and every step and every option we had until we closed on the house. We could not have asked for a better teacher than Dawn for our first home buying experience. Later, we finally were ready to move up to a bigger home and Dawn again came through for us. We found a house we liked and asked Dawn to help us buy it. Offers were required quickly and Dawn immediately found us a mortgage specialist who could get us a pre-approval letter for the offer. We had a weekend and Dawn was able to put together the winning offer on the house that weekend. After we moved, it was time to sell our old townhouse and we were blown away with Dawn's expertise in selling. We hadn't updated the house at all and we were behind on maintenance, but Dawn helped us put together a plan to get the best price for our house. She created a list of improvements we could do that were cost effective; picking out all the furnishing and fixtures to maximize our selling price. She found a general contractor to do all the updates and kept us abreast of their progress. She also guided us through Compass Concierge so we didn't have to pay immediately for any of the improvements. After construction was done, she helped us find cleaners to clean the house and a staging company to stage the house. The house was completely unrecognizable; it looked like something out of HGTV. We sold within a weekend, 25K over our asking price. We were so pleased that we also recommended her to my parents to sell my grandfather's house. She worked her magic and transformed the stale 1980's interior into a modern interior. There was a bidding war and my grandfather's house sold for 90K over asking. My aunts and mom cannot stop raving about her. Whether buying or selling a house, I cannot recommend Dawn more.
