As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

    Thayer & Associates (Thayer) has managed my condominium for many years & they are an organization…read moreof competent, professional staff...from the property managers to the accountants, to the on-site maintenance personnel. Some of the negative posts on this website are suprising & don't seem representative at all - I suspect some people are taking out personal issues on Thayer...possibly based on the enforcement of condo rules & regulations or Board decisions, that Thayer had no control over and had to enforce because that's their job. If you choose Thayer your property management company, you will find that they are reliable, knowledgeable, and there when you need them. They have their phone number posted in every building of my complex because the want residents to call them about any problems or questions. They respond REALLY quickly to urgent/emergency calls, at any time of day (in the evening they have an answering service take your calls and notify them of an emergency, even if it's 1am). And I've found that for non-urgent questions, they typically respond within 48hrs which is reasonable. Thayer is also great about advising the condo board & allowing the Board to be as involved or un-involved as they want to be in managing the condo. Thayer leverages their years worth of experiences with contractors to the benefit of any property...it's really helpful to have a property manager sharing their knowledge with Board members so that the Board can make decisions that are in the best interest of all residents at the property. Most people living in a condo managed by Thayer have no idea how much work they do "behind the scenes" to make your condo run smoothly. In my time on the Board of my condo, I've worked with many of Thayer's staff and had good experiences. We even had one property manager donate some spare plants from her own yard for us to plant on our condo grounds - that's just above & beyond! There's not much more you can ask for from a property management company...they do their job well, they're pleasant to deal with and they're actually good people too.

Also, why, all of a sudden has Summit Place gone from being part of Thayer Associates "portfolio" to, according to the "property manager," an "association of yours. We're paying upwards of 800 dollars a month for our property to be "managed" and most of my neighbors believe this whole ordeal has become one big mess. A "big mess" that could have been avoided if the most qualified member of the SP board or trustees had not been removed by the "property manager."

    Real Property Management Commonwealth is one of the most pathetic property managers I have ever…read moredealt with in my decade of living in the Boston area. The landlord hired RPM-C after we first moved into our apartment (within days) because of multiple issues - including Central AC needing to be replaced, pipes leaking, and washer/dryer leaking and broken. Over 3 months later, none of the above issues were fully addressed. Specifically the Central HVAC needing to be replaced (above upstairs bathroom). All the while, communication was horrible. Contractors were showing up at 7 AM unannounced, property manager nowhere to be found, texts messages unanswered. We were forced to manage the property and manage the project, all the while without access to an upstairs bathroom and AC during hottest months of the year. We eventually ended our lease early due to the ongoing feud with landlord (landlord refused to discount; was likely fed false information from the property manager). Upon exodus, the property management group had the audacity to blame us, the tenants, for all of the issues, byproducts of the issues that we inherited upon entering the lease only 3 months prior. They covered themselves by blaming us, and we did not received our security deposit. You are better off managing a property yourself than employing this pathetic excuse for an organization.

They created a very professional lease, they honestly take care of everything! They answered all of my questions and were very, very informative when it came to things that I was unsure about. I was lucky to have found my own tenants, but they can provide candidates as well. They really do everything. I worked with Bud and Glyn. Both super nice guys. They definitely know what they're doing. They got back to me so fast and everything was done within 24 hours. Quite impressive. If you want to rent your place or make sure that it's in good hands, use this company. They won't let you down. Reasonable prices and now I can kick back and be an absent landlord:) Thanks REAL!!!

    I've known James Harrison for quite some time and have had amazing experiences working with him and…read morehis team. He rented out my condo for me while living overseas for about ten years. I previously tried to do this myself and it was a very frightening experience, with unpredictable tenants. In all the years James had worked with me, I had lovely tenants who took care of the property, paid in a timely manner and alerted me if something needed to be fixed. Coming from a position where I thought foreclosure might be an endpoint, it was a huge relief to work with Boston Bayside Properties. I eventually sold my condo to move out of state and James and his team couldn't have made this process any smoother. James is extremely knowledgeable and a strong negotiator. The condo didn't stay on the market for long, about two weeks, and basically sold after the first open house. There was a quick, painless close and I along with the buyer, were both very happy with the sale price. Thank you James, Lydia and Michael and anyone I might have worked with over the years for all you have done. I really appreciate all the help you've provided.     I beg you to PLEASE use any other realty company - even a 12 year old would be more professional…read moreprobably. Signed our lease AFTER already submitting an application. Rudy told us we can drop off our checks the next day. He then begins not responding to texts and after 2 days says the landlord needs time to think ( this should be done prior to signing the lease). He then says we can bring our checks in. My roommate then brings checks in ready to go and requests a copy of the signed lease. Rudy informs us the landlord will not sign the lease until move in day. We demand to know why ( as legally, this leaves you with no support if the landlord decides to give away the apartment or change his mind even the day before ), and he responds with "that's just how it is". We ask him the next day when the landlord will sign the lease and he tells us that actually the current tenants Friend will be moving in - mind you we already signed our portion of the lease and would've given checks the day before this had the landlord signed the lease already as requested. This is wildly unprofessional and I genuinely think I could be a better realtor with my degree in health science.
